Abstract

Purpose

Micro-regeneration can effectively enhance a neighborhood’s commercial vitality and serve as a viable approach to boost economic benefits. However, the small scale of micro-regeneration efforts and the fragmented nature of information currently limit the availability of strong empirical evidence demonstrating its impact on neighborhood commercial vitality. The aim of the study was to examine the link between micro-regeneration and neighborhood commercial vitality, focusing on the average, time-lag, spatial spillover, and spatial heterogeneity effects.

Design/methodology/approach

Using the panel data set of 1,755 neighborhoods in Chongqing from 2016 to 2021 as the research sample, the difference-in-differences (DID) method was employed in this study to explore the impact micro-regeneration has on neighborhood commercial vitality.

Findings

The results illustrate that: (1) micro-regeneration can promote neighborhood commercial vitality in terms of the number and types of local consumption amenities by 27.76 and 5.89%, respectively, with no time-lag effect; (2) the positive spillovers can exist within the range of 5,000 meters–5,500 meters of regenerated neighborhoods; and (3) the effect of micro-regeneration on neighborhood commercial vitality can be greater in peripheral areas than in core areas of the city.

Originality/value

The findings fill the knowledge gap on the relationship between micro-regeneration and neighborhood commercial vitality. Additionally, the results on the time-lag effect, spatial spillover effects, and spatial heterogeneity provide practical implications that can support the government and private sector in developing temporal and spatial arrangements for micro-regeneration projects.

Abstract

Purpose

Real estate investment trusts (REITs) have shown great potential in addressing the current contradiction between underinvestment and sustainable development of urban regeneration in China, as well as in further facilitating the transformation and upgrading of China's urban development. In this regard, this study aims to investigate critical success factors (CSFs) and explore the relationships among these factors, and serve as a reference to provide recommendations and strategies for the successful implementation and sustainable development of urban regeneration REITs.

Design/methodology/approach

In this study, an integrated total interpretive structural modeling–matriced impact croises multiplication applique (TISM–MICMAC) approach using the TISM technique and MICMAC analysis is then implemented to explore the relationships among CSFs, demonstrate the hierarchical structure and classify these factors into clusters based on calculated driving powers and dependence.

Findings

This study has determined a final list of 11 CSFs through literature review and expert survey. The TISM model demonstrates a six-level hierarchical structure encompassing the influence transmission paths of CSFs, in which the most significant factors and links are established, while the MICMAC analysis further classifies CSFs into four clusters as a complement for the findings of the TISM technique.

Practical implications

This study offers practical implications for governments, individual and institutional investors, REITs and property managers, and other stakeholders concluded in urban regeneration REITs. The final list of determined CSFs can serve as the decision points for management and control of the implementation processes, while the findings of the TISM–MICMAC approach can be a significant reference to provide strategies for optimization and enhancement of urban regeneration REITs.

Originality/value

This study is a novel attempt to use both the TISM technique and MICMAC analysis to investigate CSFs for the implementation of urban regeneration REITs, and to address the theoretical and methodological research gaps in the existing literature.

Abstract

Purpose: Urban centres have been argued to be crucial in the battle for sustainability. With more than half of the global population presently living in cities, the sustainability challenges of global warming, environmental degradation, social inequality, and economic recessions have continued to thrive. To this end, there have been efforts to revive and improve the existing physical and social structure of cities in a process known as urban regeneration. The aim of this paper is to explore the role of sustainability assessment frameworks in urban regeneration.

Approach: Aligning with the positivism philosophical position, and using document analysis as a data collection method, the study discusses the state of the art of urban regeneration and its application in recent times. The study also reviewed selected neighbourhood sustainability assessment frameworks as a tool for decision-making towards sustainability to know the extent in which they capture the goals of urban regeneration.

Findings: Findings showed that the uptake of the sustainability assessment frameworks could play a role in enhancing integration of local context, social wellbeing and economic prosperity, environmental quality, and stakeholder engagement at the neighbourhood level which are the main aspects of urban regeneration.

Theoretical and practical implications: In theory, this paper establishes the assumption that with some revisions, sustainability assessment frameworks could serve as a tool for decision-making in urban regeneration process. Practise-wise, urban regeneration at the neighbourhood level can now be measured against sustainability benchmarks and indicators.

