Purpose
The purpose of this paper is to exemplify and discuss the potential in strategic maintenance development.
Design/methodology/approach
This paper is based on a three‐year industrial case study, conducted in three different companies within manufacturing industry.
Findings
All three companies have showed substantial improvements in the chosen maintenance related KPIs. Further, the management has increased the insight on maintenance as a contributor to company competitiveness.
Research limitations/implications
None of the companies has used any financial KPI for their strategic maintenance development. It would be of future interest to study the concept Cost of Poor Maintenance as an evaluation tool for strategic maintenance development.
Practical implications
This study exemplifies the potential of strategic maintenance development in manufacturing industry.
Originality/value
This paper shows the results from three years of formulation, implementation, and evaluation of maintenance strategies.

Abstract
Purpose
Technological advancements are reshaping the manufacturing industry toward digitalized manufacturing. Despite the importance of top-class maintenance in such systems, many industrial companies lack a clear strategy for maintenance in digitalized manufacturing. The purpose of this paper is to facilitate the implementation of maintenance in digitalized manufacturing by proposing a strategy development process for the Smart Maintenance concept.
Design/methodology/approach
This study is designed as a multiple-case study, where the strategy development in three industrial cases is analyzed. Several methods were used to collect data on the case companies' development of smart maintenance strategies. The data were analyzed with an inductive approach.
Findings
A process of strategy development for smart maintenance is proposed, including six steps: benchmarking, setting clear goals, setting strategic priority, planning key activities, elevating implementation and follow-up.
Practical implications
The proposed process provides industry practitioners with a step-by-step guide for the development of a clear smart maintenance strategy, based on the current state of their maintenance organization. This creates employee engagement and is a new way of developing maintenance strategies.
Originality/value
Maintenance strategies are traditionally regarded as a selection of corrective/reactive and preventive maintenance actions using a top-down approach. By contrast, the proposed process is starting from the current state of the maintenance organization and allows a mixture of top-down and bottom-up approaches, supporting organizational development. This is a rare perspective of maintenance strategies and will make maintenance organizations ready for the demands of digitalized manufacturing.

Many libraries are creating Web sites, to serve a wide range of purposes. The author is Webmaster of the International Association of School Librarianship (IASL); using her own Web site as an example, she discusses a number of issues and tasks associated with creating and maintaining a professional Web site, within the context of a strategic planning approach to Web site development. Beginning with “Should we have a Web site?”, the stages of the process are outlined, including identification of aims and objectives, analysis of user needs, selection of content and services to be included, writing or developing the content, developing the information architecture, navigational aids, visual design of the site, HTML coding or use of page development software, metadata, mounting the completed pages on a Web server, testing and modifications, listing with search engines and directories, publicity and promotion, ongoing site maintenance, and ongoing monitoring and evaluation of the Web site. The strategic planning process provides a useful framework through which to view the many tasks associated with Web site development and maintenance and to conceptualise their relationship to one another.

Abstract
Purpose
The purpose of this paper is to review the status of knowledge on the subject of building maintenance from an integrated perspective that incorporates the building lifecycle, that is, from the design stage to the end of life. This work considered the main aspects to be taken into account in determining and implementing maintenance strategies, which requires a cross-sectional view of the entire construction process. At the same time, this approach contributes to the organisation of building management.
Design/methodology/approach
Bibliometric review has been carried out to identify relevant subjects and topics about scientific production on building maintenance by analysing the contents of about 745 publications, over the last 15 years, between 2000 and 2016 (first quarter). The survey results were gradually organised into a database grouped into seven main themes which were found to be more discussed and others six emergent themes with topics on building maintenance research.
Findings
This research enabled a synthesis of the focal points in the literature on building maintenance, as well as debates among researchers and institutions in the field. The result is a view to the future regarding what issues merit further research and what content requires greater depth of understanding, allowing us to envision research directions that encompass topics and sub-topics for future development. To this end, this bibliometric study draws on knowledge developed over the last 15 years, using research studies published in refereed journals indexed in ISI/SCOPUS as its data source.
Originality/value
The novelty of this topic, and the aspect in which it differs from existing studies, is that the researchers analysed a single sub-topic: that is, content regarding maintenance. Thus, this bibliometric literature review allows us to achieve a comprehensive and integrated view of key issues developed in the field of building maintenance. The results show which topics have been more thoroughly developed and which still exhibit gaps and weaknesses. This review allows us to envision well thought out guidelines for future development that have the potential to be relevant to progress in building maintenance research. It also contributes to our understanding of the state of the art in this field of knowledge.

