Abstract

Availability of auxiliary equipment for coal‐based power plants is very important for the achievement of maximum generation and the improvement of plant load factor (PLF). In this context a realistic maintenance programme based on plant‐specific failure data will help to achieve an optimum performance level. Reliability‐centred maintenance (RCM) is a recent technique which is limited to a few areas and has implementation difficulties. Presents a realistic RCM‐based maintenance methodology for coal‐based power plant auxiliaries. Applies the methodology to the bowl mill, an item of auxiliary equipment. Presents results and savings that have been achieved with the application of the methodology.

Abstract

Purpose

A major role of facilities management is ensuring the useability, reliability, and safety of the asset being managed. To achieve this management must use a system to control the maintenance function. The purpose of the paper is to identify and describe the various maintenance management models and systems available for facilities managers to consider.

Design/methodology/approach

Two comprehensive reviews of the literature were undertaken to categorise the various maintenance management models and identify popular models in practice.

Findings

The review identified 37 maintenance management models. From these, four were found to be popular: total productive maintenance (TPM), condition-based maintenance (CBM), reliability-centred maintenance (RCM), and condition monitoring (CM). While many thousands of papers can be found of these four models, the support in the literature for the remaining 33 models is very limited.

Research limitations/implications

While providing a sound foundation for future research, the papers findings are based solely on reviewing literature.

Practical implications

For facilities managers seeking to expand their knowledge of a particular model or maintenance management systems in general, the paper provides a practical understanding.

Originality/value

Papers focused solely on identifying and describing maintenance management models are scarce and this paper makes a concerted attempt to link academic research with management practitioners.

Abstract

Purpose

The purpose of this paper is to investigate the application of reliability engineering to oil and gas (O&G) pipeline systems with the aim of identifying means through which reliability engineering can be used to improve pipeline integrity, specifically with regard to man-made incidents (e.g. material/weld/equipment failure, corrosion, incorrect operation and excavation damages).

Design/methodology/approach

A literature review was carried out on the application of reliability tools to O&G pipeline systems and four case studies are presented as examples of how reliability engineering can help to improve pipeline integrity. The scope of the paper is narrowed to four stages of the pipeline life cycle; the decommissioning stage is not part of this research. A survey was also carried out using a questionnaire to check the level of application of reliability tools in the O&G industry.

Findings

Data from survey and literature show that a reliability-centred approach can be applied and will improve pipeline reliability where applied; however, there are several hindrances to the effective application of reliability tools, the current methods are time based and focus mainly on design against failure rather than design for reliability.

Research limitations/implications

The tools identified do not cover the decommissioning of the pipeline system. Research validation sample size can be broadened to include more pipeline stakeholders/professionals. Pipeline integrity management systems are proprietary information and permission is required from stakeholders to do a detailed practical study.

Originality/value

This paper proposes the minimum applied reliability tools for application during the design, operation and maintenance phases targeted at the O&G industry. Critically, this paper provides a case for an integrated approach to applying reliability and maintenance tools that are required to reduce pipeline failure incidents in the O&G industry.

Modern production management systems are being increasingly computerized in the pursuit of higher quality, the faster development of new products and lower unit costs. But the present generation of methods and software, e.g. JIT, MRP II, CIM, omit to integrate the maintenance function and do not properly consider plant availability and renewal. Considers how these can be included in the next CIM generation, the advantages and costs of doing so, and the quality and market‐share consequences of failure to do it. Total productive maintenance (TPM) and reliability‐centred maintenance (RCM) are considered inadequate in themselves, but each has features which can be used within an integrated management information system to implement TQM and optimize life cycle profit (LCP), provided that the need to collect and analyse failure, repair and maintenance data in respect of increasingly expensive plant is fully recognized.

Abstract

Competitiveness has forced companies to improve the overall performance of the business. In the area of maintenance, much has been written about strategies, such as total productive maintenance or reliability centred maintenance, in order to increase the reliability and therefore capacity of the industrial plants in their quest for world‐class maintenance. However, if a strategy is to be effective, it must be supported with an invaluable resource, information. In the present work, the role of computerised maintenance management systems (CMMSs) is discussed as a powerful tool necessary for obtaining information from raw data and support the decision‐making process. Furthermore, a CMMS has been designed, developed, customised and implemented for a disc brake pad manufacturing company based in England. In addition, a maintenance maturity grid has been proposed to support the CMMS implementation. The grid shows that the complexity of the CMMS will increase as the maintenance function moves from a reactive to a proactive culture. The implemented CMMS aims to reduce total downtime and frequency of failures of the machines by improving the efficiency and effectiveness of the maintenance force. The computer program simplifies and reduces the time of data capture compared to the currently used paper‐based reporting system. It also provides the maintenance planners with a platform for decision analysis and support often ignored in the commercial CMMSs available in the market.

Abstract

Purpose

The purpose of this paper is to provide an overview of research and development in the measurement of maintenance performance. It considers the problems of various measuring parameters and comments on the lack of structure in and references for the measurement of maintenance performance. The main focus is to determine how value can be created for organizations by measuring maintenance performance, examining such maintenance strategies as condition‐based maintenance, reliability‐centred maintenance, e‐maintenance, etc. In other words, the objectives are to find frameworks or models that can be used to evaluate different maintenance strategies and determine the value of these frameworks for an organization.

