Abstract

Purpose

The purpose of this paper is to outline current efforts in the USA to build and create safe and affirming housing for lesbian, gay, bisexual, and transgender (LGBT) older adults.

Design/methodology/approach

The authors approach this task through a survey of existing publicly available information about LGBT-specific housing projects, as well as literature on methods to make existing housing welcoming to LGBT elders.

Findings

The authors find that there are a number of LGBT-specific housing options currently available, and many more in the development phase. Additionally, given the large number of LGBT older adults in the USA and the relatively small number of LGBT-specific housing units, the authors also discuss other interventions that can be applied to create safe housing. The practical implication of this research is to provide advocates for LGBT people with a sense of what is happening in the USA, as well as some guidance on how to replicate LGBT affirming housing models in other contexts.

Originality/value

To the authors’ knowledge, this is the only and most comprehensive survey of LGBT-specific elder housing in the USA to be published in the academic literature.

Abstract

Purpose

This paper's objective is to provide improvement plans that take into account problems in the housing sector, as well as low fertility and demographic problems caused by aging, by suggesting long‐term policy directions considering all future possible changes in fertility and housing policies.

Design/methodology/approach

This research analyzes age specific fertility rates by socioeconomic index, composition of three scenarios about the total fertility rate, the forecast of the future population by the cohort component method, and the forecast of housing demand according to the Mankiw‐Weil (M‐W) model.

Findings

If the fertility rate increases through improvements in socioeconomic conditions, then we see that housing demand also increases. If the fertility rate level is higher than that of scenario 3, then a housing demand decrease comes later. However, even if the low fertility rate issue is addressed, the problem with the housing market due to the aging is expected to continue for the time being.

Practical implications

If the population decrease cohort is accumulated due to the continuously low fertility, then it will cause an increase in the reduction effect of housing demand. Considering housing spaces, the elderly require a relatively large amount of available space in Korea where the aged population is rapidly increasing. This increase in seniors could counterbalance the reduced demand for housing.

Originality/value

This is a long‐term‐oriented paper about housing demand and the changing trends in Korea, which is undergoing demographic changes due to low fertility and ongoing aging. We need to monitor fertility rates and the structure of population changes to achieve a stable housing market, and we should also recognize that these structural changes by age will have diverse ripple effects on housing demand.

Abstract

Purpose

This study aims to indicate the reasons and provide practical suggestions to financial viability of the age-friendly housing as a sustainable construction.

Design/methodology/approach

The paper reviews the primary and secondary literary sources, logical approach and comparisons of real estate and socio-economic regional statistics and conducts analysis of case studies.

Findings

The study contains the results from empirical analysis on the topicality of an age-friendly built environment in the scientific literature. Key principles are identified for a current early stage of the development of a concept of the age-friendly housing. A research on the current socio-economic aspects of the creation of an age-friendly built environment is made. The practical cases of the age-friendly housing are inspected. Timely developed age-friendly housings may expect growing demands, but thorough calculation on future income is required.

Research limitations/implications

The research is carried on a scale of two countries – the Kingdom of the Netherlands and the Republic of Latvia.

Practical implications

The paper provides new developments in construction sector of Latvia and the Netherlands in terms of intention to further scientific and practical activities. The research has to identify the socio-economic aspects and the impact and importance of those in determining the revenues of age-friendly construction.

Social implications

Age-friendly construction is going to become the standard of the sustainable property development, whereby the developers and investors will not make additional investments as they are compensated up front, and society as a total gets the revenues on the long term. Once this “wheel is turning”, the benefits will be permanent.

Originality/value

Latvia is being analysed in comparison with the Netherlands. The authors challenged to find opportunities to both countries from the economic viability’s point of view for the age-friendly housing developments.

Abstract

Purpose

The purpose of this paper is to learn lessons from North America on housing an ageing population, both in terms of supporting people to “age in place”, and available options for those who need/wish to move. The project, funded by the Winston Churchill Memorial Trust, comprised a six-week travel fellowship to USA and Canada to meet with housing professionals from the public and private sectors and find out about best practice initiatives and efficient models for housing older people.

Design/methodology/approach

The paper is in two parts, of which this is the second. Part 2 focuses on the links between housing and health and, recognising significant differences between the countries, draws out lessons which may be applied as similar challenges of austerity, an ageing population and the increasing interest in personal budgets are faced.

Findings

There is no one size fits all approach to addressing the housing needs of the older population; a continuum of options across tenures is required. There are opportunities for growth in the private and non-profit sectors in terms of the provision of services for the ageing population. Large scale social change comes from better cross-departmental coordination and cannot be achieved by the isolated intervention of a single organisation.

Originality/value

This was a unique opportunity to learn lessons from North America on how to effectively meet the needs of the older population, now and in the future. The findings are based on the personal observations and conclusions of a housing practitioner.

Abstract

Purpose

As the “baby boomer” generation continues to enter their senior post-retirement years, the provision of affordable retirement housing has become increasingly important for the community, practitioners and policymakers. However, relatively little attention has to date been placed on identifying an effective market mechanism for the industry of the independent-living retirement villages to meet this increased and unprecedented demand. This study aims to develop an innovative and affordable retirement village development model which meets the needs of all stakeholders including seniors, retirement village residents, the retirement village industry and government.

