Abstract

Purpose

As an important indicator of the quality of life of individuals, residential environments are continuing to evolve, due to the rapidly changing production–consumption relations. However, in this evolving process, the effect of the differentiated residential environments on the individuals' residential satisfaction remains unclear. This paper aims to measure the effects of the varying residential environments on the overall quality of urban life (QoUL) in Kayseri, one of the most developed cities in Central Anatolia.

Design/methodology/approach

It is based on empirical data on the quality of life in the different residential environments of Kayseri. The research method used stratified purposeful sampling, and the household survey data were analyzed using factor analysis, multiple regression and ANOVA statistical methods.

Findings

The most influential factors on the overall QoUL of individuals living in different Kayseri residential neighborhoods were satisfaction with neighborhood and city-level urban services, neighborhood relations and belonging factor groups. The critical finding obtained in this study is that residential satisfaction in low-rise and compact form housing areas in Kayseri is higher compared to residential satisfaction in high-rise neighborhoods. This result reveals that the high-rise building typology that is dominant in Turkey's big cities should be seriously questioned, and urban development policies should be re-evaluated.

Research limitations/implications

The study was designed to produce baseline data so that future changes in residential conditions as perceived by the residents of Kayseri could be monitored to support decisions for residential areas.

Originality/value

Comparative case studies, particularly on low-rise versus high-rise environments, are scarce. As a result, this research contributes to the field of comparative studies on residential environments.

Abstract

Purpose

Residential satisfaction can be viewed as a part of life satisfaction. There are many studies related to the relationship between residents’ satisfaction with their environments and the quality of those environments. The purpose of this paper is to examine how this satisfaction differs according to the type of residential environment.

Design/methodology/approach

It is based on empirical data on the quality of life in the different residential environments of the Istanbul Metropolitan Area. The primary source of information was a household survey.

Findings

In an attempt to find solutions to problems with the quality of residential environments, the data were analyzed through several variables related to the subjective perceptions of residential satisfaction. According to the results of the research, residents living in planned neighborhoods in the city are more satisfied than those living in unplanned neighborhoods. The residents who live in the planned sections of the city are satisfied with the attractiveness and accessibility of their neighborhoods, while those who live in unplanned sections of the city are satisfied with their level of attachment to their neighborhoods.

Practical implications

The study was designed to produce baseline data so that future changes in residential conditions as perceived by the residents of Istanbul could be monitored to support decisions for residential areas.

Originality/value

Comparative case studies, especially on planned vs unplanned environments, are relatively limited in number. Therefore, there is a need for new researches examining differences between different residential settings within cities. This study adds value to the field of comparative studies on residential environments.

Abstract

Purpose

This paper aims to investigate the association of neighborhood location with place attachment and residential satisfaction.

Design/methodology/approach

First, the authors reviewed the literature on place attachment and residential satisfaction, and then generated a questionnaire based on the scales from the literature. The authors surveyed 135 respondents in two neighborhoods of Ankara, a metropolitan city in Turkey: one in the city center, the other in a suburb. To analyze the data, first, factor analysis, and later, multivariate analysis of variance and correlation tests were conducted.

Findings

The results indicated that place attachment and residential satisfaction were positively correlated, in congruence with the related literature; however, neighborhood location appeared to be associated only with residential satisfaction. The theoretical and practical implications of the results are discussed with respect to the recent issues on housing.

Originality/value

The effects of neighborhood location on place attachment and residential satisfaction (by comparing two different residential areas of the city) have not been adequately examined in earlier studies. The study results provide an understanding of the effectiveness of residential location on improving place attachment and residential satisfaction and contribute to the existing literature. Although the study findings may not be generalized to other locations in Turkey, this study contributed to the previous studies on place attachment and residential satisfaction by providing data from Turkish residents, which is less often examined.

