Abstract

Purpose

The boom of new players in the accommodation sector has led to an increase in the level of competitiveness and has highlighted the importance of using key performance indicators (KPIs) in organisational decision-making processes as efficient tools for thriving in the growingly competitive environment. This study aims to assess the use of KPIs by owner-managers of small and medium-sized short-term rental accommodation (STRA) units.

Design/methodology/approach

To achieve this aim, this research encompasses two different primary data collection methods conducted in 2021. Firstly, from April to May, a set of exploratory interviews with experts within the STRA domain was planned. Secondly, an intensive data collection, from June to September, included an online questionnaire with close-ended questions to a sample of all the companies that manage STRA units in Portugal.

Findings

These managers tend to use more widely financial and operational KPIs that depict relationships with guests and reflect the activity of the STRA units, the external environment and the innovation level. Moreover, younger managers and those with higher levels of education tend to use a “monitoring review of digital platforms” KPI, while less experienced managers use financial and operational KPIs and senior and higher experienced managers place greater value on KPIs associated with customer relationships.

Originality/value

STRA units hold a very relevant position in the hospitality industry, and it is urgent to generate more information to better understand this growing subsector. This research contributes to the literature providing evidence on the importance of KPI to STRA units, for owner-managers and for urban tourism, considering their growth, proliferation and importance for the planning of cities by destination management organisations.

Abstract

Purpose

Scholarly research into community members’ views on the positive and negative impacts of Airbnb on the local community is sparse, especially in regional Australia. The purpose of this paper is to explore the views of key informants in the Byron Shire of Australia about the impacts of Airbnb on the local community, as well as possible solutions to the problems.

Design/methodology/approach

A qualitative approach of in-depth interviewing using a semi-structured interview guide was used to capture the views regarding the impacts of Airbnb held by 22 key informants in the Byron Shire community. The interview data were analysed using thematic analysis.

Findings

The 22 interviewees identified five main positive impacts of Airbnb on the Byron Shire community and eight main negative impacts of Airbnb. All participants said they wanted more regulation of Airbnb properties to help address the negative impacts of Airbnb in the community. Eight specific recommendations were offered by the interviewees.

Research limitations/implications

The negative impacts of Airbnb felt by local community are more extensive and deleterious than have been accounted for in the literature. Research into community stakeholder perspectives is important, in order to gain a fuller view of the costs and benefits of sharing economy, especially with regard to short-term letting or holiday letting in tourism centres, as well as potential for more sustainable solutions to the issues.

Practical implications

The findings are being used to inform policy makers’ decisions in managing Airbnb in the Shire.

Social implications

The involvement of key informant community members in this study highlights that there is much common ground between different stakeholders. This type of research may help to provide a sense of enfranchisement and empowerment. This is important in fostering a more balanced public debate, as well as more sustainable approaches to managing the issues.

Originality/value

This paper is the first to explore the views of a range of different key informants in the regional tourist area of Byron Shire in Australia with regard to the positive and negative impacts of Airbnb on the local community, as well as possible solutions to the issues raised by Airbnb.

Abstract

Purpose

The purpose of this paper is to re-establish the role of Airbnb platform in the contemporary tourism destination management. Given the fact that sharing economy is mega-trend with various impacts at any destination, the paper’s purpose is to underline that sharing economy platforms, such as Airbnb, has a different impact on each stage of destination’s life cycle. Given this, a more effective strategy and policies plan should be deployed and implemented, expanding the benefits of multiplying and accelerating effects on local economy.

Design/methodology/approach

The neologisms of “Over-tourism” and “Tourism-phobia” and the growing conflicts between locals and tourist, along with various collateral implications in local economy, were the initial incentive to focus on the subject. The methodology was based on the critical approach of regulatory measures taken in destinations with different characteristics.

Findings

Findings indicate that general and nationwide restrictions on Airbnb are often unfounded, mainly based on bias against its impact on traditional hotels and local lifestyle preservation, rather than concrete and objective impact measurements.

Research limitations/implications

A primary qualitative and quantitative research should follow the concept of association between destination’s life cycle and sharing economy applications, for authorities to form the appropriate regulatory framework.

Originality/value

The paper associates the implications of sharing economy with the stages of destinations life cycle, underlying that measures need to be customized to the specific characteristics of each destination.

