Abstract

Purpose

This study aims to examine the motivating factors that influence intentions to book shared rooms through Airbnb as well as the moderating effects of past experience and gender.

Design/methodology/approach

This study analyzed data from 214 leisure travelers who had previously stayed in shared rooms through Airbnb and 207 participants who had not yet experienced Airbnb. A covariance-based structural equation modeling (CB-SEM) technique was performed to test the significance of attitude, subjective norms, extroverted personality, perceived risk and perceived price. Furthermore, the study explored past experience and gender as moderators.

Findings

The results suggest that attitude, subjective norms and perceived risk significantly impacted intentions to book shared rooms through Airbnb. However, perceived price was not a significant determinant. In addition, this study verified that past experience and gender moderated the relationship between important referents and attitude/booking intentions.

Practical implications

This study gives Airbnb hosts a better understanding of travelers who choose Airbnb’s shared rooms. In addition, hosts who offer shared rooms can implement marketing strategies and complementary activities to not only reduce the risk of booking shared rooms but also attract more travelers.

Originality/value

While previous studies examined Airbnb as one homogeneous type of accommodation, this study focused on Airbnb’s shared rooms. A clearer understanding of consumers who intend to book Airbnb’s shared rooms will enable hosts to develop effective marketing strategies.

Abstract

Purpose

In Iran, as elsewhere, a great number of student dormitory-style buildings have been built with shared rooms either side of a central corridor as a simple and affordable building form. Highly populated shared rooms with common facilities in such buildings can produce problems in terms of personal space but, at the same time, have many advantages for social interactions and better use of resources, which is a feature of sustainability. Most of these buildings are old and need fundamental refurbishment. This study aims to provide some guidelines to improve advantages and control disadvantages of this building type for future refurbishment and new developments.

Design/methodology/approach

The advantages and disadvantages of shared spaces have been analysed using a Post Occupancy Evaluation approach in a case study which is representative of more than 30 university dormitories in Iran. Interview, observation and questionnaire survey tools are used in this study.

Findings

Results show students have some problems regarding privacy, interaction, security, noise, circulation, access hierarchy, storage spaces, use of rooms and territory definition.

Practical implications

Based on the results of the study, some design suggestions are made for more efficient shared spaces for future designs and also for improving the case study dormitory, in terms of both access hierarchy and internal room arrangements.

Originality/value

Post Occupancy Evaluation has not previously been used to provide guidelines for architects to improve the quality of design according to existing functional/behavioural problems in similar buildings.

Abstract

Purpose

Peer-to-peer (P2P) accommodation sharing has become a significant part of the travel and lodging industry, allowing homeowners to engage in entrepreneurial activity via sharing of resources. However, there is limited understanding of how hosts can use listing descriptions to better match their offerings to different consumer segments. The purpose of this paper is to understand the use of listing descriptions by Airbnb hosts and the impact of such descriptions on sales performance.

Design/methodology/approach

In this paper, a deep learning-based sentence-level aspect mining approach is used to extract various aspects from host-provided listing descriptions. Then a regression-based approach is used to understand the impact of various aspects of listing descriptions on listing performance.

Findings

It was found that aspects for which listing descriptions are the sole source of information have the greatest influence on listing performance. The authors also find that the impact of an aspect on listing performance varies by listing type, and that there is a mismatch between the most included aspects by hosts in their listing descriptions and the most influential aspects that impact sales.

Originality/value

The impact of consumer reviews in the context of Airbnb has been extensively studied. A novel aspect of this study is the exploration of P2P accommodations from a supplier perspective, by understanding the use and impact of host-provided textual descriptions on sales. The findings of this study can help better market properties from a practice perspective and better understand consumer information consumption from a theoretical perspective. The authors also demonstrate a new approach for exploring social phenomena by performing quantitative analysis on textual data using deep-learning and regression-based techniques.

Abstract

Purpose

The main purpose of this study is to explore the effect of three dimensions of “home feeling” – home-as-practical, home-as-social and home-as-attachment – on the online rating of homestays and additionally considers the accommodation’s attribute performance and level of sharing.

Design/methodology/approach

To achieve the research aims, more than 9,738,335 items of user-generated content concerning 743,953 Airbnb listings covering 35 cities were collected as the study data. These data are analyzed through hierarchical regression.