Design/methodology/approach

A state‐of‐the‐art literature review has been carried out to answer the following two research questions. First, what approaches and techniques are used for maintenance performance measurement (MPM) and which MPM techniques are optimal for evaluating maintenance strategies? Second, in general, how can MPM create value for organizations and, more specifically, which system of measurement is best for which maintenance strategy?

Findings

The body of knowledge on maintenance performance is both quantitatively and qualitatively based. Quantitative approaches include economic and technical ratios, value‐based and balanced scorecards, system audits, composite formulations, and statistical and partial maintenance productivity indices. Qualitative approaches include human factors, amongst other aspects. Qualitatively based approaches are adopted because of the inherent limitations of effectively measuring a complex function such as maintenance through quantitative models. Maintenance decision makers often come to the best conclusion using heuristics, backed up by qualitative assessment, supported by quantitative measures. Both maintenance performance perspectives are included in this overview.

Originality/value

A comprehensive review of maintenance performance metrics is offered, aiming to give, in a condensed form, an extensive introduction to MPM and a presentation of the state of the art in this field.

Abstract

Purpose

Maintenance and its management has moved from being considered a “necessary evil” to being of strategic importance for most competitive organisations around the world. In terms of the identification and use of organisational-wide maintenance management models the picture is not clears from both a literature and practical perspective. The purpose of this paper is to shed light on the various models and their use in real-world applications, and in doing so, explores the gap between academic research and practice.

Design/methodology/approach

For this paper two comprehensive reviews of the literature were undertaken, first, to identify and categorise the various maintenance management models, and second, to determine the depth of empirical evidence for the popular models in real-world applications. Descriptive analysis of both the practical examples and empirical evidence rates (EER) for maintenance related journals is provided.

Findings

Within the literature 37 maintenance management models were identified and categorised. From these, three models were found to be popular: total productive maintenance (TPM), condition based maintenance, and reliability centred maintenance. While several thousand papers discussed these three models, only 82 articles were found to provide empirical evidence.

Research limitations/implications

While providing a sound foundation for future research the outcomes are based solely on academic literature. Analysis of EER outside the field of maintenance is needed to make comparisons.

Practical implications

The paper offers practitioners a detailed contemporary overview of maintenance management models along with tabulated results of practical examples to present day organisations. Such practical-focused papers are very limited within academic literature.

Social implications

With EER as low as 1.5 per cent for some journals this paper acts as a reminder to researchers that they have an obligation to society to spend taxpayer funded research on addressing social needs and real-world problems.

Originality/value

This paper makes a concerted attempt to link academic research with management and operational practitioners. While the paper is critical of the current academic imbalance between theory and practice, a number of suggestions to improve EER are offered in the conclusions.

Abstract

Purpose

Most residential building owners often report problems associated with the plumbing systems. If identified at the early stages, plumbing-related defects can be easily repaired. However, if unnoticed for a long period of time, they could lead to major damages and incur a significant cost to repair. Despite the problems, studies investigating plumbing anomalies and their root causes in residential buildings are limited. This study aims to explore plumbing defects and their potential causes, diagnosis methods and repair techniques in residential buildings.

Design/methodology/approach

This research used data collected through an extensive survey of both academic and grey literature. Through the content analysis, plumbing defects and the associated causes have been identified and presented in tabular format.

Findings

The study investigated the anomalies and causes in the residential plumbing system under five key sub-systems: water supply system; sanitary plumbing system; roof drainage system; heating, ventilation, air conditioning and gas system; and swimming pool. Accordingly, some of the identified plumbing defects include leakages, corrosion, water penetration, slow drainage and cracks. Damaged pipes, faulty equipment and installations are some of the common causes of the anomalies. Visual inspection, hydrostatic pressure test, thermography, high-tech pipe cameras, infrared cameras, leak noise correlators and leak loggers are techniques used for diagnosing anomalies. Reactive, preventive, predictive and reliability-centred maintenance strategies are identified to control or prevent anomalies.

Originality/value

The findings of this research can be used as a useful tool or guideline for contractors, plumbers, facilities managers and building surveyors to identify and rectify plumbing system-related defects in residential buildings.

Abstract

Quality management, by means of total quality management (TQM), is considered to foster organisational performance characterised by competitiveness and long‐term profitability. Since the benefits of quality management cannot be achieved without the sustained performance of equipment affecting product quality, maintenance management has become important. This has led to the development of maintenance methodologies, such as total productive maintenance (TPM) and reliability centred maintenance (RCM). TQM, TPM and RCM implementation have, however, often failed or been poorly executed. This has affected organisations' performance and ultimately survival in a competitive environment. This paper includes a comparative study of literature on TQM, TPM and RCM implementation, focusing on organisational change. The study found several common categories of activities when implementing TQM and the maintenance methodologies. These categories can be considered crucial to obtain management and employee commitment. Case studies on TQM, TPM and RCM implementation are used to validate the categories identified, and to yield recommendations on the handling of activities within these.
