Abstract

Purpose

Urban population growth has increased housing density, which has expanded the construction of low-cost low-rise residential in urban areas. Good building performance and effective low-cost low-rise residential quality lead to higher user satisfaction and improve building sustainability. This study aims to focus on the factors influencing the sustainability of low-cost low-rise residential in the West Malaysia urban area to assess resident satisfaction.

Design/methodology/approach

A mixed-mode approach with both qualitative and quantitative were used in this study. Semi-structured interviews were conducted with 12 stakeholders to identify the common factors influencing sustainability in low-cost low-rise residential. Subsequently, questionnaire surveys were formed and distributed among building users to determine the satisfaction level with low-cost low-rise residential building performance.

Findings

The finding demonstrates that accessibility is the key factor to achieving sustainability of low-cost low-rise residential. The finding also related to the factor that influences both stakeholders and building user satisfaction levels. This study also identifies key areas that require attention to improve user satisfaction with building sustainability and building performance of low-cost low-rise residential.

Originality/value

This study aims to determine stakeholder and building user satisfaction levels in relation to the sustainable building factor. A few indicators have been set up to identify the factors that most influence the sustainability and environment of low-cost low-rise residential buildings. Each subchapter has a few recommendations to improve the performance of low-cost low-rise residential. Each of the factors mentioned is related to social, economic and environmental sustainability. In addition, the study discovered a strong connection between low-cost low-rise residential performance and user satisfaction.

This study aims to investigate the impact of housing knowledge, housing challenges and housing policy on the renting intention and satisfaction of young people.

Abstract

Purpose

This study aims to investigate the impact of housing knowledge, housing challenges and housing policy on the renting intention and satisfaction of young people.

Design/methodology/approach

A questionnaire survey helped collect data from young people in the study area, which were then analysed using the Statistical Package for the Social Sciences (SPSS) 27 software. A descriptive analysis and the Cronbach’s alpha test were adopted to analyse the data. The confirmatory factor analysis confirmed a significant relationship between housing knowledge, housing challenges and housing policy and renting intention and satisfaction.

Findings

The overall findings revealed that most young people intend to own a home one day, and a minority of them decided to continue renting. The findings suggest that there is a significant relationship between housing knowledge and housing intention. However, housing challenges and housing policies do not appear to impact renting intentions. On the other hand, housing knowledge and housing challenges were found to be associated with housing satisfaction, while housing policy does not show a significant relationship.

Research limitations/implications

This study, however, poses limitations as it uses a limited model and location and involves only a cross-sectional study. Future studies can use the methodology used in this study to conduct further investigations on housing intention and satisfaction in other regions of the country, thereby validating the findings of this study.

Practical implications

In terms of practical implications, this study has made a valuable contribution to the field of housing literature by shedding light on two crucial elements, namely, housing intention and satisfaction, which have been understudied. Understanding the determinants of housing intention and satisfaction is vital in efforts to implement appropriate policy reforms.

Social implications

Findings from this study offer valuable insight related to managerial and practical implications, with the former implicating a need to prioritise initiatives that enhance renters’ housing knowledge. Implementing educational programmes and providing accessible resources can empower renters with a better understanding of the rental process and other important housing information.

Originality/value

This paper is relevant because it provides a guideline for policymakers to initiate regulations concerning housing and implement appropriate policy reforms. This study can also help housing providers develop more affordable housing that meets the needs of young people currently renting because most have expressed their housing intentions. Understanding housing intention and satisfaction determinants is vital to implementing appropriate policy reforms.

Abstract

Purpose

The earth-sheltered building is an adaptive strategy reducing energy consumption as well as increasing thermal comfort of the residents. Although this idea historically implemented in the city of Yazd, Iran, its effects on thermal comfort have not been studied thoroughly. This paper aims to discuss and analyze energy performance, in terms of parameters such as orientation, underground depth, nocturnal ventilation and its subsequent effects on thermal comfort in earth-sheltered buildings in Yazd.

Design/methodology/approach

Using EnergyPlus software, the obtained numeric data are precisely modeled, simulated and analyzed.