Abstract
Purpose
While the petroleum industry remains to be the main source of energy in the world, it is responsible for a large amount of resource consumption, environmental emission and safety issues. In this industry, most of the refinery equipment are running out of their designed life cycle, leading to many challenges regarding equipment reliability, products quality, organizations’ profitability, human resources safety and job satisfaction, and environmental pollution, which affects not only the human resources of the refinery but also the people who live in the vicinity. This study aims to model and simulate the maintenance system of an oil refinery to reduce the rotating equipment’s downtime while simultaneously considering the three pillars of sustainability.
Design/methodology/approach
Considering the complexity of the system and its inherent dynamism, System Dynamics (SD) approach is applied to model and simulate the maintenance system of an oil refinery, aiming at reducing equipment’s downtime considering the three pillars of sustainability simultaneously. As a case study, the maintenance system of rotating equipment in the Abadan oil refinery of Iran is investigated.
Findings
Individual policies are investigated and categorized into three main groups: economic, social and environmental. The dynamic nature of the system demonstrates that applying combinations of the policies would be more effective than performing individual ones or even a combination of all policies at the same time. The findings show that to manage the maintenance and reliability issues in complex industries, only operational level maintenance strategies would not be helpful; rather, a holistic strategic solution counting different suppliers or even the government policies supporting the operational level maintenance decisions would be effective.
Originality/value
This study is the first which brings the perspective of sustainable policy-making in the SD modeling of a complex maintenance system like that of the petroleum industry. The developed model considers economic, environmental and social objectives simultaneously. Besides, it reflects the role of different stakeholders in the system. Furthermore, the policy-making attempt is not limited to the operational level corrective and maintenance solutions; instead, a comprehensive, holistic view is applied.

Abstract
Purpose
The purpose of this paper is to evaluate the contributions of synergic implementation of total quality management (TQM) and total productive maintenance (TPM) paradigms towards improving business performance in the Indian manufacturing industry.
Design/methodology/approach
In this study, a large number of manufacturing organisations have been extensively surveyed, to ascertain contributions made by TQM‐TPM paradigms in the Indian manufacturing organisations towards realizing business performance improvements. The correlations between various organisational initiatives towards TQM‐TPM implementation and business performance improvements have been evaluated and validated by employing various statistical tools.
Findings
The research focuses upon the significant contributions of TQM‐TPM organisational initiatives like quality related queries; top level support and level of total employee involvement; culture of continuous improvement; TQM and TPM core strategies; and transfusion of TQM and TPM, towards affecting improvements in business performance. The inter‐relationships between various TQM‐TPM organisational initiatives with the business performance improvement parameters have been evaluated, to efficiently manage the synergic TQM‐TPM paradigms to realize organisational objectives of growth and sustainability.
Research limitations/implications
The study establishes that focused TQM‐TPM implementation over a reasonable time period can strategically contribute towards realization of significant manufacturing performance enhancements.
Practical implications
The study stresses upon the need for improving the synergy between maintenance and quality functions in the organisations for meeting the challenges of highly competitive environments. The study highlights that significant achievements in manufacturing performance can be achieved through strategic synergic TQM‐TPM implementation over a considerable period of time.
Social implications
The analysis of initiatives adopted by Indian entrepreneurs towards TQM‐TPM implementation has been presented in the study to demonstrate the commitment for quality and maintenance aspects of organisations to realize manufacturing excellence through TQM‐TPM paradigms.
Originality/value
The study highlights the strong potential of synergic TQM‐TPM implementation initiatives in affecting business performance improvements. The achievements of Indian manufacturing organisations through proactive TQM‐TPM initiatives have been evaluated and critical TPM success factors identified for enhancing the effectiveness of TQM‐TPM implementation programs in the Indian context.