Abstract

Residential neighbourhoods are vital parts of cities, accommodating various activity patterns that reflect the daily life for residents. Each residential neighbourhood is characterised by housing typology and urban pattern, which has been formed and transformed overtime. The city centre of Tripoli has experienced continuous growth and witnessed intensive development programs that transformed residential neighbourhoods and housing typology. This study explores the characteristics of six different neighbourhoods within the city of Tripoli and establishes a profile for each, focusing on the way in which key principles and values are perceived. Using defined indicators, the study measures the spatial typology, architecture pattern, accessibility, activity/use, and type of users. Assessing the characteristics of each neighbour-hood the paper examines functional, social and perceptual attributes through the use of a walking tour assessment, which is composed of checklists and a scoring system. Findings demonstrate the absence of landscape features, such as greenery elements and appropriate street furniture, as well as absence of adequate facilities or designated playing areas for children. The paper calls for assessing existing residential districts as a step towards generating neighbour-hoods that are meaningful and prosperous.

Abstract

Purpose

Abuja, the capital city of Nigeria, is one of the fastest growing capital cities in sub-Saharan Africa. Recently, the city is experiencing an alarming rate of burglary and violent crimes, while the city planning management frameworks lacks adequate and effective crime mapping, monitoring and management techniques necessary for achieving liveable and safe environment for habitation despite its grandiose spatial planning and aesthetically appealing architectural design as a modern city. Based on police crime records (2007–2018) and geospatial analysis, this paper aims to provide adequate understanding on the interplay of land use configuration and burglary crime formation in residential neighbourhoods of Abuja, Nigeria.

Design/methodology/approach

The methods used for the purpose of data collection includes; field survey, Block Environmental Inventory, while inferential statistics and Geographic Information System tools was used for data analysis. The analysis established that Lagos, Nsukka and Enugu Streets are hotspots; while Chief Palace street, Ladoke Akintola and Oka-Akoko streets were found to be cold spots.

Findings

This study, however, established the applicability of crime pattern, opportunity theory and routine activity theory in understanding the rising burglary crime events in the study areas and the link between physical characteristics of street block typology and burglary crime pattern. The results of the analysis has in a way affirmed the positions of the theories, while disagreed with them in cases where the results indicated contrary outcome.

Originality/value

This paper concluded with inference drawn from the results that supported mixed-use development but with built-in crime prevention through environmental design strategies as effective burglary crime prevention mechanisms that contribute to crime rate reduction.

Abstract

Purpose

The purpose of this study is to explore the effects of revitalization of old industrial buildings on the market value of the neighbourhood residential properties. Hong Kong’s economy has undergone a remarkable transformation in the past three decades. The most visible phenomenon in this transformation is the relocation of traditional manufacturing activities from Hong Kong to China since the 1990s. This has led many of the old industrial buildings in Hong Kong to be empty/underutilized and dilapidated. The Hong Kong Special Administrative Region Government launched the “Revitalizing Industrial Buildings Policy” to revitalize these underutilized properties with the aim to provide suitable land and premises to meet local’s economic and social needs.

Design/methodology/approach

The study used a hedonic price model to determine whether there is a relationship between revitalization projects and neighbourhood residential property values and the influence of revitalization programmes on the residential property price if there is such a relationship. The study is based on a sample of 4,015 residential transactions obtained from the residential developments located near three large-scale revitalization projects in an old industrial district, Kwun Tong.

Findings

Empirical findings suggest that revitalization programmes have not brought net positive price effects on the value of neighbourhood residential properties. This is in line with findings of some previous studies. However, it reveals that both the mode and scale of revitalization projects have different impacts on the neighbourhood: wholesale conversion has less negative impacts compared with redevelopment, while the larger the scale of a revitalization programme, the greater are the negative impacts on nearby property values. The study also finds that negative externalities generated by the revitalization during and post-revitalization stages are almost similar in magnitudes.

Research limitations/implications

The results imply that industrial revitalization projects located adjacent to residential developments both reduce the value of the latter and discourage potential property buyers. The negative public perception of these properties diminishes their value and hence decreases the value of the property.

Practical implications

The paper raises the concern about the importance of adequately addressing issues of planning and zoning to minimize the negative externalities arising from urban renewal projects.

Originality/value

This research paper is first of its kind to analyze the effects of revitalized industrial buildings on the value of neighbourhood properties in Hong Kong. The tangible benefits identified in this study would be incentives, or otherwise, to motivate the revitalization policy in general.

Abstract

Purpose

The purpose of this paper is to explore Singaporeans’ view to a multicultural neighbourhood, specifically, their views on the Ethnic Integration Policy (EIP), a housing policy that promotes residential desegregation, and whether this policy has engendered a positive perspective to residential diversity.

