Abstract

Purpose

The construction industry has been evolving in recent years through the adoption of smart tools such as building information modeling to reduce the complexity in the construction process and optimize the project's goals. This paper aims to identify and assess the key drivers for the implementation of smart sustainable practices in the construction industry.

Design/methodology/approach

Inferential and descriptive statistical techniques were employed in analyzing the data collected via an international empirical questionnaire survey deployed in soliciting the perceptions of 220 construction professionals across 21 countries. Factor analysis was used to categorize the identified key drivers into their underlying clusters for further discussion. Also, the data were analyzed based on the various groups and regions of the study's respondents.

Findings

The key drivers (KDs) are related to the technical competence of staff as well as knowledge and awareness level within the industry, issues related to organizational and project's strategy and policies, availability of financial resources and development of relevant standards and policies to aid its execution among others. A comparative analysis of the perceptions of the different respondents' groups was undertaken and discussed.

Practical implications

The analysis of the key drivers for the implementation of smart and sustainable practices in the construction industry is expected to aid the decision-making of the relevant stakeholders as well as serve as a consultation instrument for government agencies in their design of localized policies and guidelines to aid smart and sustainable urbanization. The findings revealed the gaps in the implementation of smart and sustainable practices in various climes and organization setups and provided useful and practical strategies for addressing the current hindrances during implementation.

Originality/value

The study has generated valuable insights into the significant drivers that can enhance the implementation of smart and sustainable practices across regions. It is evident that synergy among the relevant stakeholders in the built environment will help accelerate the implementation of smart sustainable practices in the construction industry. The study findings have provided profound contributions to theory and research as well as to industry practice.

Abstract

Purpose

The purpose of this paper is to explore building information modeling (BIM) implementation and practices in developed economies by developing a benchmarking model that will enhance BIM adoption and implementation in developing countries.

Design/methodology/approach

The research design adopted a qualitative approach which includes the desktop review of the extant literature as well as case study reviews of ten BIM projects using an explanatory case study technique to form the foundation upon which the study proposed the model. The moving basis heuristics technique was adopted to develop the scoring system.

Findings

The BIM benchmarking model and assessment template were developed which consisted of three-level concepts modeled to aid project organizations and project team in developing countries to assess and score the level of improvement and implementation of BIM in a project. A desktop review of BIM projects in developed countries demonstrated the significant improvements and benefits possible through the implementation of the established BIM benchmarking model.

Practical implications

The assessment template in conjunction with the benchmarking model is useful for a comparative evaluation of similar BIM projects and benchmarking purposes. The study also discussed how current findings extends and contradicts previous findings.

Originality/value

The findings have provided policymakers, construction stakeholders and professional bodies in the construction industry in developing countries with valuable insights and counter-intuitive perspective that could facilitate the uptake of BIM in construction projects.

Abstract

Purpose

The increasing urbanization of the built environment has bolstered the need to promote green Building Information Modeling (BIM) initiative in new construction projects and the rehabilitation of old premises. This study aims to explore and examine the key benefits of the implementation of BIM and sustainability practices in the built environment.

Design/methodology/approach

The study gathered the worldwide perceptions of 220 survey participants from 21 countries which were analyzed using descriptive and inferential analytical methods. The identified individual benefits of green BIM were further categorized into their underlying clusters using factor analysis.

Findings

The key benefits are related to enhancing project efficiency and productivity, ensuring real-time sustainable design and multi-design alternatives, facilitating the selection of sustainable materials and components, together with reducing material wastage and project’s environmental impact, among others. The study analyzed and compared the perceptions of the diverse groups of the respondents as well.

Practical implications

Effective blueprints and insightful recommendations for enhancing the various stakeholders’ capacities to implement green BIM in their construction projects were put forward to achieve the aim of sustainable smart urbanization.

Originality/value

The study identified salient benefits of the adoption of BIM and sustainability practices. The proper integration of these concepts and the execution of the recommended useful strategies by construction stakeholders, policymakers and local authorities will enable the built environment to reap the gains of its implementation.

Abstract

Purpose

Some initiatives have been proposed and implemented to facilitate successful project delivery and improve coordination and collaboration in the design, construction and management phases of project development. Building information modeling (BIM) is one of those initiatives that, though recent, however, have made a significant impact on the construction industry in some countries. The paper aims to discuss this issue.

Design/methodology/approach

This paper aims to explore the critical success factors for BIM implementation in the architecture, engineering and construction industry of Hong Kong through a mixed research method (structured empirical questionnaire survey and expert interviews).

Findings

The most influential success factor relates to the client’s acceptance with BIM projects, proper organizational structure to support a BIM system within the company and financial aid from the government to set up the BIM system. The expert interviewees also stressed the need for willingness from project staff members to learn and utilize BIM.

