Abstract

Purpose

Estimates show that close to 90% of the buildings we will need in 2050 are already built and occupied. The increase in the existing building stock has affected energy consumption thereby negatively impacting the environment. The purpose of this paper is to assess determinants of sustainable upgrade of existing buildings through the adoption and application of sustainable technologies. The study also ranks sustainable technologies adopted by the professionals who participated in the survey with an in-built case study.

Design/methodology/approach

As part of the overall methodology, a detailed literature review on the nature and characteristics of sustainable upgrade and the sustainable technologies adopted was undertaken. A survey questionnaire with an in-built case study was designed to examine all the sustainable technologies adopted to improve energy consumption in Australia. The survey was administered to sustainability consultants, architects, quantity surveyors, facility managers and engineers in Australia.

Findings

The results show a total of 24 technologies which are mostly adopted to improve energy consumption in existing buildings. A factor analysis shows the main components as: lighting and automation, heating, ventilation and air conditioning (HAVC) systems and equipment, envelope, renewable energy and passive technologies.

Originality/value

The findings bridge the gap in the literature on the adoption and application of sustainable technologies to upgrade existing buildings. The technologies can be adopted to reduce the excessive energy consumption patterns in existing buildings.

Abstract

Purpose

The purpose of this paper is to report an investigation of the effect of location on refurbishment strategies to reduce greenhouse gas (GHG) emissions using the temperate and sub-tropical urban locations in Australia. This occurred within a larger research project that investigated methods for sustainable refurbishments to office buildings and their optimized timing from an investment perspective.

Design/methodology/approach

An office building in Melbourne was used to develop seven sets of improvements using an integrated approach to upgrade mechanical services and the building envelope. Using asset management trigger points the impact on net present value and internal rate of return were calculated, taking into account the capital expenditure required, the energy savings due to the refurbishment, as well as a possible rental increase due to the upgrade and lesser operational energy bills for the tenants. To investigate the importance of the location attribute the upgraded building’s performance was modelled in a different climate by using a Brisbane weather file.

Findings

A number of unexpected results were found, including that the same sets of improvements had similar reductions in GHG emissions in the two locations, they had similar impacts on the investment criteria and when using the National Australian Building Energy Rating System it was shown that it was easier and cheaper to get an uplift in stars in Melbourne than Brisbane.

Research limitations/implications

This location-specific analysis is the result of using a more sophisticated and holistic methodology to analyse sustainable refurbishments that more closely resembles the complexity of the decision making required to make buildings more sustainable.

Practical implications

This paper provides a basis for property investors to make decisions about sustainable investments when location is important. This can occur when a portfolio is distributed across various climate zones.

Originality/value

The research project that the paper reports addresses the complexity of building attributes, possible sets of improvements to reduce GHG emissions and their investment decisions, within a life cycle view of assets. It is rare that this complexity is addressed as a whole, and rarer that locational climatic differences are examined.

Abstract

Purpose

The purpose of this paper is to present a methodology to improve decision making about investments that reduce buildings' energy consumption.

Design/methodology/approach

A three‐stage methodology was developed and tested to analyse an existing Australian office building's energy use, its energy rating, and its life cycle investment. In total, seven cases of sets of improvements were modelled for energy performance. Their investment value was evaluated using a life cycle‐based analysis across several investment options.

Findings

A holistic approach to investment shows that the most effective sustainable refurbishments need not be the most expensive. Optimised investment can take advantage of the timing of both re‐investment in component renewal and efficiency gains from the refurbishment. Furthermore, relatively small changes in income can offset capital expenditure for refurbishments and protect against obsolescence.

Originality/value

Much work on sustainable refurbishments rarely considers the investment basis, across a life cycle, of that expenditure, generally seeing them as a cost and rarely considers the optimal time for that expenditure in the asset life cycle. This paper addresses both concerns.

Abstract

Purpose

The study was designed to assess the knowledge, adoption and perceived effectiveness of sustainable retrofit technologies within the UK social housing sector.

Design/methodology/approach

The study was undertaken using a structured questionnaire that was completed by 130 providers of social housing.

Findings

The study showed that social housing providers were evenly split in their reliance on internal or external information for sustainable retrofit knowledge. In terms of adoption identified that this was strongly driven by government‐funded programmes, leading to widespread adoption of low technology solutions. The respondents identified that many leading edge technologies were perceived to be less effective.

Research limitations/implications

The study represents a snap‐shot of adoption and effectiveness issues, therefore does not show the trajectory of adoption which should be addressed in a follow‐up study.

Practical implications

The social housing sector has been viewed as a market maker for some of the newer technologies. It indicates that some of the newer technologies, such as heat pumps are viewed as less effective than more established technologies.

Social implications

The study has implications for the adoption of technology to address fuel poverty and climate change, as well as informing future policy such as Green Deal.

Originality/value

The study includes 130 responses from the social housing stock and gives a perspective of current views on adoption and effectiveness of retrofit technologies within the social housing sector. This is useful for both other social housing providers and policy makers.