Abstract

Purpose

The paper intends to review academic research on peer to peer (P2P) accommodation sharing, notably Airbnb, for 2010–2022 and to identify the knowledge gaps for future research directions.

Design/methodology/approach

Numerous databases were searched using keywords. Based on the central theme of the research papers, the papers were divided into eight segments—consumer behavior, host behavior, host–guest relationship (HGR), trust in Airbnb, dominant theories in Airbnb, Airbnb regulation, Airbnb and hotels and macro impacts of Airbnb. In-depth content analysis resulted in the final 101 papers for inclusion.

Findings

The review advances comprehension of the Airbnb phenomenon by enriching the literature with new and most recent studies. Most existing Airbnb research has been conducted in Europe, USA/Canada, followed by Asian countries like China, Singapore, S. Korea and India. Future studies should include South America, Africa and other developing nations. More cross-cultural studies are required to understand consumer and host behavior in different cultural settings. Numerous proposals to fulfill the research gaps identified by the paper are discussed.

Practical implications

The study will give better insights into the spiraling P2P accommodation economy. The study will be useful to researchers, scholars, Airbnb, the hotel industry, vacation rental players and destination marketing organizations by relating the study findings to practical competition analysis. The study provides deeper insights into the decision-making process of both guests and hosts by examining the relevant motivators and constraints. It will also assist the Airbnb platform in identifying its strength over the traditional hotel industry and other vacation rentals. The findings will also assist policymakers in better controlling the Airbnb phenomena by providing a comprehensive view of the micro and macro environment.

Originality/value

The paper includes the most recent studies from Asian countries like India, Singapore, China, Korea and Taiwan, not covered by earlier reviews. Prior studies mainly focused on European and American countries. Also, the paper tried to cover the macro impacts of Airbnb in-depth and the effects of COVID-19.

Abstract

Purpose

Drawing from available literature and several case studies, this research aims to determine the criteria to be considered in shaping a framework regulating Airbnb. This paper will identify the regulatory frameworks of Airbnb from an international perspective and investigate the public perception on the criteria to be considered in shaping the framework regulating Airbnb. The criteria needed to be considered to regulate Airbnb are suggested accordingly.

Design/methodology/approach

A quantitative approach based on central tendency statistics was adopted in this research. Questionnaires were administered to the public to investigate the public's opinion on the criteria to be considered to regulate Airbnb. Finally, the criteria to be considered to regulate Airbnb will be determined. By using the mean analysis, this paper will tease out the ranking of the criteria that should be prioritized in shaping the Airbnb regulatory framework.

Findings

The results indicated that the criteria of “permits and safety” and “housing rules enforcement” outweigh the other “taxes” and “rule enforcement” criteria and shall be prioritized by the local authorities during the formation of Airbnb regulations in Malaysia.

Originality/value

This paper provides valuable pointers for policymakers before the expansion of Airbnb and before it becomes more difficult to regulate.

Abstract

Purpose

When evaluating a booking enquiry, hosts rely on peer-to-peer (P2P) accommodation platforms (P2PAP) to make an informed decision. Consequently, accepting or rejecting a booking is influenced by the capacity of the P2PAP to convey to hosts valuable information about guests. This study aims to explain hosts’ task performance in short-term rentals (e-rentals).

Design/methodology/approach

The proposed model explains hosts’ task performance in e-rentals as a combination of task-specific user capabilities and technology capabilities. The model was tested using the partial least square path modelling technique.

Findings

Task-specific user capabilities of covert observation and interrogation were found to have a positive influence on task performance. Moreover, a moderation effect of representation on the relationship between self-disclosure and task performance was found to be significant, yet contrary to the one hypothesized.

Originality/value

The findings from this study help to develop the concept of task-specific user capabilities in shaping task performance.

Abstract

Purpose

This study aims to investigate how the COVID-19 pandemic has impacted and changed Airbnb market in the Greater Melbourne area in terms of its temporal and spatial patterns and identify possible shifts in underlying trends in travel activities.

Design/methodology/approach

A panel data set of Airbnb listings in Melbourne is analysed to compare temporal patterns, spatial distribution and lengths of stay of Airbnb users before and after the COVID outbreak.