Findings

Results show that there is a direct relationship between depth of construction and energy consumption savings. The more construction depth of earth-sheltered buildings, the more percentage of energy consumption savings, that is of a higher rate in comparison to the aboveground ones. However, in south orientation, energy saving significantly reduces from depth of 2 m downwards and the annual indoor temperature fluctuation decreases by 50%. This subsequently yields to experiencing indoor thermal comfort for a significant number of days throughout the year. Considering the effects of orientation factor, the south orientation regardless of the depth provides the most desired outcome regarding energy savings.

Originality/value

Simulating the model generalized to the sunken courtyard can approve that the results of this research can be applied to the other models.

Abstract

Purpose

Science mapping is an essential application of visualization technology widely used in safety, construction management and environmental science. The purpose of this study was to explore thermal comfort in residential buildings (TCinRB) research in India, identify research trends using a science mapping approach and provide a perspective for recommending future research in TCinRB.

Design/methodology/approach

This study used the VOSviewer tool to conduct a systematic analysis of the development trend in TCinRB studies in India based on Scopus Index articles published between 2001 and 2020. The annual numbers of articles, geographical locations of studies, major research organizations and authors, and the sources of journals on TCinRB were presented based on the analysis. Then, using co-authorship analysis, the collaborations among the major research groups were reported. Furthermore, research trends on TCinRB studies were visually explored using keyword co-occurrence analysis. The emerging research topics in the TCinRB research community were discovered by analyzing the authors’ keywords.

Findings

The findings revealed that studies had been discovered to pay more attention to north-east India, vernacular architecture, Hyderabad apartments and temperature performance in the past two decades. Thermal adaptation, composite climate, evaporative cooling and clothing insulation are emerging research areas in the TCinRB domain. The findings summarized mainstream research areas based on Indian climatic zones, addressed current TCinRB research gaps and suggested future research directions.

Originality/value

This review is particularly significant because it could help researchers understand the body of knowledge in TCinRB and opens the way for future research to fill an important research gap.

Abstract

Purpose

As climate change impacts residential life, people typically use heating or cooling appliances to deal with varying outside temperatures, bringing extra electricity demand and living costs. Water is more cost-effective than electricity and could provide the same body utility, which may be an alternative choice to smooth electricity consumption fluctuation and provide living cost incentives. Therefore, this study aims to identify the substitute effect of water on the relationship between climate change and residential electricity consumption.

Design/methodology/approach

This study identifies the substitute effect of water and potential heterogeneity using panel data from 295 cities in China over the period 2004–2019. The quantile regression and the partially linear functional coefficient model in this study could reduce the risks of model misspecification and enable detailed identification of the substitution mechanism, which is in line with reality and precisely determines the heterogeneity at different consumption levels.

Findings

The results indicate that residential water consumption can weaken the impact of cooling demand on residential electricity consumption, especially in low-income regions. Moreover, residents exhibited adaptive asymmetric behaviors. As the electricity consumption level increased, the substitute effects gradually get strong. The substitute effects gradually strengthened when residential water consumption per capita exceeds 16.44 tons as the meeting of the basic life guarantee.

Originality/value

This study identifies the substitution role of water and heterogeneous behaviors in the residential sector in China. These findings augment the existing literature and could aid policymakers, investors and residents regarding climate issues, risk management and budget management.

Abstract

Purpose

This paper aims to quantitively assess the resilience of residential properties to urban flooding in Port Harcourt, Nigeria, and assess whether they vary at spatially aggregated scales relative to the level of flood exposure.

Design/methodology/approach

The study synthesizes theoretical constructs/indicators for quantifying property level resilience, as a basis for measuring resilience. Using a two-stage purposive/stratified randomized sampling approach, 407 questionnaires were sent out to residents of 25 flood-prone areas, to solicit information on the resilience constructs as indicated by the adaptation behaviors of individual households and their property attributes. A principal component analysis approach is used as a mechanism for weighting the indicators, based on which aggregated spatial-scale resilience indices were computed for the 25 sampled areas relative to their levels of flood exposure.

Findings

Area 11 located in the moderate flood zone has the lowest resilience index, while Area 20 located in the high flood zone has the highest resilience index. The resilience indices for the low, moderate and high flood zone show only minimal and statistically insignificant differences indicating maladaptation even with incremental levels of flood exposure.

