Abstract

Purpose

Scotland’s built heritage (pre-1919 building stock) is exhibiting varying levels of disrepair, in particular for stonemasonry works, despite the government’s on-going efforts for promoting higher standards of repair and maintenance (R & M) of historic buildings. The purpose of this paper is to examine the problems associated with the R & M of historic buildings.

Design/methodology/approach

Two case studies (Projects A and B) exhibiting critical disrepair are reported. Site surveying was carried-out on both projects, to identify site features and R & M problems along with proposed solutions drawing on the lead author’s extensive industry experience as a stonemasonry consultant. Three semi-structured interviews were conducted with professionals involved in each project to elicit views on the challenges faced. Additionally, three industry experts were interviewed to provide a wider perspective of the R & M challenges facing historic buildings.

Findings

Neglect and poor practice resulted in both projects becoming more challenging and expensive than they needed to be, which was attributed to generic and advanced skills 6deficiencies of the workforce. There is an urgent need for a multi-disciplinary approach to the development of a method statement for R & M, drawing on the expertise of professionals and contractors, particularly when specifying repairs to structural elements.

Originality/value

This paper has provided original and valuable information on R & M problems, highlighting the importance of continued investment in skills development for historic building R & M to enhance existing current training provision and practice. There is a need for further similar project-based data to inform skills development strategies for the R & M of historic buildings as well as enhancing existing qualification frameworks.

Abstract

Purpose

The self-cleaning properties of nanostructured titanium dioxide facade coatings are useful in Singapore's tropical climate. However, its potential maintenance issues need to be determined right at the design stage. The purpose of this paper is to highlight the development of the design for maintainability tool which is a multicriteria design decision score sheet that evaluates the maintainability potential of nano-facade coating applications on high-rise façades with concrete and stonemasonry finishes and curtain walls.

Design/methodology/approach

Quantitative methods (expert and practitioner surveys) are conducted in this research study. Analytic hierarchy process (AHP) and sensitivity analysis were used to develop a robust Design for Maintainability tool.

Findings

Safety measures indicator received the highest weighted score by experts, while the maximizing performance, minimizing risk, minimizing negative environmental impact and minimizing consumption of matter and energy were the top ranking main criteria by both experts and practitioners. The top ranked design for maintainability sub-criteria identified by practitioners and experts were risk management, maintenance considerations, climatic conditions, safety measures, lifecycle cost and maintenance access, sun's path, rainfall intensity, biological growth measures and building age profile.

Originality/value

Most researches on the maintainability of nano-façade coatings uses experimentation to test the durability of nano-façade coatings, while this study focuses on design based empirical data such as establishing and ranking the list of design for maintainability criteria or indicators to minimize future defects and maintenance issues. The design for maintainability tool contributes to the maintainability of nano-façade coatings leading to maximizing its performance while minimizing cost, risks, resource consumption and negative environmental impact.

Abstract

Purpose

With the increasing demand for high-quality economical and sustainable historic building repair and maintenance (R&M) allied with the perennial problem of skills shortages (project management (PM) and on-site practice) investment in new technologies becomes paramount for modernising training and practice. Yet, the historic R&M industry, in particular small- and medium-sized enterprises have yet to benefit from digital technologies (such as laser scanning, virtual reality and cloud computing) which have the potential to enhance performance and productivity. The paper aims to discuss these issues.

Design/methodology/approach

A qualitative participatory action research approach was adopted. One demonstration project (Project A) exhibiting critical disrepair, showcasing the piloting of a five phased digitised “process-wheel” intended to provide a common framework for facilitating collaboration of project stakeholders thereby aiding successful project delivery is reported. Five semi-structured interviews were conducted with industry employers to facilitate the process-wheel concept development.

Findings

Implementing only Phase 1 of the digitised “process-wheel” (e-Condition surveying incorporating laser scanning) resulted in an estimated 25-30 per cent cost and time savings, when compared to conventional methods. The accrued benefits are twofold: provide a structured standardised data capturing approach that is shared in a common project repository amongst relevant stakeholders; inform the application of digital technologies to attain efficiencies across various phases of the process-wheel.

Originality/value

This paper has provided original and valuable information on the benefits of modernising R&M practice, highlighting the importance of continued investment in innovative processes and new technologies for historic building R&M to enhance existing practice and in form current training provision. Future work will focus on further piloting and validation of the process-wheel in its entirety on selected demonstration projects with a view of supporting the industry to digitise its workflows and going fully digital to realise optimum process efficiencies.