Practical implications

This study has contributed to the establishment of more practical and effective strategies for ensuring full adoption of BIM in Hong Kong. Practical recommendations for enhancing BIM adoption in the construction industry were highlighted.

Originality/value

This study has established the key drivers leading to the success of BIM implementation in Hong Kong, as well as in the perspective of construction experts on how to enhance its uptake in construction projects.

Abstract

Purpose

The purpose of this paper is to identify the key facilitating factors for smart sustainable practices (SSP) and develop a project evaluation model (PEM) for SSP implementation in Nigeria and Hong Kong. SSP is coined from the integration of digital technologies such as Building Information Modelling (BIM) to facilitate sustainability practices.

Design/methodology/approach

The study employed a quantitative research design approach using empirical questionnaire surveys to solicit the opinions of 69 and 97 construction practitioners in Nigeria and Hong Kong. Purposive and snowball sampling techniques were used to identify the potential survey respondents. The fuzzy synthetic evaluation technique was used to develop the PEMs.

Findings

The findings revealed that adequate technical expertise of the SSP processes is critical in enhancing its implementation in Hong Kong and Nigeria; as well as the provision of training programs for specialists in smart and sustainable initiatives. Meanwhile, the study's findings advocated that for an SSP-enabled construction project, its project performance is mainly influenced by the client's satisfaction level and the early involvement of the project teams.

Research limitations/implications

The study's results are limited to the Nigeria and Hong Kong construction industries.

Practical implications

Construction stakeholders such as the clients, developers, contractors can utilize the PEMs to determine and track SSP initiatives implementation in building projects in a reliable and practical way.

Originality/value

No tool has been developed for evaluating SSP initiatives at the project level in the construction industry. Using case studies of Hong Kong and Nigeria, PEM indices were developed to measure and track SSP implementation in construction projects.

Abstract

Purpose

This paper aims to assess the level of awareness of quantity surveyors in material management and their key roles in waste minimization during the post-contract stage of the project with a view of achieving value for money in their roles.

Design/methodology/approach

This involves administering a questionnaire survey to registered members of the Nigerian Institute of Quantity Surveyors, the only recognized professional body of quantity surveyors in Nigeria, within Lagos state. The empirical questionnaire survey succeeds a literature review that isolates the key strategies used by quantity surveyors in material management and waste minimization at the post-contract stage. The validity of the questionnaire was carried out by two experienced construction industry researchers and three experienced professional quantity surveyors to ensure that the questionnaire was not ambiguous and that it consists of the right questions in tandem with the research. The respondents were grouped into consultant’s QS and contractor’s QS.

Findings

Key roles of quantity surveyors during the material management process are proper material storage, and material inventory and accounting are the most important material management and waste minimization practices during the institute stage. It revealed that there is a lack of material waste documentation practices during the construction stage. In addition, there is no statistically significant difference in the responses of the two groups. This may be because there is no clear compartmentalization between the practices of the two groups. In addition, these two groups had the same education training, as there is no difference between the educational training of the consultant’s QS and contractor’s QS.

Originality/value

This study assessed the quantity surveyors’ roles with regard to material management and waste minimization. It would add to the scanty research work in this area. The study has also successfully revealed the strategies that are to be adopted by the quantity surveyors to achieve value for money during the post-contract stage.

Abstract

Purpose

Sustainability has been the subject of several scientific investigations. Many researchers in the construction industry have also examined a range of sustainability-related studies. However, few studies have thoroughly reviewed implementing sustainability concepts in high-rise residential buildings (HRRBs).

Design/methodology/approach

By adopting scientometrics and systematic review (SR), this study seeks to map out recent sustainability trends and concepts in the design, development and operation of HRRBs worldwide and in Hong Kong. With a focus on bibliographic records from the Web of Science (WoS) database, 1,395 journal articles from 2013 to 2022 were analysed. Furthermore, thirteen studies were systematically reviewed.

Findings

The SR indicated that sustainable practices in developing Hong Kong's HRRBs emphasised zero-carbon buildings, reduced energy usage and energy-efficient retrofitting. Likewise, terms such as BIM, urban density, life cycle assessment and system dynamics are strongly connected with clusters that include “residential buildings”, “high-rise buildings” and “high-rise residential buildings”. The study identified significant themes in establishing HRRBs by combining sustainable practices, emphasising urban governance and policy management, building performance and thermal comfort, energy and design optimisation, occupant behaviour and sensitivity analysis. Core sustainability ideas have improved resource management, air quality management and knowledge of user behaviour in HRRBs.

Originality/value

The study allows researchers and practitioners to explore future research directions in the built environment per the application of sustainable concepts in the development of HRRBs from design, construction and post-construction phases.

Abstract

Purpose

The study aims to develop a model that supports the application of data science techniques for real estate professionals in the fourth industrial revolution (4IR) era. The present 4IR era gave birth to big data sets and is beyond real estate professionals' analysis techniques. This has led to a situation where most real estate professionals rely on their intuition while neglecting a rigorous analysis for real estate investment appraisals. The heavy reliance on their intuition has been responsible for the under-performance of real estate investment, especially in Africa.