Abstract

Purpose

The main objectives of the current study are to assess the existing situation of historical city centers in Iran and to offer prioritized appropriate regeneration strategies for their sustainable development.

Design/methodology/approach

The study is based on a questionnaire-based survey in four historical city centers of Iran: Kashan, Naeen, Ardakan and Yazd. The required data have been collected using multiple tools including questionnaires and interviews with local residents and officials in the aforementioned case studies. Using the strengths, weaknesses, opportunities and threats (SWOT) technique, a set of appropriate strategies for the sustainable regeneration of these valuable fabrics has been proposed and the best of them have been prioritized employing quantitative strategic planning matrix (QSPM) matrix.

Findings

The results show that the current situation in all the case studies is not in line with sustainability and cultural heritage protection. Their multiple problems are mostly associated with their weaknesses, whilst their strengths, including a considerable potential as a tourism attraction, are scarcely exploited. The experts and residents surveyed for this research have provided basic information to establish the conservative strategies that should take priority when preparing the urban regeneration process of these areas.

Originality/value

Since most of the adopted regeneration strategies in Iran are not supported by empirical studies, the current study largely fulfills this shortcoming by setting up a proper diagnosis of historical city centers in Iran and proposes the most appropriate regeneration strategies based on the findings.

Abstract

Public realm urban regeneration projects aim to provide facilities for the common good such as improved road systems, public parks, museums and cultural institutions. Driven by political priorities, the expected benefits for society comprise of the proposed regeneration outcomes articulated in a masterplan vision. As a philosophical concept, common good in the context of urban regeneration is explored in this study to understand the expectations for major, long-term regeneration projects and the intended project objectives. In the approach to governance, there should be a relationship between monitoring indicators adopted by the regeneration project as part of the governance framework and their alignment with the common good. These concepts are analysed through a case study of the development and reporting of benchmark indicators established at the start of a major 20-year urban redevelopment in 2010. The monitoring and enhancement concept implemented required indicators to be developed and embedded in the regeneration process to, not only monitor, but also enhance sustainability. The longitudinal case study, at the interim point 10 years since the establishment of these indicators, will evaluate the sustainability of the urban regeneration and evaluate current evidence for the common good. The indicators were developed following the principles of a theme orientated framework in line with the UK and Scottish Government approach at that time. The process of indicator development was iterative, refined and finalised through working closely with local authority, Scottish Enterprise and partnership stakeholders (civic oriented organisations) to capture evidence of progress towards the masterplan vision. Ten years on, conclusions examine whether these indicators could be used a proxy for common good. The conclusion will identify the extent to which we would need to revise indicators to address any gaps to become a more accurate measure of common good.

Abstract

Purpose

This paper seeks to define a theoretical model for the urban regeneration of mass housing areas based on citizen initiative, self-management and self-financing in the form of the neighbourhood cooperative. This paper aims to identify mechanisms for economic resource generation that enable the improvement of the urban surroundings and its buildings without assuming disproportionate economic burdens by the local residents based on two principles, the economies of scale and service provision.

Design/methodology/approach

The research is structured in three phases: a literature review of the different trends in self-financing for urban regeneration and the conceptual framework for the definition of a cooperative model; the definition of theoretical model by analysing community ecosystem, neighbourhood-based services and the requirements for its economic equilibrium; and the discussion of the results and the conclusions.

Findings

The results show the potential of the cooperative model to generate a social economy capable of reducing costs and producing additional resources to finance the rehabilitation process. The findings show not only the extent of economic advantages but also multiple social, physical and environmental benefits. Its implementation involves the participation of multiple actors, which is one of its significant advantages.

Originality/value

The main contribution is to approach comprehensive urban rehabilitation from a collaborative understanding, overcoming the main financing difficulties of the current practices based on public subsidy policies. The model also allows an ethical relationship to be built with supplier companies by means of corporate social responsibility.

