Abstract

Purpose

Previous studies on housing affordability in China were concentrated in China’s coastal and central regions. The purpose of this paper is to investigate housing affordability of urban residents in Northwest China. Moreover, this paper attempts to understand the consistency and influencing factors of various indicators on the evaluation of housing affordability.

Design/methodology/approach

This paper uses multiyear data on house sales, residents’ incomes and living expenses from 2011 to 2022. House price-to-income ratio, housing affordability index and residual income approach were calculated by using these data and used as the measure of housing affordability.

Findings

The results show that there are obvious differences in the housing affordability among the Xi’an, Lanzhou and Yinchuan during 2011–2022, and the housing affordability of residents in cities with small population and economic scale is better. The ability of most urban residents to afford suitable housing is still poor, and the ability to afford small-sized housing is better. Most families with below-middle income have poor housing affordability. It is also observed that although various indicators had similarities in the evaluation of residents’ housing affordability, the comprehensive evaluation results of multiple indicators were more reliable.

Social implications

The research results provide a basis for the decision-making of the government’s urban housing policy and improvement of residents’ housing conditions.

Originality/value

The results have a clear understanding of the housing affordability of urban residents in Northwest China. The study found that the geographical location and topography of the city is also a factor affecting the housing affordability.

Abstract

Purpose

Despite the quantity of collaborations, the vocational network of the housing production in Ankara during its first five years (1923–1928) remains dispersed. The aim of this study is to identify all the actors of housing production and their collaborations which shaped Ankara's urban development as the new capital city.

Design/methodology/approach

The study engages with the literature and archival documents to identify the actors of the housing production, i.e. architects, master-builders, public institutions, private companies, contractors and entrepreneurs, and their resultant vocational network in the housing production in Ankara during 1923–1928.

Findings

Due to different agendas, such as speculation, financial interests or patriotism, the construction industry in Ankara had become an arena where many paths intersected, forming an intertwined vocational network. The profession of contractor became popular, and local architects, engineers and even individuals of various other professions began to work as mediators for foreign companies and public institutions, which required support especially in large-scale projects.

Originality/value

The dispersed information revealed that the actors of the housing production remained mostly anonymous, or only the famous architects were commemorated; however, others could be found within the lines of the established literature on Ankara and/or in archival documents. This research not only focuses on “salient” actors but also highlights the “silent” actors of the housing production and prepares charts to clarify the vocational network in Ankara during its first five years to contribute to the future studies on Ankara and its housing.

Abstract

Purpose

Housing provides constructed space for human activities. Literature indicates that housing impacts wealth, education attainment and health outcomes, among others. Because of its contributions to society, it is essential to develop and implement strategies that address the housing shortage experienced in most cities across the globe. This study aims to unpack the factors affecting housing production in the UK and chart the way forward.

Design/methodology/approach

In addressing this study's aim, an interprivitst approach was adopted and semi-structured interviews were conducted with 18 experienced professionals. Data were collected across the four nations of the UK (England, Wales, Scotland and Northern Ireland).

Findings

The results indicated that the opportunistic behaviour of stakeholders is one of the main factors affecting housing production in the study area. Also, modern construction methods, collaborative practices, government intervention and affordable housing schemes were identified as key strategies for addressing housing production factors.

Practical implications

This study identified strategies for mitigating housing production issues that provide a focal point to all stakeholders keen on filling the housing shortage gap and improving productivity to channel their resources and effort accordingly.

Originality/value

To the best of the authors’ knowledge, this study is one of the first to empirically analyse the influencing factors on the housing gap in the UK from the perspective of the supply side to provide information that could lead towards closing the said gap.

Abstract

Purpose

Network coverage is crucial for the adoption of advanced Smart Home applications. The commonly used log-based path loss model is not able to accurately estimate WiFi signal strength in different houses, as it does not fully consider the impact of building morphology. To better describe the propagation of WiFi signals and achieve higher estimation accuracy, this paper studies the basic building morphology characteristics of houses.

Design/methodology/approach

A new path loss model based on a decision tree was proposed after measuring the WiFi signal strength passing through multiple housing units. Three types of regression models were tested and compared.

Findings

The findings demonstrate that the log-based path loss model fits small houses well, while the newly proposed nonlinear path loss model performs better in large houses (area larger than 125 m2 and area-to-perimeter ratio larger than 2.5). The impact of building design on path loss has been proven and specifically quantified in the model.

Originality/value

Proposed an improved model to estimate indoor network coverage. Quantify the impacts of building morphology on indoor WiFi signal strength. Improve WiFi signal strength estimation to support Smart Home applications.

Abstract

Purpose

Despite worldwide climate change and the problems caused by using fossil fuels, energy consumption in the world keeps rising every year. The areas with extremely cold or scorching climates are large, and significant amounts of energy are getting used in these areas for heating, cooling, and ventilation. The general purpose of this study is to investigate the possible relationship between the climatic characteristics of the Esfahak, a village located in the hot desert region of Iran, and the physical characteristics of its built environment.