Design/methodology/approach

This study utilised a survey questionnaire to randomly source data from real estate professionals. The questionnaire was analysed using a combination of Statistical package for social science (SPSS) V24 and Analysis of a Moment Structures (AMOS) graphics V27 software. Exploratory factor analysis was employed to break down the variables (drivers) into meaningful dimensions helpful in developing the conceptual framework. The framework was validated using covariance-based structural equation modelling. The model was validated using fit indices like discriminant validity, standardised root mean square (SRMR), comparative fit index (CFI), Normed Fit Index (NFI), etc.

Findings

The model revealed that an inclusive educational system, decentralised real estate market and data management system are the major drivers for applying data science techniques to real estate professionals. Also, real estate professionals' application of the drivers will guarantee an effective data analysis of real estate investments.

Originality/value

Numerous studies have clamoured for adopting data science techniques for real estate professionals. There is a lack of studies on the drivers that will guarantee the successful adoption of data science techniques. A modern form of data analysis for real estate professionals was also proposed in the study.

Purpose

Office workspace is more than a place but one of the essential resources in business organizations. In recent years, research in office workspace management has become an increasingly important scholarly focus. However, there is a dearth of bibliometric studies to date on the subject. This study aims to explore a scientometric analysis of office workspace field.

Design/methodology/approach

The title/abstract/keyword search method was used to extract related papers from 1990 to 2018. A total of 1,670 papers published in Scopus were obtained and subjected to scientometric data analysis techniques via CiteSpace software.

Findings

The results revealed the active research institutions and countries, influential authors, important journals, representative references and research hotspots in this field.

Practical implications

While this study focused on office workspace management, the findings hold useful implications for the built environment in general and facility management in particular, being a sector that encompasses multiple disciplines involving building, office assets, people, processes and technology, which enable effective functioning of the built facilities.

Originality/value

This is probably the most comprehensive scientometric analysis of the office workspace field ever conducted. This study adds to the so far limited knowledge in the field and provides insights for future research.

Abstract

Purpose

The Iranian construction industry has been grappling with numerous problems in recent years, including rework, high costs and design errors. Engineers in this field have always highlighted the use of modern technological methods of construction to improve quality and productivity and reduce time and cost. One of these technologies is the so-called building information modeling (BIM), which has been very difficult to adopt and implement in Iran. The purpose of this study is to propose a systemic and holistic model to analyze the dynamics of adoption and implementation of BIM in this country. The purpose of this paper is to understand the dynamics of BIM acceptance to identify the most effective policy to maximize it in the Iranian manufacturing industry.

Design/methodology/approach

A two-stage methodology has been developed to achieve the purpose of the research. In the first stage, a technology acceptance model for BIM acceptance was developed using the grounded theory (GT) method. This conceptual model provides a holistic basis for building a simulation model. Thus, in the second stage, we used the dynamics system methodology to extract a dynamic model from the conceptual one. This dynamic model can simulate different policies and may be used to evaluate their respective effectiveness.

Findings

In this study, using the GT method, we obtained 510 primary codes, 118 secondary codes, 50 concepts and 17 categories. After determining the relationships between categories through axial coding, we reached a conceptual model based on selective coding. Mention some of the variables of the conceptual model. Awareness, security, perceived usefulness and perceived ease of use are some of the most important variables of this model. In the next part, this conceptual model was run using system dynamics and, thus, turned into a causal model in which all the effective variables on BIM technology and their relationships with each other are specified. The stock and flow diagram of the problem and its related equations were presented. To improve the model and solve the problem, we examined the four policies as four future scenarios on the model: continuing the status quo, development of specialist workforce training, bolstering governmental support and increasing awareness via advertisement within. The simulation results showed that government support is the most effective policy for maximizing BIM acceptance in Iran.

Practical implications

In addition to enumerating all the factors affecting BIM technology, this paper proposes a systemic model that provides an accurate and comprehensive view of the acceptance of this technology. In this regard, by introducing feedback loops, as well as reinforcing and balancing factors versus factors causing stasis, the model offers a much deeper insight into mechanisms associated with BIM development and its barriers. Therefore, this study provides a very useful perspective and basis for policy-makers and all stakeholders to accept and implement BIM technology. The findings of this study can lead to more accurate policy-making, removal of acceptance barriers, promotion of incentives, and consequently more effective acceptance of BIM technology.

Originality/value

In this study, a new mixed research method was used. The innovation of our study lies in its simultaneous use of GT method to construct an accurate and holistic model and applying the system dynamics methodology to build a holistic and systemic model of the BIM acceptance problem. This research also provides a suitable standard and tool for studying BIM technology in developing countries.