This chapter discusses how an urban regeneration process, with culture as an economic asset, can contribute to creating a city brand and identity for the city of Mestre, a new habitat, and economic opportunities for the local community, as well as helping neighboring Venice tackle overtourism. This chapter highlights that places suffering from undertourism often are located closely to those suffering from overtourism. Urban regeneration policies driven by culture can be a key solution for both places, by creating a new future, identity, and economic opportunities for one community and for the other, in helping to regulate their touristic flows.

Abstract

Purpose

This study examines the osteoconductive and healing capabilities of locally implanted synthetic hydroxyapatite (sHAp) derived from eggshells in the central incisor sockets of rats.

Design/methodology/approach

Toxicity experiments were conducted in vitro and in vivo, to testify the safety dosage of sHAp. Around 24 mature male Sprague–Dawley (SD) rats had their upper central incisors extracted. The rats were placed into three groups of eight rats each: Group 1: the sockets of extracted central incisors were left unfilled (control), Group 2: filled up with commercially available hydroxyapatite (HAp) and Group 3: implanted with sHAp locally retrieved from eggshells. After extraction, four rats from each group were sacrificed at 2nd and 4th weeks. Maxillary tissue sections were obtained and stained with hematoxylin and eosin (H&E) and Masson’s trichome (MT) staining. Anti-osteocalcin (OCN) and proliferating cell nuclear antigen (PCNA) were used primary antibodies for immunohistochemistry (IHC) special labeling.

Findings

The results showed that the locally implanted sHAp was non-toxic and safe in cell lines (human osteoblast and fibroblast) and animals. Histological analysis of H&E, MT and IHC showed that the sockets treated with locally implanted sHAp from eggshells were filled with new bone tissue of comparable thickness to other groups.

Originality/value

This unique technique uses locally implanted eggshell-derived sHAp with osteoconductive characteristics. In an in vivo model, sHAps increased OCN and PCNA expression to improve bone repair.

Purpose

Increasing industrial agriculture and economic crisis has generated creative responses in pursuit of responsible solutions to the human and environmental cost of globalization by applying these models to promote social responsibility, help sustain livelihoods and foster biodiversity. A key issue concerns how responsible and circular businesses might provide appropriate responses to large-scale “wicked” problems. This paper aims to ask what such creativity looks like in the context of a circular economy that attempts to build closed value loops, by examining a case from the organic cotton textile industry: Appachi Eco-Logic.

Design/methodology/approach

This study uses an ethnographic extended-case approach to identify two phases of creative growth at Appachi Eco-Logic, examining how closing the value loop and creating circularity involved broadening the circle to include more and more actors.

Findings

This study identifies two major challenges to achieving and maintaining full circularity before concluding with a broad provocation for the study of circular economies.

Originality/value

The case offers insight into fundamental features of circularity, regeneration and redistribution, which can be used by managers to build responsible and sustainable closed value loops.

Abstract

Purpose

The purpose of this paper is to design an improved parallel regenerative braking system (IPRBS) for electric vehicles (EVs) that increases energy recovery with a constant brake pedal feel (BPF).

Design/methodology/approach

The conventional hydro-mechanical braking system is redesigned by incorporating a reversing linear solenoid (RLS) and allowed to work in parallel with a regenerative brake. A braking algorithm is proposed, and correspondingly, a control system is designed for the IPRBS for its proper functioning, and a mathematical model is formulated considering vehicle drive during braking. The effectiveness of IPRBS is studied by analyzing two aspects of regenerative braking (BPF and regenerative efficiency) and the impact of regenerative braking contribution to range extension and energy consumption reduction under European Union Urban Driving Cycle (ECE).

Findings

IPRBS is found to maintain a constant BPF in terms of deceleration rate vs pedal displacement during the entire braking period irrespective of speed change and deceleration rate. The regenerative ratio of IPRBS is found to be high compared with conventional parallel regenerative braking, but it is quite the same at high deceleration.

Originality/value

A constant BPF is achieved by introducing an RLS between the input pushrod and booster input rod with appropriate controller design. Comparative analysis of energy regenerated under different regenerative conditions establishes the originality of IPRBS. An average contribution ratio to energy consumption reduction and driving range extension of IPRBS in ECE are obtained as 18.38 and 22.76, respectively.
