Abstract

Purpose

The purpose of this paper is to explore the nature and occurrence, and peculiarities and dynamics, if any, of perceived challenges to the adoption of information and communication technologies (ICT) in construction site management; using South Africa as context for empirical study.

Design/methodology/approach

Literature on the constraints to technology transfer and ICT adoption in construction is used as basis for the study. A national survey of registered persons in South Africa was used to collect qualitative data. A robust multi-stepped analytical approach was used to derive results.

Findings

Findings suggest appreciable similarity between literature and primary data, in types of individual challenges and their categories. Lack of technology and management support, and knowledge and information related issues, are relatively more prevalent in site management. There is a fair level of commonality in perception of technical barriers among the various categories of respondents who are active in site management. However, project managers seem to be more sensitive to some inhibiting factors, more than other respondent groups.

Research limitations/implications

Inherent limitations of survey strategy were experienced, but highly qualitative data were collected at a national level. The study highlights the range of barriers to ICT in site management, and compounding effects of technology-, knowledge- and management-related constraints.

Practical implications

The possibility of knowledge-based factors remotely manifesting in other categories was highlighted. There is need to consider all challenges in planning for ICT in projects, and prioritise technology-, knowledge- and management-related challenges. A classification for exploring challenges to ICT in the site management process is also proposed.

Social implications

Appreciable paucity remains in research focused on ICT in the site management process, as opposed to the popular operations/application focus of IT/ICT studies. Furthermore, there is still scarcity of ICT research in Africa, with regard to the built environment and specifically site management.

Originality/value

This study contributes to research in ICT innovation adoption in the construction industry, by developing a better understanding of the dynamics of perceived challenges to ICT adoption in the site management process; according to types and classifications of challenges, and roles and age groups of stakeholders. The study further sets a baseline for future studies in this area by proposing a frame of categorisation that is focused on site management.

Abstract

Purpose

The purpose of this paper is to develop a model that can be used as a guide for the provision, adaptation and management of on-campus student accommodation spaces and services.

Design/methodology/approach

A phenomenological research strategy was used for the study. Qualitative data were collected by means of focus group discussions (FGDs) and observations. A total of ten FGDs were conducted. The student accommodations were observed to augment the information gathered through the FGDs. The data was analysed thematically.

Findings

The study found that students perceived some spaces and services as essential, whereas others were perceived as nonessential. Spaces including washroom, sleeping space, kitchen, laundry area and dry line, sick bay, computer area and study area, as well as services such as electricity, water, security, fire safety, internet, study furniture, health care, generators, electric fittings, ventilation, maintenance, pest control, refuse collection and cleaning were perceived as the most essential spaces and services required in student accommodations. It also became evident that apart from the spaces and services aforementioned, a student accommodation should also be provided with spaces and services that promote students’ well-being and leisure.

Practical implications

The model can be used as a guide by estate, facility, maintenance and hostel managers to effectively manage on-campus university student accommodation spaces and services. Moreover, the model can assist to ensure that all spaces and services perceived as essential are provided when designing, constructing or upgrading student accommodations.

Originality/value

Although several studies have been conducted on student accommodations, studies that mainly focused on identifying and prioritising the spaces and services required in student accommodations is lacking.

Abstract

Purpose

The purpose of this paper is to develop a prioritisation framework that can guide the provision and management of on-campus student housing facility (SHF) services of southern Ghana Universities.

Design/methodology/approach

The paper adopted a phenomenological research strategy. Data was collected by means of focus group discussions (FGDs); a total of ten FGDs were conducted. Observations were also done during the site visit to augment the FGDs. The data were analysed thematically.

Findings

The study found that some services are perceived as “extremely important” and “basic” while others are seen as “unimportant” and “indifferent”. Services including; electricity, water, security, internet, cleaning service, maintenance service, generator, ventilation (fan), health service, library service, electric socket, study furniture, refuse collection, pest control and fire extinguisher were perceived by students as “extremely important”. However, not all of these services were perceived as “basic” requirements.

Practical implications

The framework can be used as a guide by facility and hostel managers to effectively prioritise and manage the services required in a university SHF. Moreover, when designing, constructing and adapting student housing facilities, the framework can be used as a guide to ensure that all critical services are provided in the student housing facilities.

Originality/value

Although several studies have been conducted on student housing, studies that specifically focuses on the services required in a SHF and the prioritisation of such services is lacking. This study combines students’ requirements, importance levels of requirements, and classification of requirements to develop a prioritisation system for student housing services.

Abstract

Construction is possibly one of the most cost orientated industries in any economy. The primary mode of supplier selection has always tended to be on the basis of lowest material or service cost at point of consumption. Indeed, this remains the case even in the post‐Latham (1994) and Egan (1998) world in which we live. In general, construction cost estimates are based on a straight ‘take off’ of the quantities required. All further ‘other’ costs in the form of overhead, profit, labour and wastage are consolidated into the cost of the materials. Construction is unique within the various industries making up a modern economy in that the bulk of the materials and components that it uses are of relatively low value while being of high volume. Consequently, a significant proportion of the ‘other’ costs associated with materials purchases must be in the form of transportation from the point of extraction and / or production to the point of consumption. This paper provides an overview of the hidden costs associated with the transportation of construction materials within the industry and proposes improved methods of managing the logistics of the construction process e.g. reverse logistics, in order to reduce costs and increase the basic sustainability of the construction process.

Abstract

Purpose

The purpose of this paper is to determine the nature and extent of the current practice of logistics in the construction industry and to investigate the utility of reverse logistics in a construction context.

Design/methodology/approach

A pilot study was utilised to devise a method for the identification and measurement of parameters for incorporation within a process of construction site logistics optimisation. Data on vehicular movements were collected from seven sites in Cape Town. The data were used to design a flow model of material delivery and waste removal vehicular movements.