Small traditional industry has been recognized as an important local economy that support cultural industry and is significant in many parts of the world, particularly in developing countries. The significance of this type industry as a poverty barrier, enables jobs for local rural villagers, and their role in continuing local community based cultural activities have become obvious. However, as the current modern days global pressures affecting many traditional people in developing countries, pathways of small traditional industry toward local sustainable development remain unclear. Further continuous investigations are still required on how this industry provide the platform for greater local, regional and global sustainability. Literatures and debates on the sustainability of the rural developing country concerning small traditional industries may even begin from the establishment of Brundtland sustainability commission in 1987. The conflict between brown and green agenda in Brundtland commission may also point to small-scale traditional industry growth in the developing world. Cultural traditional industries in developing countries could better lead to local sustainability pathway. On the other hand, conflict of the use of natural resources and competition may create different stories. How traditional industry in developing country survive and further innovate for development is a significant knowledge to understand. This chapter uses Jepara traditional furniture industry in Central Java – Indonesia which has been the subject of prolonged study on how small-scale industry implicated to global competition and pressures of raw material resources decline. This chapter further reviews previous research and recent study on Jepara industry upgrade and innovation, and how likely innovation may prosper for the future sustainability of this type of industry.

Abstract

Purpose

Global production networks (GPN) propel process and product upgrading of the latecomer firm (LCF), promoting its present operating efficiency on one hand, but, on the other hand, probably hindering the LCF's function and chain upgrading, resulting in the undermining of its future adaptive capability. Previous studies have suggested that ambidexterity is influential to the upgrading of the LCF. However, little is known about how the LCF builds ambidexterity to upgrade in GPN. The purpose of this paper is to examine how the LCF constructs ambidexterity resulting from tie diversity to break through the upgrading dilemma.

Design/methodology/approach

This paper intends to fill relevant gaps in the literatures on the LCF and explore the emerging fields of ambidexterity. The authors employ a longitudinal case study by examining how a manufacturer – Haitian Group – originating from China's plastic equipment industry has managed its diverse ties to build ambidexterity over the past 20 years.

Findings

The research reveals that: the key to successfully transferring from process and product upgrading to function or chain upgrading in GPN for the LCF is to establish its ambidexterity over time; LCF could achieve ambidexterity through creating diverse ties in GPN, namely develop diverse cooperative partners and patterns in different value functions over time; and the process of the LCF building ambidexterity in GPN is incremental, which needs the previous exploitation as a basis.

Originality/value

Previous studies have paid little attention to how the LCF makes use of tie diversity to build ambidexterity to sustainable upgrading in GPN. This paper fills the gaps and contributes to the theory of upgrading in GPN.

Abstract

Purpose

This paper wants to explore the potential for energy‐efficient upgrading of existing residential buildings in Belgrade, targeting the portions of the existing building stock which seem to be the most convenient for such intervention.

Design/methodology/approach

Using the methodology proposed by the scientific research project “Energy Optimization of Buildings in Context of Sustainable Architecture” (Faculty of Architecture – University of Belgrade and Serbian Ministry of Science and Technology) Belgrade's building stock is presented through six major groups. The typology shows different potentials of these building types for quality rehabilitation.

Findings

This paper shows that it can be estimated that over 45 percent of Belgrade's building stock could be efficiently improved in present market conditions. The potential overall benefit of such shift in the environmental quality of existing buildings is huge enough to initiate active involvement and support of various parties – authorities, legislation, building industry, professional organizations, NGOs, etc.

Practical implications

The paper points out which building types are the most suitable for such upgrades and improvements. It facilitates the choice for potential pilot‐projects, experimental interventions or sampling for theoretical and numerical research that could explore technical solutions and estimate possible benefits for a particular building or building type.

Originality/value

The paper shows rather informative overview of Belgrade's building stock, structured in order to facilitate further theoretical and practical work in this area and initiate more focused and precise quantification of potential benefits.

Abstract

The case puts students in the position of a young analyst working for a Chicago-based student housing developer. The premise is that the analyst, Tricia, must prepare a report for the firm's partners detailing her recommendations regarding a variety of green upgrades for a potential value-added acquisition project. The redevelopment project is based on two multifamily student housing redevelopment projects in Denton, Texas (led by Iconic Development). The case focuses solely on the operating expense reduction that took place at the property and does not address potential changes to property revenues.

The objective of the case is to provide a framework for students to evaluate various sustainable retrofitting projects in a multifamily property. Students must analyze the energy impact, cost, financial returns, and environmental impact of each potential property upgrade, and then decide which upgrades to recommend to management.

Purpose

The purpose of this paper is to highlight the complexities of grant writing to fund sustainable upgrades to historical properties. Highlighted are the complexities of melding grant solicitations, identifying potential partners, defining project scope, securing matching funds, identifying institutional barriers, and the importance of collecting actual building performance data.

Design/methodology/approach

A case study was used to document the process of funding energy efficiency upgrades at a national historic landmark.

Findings

Grant writers need to look for non‐traditional partners and funding sources. Historic preservation and energy efficiency can be achieved while meeting the Secretary of the Interior's Standards on Sustainability. The importance of funding to conduct field research is discussed relating to the development of measurable outcomes.

Research limitations/implications

The ability to conduct long‐term field‐based research is dependent on funding. Policy and funding decisions in the future would be enhanced by applied research with measurable outcomes.

Practical implications

Grant sponsors need to broaden the scope of historical preservation grants to include energy improvement research. Capacity building in the area of field‐based measurement will ensure that grant funds meet stated expectations while increasing historic building performance.

Social implications

Sustainability is the focus of legislation, building performance tools, and is economically important. This research would help shift the perception that old buildings cannot perform efficiently once classified as historic.

Originality/value

This paper provides information to preservationists, builders, homeowners, grant sponsors, and policy makers in the form of a multifaceted approach to using grant monies to improve the outcomes of monies spent on historical preservation.