Design/methodology/approach

The method of this research is qualitative and somewhat descriptive-analytical. In this regard, the architectural features of Esfahak village are compared with the principles mentioned in the Mahoney tables to determine the degree of compliance of the architecture of this village with the climatic condition.

Findings

The results show that design principles have been used in all indicators discussed in the Mahoney tables. By applying these principles, not only did the acute weather conditions not prevent the initial settlement in the village location, they have not caused inhabitants to leave the site over time as well.

Originality/value

The impacts of bioclimatic design strategies on thermal comfort in hot desert regions are seldom studied. This research provides evidence-based and informed design recommendations that can help building designers and city authorities integrate bioclimatic design strategies at the earliest conceptual design phases in hot desert climates.

Abstract

Purpose

During the COVID-19 pandemic in 2020–2021 in Indonesia, the indoor environmental quality (IEQ) of local houses occupied by infected occupants was adversely affected. This paper aims to appraise the IEQ of the affected Banda Aceh houses with insights into enabling them to be resilient against the negative impacts of the pandemic.

Design/methodology/approach

Quantitative field measurement in the case study of five concrete houses located in urban areas which are affected by IEQ factors: (1) indoor air quality (IAQ), (2) thermal comfort and (3) visual comfort, compared against the Indonesian National standard (SNI). The case study involved measurement of the first two factors over 24 h, while the third factor was measured during sun hours. Considering the limitations of the measuring tools for logging available data in this research, air quality is measured from 8 am to 10 pm.

Findings

Thermal comfort in the affected houses is generally regarded as warm, optimal and cool comfort, indicated by the effective temperatures of between 20.5 and 27.1°C. Frequently closed windows, limited land area and access had caused a lack of air circulation, with air velocity of dominantly 0 m/s in the houses. The illuminance of natural light received in three houses was insufficient – less than 120 lux as compared with the other two. This study found an uptrend of higher air temperature and relative humidity in the affected houses resulting in poorer IAQ; conversely, the higher the air velocity in the houses, the fewer the indoor air pollutants such as formaldehyde (HCHO), total volatile organic compounds (TVOC) and carbon dioxide (CO2).

Originality/value

This study is a pioneer in evaluating IEQ in houses occupied by COVID-19 patients in Indonesia, especially in dwelling cases in Aceh Province. It also encompasses environmental and societal challenges to sustaining resilient buildings in pandemic hit regions.

Abstract

Purpose

The ancient settlements of the M'zab Valley in Algeria, called ksour, are still being used by local inhabitants a thousand years after their construction. The main objective of this study was to discover why, despite the formation of new residential areas, these settlements have been able to survive and maintain their original functions.

Design/methodology/approach

The authors used the concept of living heritage sites as an analytical framework. The field data were collected through semi-structured interviews and analyzed through qualitative content analysis.

Findings

This study revealed that the reasons for the survival of these settlements were cultural and social rather than physical. Four main factors play a role in the survival of these settlements: (1) solidarity and unity among the inhabitants, (2) built environment as an ancestral heritage and a symbol of identity, (3) comfort and convenience in ksour and (4) social control and adherence to tradition. However, some concerns have arisen in recent decades that may endanger the viability of these settlements in the future, requiring more attention from the government.

Originality/value

While previous studies on urban heritage and World Heritage Sites (WHSs) have mainly focused on tourism development and conservation issues, this paper emphasized a less-studied aspect of these sites, i.e. continuity and sustainability. All previous studies on the WHSs of the M'zab Valley have addressed the traditional architecture and the climatic design of houses without sufficiently addressing other factors that have contributed to the sustainability and resilience of these settlements.

Abstract

Purpose

The purpose of the paper is to describe the attempt of a family champagne house to redefine its business organization as a family in a large family of families. This choice involves defining their activities as entrepreneuring in a specific time and space that all actors experience as their sensible reality. To describe the whole process, the authors call this ensemble a “chronotope,” including the same space and time as part of a common story. The authors assess this narrative strategy in reference to both past conflict in the champagne business and to the present crisis caused by the pandemic in addition to a series of social, economic and environmental changes in the environment.

Design/methodology/approach

The design of the paper corresponds to the case of a champagne family house in its environment with a longitudinal, processual approach of the family business venture before and especially after its sale and buyback by the family. The authors use Bakhtin to insist on the fictional nature of the account of most events as most protagonists adopt different perspectives. The Taittinger family, at the head of the trade house, creates a story that fits in all these perspectives and makes sense to overcome key issues in the business.