Design/methodology/approach

A grounded theory approach is used to answer the following research questions: how do Singaporeans feel about residential diversity? Does the EIP influence attitudes to residential segregation in Singapore? What do these attitudes mean for governments and policymakers around the world? The research involved focus group discussions with 27 Housing and Development Board real estate agents, in order to tap onto their vast network of clients and better understand the prevailing sentiments on the ground.

Findings

The two major considerations when Singaporeans choose a flat are its price and location. Within the confines of these two factors, however, other considerations like race, nationality and the socio-economic makeup of a neighbourhood will influence their decisions.

Social implications

These considerations can be condensed into the factors of constrained choice and voluntary segregation. By limiting the impact of voluntary segregation, the EIP can be credited with bridging the racial divide. However, with constrained choice being unaddressed by the policy, the emerging formation of a class divide is an unintended consequence.

Originality/value

Because almost all developed economies are culturally plural, understanding Singapore’s approach to residential desegregation offers insights as to how other countries may learn from the Singapore experience in managing and encouraging multiculturalism, especially since ethnic residential concentration can reduce the formation of strong social relationships.

Abstract

Purpose

The purpose of this paper is to examine whether the distribution of police response time to in-progress burglaries differ according to the level of social disorganization across different neighborhoods.

Design/methodology/approach

Using 2006 calls for service data collected from the Dallas and Houston Police Departments and from the 2000 US Bureau of Census statistics, the effects of social disorganization on police performance were examined through multilevel analysis of the distribution of police response time patterns across different neighborhoods in Dallas and Houston.

Findings

The analysis of the DPD and HPD in-progress calls produced somewhat consistent findings on the relationship between the level of social disorganization and police response time. Concentrated disadvantage, immigrant concentration, and residential stability are important predictors of the distribution of police response time patterns in Dallas and Houston.

Practical implications

Neighborhood social disorganization is related to the distribution of agency response time patterns. Detailed response time analysis is crucial for agencies to improve police performance and the community-police relationship.

Originality/value

In the policing literature, researchers have tended to neglect rapid response when examining many aspects of policing. The present study expands on existing research by examining the theoretical link between the level of neighborhood social disorganization with the distribution of rapid police response to in-progress burglary in two cities.

Abstract

Purpose

While the declining rate of urban security and its potential effects have been globally acknowledged, the ways urban neighborhood security shapes real estate markets in African cities remain largely unexplained. The purpose of this paper therefore is to present the findings from a study of the nexus between urban neighborhood security and home rental prices in Lagos, Nigeria.

Design/methodology/approach

This paper is based on the hedonic price theory, an objectively derived urban neighborhood security index (UNSI) and property rental price data in Ojo, Lagos, Nigeria. This is a quantitative cross-sectional study that employs multistage sampling survey procedure. Data are analyzed using descriptive statistics, nonparametric correlation and hedonic price function with ordinary least squares (OLS).

Findings

Results show that nearly 50% of the study area is prone to insecurity and average rental values in Ojo, Lagos range from N151329.41 ($302.66) to N167333.33 ($334.67) per annum. Correlation analysis shows that home rental prices have high, positive and significant correlations (rs = 0.725 and p < 0) with UNSI. After controlling for neighborhood and structural factors, it is found that urban neighborhood security positively influences home rental values as a unit improvement in security leads to N81000.00 ($162.00) increase in rental value per annum.

Practical implications

Urban neighborhood security risk threatens residential property values, creates unintended residential mobility and destabilizes families. Findings from this study point to the facts that security is a key component of urban housing values and developers, and real estate investors must ensure that this component is well factored into property design, construction and valuation.

Originality/value

This is perhaps the first study that uses an objectively derived UNSI to study home rental price dynamics in Nigeria. The study extends knowledge on urban housing price determinants and contributes to literature on the crucial place of security in property management.

Residential mobility is the process by which households attempt to harmonize their housing needs with their housing consumption. However, since houses are geographically inseparable from their neighbourhoods, when households move they also change their locations and their neighbourhoods. This paper examines how households make relative selections when they move between improving their housing consumption and improving the quality of their neigh-bourhoods. We found that households gain in both housing quality and neighbourhood quality, and in many cases, maintain the same housing quality, but gain in neighbourhood quality.