Purpose

Nanostructured titanium dioxide (TiO2) coatings can potentially address the current surge in façade cleaning cost, maintenance and labour problems. The purpose of this paper is to investigate potential maintainability issues and design challenges concerning the effective performance of TiO2 façade coatings’ hydrophilic properties, especially in tropical environments such as Singapore. This paper aims to establish a list of green maintainability design criteria to help minimise future TiO2 façade coating issues when this coating is applied on commercial buildings with concrete and stonemasonry façade materials.

Design/methodology/approach

A mixed-mode approach that includes a literature review, site investigation, instrumental case studies and expert interviews is used in this study.

Findings

TiO2 coatings help improve façade performance whilst offering environmental benefits to society. This study reports that green maintainability design criteria are vital requirements in designing sustainable buildings at the outset. The identified defects and issues will aid in ensuring the effectiveness of TiO2 application in building façades.

Originality/value

This study acts as a foundation for future researchers to strengthen this little researched area, serves as a useful guide in preventing possible TiO2 coating issues and promotes industry awareness of the use of TiO2 façade coatings.

Abstract

Purpose

The purpose of this paper is to address the issue of perceptions of suitability of different materials for a repair. The use of highly cementitious materials in the repair of historic masonry is causing great concern due to their incompatibility with adjacent stone and the associated accelerated deterioration which results from their use. The relatively recent development of so‐called “restoration mortars” based on a “mix and go” application, combined with the enhanced weathering of stone in a changing climate, may be contributing to the use of “plastic” repair materials on stone across Scotland.

Design/methodology/approach

Following a literature review, case studies of repairs are presented to highlight the advantages and disadvantages of using such materials, and comparisons are made with the alternative options.

Findings

The case studies presented highlight the use of a number of different stone repair materials, sometimes in combination with stone replacement, representing functional and philosophical approaches to masonry repair. However, the research has also highlighted the increasing use of plastic repairs for large‐scale repair including façade rendering, which fail to incorporate these systematic and informed approaches, and can ultimately lead to failure of repairs.

Originality/value

An evaluation of the current standing of the materials, methods and the extent of this type of repair, is vital for the substantiation of further research, and to enhance the empirical knowledge of in‐use performance, longevity and failure. The increasing emergence of restoration mortars, and their manufacture and supply on an international scale, highlights the global impact and relevance of this research.

Abstract

In the Spring 1984 edition of Structural Survey (Vol 3, No 1), W. F. Hill's paper on façade Retention Projects covered the initial research, detailed surveys and preliminary design assessments which are necessary when arriving at the preferred method of construction to be adopted for new buildings behind retained façades. This paper follows on from this, covering in detail the structural design and specification aspects, tender invitations and appraisals of the demolition and construction monitoring necessary to ensure façade stability on one particular project. This project, known as 20 Finsbury Circus, involves the construction of 8,250 sq. m of new air‐conditioned office accommodation and retail units behind the existing Edwardian stone façade of the group of buildings previously known as 1–5 Broad Street Place, on the northern side of Finsbury Circus in London. The new eight‐storey structure will provide for retail units at ground floor, with offices, storage and major plant installations at basement level and offices between the first and sixth floor level and a roof garden.

Purpose

Valuable historical monuments have important potential in the context of cultural tourism in cities. In addition, for the protection of these structures, in terms of ensuring social and cultural sustainability, it is also important to transfer these values to future generations.

Design/methodology/approach

The social and cultural sustainability of Erzurum Great Mosque is investigated by viewing the social and cultural sustainability of the mosque through the factors created by Chan and Lee and the criteria created by Stubbs.

Findings

As a result, the social and cultural sustainability of Erzurum Great Mosque is revealed, allowing us to propose what should be done to transfer the values of this structure, which has historical and cultural significance, and the culture it represents to future generations.

Originality/value

This study contributes to the literature as to evaluate a historical building, in terms of social–cultural sustainability.

There are a number of significant benefits and also challenges associated with the competitions for individuals, their organisations, and for the nation as a whole, and this article draws parallels with the Olympic Games. This article combines research from a variety of sources to give a comprehensive overview of the history and purpose of the competitions and also to describe the various organisations supporting them. This is the first article to map the terrain of skills competitions and, having done so, it calls for further research to be conducted into their impact.