Findings

Our findings illustrate the role of the chronotope as a way to broaden the scope of inter- and intra-family relations. This concept also shows the importance of shared experiences, stories and crafted practices to sustain collective work and the meaning associated with the result of this work, in this case, champagne wine. The authors also show the different styles of chronotopes and their role in binding together actors in relation to the transformation of their activities.

Research limitations/implications

The research limitations are of two kinds. The first limitation comes from the choice to focus on the Taittinger family house, as it tends to focus the analysis on their point of view. The second limitation is due to the persistence of the pandemic situation that makes it difficult to test the chronotope idea as it is quite recent. Because of the current pandemic, it is complicated to anticipate what the future could look like and therefore, to imagine the future dimension of the chronotope. To overcome this limit, the authors suggest different scenario that leaves open different possibilities.

Practical implications

The practical implications of this paper could be to see how family business entrepreneurs may benefit from designing their strategy as a rich personal fiction in reference to a chronotope instead of referring to storytelling, communication and brand management or even competition strictly speaking. In turbulent times and to face grand challenges, long-term collaborations require stronger ties and imagination without leaving out emotions. Yet the entrepreneurs may become a victim of their own fictions if stakeholders perceive contradictions or if they were to dislike the new episodes the family invents.

Social implications

The social implications of this case study show the role of business relations built on fiction reflecting strong ties and shared processes such as entrepreneuring in the world of heritage goods where sustainability and endurance matter. This perspective insists on a shared story and it contrasts with more discontinued approaches based on disruptive innovation, opportunism and competitiveness in turbulent times. The chronotope does not ineluctably evolve in different ways, making actors’ perspective shrink, expand or exile. Family entrepreneuring may actively influence this transformation and they may also be framed by it.

Originality/value

The originality of the paper comes from the description of a family business in its environment as a chronotope. Reflecting how related actors in a business field like champagne co-construct a representation, the authors looked for a concept that would accurately reflect this vision, researchers chose the concept of “chronotope,” borrowing from narrative approaches. This approach is transdisciplinary. It is also an attempt to bring researchers at work closer to what actors in the field experiment with and find inspiration in.

Purpose

Agricultural land loss is a severe issue that Australia faces, along with many other countries. Myriad research studies have discussed the reasons for such land loss, including urban sprawl as the main factor and factor's repercussions. However, there is a knowledge gap in understanding the impact of dwelling type on farming land reduction. Also, there is an application gap, particularly in the local context. The purpose of this study is to discover the effect of differing dwelling types (compact and non-compact) in metropolitan areas with a growing population (such as Craigieburn) toward potentially noticeable agricultural land loss.

Design/methodology/approach

This paper aims to fill these research and practice gaps through a case study using a mixed methods approach. A quantitative analysis was conducted of housing types, the types' growth and agricultural land area taken up by those different housing types over 18 years. Thematic analysis of policies, strategies, schemes and codes relevant to the case study enabled a better understanding of practice gaps.

Findings

The study revealed a significant loss of agricultural land. Separate housing was found to be the main culprit due to the number of houses and the area the houses require, thus exhibiting the lack of practical guidelines to prevent the houses' overdevelopment. The findings enabled the identification of opportunities for better practice through government intervention and potential industry alterations.

Originality/value

Previous literature has primarily explored the issues associated with urban sprawl and the sprawl's unsustainability. This research paper offers a more targeted insight into one of the key factors leading to urban sprawl: the types of dwellings being constructed.

Abstract

Purpose

Several studies have examined the impact of market fundamentals on house prices. However, the effect of economic sectors on housing prices is limited despite the existence of two-speed economies in some countries, such as South Africa. Therefore, this study aims to examine the impact of mining activities on house prices. This intends to understand the direction of house price spreads and their duration so policymakers can provide remediation to the housing market disturbance swiftly.

Design/methodology/approach

This study investigated the effect of mining activities on house prices in South Africa, using quarterly data from 2000Q1 to 2019Q1 and deploying an auto-regressive distributed lag model.

Findings

In the short run, we found that changes in mining activities, as measured by the contribution of this sector to gross domestic product, impact the housing price of mining towns directly after the first quarter and after the second quarter in the non-mining cities. Second, we found that inflationary pressure is instantaneous and impacts house prices in mining towns only in the short run but not in the long run, while increasing housing supply will help cushion house prices in both submarkets. This study extended the analysis by examining a possible spillover in house prices between mining and non-mining towns. This study found evidence of spillover in housing prices from mining towns to non-mining towns without any reciprocity. In the long run, a mortgage lending rate and housing supply are significant, while all the explanatory variables in the non-mining towns are insignificant.

Originality/value

These results reveal that enhanced mining activities will increase housing prices in mining towns after the first quarter, which is expected to spill over to non-mining towns in the next quarter. These findings will inform housing policymakers about stabilising the housing market in mining and non-mining towns. To the best of the authors’ knowledge, this study is the first to measure the contribution of mining to house price spillover.