Practical implications

The approach to resilience measurement exemplifies a reproducible lens through which the concept of “living with floods” can be holistically assessed at the property level while highlighting the nexus of the social and technical dimensions.

Originality/value

The study moves beyond theoretical conceptualization, to empirically quantify the complex concept of property-level flood resilience.

Abstract

Purpose

The lack of a proper register to store, match and display information on the adapted property has led to a waste of resources and prolonged delays in matching the disabled and elderly people with appropriate properties. This paper presents the development of a Housing Adaptations Register with user-matching functionalities for different mobility categories. The developed system accurately captures and documents adapted home information to facilitate the automated matching of disabled/aged applicants needing an adapted home with suitable property using banding, mobility and suitability index.

Design/methodology/approach

A theoretical review was conducted to identify parameters and develop adaptations register construct. A survey questionnaire approach to rate the 111 parameters in the register as either moderate, desirable or essential before system development and application. The system development relied on DSS modelling to support data-driven decision-making based on the decision table method to represent property information for implementing the decision process. The system is validated through a workshop, four brainstorming sessions and three focus group exercises.

Findings

Development of a choice-based system that enables the housing officers or the Housing Adaptations Register coordinators to know the level of adaptation to properties and match properties quickly with the applicants based on their mobility status. The merits of the automated system include the development of a register to capture in real-time adapted home information to facilitate the automated matching of disabled/aged applicants. A “choice-based” system that can map and suggest a property that can easily be adapted and upgraded from one mobility band to the other.

Practical implications

The development of a housing adaptation register helps social housing landlords to have a real-time register to match, map and upgrade properties for the most vulnerable people in our society. It saves time and money for the housing associations and the local authorities through stable tenancy for adapted homes. Potentially, it will promote the independence of aged and disabled people and can reduce their dependence on social and healthcare services.

Originality/value

This system provides the local authorities with objective and practical tools that may be used to assess, score, prioritise and select qualified people for appropriate accommodation based on their needs and mobility status. It will provide a record of properties adapted with their features and ensure that matching and eligibility decisions are consistent and uniform.

Abstract

Purpose

Climate change reports from New Zealand claim that climate change will impact some cities such as Auckland from a heating-dominated to a cooling-dominated climate. The benefits and risks of climate change on buildings' thermal performance are still unknown. This paper examines the impacts of climate change on the energy performance of residential buildings in New Zealand and provides insight into changes in trends in energy consumption by quantifying the impacts of climate change.

Design/methodology/approach

The present paper used a downscaling method to generate weather data for three locations in New Zealand: Auckland, Wellington and Christchurch. The weather data sets were applied to the energy simulation of a residential case study as a reference building using a validated building energy analysis tool (EnergyPlus).

Findings

The result indicated that in Wellington and Christchurch, heating would be the major thermal load of residential buildings, while in Auckland, the main thermal load will change from heating to cooling in future years. The revised R-values for the building code will affect the pattern of dominant heating and cooling demands in buildings in Auckland in the future, while in Wellington and Christchurch, the heating load will be higher than the cooling load.

Originality/value

The findings of this study gave a broader insight into the risks and opportunities of climate change for the thermal performance of buildings. The results established the significance of considering climate change in energy performance analysis to inform the appropriate building codes for the design of residential buildings to avoid future costly changes to buildings.

Abstract

Purpose

This study aims to establish the relationship between indoor environmental quality and residential mobility in student housing in Ghana.

Design/methodology/approach

Using multiple regression and exploratory factor analysis through post occupancy evaluation, 26 indoor environmental quality (IEQ) indicators were explored among 1,912 students living in Purpose-Built off-campus university housing in Northern Ghana.

Findings

The study established a negative relationship between indoor environmental quality and residential mobility among student housing in Northern Ghana. Residential mobility is primarily attributed to the dissatisfaction with thermal and indoor air quality.

Practical implications

The negative relationship affects vacancy and rental cashflows for property investors. Also, understanding local environmental conditions can influence future student housing design and enhance thermal and indoor air quality.

Originality/value

The authors contribute to studies on indoor environmental quality in student housing. In addition, establishing the relationship between indoor environmental quality and residential mobility in tropical African regions is novel.
