Abstract
Specialty contractors have knowledge to contribute to the early design of architecture, engineering, and construction (AEC) products. In current practice, however, they are seldom involved in early design, but evidence suggests that their early involvement is increasing. Lean construction theory advocates such involvement. The practice of involving suppliers in product development efforts and manufacturing has proven to be highly successful. The paper reports on empirical research that identified the contributions of specialty contractor (SO knowledge to early design, which led to gains in process efficiency and improvements in product quality. These contributions are categorized and illustrated by means of examples that stem from current practice or present potential opportunities for improvement. Reasons are given why SC knowledge is often ignored in design. Changes in AEC practices nevertheless suggest that organizations are creating conditions to increase interaction between designers and SCs. Such interactions will help AEC organizations to retain and share the knowledge of individuals as well as learn to develop new knowledge.

Abstract
Purpose
Several studies have underlined the potential of supply chain management (SCM) in meeting the formidable challenges associated with fragmentation, adversarial relationships and insufficient customer focus in the delivery of construction projects. However, properly documented examples of successfully implemented SCM initiatives, particularly at the lower tiers of the supply chain, are scarce. The purpose of this paper is to extend the existing debates by adopting an alternative approach focusing specifically on the internal SCM organisation of both main contractor and subcontractor organisations, and their direct inter-relationships.
Design/methodology/approach
This study sets out to explore the enablers and barriers to the implementation of SCM at the lower tiers of the construction supply chain, particularly the problematic collaboration between main contractors and subcontractors. SC maturity levels are formulated according to relevant SCM concepts and based on Holti et al.’s (2000) seven principles of SCM organisation, and transformed into a conceptual model. An explorative study is conducted based on interviews from eight large main contractor and subcontractor organisations in the Dutch construction industry.
Findings
Discouragingly, across the organisations, more barriers than enablers to SCM are identified. Organisations are found to be particularly struggling to compete through superior value, manage costs collaboratively, and develop continuous improvement within their supply chains. The findings also underline the low SC maturity of main contractors and their inability to play the essential role of supply chain managers.
Practical implications
The study underlines the need for a greater degree of main contractor leadership and improved internal organisation of both types of firms in order to achieve greater collaboration at the lower tiers of the construction supply chain.
Originality/value
The study contributes to the subject of SCM in construction in two respects. First, the findings should prove valuable to both policy-makers and industry practitioners interested in the delivery of performance improvement in construction. Second, the developed SC maturity model can form the conceptual basis for the development of an applicable improvement framework towards successful SCM implementation.

Purpose
In the construction industry, an under researched area of study is how main contractor (MC) sub-contract design responsibilities to sub-contractor (SC). This lack of knowledge is particularly serious in the context of delivery methods such as design and construct where design responsibilities are pushed down the supply chain. In this study, it is aimed to explore which level of design responsibility MCs sub-contract to SCs, for what reasons, and what the impact of sub-contracting decisions is on projects.
Design/methodology/approach
A qualitative in-depth multiple case study was conducted. Six sub-contracting cases were examined in two civil engineering projects. In each project, the MCs sub-contracted pre-fabricated beams, reinforcement and railing to SCs. Data collection included document analysis and interviews. A within-case and cross-case analysis was conducted to examine emerging empirical patterns. These patterns were used to elaborate theory and develop propositions.
Findings
MCs sub-contracted design responsibilities to SCs as suggested by literature. However, despite that sub-contracting was in keeping with literature, several problems were reported in the cases where MCs involved SCs no earlier than in the construction stage. This is not to be expected according to theory.
Originality/value
This study adds value to the sub-contracting field as it provides new insights in relationships between the level of design responsibilities sub-contracted and the impact of that on projects. The study also revealed new factors such as building information modelling (BIM) interoperability that should get more attention in sub-contracting.

Abstract
Purpose
The purpose of this paper is to examine how the client–contractor relationship affects the project performance in light the theory of relational contracting. The empirical study evaluates the effect of project trust (PT) mediating through the dyadic factors and procurement-specific factors (PSFs) on the project performance.
Design/methodology/approach
Research design is carried out in three phases. The first phase of review of literature has identified the key constructs of the study and the conceptual model is formulated. Subsequently, the constructs of the study are validated through expert opinion and pilot study. In the third phase, the questionnaire of the study is administered on 320 samples in various cities of India. The exploratory factor analysis and confirmatory factor analysis is carried out on the two different sample sizes. The structural equation model is finally tested with satisfactory fit.
Findings
PT not only improves the dyad factors in construction supply chain (CSC), but also influences the project performance. However, project risk and relationship commitment are not associated with enhancing project performance directly. PSFs and dyad factors are the two mediators in transforming PT into relationship commitment and project performance. Client-led supply chain initiatives and contractor-led supply chain initiatives differ in the CSC.
Research limitations/implications
The present research has employed behavioral data to understand the effect of project procurement on project performance. Nevertheless, future studies should use objective data to support the constructs of the study. This study outlines the common and socially rooted relational governance of the project. This study is useful to the clients, contractors and policy makers in understanding the interplay of various control mechanisms to ease the procurement of large and complex construction projects. Future studies should focus on separating client-led control mechanisms and contractor-led control mechanisms of the relational contracting and its effect on project performance.
Originality/value
The research study contributes in formalizing the governance structure of supply chain in dealing with the complex construction projects. The study has contributed in understanding the client-led initiatives and contractor-led supply initiatives of establishing the supply chain of construction projects. It has demonstrated the mediating role of dyadic factors and PSFs in improving the project performance.