Findings

The results showed that in terms of transport distribution, of all vehicle movements observed, 62.6 per cent were classified as material delivery and 26.3 per cent as construction and demolition (C&D) waste removal. This ratio approximates to 2.4 materials delivery journeys to one waste removal journey. An optimised integrated materials delivery and waste removal logistics model is presented.

Practical implications

The research has highlighted the potential for integration of building materials and C&D waste logistics. Based on the ratio of 2.4:1, up to 26.3 per cent of vehicular movements transiting sites could be eliminated by allowing material delivery vehicles to back‐haul waste to points of disposal, reuse or reclamation.

Originality/value

The potential use of “reverse logistics” in a construction context is demonstrated, as is the scope for the utilisation of spare capacity through the application of the reverse logistics concept and the possible reduction in unit costs and numbers of empty vehicular movements.

Abstract

Purpose

Sustainable construction practices are strongly correlated with a profitable and competitive construction industry, improved client satisfaction and efficient use of resources. However, due consideration is not being given to sustainable construction practices in Nigeria. Therefore, this study aims to identify the unsustainable construction practices on construction sites, the barriers to sustainable construction and possible strategies to improve sustainable construction in Nigeria.

Design/methodology/approach

A questionnaire survey of 50 construction sites was conducted with construction professionals on the sites as the specific target, out of which only 43 construction sites have at least a construction professional present at the site. Forty-three filled questionnaires from the respondents were used for descriptive (mean score, standard deviation and charts) and inferential analysis (t-test and Kruskal–Wallis) in this study.

Findings

The study shows that a large percentage (75%) of construction professionals in Nigeria are aware of sustainable construction. The descriptive and inferential analysis showed a disparity in the ranking of the 12 unsustainable practices, 14 barriers and 11 strategies among the respondents. Five unsustainable practices (“negative externalities”, “excess energy”, “unsustainable technologies”, “non-management of health and safety of workers” and “material waste”), six barriers to sustainable construction (“absence of historical data and exemplary projects on which construction professionals can build and learn from”, “lack of professional to handle the task”, “poverty and low urban investment”, “lack of urban and construction policy”, “lack of awareness” and “lack of technical know-how”) and three strategies to improve sustainable construction practices in Nigeria (“cooperation, partnership and participation”, “protection of biodiversity and conservation of natural resources” and “sustainability assessment system”) were found to be significant.

Practical implications

The study offers significant insights into the construction industry unsustainable practices, barriers to sustainable construction, as well as strategies for improving sustainable construction practices. These insights can be applied to other developing countries with an emphasis on geographical differences.

Originality/value

To the best of the authors’ knowledge, this is one of the recent studies in Nigeria that explored the context of sustainable construction in the construction industry by providing insights into the unsustainable construction practices, barriers and strategies to improve sustainable construction in Nigeria.

Abstract

Purpose

The absence of effective stakeholder engagement at the early planning and implementation stages impact projects negatively. However, the role of stakeholders in Sustainable Procurement (SP) is not well recognized and as such there is limited involvement of stakeholders in sustainable procurement of public (SPP) works. This research aims to examine the barriers to stakeholder engagement in SPP works.

Design/methodology/approach

A survey of 104 respondents from eight procurement entities of tertiary institutions in Ghana was undertaken and validated with seven procurement experts. After satisfying all the necessary tests of reliability of the survey instrument and sample size, the data was subjected to the Principal Component Analysis (PCA) to determine the critical barriers.

Findings

The study's results indicate that there are three cluster of barriers to stakeholder engagement in SPP works. They are organisational structures and knowledge driven factors, attitudinal and stakeholder fatigue and relational and information sharing processes.

Practical implications

This study offers relevant data for policy makers, organisations and local communities in establishing controls against barriers to stakeholder engagement. Furthermore, this research presents policy makers with recommendations to improve communication and organisational policies in enhancing stakeholder participation in SPP works in Ghana and other developing countries.

Originality/value

Although studies on SP has increased with time, issues such as obstacles to stakeholder engagement in SP remain unexplored. Empirical data presented in this study bridges the gap that exists on the barriers of stakeholder engagement in SPP works in the Ghana Construction Industry.

Abstract

Purpose

Most global business organisations have begun to explore and embrace new work practices (NWPs) in reorganising their workplace strategies to enhance performance and face intense competition in the global market. This study aims to examine whether or not NWPs are being implemented in office occupying firms in Hong Kong and explore the drivers of the NWPs.

Design/methodology/approach

A total of 16 NWPs and 20 drivers were identified through the extant literature review and assessed through a questionnaire survey conducted in the finance, insurance, real estate and business (FIREB) service firms. Based on a comprehensive questionnaire survey, a quantitative approach was used to discover the occurrence of the NWPs in those firms and the driving factors. Based on the questionnaires retrieved, descriptive and inferential statistical analysis was conducted. The relationships between the NWPs occurrence and the driving factors were also investigated to draw necessary inferences.

Findings

The results showed that all of the 16 NWPs identified from the literature are happening in Hong Kong FIREB firms. The results of the analysis also indicated that virtual collaboration positively drive the occurrence of NWPs in FIREB firms. Interestingly, innovation in business was shown as such that does not necessarily necessitate stringent hiring strategy.

Practical implications

This research may be of practical value for workplace strategists to make better, more careful forecasts of future workplace trends to ensure resource utilisation and improve space usage patterns and employee productivity.

Originality/value

This paper presents comprehensive overview of drivers that designers, developers, investors, facility managers and planners can use to provide sustainable NWPs. The study will enrich the growing body of international literature on implementing NWPs in global business organisations.
