Abstract

Purpose

The purpose of the article is to improve the understanding of the role of institutional factors in real estate development. The authors take into account zoning (existence and type), type of right of disposal and type of buyer and seller of property in a multivariate econometric estimation. Dependent variable of the analysis is the time between acquisition of empty land and the application for a building permit, a period when many important development decisions have to be made. This indicator is closely related to debated phenomena like land hording and speculation.

Design/methodology/approach

The authors estimate a Cox proportional hazard model with the time between acquisition and application for a building permit as dependent variable and institutional indicators and a number of control variables as explanatory variables. Study area is the GZM Metropolis in the South of Poland. This region shows enough variability in institutional arrangements to allow for this type of analysis.

Findings

The analysis shows that institutional factors significantly influence the real estate development process. In areas that have not issued a zoning plan, the period until the building permit application is significantly longer. When the state is involved in a transaction (as purchaser or seller), it also takes longer until the building permit application is submitted. Although the instrument is usually intended to speed up development, perpetual usufruct implies a longer period until building permit application. Because of the results the authors get for control variables and for robustness checks, the authors are confident of the results of the analysis.

Originality/value

To the authors’ knowledge, this is the first study that deals with the question how institutional factors influence the timing of real estate development. By using data for a region in Poland, the authors also add to knowledge about real estate development in CEE countries.

Abstract

Road transport is an important sector of the economy, however, its negative impacts on the environment, human health and sustainability of potential economic growth are significant. Transport externalities tend to be neglected within the market process. The damage generated through significant externalities of road transport in Czechia was identified, based on unique data processing, to reach almost 3.5 billion € annually. This chapter presents an overview of internalization taxes and fees, their current rates and generated receipts. If excise duty is disregarded as fundamentally unsuitable for the internalization of externalities, then the receipts from other applied taxes and fees, particularly the road tax, seem to be insufficient. Although economic growth is encouraged, its form is not sustainable in view of the rising phase of the Kuznets curve and the related irreversible environmental impacts.

Abstract

Purpose

This paper aims to discuss the link between socio-economic characteristics of house buyers and their housing location choices. The major objective of the study is an examination of the role of household socio-economic characteristics. The research addresses the importance of previous residence location and latent housing motives for intra-urban housing mobility.

Design/methodology/approach

The research examines housing preferences structure and analyzes housing location choices in the city of Krakow (Poland) using discrete choice model (conditional logit model). The research is based on stated preference data from Krakow.

Findings

The results of this study suggest that demand for housing alternatives is negatively linked to the distance from current residence. Other factors stay equal, the further the distance, the less likely a household is willing to choose a location within the metropolitan area. The study indicates that housing motives can help explain housing location decisions.

Practical implications

The paper provides an empirical assessment of housing decisions in Krakow, one of the major metropolitan areas in Poland.

Originality/value

The paper contributes to a better understanding of the nature of housing decision and housing preferences in emerging markets in Central and Eastern Europe. As a result, presented research helps to fill the gap in housing market and urban economics literature.

Abstract

The transitional problems of formerly centrally planned economies have received much attention, in terms of both economic advice and wider academic consideration. In order to develop concrete gap‐bridging measures, micro as well as macro economic concerns need to be addressed and timing and priority issues resolved. Considers the transitional problems of one of the fastest changing economies – that of the former German Democratic Republic, now called the New Lander of the Federal Republic of Germany. Examines the various approaches to closing the important (or strategically significant) gaps. Presents a culturally adapted gap‐bridging model. Shows the model to be a useful framework for the consideration of adaption criteria. Explores the uses of the model as a basis for education and training of various levels of management, and develops a general transition model for education and training which may serve as a paradigm for other Eastern European countries in transition.

The aim of the chapter is to analyze the attitudes of young city inhabitants toward the traditional urban space (city center, neighborhood) and commercial space (the mall). When they spend their time, where are the places important for their individual activity and group identities? What role is played in their lives by the urban center and what by the mall? I searched for the answers to these questions using studies carried out on teenagers from two Polish cities: Krakow and Katowice (qualitative research: expert interviews and observations; followed by questionnaires on two samples: the first comprised 838 teenagers aged 13–16 attending secondary schools from the cities). The empirical research indicates two models of the urban spaces of young city inhabitants: the first one with strong meaning of the city center (which does not correlate with the everyday practices) and the second with “absent” traditional center and relatively strong neighborhoods. The neighborhood has the biggest potential for socializing young people as the citizens; the city center and the mall are – for teenagers – rather the spaces for “consuming.” It is vital to understand the developing typical relations of young people with urban spaces to see what the “city is becoming.”

Abstract

Purpose

Hotel servicescapes have been extensively examined in the literature; however, there has been less attention on green servicescapes that attract consumers to visit green hotels. This model explores the relationship among green servicescapes – green items, green surfaces, natural environment, green consumerism and their outcomes, including intentions to return and green evangelism with a moderating role of green perceived quality.

Design/methodology/approach

The multi-wave method was utilized to gather data from China's major cities, Beijing and Shanghai. A total of 462 responses were received over three waves. Subsequently, the data were analyzed employing structural equation modeling (SEM) in Smart PLS 4.

Findings

The findings indicated that green servicescape – green items, green surfaces and natural environment – have a positive impact on green consumerism. The authors have discovered that green consumerism leads to positive intentions among consumers to return and engage in green evangelism. Green perceived quality significantly moderated the relationship between green servicescape and green consumerism.

Research limitations/implications

The study offers insightful contributions to academia and managerial fields, encompassing consumer psychology, consumer behaviour, the stimulus-organism-response (SOR) framework and servicescapes. Additionally, it assists hotel managers in addressing challenges stemming from the competitive environment and creating a more environmentally friendly atmosphere.

Originality/value

The research focused on the innovative reflective model of green consumerism model and adopted a pioneering approach to examine green servicescapes within the hotel industry. This study enhances understanding of consumer intentions to return and the influence of green consumerism on green evangelism, while also quantifying the significance of green perceived quality.

Regional development agencies (RDAs) have recently been established in Turkey as a policy vehicle to support local governments and coordinate stakeholders’ activities. In compliance with the European Union policy guidelines, regional-level planning and policymaking are introduced for the first time in Turkey. Within the new system, tourism is designated as one of the critical development tools and thus the RDAs have become actively involved in tourism planning and development.