Findings

This study found that the COVID disruption did not fundamentally change the temporal cycle of the Airbnb market. Month-to-month fluctuations peaked at different levels from pre-pandemic times mainly because of lockdowns and other restrictive measures. The impact of COVID-19 disruptions on neighbourhood-level Airbnb revenues is associated with distance to CBD rather than number of COVID cases. Inner city suburbs suffered major loss during the pandemic, whereas outer suburbs gained popularity due to increased domestic travel and long stays. Long stays (28 days or more, as defined by Airbnb) were the fastest growing segment during the pandemic, which indicates the Airbnb market was adapting to increasing demand for purposes like remote working or lifestyle change. After easing of COVID-related restrictions, demand for short-term accommodation quickly recovered, but supply has not shown signs of strong recovery. Spatial distribution of post-pandemic supply recovery shows a similar spatial variation. Neighbourhoods in the inner city have not shown signs of significant recovery, whereas those in the middle and outer rings are either slowly recovering or approaching their pre-COVID levels.

Practical implications

The COVID-19 pandemic has significantly impacted short-term rental markets and in particular the Airbnb sector during the phase of its rapid development. This paper helps inform in- and post-pandemic housing policy, market opportunity and investment decision.

Originality/value

To the best of the authors’ knowledge, this is one of the first attempts to empirically examine both temporal and spatial patterns of the COVID-19 impact on Airbnb market in one of the most severely impacted major cities. It is one of the first attempts to identify shifts in underlying trends in travel based on Airbnb data.

Abstract

Purpose

This study aims to identify residents’ perceptions of the impacts of Airbnb through an exploratory study that accounts for 94 residents in Lisbon, Portugal, in neighbourhoods with a high number of accommodations listed on the Airbnb platform.

Design/methodology/approach

A quantitative research was conducted. A questionnaire was designed and administered within the selected neighbourhoods. Factor analysis using the principal component methods is used to reduce the items evaluated.

Findings

The study reveals that residents have perceptions of both agreement and disagreement towards the impacts of the sharing economy in economic, environmental and sociocultural aspects. Positively perceived impacts refer to interactions with tourists, natural preservation and increase in business and job opportunities. Conversely, the growth of rent prices, the increase in noise issues, the change in the local culture and the threat of losing authenticity and traditions are the dimensions that may lead to negatively perceived impacts towards Airbnb.

Research limitations/implications

In spite of being the largest network for sharing accommodation, Airbnb is not the only one. Research on individual perceptions analyses the understandings of each person, which can be built and shaped by the context. In spite of the potential of the Likert scale, qualitative research should be added to enrich future studies.

Practical implications

This study identified several challenges for Airbnb and other sharing platforms, including residents’ concerns over noise, the threat of losing identity, changes in the local culture and rise in rent prices.

Originality/value

The study is dedicated to analyzing the host community residents and identifying their perceptions of impacts of the sharing economy. The use of residents’ perceptions provides useful insights that may be considered when planning, developing and implementing local policies.

Abstract

Purpose

The purpose of this paper is to examine how claims to “ownership” are asserted over publicly accessible platform data and critically assess the nature and scope of rights to reuse these data.

Design/methodology/approach

Using Airbnb as a case study, this paper examines the data ecosystem that arises around publicly accessible platform data. It analyzes current statute and case law in order to understand the state of the law around the scraping of such data.

Findings

This paper demonstrates that there is considerable uncertainty about the practice of data scraping, and that there are risks in allowing the law to evolve in the context of battles between business competitors without a consideration of the broader public interest in data scraping. It argues for a data ecosystem approach that can keep the public dimension issues more squarely within the frame when data scraping is judicially considered.

Practical implications

The nature of some sharing economy platforms requires that a large subset of their data be publicly accessible. These data can be used to understand how platform companies operate, to assess their compliance with laws and regulations and to evaluate their social and economic impacts. They can also be used in different kinds of data analytics. Such data are therefore sought after by civil society organizations, researchers, entrepreneurs and regulators. This paper considers who has a right to control access to and use of these data, and addresses current uncertainties in how the law will apply to scraping activities, and builds an argument for a consideration of the public interest in data scraping.

Originality/value

The issue of ownership/control over publicly accessible information is of growing importance; this paper offers a framework for approaching these legal questions.