Findings

The results show that all three dimensions of home feeling positively affect the online rating; all three dimensions negatively moderate the relationship between attribute performance and online rating; the size of the moderating effect of each dimension on the relationship between attribute performance and online rating gradually increases in the order home-as-practical, home-as-social and home-as-attachment; and as the level of sharing increases, the moderating effect of home feeling on the relationship between attribute performance and online rating diminishes.

Research limitations/implications

This study contributes to the literatures on the role of home feeling in homestays, the online rating of homestays and the motivations of guests who choose different room types. The findings of this study can help hosts better understand the formation of online rating of homestays, make targeted improvements in rooms and services and create a home feeling for specific degrees of sharing. This in turn will help them to improve the online rating of their homestays, establish an excellent online reputation and, ultimately, increase sales.

Originality/value

This study advances knowledge by confirming three dimensions of home feeling not only have direct positive impacts on online rating but also mitigate the impact of attribute performance on online rating. This effect differs significantly in magnitude with the degree of sharing.

Abstract

Purpose

As hospitals are now being designed with an increasing number of single rooms or cubicles, the individual preference of patients with respect to social contact is of great interest. The purpose of this study is to gain a better understanding of the experience of patients in an outpatient infusion center.

Design/methodology/approach

A total of 29 semi-structured interviews were conducted, transcribed and analyzed by using direct content analysis.

Findings

Findings showed that patients perceived a lack of acoustic privacy and therefore tried to emotionally isolate themselves or withheld information from staff. In addition, patients complained about the sounds of infusion pumps, but they were neutral about the interior features. Patients who preferred non-talking desired enclosed private rooms and perceived negative distraction because of spatial crowding. In contrast, patients who preferred talking, or had no preference, desired shared rooms and perceived positive distraction because of spatial crowding.

Research limitations/implications

In conclusion, results showed a relation between physical aspects (i.e. physical enclosure) and the social environment.

Practical implications

The findings allow facility managers to better understand the patients’ experiences in an outpatient infusion facility and to make better-informed decisions. Patients with different preferences desired different physical aspects. Therefore, nursing staff of outpatient infusion centers should assess the preferences of patients. Moreover, architects should integrate different types of treatment places (i.e. enclosed private rooms and shared rooms) in new outpatient infusion centers to fulfill different preferences and patients should have the opportunity to discuss issues in private with nursing staff.

Originality/value

This study emphasizes the importance of a mix of treatment rooms, while new hospital designs mainly include single rooms or cubicles.

Abstract

Purpose

The aim of this paper is to identify the university student’s preferences for some important attributes of residence hall design. The study also attempts to highlight the differences and similarities in student’s preferences.

Design/methodology/approach

The survey was distributed among students who were living in residence halls of a public university in Malaysia. A total of 752 students were recruited as participants. Data were collected using a self-administrated questionnaire. Students were asked to indicate their preferences rating a 4-point scale. The survey included questions concerning students’ preferences for residing in traditional and suite-style residence halls, single room and double room as well as rooms in which each student’s area is marked clearly. Collected data were analysed using PASW Statistics 17.

Findings

The results indicated that, in total, students highly preferred residing in suite-style to traditional residence halls. Staying in a single room with shared bathroom was also preferred to double-sharing room. The results of study also indicated that living in a room in which each student ' s area is marked clearly is of great interest. The study proved significant differences in the students’ preferences based on their gender, nationality and study level.

Practical implications

The outcome of this study can enhance the awareness of residence hall organizers and architects with regard to some of students’ priorities.

Originality/value

The results give an important insight into student’s preferences towards their residence hall. The study provides statistic evidence unfavourably of traditional residence halls among the students of new generation. It also provides an insight into students ' greater needs and requirements for privacy.

Abstract

One key to improving team‐based software development is to support the developers’ ability to work together. Sets out one site’s response to this challenge. Developers at this site have a facility, which we will call the “team room”, allowing team members to work together. This is a computer‐supported meeting room that arose from the voluntary, and reflective, efforts of software developers to make it easier for them to work together. The team room’s popularity shows up in its extensive use for meetings and its acceptance as an integral part of software development at this site. When people use the team room, they work on a shared screen, making it easier to work together. Because they can work together, meetings become a time of work, not a pause between work sessions. Explains how these positive work outcomes have had some unexpected effects. For example, developers at this site now rely on room use to help deal with intra‐group conflict, so that the team room has become a buffer to social interaction, serving as a conduit for action.