Design/methodology/approach

The attributes of this study are as follows: structure of individual living units, retirement village characteristics, retirement village facilities and services and support mechanisms. The analysis was undertaken based on data relating to independent-living retirement villages in five Australian states. A hedonic pricing model was used where the price distributions relating to these four aspects were estimated.

Findings

The results confirmed the structures of the independent living units and the retirement village characteristics were closely related to pricing, followed by services and supports with a lesser relationship, although the facilities were not significantly related to pricing.

Research limitations/implications

This research is not able to address the entire retirement village market in Australia because the available market data are limited.

Practical implications

This research uses an innovative supply-side approach to assess retirement village attributes and values, which provides stakeholders with up-to-date market information to assist in guiding the performance of the retirement village industry.

Social implications

The market evaluations imply that seniors are reluctant to pay for village attributes that are not regarded as highly sought-after. A cost-effective strategy of new retirement village developments and upgrades can be further induced, which in turn can enhance the market efficiency and affordability of the retirement villages.

Originality/value

This pricing model for retirement village units extends previous studies into retirement villages and presents stakeholders with an innovative and reliable market-oriented model.

Abstract

Purpose

The world population over the age of 60 is expected to increase from 900 million in 2015 to two billion by 2050. Retirement homes have emerged as a prominent housing alternative and become a trend for the older adults; however, older population in Malaysia could have a negative view of retirement homes. Different generations could have different perceptions of the value of retirement homes. This study aims to explore the value of retirement homes across diverse age cohorts in Malaysia.

Design/methodology/approach

A qualitative approach is adopted for this study. Thematic analysis is used to analyse the interview transcripts obtained from semi-structured interviews.

Findings

The results indicated that baby boomers tend to have more negative values towards retirement homes, whereas Generations X and Y demonstrated more favourable and positive values for retirement homes.

Originality/value

This study serves as a useful reference for housing developers, policymakers and the management of retirement homes to better understand how different age cohorts value retirement homes, thereby encouraging relevant housing strategies to enhance the quality and support systems of retirement homes in society.

Abstract

Purpose

The process for examining the value of house prices in an urban city has given limited attention, if any, to demographic variables associated with urban geography. Although the disciplines of property/real estate and demography have moved closer, little progress has been made when modelling house prices using population-related data in the field of urban geography to explain the level of house prices.

Design/methodology/approach

This paper proposes an innovative model to examine the influence of population variables on the level of house prices. It used a two-stage approach as follows: principal components analysis (PCA) identified social dimensions from a range of demographic variables, which were then retained for further analysis. This information was sourced from two Australian Bureau of Statistics censuses undertaken involving all Melbourne residents during 1996, 2001, 2006 and 2011; multiple regression analysis examined the relationship between the retained factor scores from the PCA (as independent variables) and established residential house prices (as the dependent variable).

Findings

The findings confirm the demographic profile of each household, which is directly related to their decisions about housing location and house prices. Based on a case study of Melbourne, Victoria, it was demonstrated that households with specific demographic characteristics are closely related to a certain level of house prices at the suburban level.

Originality/value

This is an innovative study which has not been previously undertaken for an extended period of time to facilitate an analysis of change over time.

Abstract

Purpose

Appropriate housing for the growing population of older adults is becoming an international concern. The purpose of this paper is to report on a review of UK and international literature carried out as part of a project exploring the commissioning and delivery of social care in housing with care settings. The paper also considers housing with care in the context of UK policy and practice.

Design/methodology/approach

The peer literature review process used a range of academic databases as well as government and third sector web sites, drawing on relevant material in English published from 1990 to 2012.

Findings

Findings are presented within three main themes: how care and support is provided; the role of the built environment; and the benefits for resident well-being. The review found a paucity of literature focusing specifically on care and support in housing with care settings, particularly in terms of how social care is delivered, but the evidence base suggests that housing with care is in a strong position to deliver on most if not all UK government aspirations.

Practical implications

Despite a growing literature both in the UK and internationally exploring the characteristics and benefits of housing with care for older people, substantial gaps remain in the research evidence.

Originality/value

This paper presents an up to date review of the housing with care literature in the context of current UK policy.

The year 1935 marked a significant change for America's elderly. In that year, Congress passed the Social Security Act, which provided federally funded old‐age benefits to workers when they reached 65. Passed in a year of deep and persistent economic depression, the Social Security Act has continued to support and sustain millions of elderly people. But its historical meaning is even more profound; its passage signified that the United States had come of age as an industrial society. The welfare of its older citizens was no longer left to individual citizens, but was recognized as a social responsibility. From the thirties through the seventies, that principle has been generally accepted and encouraged.

Abstract

Reports exploratory research into the reasons why many junior doctors are critical of medical audit; the extent to which consultants are aware of juniors′ views; and what might be done to make audit more acceptable to juniors – using structured interviews amongst staff (28 consultants and 34 juniors) in four district general hospitals in South‐East England. Junior doctors were critical of audit for five main reasons: the additional work involved; the audit cycle being longer than their job contracts; the topics reflecting their consultants′ interests and not theirs; doubt about the effectiveness of audit; and audit meetings being boring, intimidating and even incriminatory. Some consultants were well aware of these problems, but others were not. To increase the support of juniors, audit needs to: involve them more and be more participatory; be organized better; be less of a trial and more supportive; recognize the extra demands on juniors′ time. Offers suggestions for the successful implementation of medical audit.
