Abstract

Purpose

In the light of contemporary tourist trends, this paper aims to provide insight on the topicality of the Albergo Diffuso Model, more than 30 years since this concept was developed.

Design/methodology/approach

The paper is not based on any particular methodological approach, as it is a practitioner viewpoint paper. It describes both, the contemporary tourist trends and the Albergo Diffuso Model, its main characteristics and some organizational issues.

Findings

The Albergo Diffuso is still a model worth implementing as it is relevant for the sustainable development of the Italian territory and of its treasures and to showcase the local traditions and the qualities of the Italian lifestyle. The Italian Government, too, has acknowledged its potential by means of some recent initiatives.

Originality/value

This paper highlights the value of the Albergo Diffuso Model as a tool to match the peculiar features of the Italian territory, local development and the contemporary tourist trends.

Abstract

Purpose

This paper aims at investigating the possibility of effectively implementing the blockchain technology in the real estate environment, specifically applied to the Trust legal instrument in Dopo di Noi (After Us) project, which is intended to guarantee assistance to persons with severe disabilities.

Design/methodology/approach

The paper is focused on how to apply the blockchain to the tool of Trust, analyzing the main features and characteristics of this technology.

Findings

The paper proposes two potential solutions for managing the Trust tool in the real estate sector, specifically within the Dopo di Noi project. The first simpler proposal is based on timestamping application. The second one radically changes the classical Trust model and introduces an automatization level in the process.

Social implications

The paper presents potential applications of the blockchain technology within the framework of Dopo di Noi project, which allows among other features, legal and tax facilitation for the institution of Trusts to benefit persons with severe disabilities.

Originality/value

This paper highlights the potentiality of the combination of the blockchain technology and the real estate environment and applies the blockchain technology to the Dopo di Noi project. Specifically, with the second solution, the paper proposes a platform that gathers, in a single network, various elements of the blockchain technology, such as timestamping, smart property, smart contract, and links them in order to provide services to persons with severe disabilities.

Abstract

Purpose

The purpose of this paper is to investigate a particular type of property market, that of funeral homes, of which little is known, despite the fact that it is an expanding market, reflecting a social and cultural change in Italy.

Design/methodology/approach

A qualitative analysis of the funeral property market was carried out. Information and data were collected from funeral companies, with reference to their market strategy, and from institutional investors, in order to gauge their knowledge of that specific sector and their willingness to invest in this specific property type. The instruments used were questionnaires, telephone interviews and on-site visits.

Findings

The results of this study suggest that Italian funeral companies identified a new property market, responding to the demands of a changing social context, especially in Northern Italy. Limited experience in the management of this asset and the lack of a clear and uniform legislative regulation at the national level appear to be among the main difficulties. From the investors’ point of view, the main problems in investing in this property were the lack of adequate knowledge in the sector and moral qualms about the specific type of assets.

Research limitations/implications

The small sample restricts generalization beyond the companies that participated in the research. Furthermore, the research only focused on the private sector related to niche market strategy and property investments.

Practical implications

The paper could raise awareness of a specific and not well-known property market among the real estate operators.

Originality/value

The originality of the analysis lies in investigating a relevant phenomenon from the social point of view that has been little or not at all addressed from the point of view of real estate, particularly in Italy.

Abstract

Purpose

The article aims to describe the approach adopted within the framework of a multi-destination development project, the goal of which is to promote innovative technologies and methods to evaluate the environmental quality of an urban district under construction.

Design/methodology/approach

The approach lies in the integration of methodologies usually applied on an urban scale (microclimate well-being and air quality, study of air quality), and/or to the individual building (acoustic comfort evaluation), never before adopted for assessment of plots or districts, especially in the dynamic evaluation of the variables identified, all objectively measurable. This method of analysis has been tested on an area of about 255,000 m2, located in the former historic district of the Fiera di Milano, where a series of typical urban functions (residential, commercial and trade) are inserted within a large public park.

Findings

The success of the work is represented by indicators (air quality, acoustic performance and microclimate) that relate to the finished district and that can be compared with average values in the same city. The system may constitute a protocol capable of bringing benefits to local authorities.

Research limitations/implications

The limit is the need of data that support the dynamic simulation (external factors as vehicular traffic, general neighbourhood activity, pollutant emissions) corresponding to the different seasons. These data are not always available by the municipalities.

Practical implications

This type of assessment could be requested of developers/builders for complex projects, resulting in changes to the initial plan if the assessment identifies critical issues related to the design choices (orientation of buildings, quality and presence of green areas, traffic emissions inside the urban district, etc.), with the ultimate goal of creating neighbourhoods with better environmental conditions.

Originality/value

The research produces solutions addressed to the Italian situation, but it identifies systems and methods used in other countries.