Purpose

The purpose of this study is to fill a knowledge gap by analyzing the motivations of tenants to co-living spaces in Klang Valley, Malaysia as the motives of co-living spaces are related to how well that space supports their needs.

Design/methodology/approach

Tenants’ behaviors were examined using a convergent parallel mixed-method approach, which included a survey and an in-depth interview. A total of 175 respondents were interviewed using purposive sampling.

Findings

The results show that the preference for co-living attributes has changed during the pandemic. User ratings of preference for physical and leasing attributes of co-living spaces are significant in terms of co-living motivations. The findings also revealed that tenants prefer twin-sharing and master bedrooms when choosing a co-living space to stay in.

Research limitations/implications

Identifying the factors that influence such motivations is critical for housing developers and co-living service providers to pay close attention to improving tenants’ living experiences.

Originality/value

There is interest in the co-living spaces that are available for rent. However, very little research is based on an understanding of how the tenants in Klang Valley, Malaysia perceive this type of living arrangement. A better understanding and prediction of tenants’ needs and preferences may lead to a better understanding of the attributes that influence their motivations for using co-living spaces.

Abstract

Purpose

In recent years, short-term sharing accommodation platforms such as Airbnb have made rapid forays in populous cities worldwide, impacting neighborhoods profoundly. Emerging work has focused on demand-side motivations to engage in the sharing economy. The purpose of this paper is to analyze rarely examined supply-side motivations of providers.

Design/methodology/approach

To address this gap and to illuminate understanding of how Airbnb supply is configured and influenced, this study examines spatial patterns and socioeconomic influences on participation in the sharing accommodation economy by Airbnb hosts in New York City (NYC). An exploratory conceptual model of host participation is induced, which posits associations of demographic, economic, employment, social capital attributes, and attitudes toward trust and sustainability with host participation, measured by Airbnb property density in neighborhoods. Methods employed include ordinary least squares (OLS) regression, k-means cluster analysis and spatial analytics.

Findings

Spatially, clusters of high host densities are in Manhattan and northern Brooklyn and there is little proportionate change longitudinally. OLS regression findings reveal that gender ratio, black race/ethnicity, median household income, and professional, scientific, and technical occupation, and attitudes toward sustainability for property types are dominant correlates of property density, while host trust in customers is not supported.

Research limitations/implications

These results along with differences between Queens and Manhattan boroughs have implications for hosts sharing their homes and for city managers to formulate policies and regulate short-term rental markets in impacted neighborhoods.

Originality/value

The study is novel in conceptualizing and analyzing the supply-side provider motivations of the sharing accommodation economy. Geostatistical analysis of property densities to gauge host participation is novel. Value stems from new insights on NYC’s short-term homesharing market.

Abstract

Purpose

This study aims to examine the effect of using word-of-mouth and online housing website strategies for student housing selection and building services satisfaction during COVID-19.

Design/methodology/approach

The study adopted mixed-methods research approach. An online survey of 975 public and private university students experience on room selection prior to school re-opening in Ghana was used. An exploratory factor analysis (EFA) and multiple regression model (MRM) were used to estimate the satisfaction of using online websites and word-of-mouth strategies (renting housing based on personal recommendation) on student room pricing and building services availability. Telephone interviews were further used to support the results of EFA and MRM.

Findings

The study reveals that most students were satisfied with the word-of-mouth strategy than online review marketing strategy for room selection during the COVID-19 pandemic. Secondly, online student housing review marketing strategy provided higher rent which did not reflect the services available. Furthermore, students were more interested in the nature of rooms, lavatories and kitchen in their choice of room than availability of internet, study area, television (TV) room and gym center.

Practical implications

The study suggest that student housing managers require to market their facilities as-it-is than to use one room as an advertising justification for all rooms which does not usually provide a true reflection of the existing situation of room. Again, housing which rely on online marketing strategies need to provide compensation for students who feel they have been misled by their advertisement.

Originality/value

The provision of compensation to students and availability of COVID-19 protection measures determine student room selection. Asides, the introduction of online marketing strategies in student housing in sub-Saharan student housing market is new, and, consequently, this study on it is a novelty.