The purpose of this paper is to provide a literature review on the different ways of carrying out facility management and related topics in order to uncover that there is limited research regarding the impact of facility management on the logistics and operational performance of warehouses.
Design/methodology/approach
Four different focus areas have been identified and for each one different methodologies and streams of research have been studied.
Findings
The study underlines the importance of facility management for the logistics operations; therefore it supports the notion that investments aiming at preserving the status of the building and service components of warehouses are crucial.
Originality/value
This paper aims to suggest to facilities management managers that they can contribute to enhance business performance by designing effective facility management strategies.

Purpose
The purpose of this paper is to develop a model that can measure the equipment maintenance performance of the energy company K-company.
Design/methodology/approach
The case study method was adopted for the investigation of maintenance performance indicators (MPIs). The development of a model for measuring maintenance performance suggested new ways to apply the methodologies of existing papers to evaluate the level of maintenance.
Findings
Maintenance indicators, which are managed differently for each plant, were assessed for their performance relevance, applicability and data reliability and then standardized into five key MPIs. The MPI model, which enables comprehensive and quantitative measurement of maintenance performance using the five selected MPIs, was presented, and the criteria for assessing the maintenance level were presented in five stages.
Practical implications
The authors selected MPIs that match the characteristics of the company and proposed a model that can comprehensively and quantitatively evaluate maintenance performance. The model also standardizes maintenance indicators that are individually managed and provides a basis for comparing and indexing the level of maintenance indicators at each plant.
Originality/value
The criterion for selecting the key MPIs considering the characteristics of the company and a model that can comprehensively and quantitatively evaluate maintenance performance were presented. In addition, a standard for evaluating the level of maintenance at the global level of maintenance management was suggested.

Abstract
Purpose
This research aims to investigate critical success factors, barriers and initiatives of total productive maintenance (TPM) implementation in selected manufacturing industries in Addis Ababa, Ethiopia.
Design/methodology/approach
This study built and looked into a conceptual research framework. The potential barriers and success factors to TPM implementation have been highlighted. The primary study techniques used to collect relevant data were a closed-ended questionnaire and semi-structured interview questions. With the use of SPSS version 23 and SmartPLS 3.0 software, the data were examined using descriptive statistics and the inferential Partial Least Square Structural Equation Modeling (PLS-SEM) techniques.
Findings
According to the results of descriptive statistics and multivariate analysis using PLS-SEM, the case manufacturing industries' TPM implementation initiative is in its infancy; break down maintenance is the most widely used maintenance policy; top managers are not dedicated to the implementation of TPM; and there are TPM pillars that have been weakly and strongly addressed by the case manufacturing companies.
Research limitations/implications
The small sample size is a limitation to this study. It is therefore challenging to extrapolate the research findings to other industries. The only manufacturing KPI utilized in this study is overall equipment effectiveness (OEE). It is possible to add more parameters to the manufacturing performance measurement KPI. The relationships between TPM and other lean production methods may differ from those observed in this cross-sectional study. Longitudinal experimental studies and in-depth analyses of TPM implementations may shed further light on this.
Practical implications
Defining crucial success factors and barriers to TPM adoption, as well as identifying the weak and strong TPM pillars, will help companies in allocating their scarce resources exclusively to the most important areas. TPM is not a quick solution. It necessitates a change in both the company's and employees' attitude and their values, which takes time to bring about. Hence, it entails a long-term planning. The commitment of top managers is very important in the initiatives of TPM implementation.
Originality/value
This study is unique in that, it uses a new conceptual research model and the PLS-SEM technique to analyze relationships between TPM pillars and OEE in depth.

Purpose
The purpose of this paper is to explore project‐level human resource aspects of international technology transfers (ITTs) to private sector manufacturing firms in Sri Lanka.
Design/methodology/approach
Data were collected from 35 ITT projects. A self‐administered survey questionnaire was chosen as the main mode for data collection. In addition to descriptive statistics, exploratory factor analysis and multiple regression were used to analyse data.
Findings
Firms have acquired product, process and management‐system technologies from countries having different institutional environments, namely, the USA, Europe, China, Japan and India. It was found that the country from which technology was sourced and the type of technology predict several project‐level human resource aspects explored in this paper.
Originality/value
The acquisition of human resource capabilities provides the central underpinning in ITTs. There is a marked absence of research‐led literature on technology transfers at the project‐level that resulted in less developed countries in Asia.