This study provides a framework for comparing construction management contracts in the UK and the US construction practices. It starts by reviewing previous studies on UK and US contracting practices and explores the main delivery methods, inform of comparison with construction management contracting systems. It examines construction management contracting types, processes and procedures and interaction between the construction manager and other stakeholders. This study was based on a literature review and the result shows the similarities and differences between the American and British CM systems within each practice and between both practices; the distribution of responsibilities and risks both in pre‐construction and during the construction stages; and allocation of responsibility in both practices.

Abstract
Purpose
This paper aims to increase the integrity of the planning process with the executive process by simulating the Last Planner System (LPS) technique using building information modeling.
Design/methodology/approach
A five-dimensional model was prepared, and after specifying the number of physical conflicts on the plans, all the scenarios of the starting points in the expert contractors’ plans were analyzed. Accordingly, the best scenario was determined by LPS technique. To assess the performance of the study, it was implemented on several tasks of a construction project.
Findings
The results of this research indicate that if this method is used in the planning process, the time conflicts between the expert contractors who are in the critical path are reduced, and the total delay of the scheduled time reaches zero. In addition, the conflicts between contractors whose suspension will cause no incentive and increase the daily cost overruns will reduce to the lowest point.
Originality/value
By simulating LPS in the planning process, time-physical conflicts are considered at the lowest point. Using this approach, conflicts are detected before the execution process, resulting in a significant reduction in the delays and cost overruns in construction projects.

Abstract
Purpose
Construction management is enriched in many ways by direct and indirect support of lean construction concept. The objectives of this study are to assess the current level of awareness about lean construction practice, to identify the potential benefits and challenges to implement lean construction in the Bangladeshi construction industry and to prioritize them.
Design/methodology/approach
A comprehensive literature review has been done to design a questionnaire for the survey. The final questionnaire has been designed with 27 lean tools, 41 challenges, and seven benefits of implementing lean principles in the construction industry. A total of 164 valid responses have been collected from Bangladeshi construction practitioners involved in different types of construction organizations. The result has been analyzed by Relative Important Index (RII).
Findings
The findings revealed 41 challenges to implement lean construction with seven benefits in the Bangladeshi construction industry. The result shows that an appreciable number of respondent familiar with the techniques of lean construction but they don't practice. The findings have also pointed out that the lean construction approach adds a positive impact especially on quality, safety, cost, productivity, and environmental level. The top-ranked challenges to implementing lean construction are: lack of awareness and skill, poor management, traditional culture and attitude of employees, inadequate resources and equipment and nonuse of modern techniques and technologies.
Originality/value
This study reveals real scenario of lean construction in Bangladesh. It contributes to the body of knowledge, as it uncovers for the first time the awareness level, benefits and challenges to implement lean construction with reference to the social, economic and cultural context of Bangladesh. Exploring the findings, the study could help the stakeholders, construction firms, academician, researchers and government to focus their effort and resources on the significantly appropriate issues. Again, the study may be beneficial to developing countries especially in South Asia which share the same socio-economic status with Bangladesh.

Purpose
This study aims to highlight the importance of intellectual capital (IC) for the operation of waqf (Islamic endowment) institutions, as few studies have discussed this issue in relation to non-profit religious organisations, particularly waqf organisations. Consequently, this study hopes to contribute to the development of waqf institutions in terms of human capital proficiency, the efficiency of operations and the effectiveness and sustainability of performance.
Design/methodology/approach
The authors reviewed a significant body of relevant studies written on various aspects of IC, to highlight the significance of considering IC in the operation of non-profit organisations (NPOs) and waqf institutions.
Findings
This study highlights the importance of IC in the operation of waqf institutions. It provides a platform that facilitates understanding of the existing obstacles and challenges in waqf institutions (such as lack of accountability, lack of funding, mismanagement and lack of trained labour, among others) and offers potential solutions through the consideration of knowledge and IC.
Research limitations/implications
This study is a conceptual analysis of IC in the context of NPOs. Future studies should conduct empirical testing, which will provide more detailed discussion and enriching insights into the issue of IC and the performance of NPOs, particularly in the case of waqf institutions.
Practical implications
This study provides several important implications for waqf institutions and other NPOs, as it sheds light on the consideration of knowledge and IC in their operations.
Originality/value
To the best of the authors’ knowledge, this study is the first to discuss the issues of waqf in the light of IC and provide an integrated framework for the operation of waqf institutions.
