Abstract

Purpose

Current policies and research on carbon emissions focus on operational emission but overlook the importance of embodied and user-transport emissions in residential buildings. This study built a comprehensive framework to assess the impact of life-cycle carbon emissions on different in-building open public spaces (open roof, open vertical garden, and open ground floor) in affordable housing.

Design/methodology/approach

A parametric model of a typical affordable housing building in Shanghai, China was constructed and 36 variations of open public spaces studied. Embodied, operational, and user-transport carbon emissions were quantified over 50 years.

Findings

The results show that the life-cycle carbon emissions decrease with the application of the open public space. In addition, the paper found that the carbon reduction due to user transport is seven times higher than the carbon increment due to construction and over long-term operation.

Originality/value

This paper provides quantitative evidence for carbon emissions and in-building open public spaces, and the authors suggest taking multiple aspects into account in addition to the structure of the building is crucial to sustainable building development.

Abstract

Purpose

The aim of this study is to add to the emerging knowledge base in the UK and be of relevance to land use planners and all stakeholders in property taxation. Urban green open spaces are valuable environmental resources often associated with positive influences for quality of life and property value.

Design/methodology/approach

Using a hedonic pricing specification, this paper measures the proximate effect of public green space on residential property value. It examines the relationship between 3,854 residential sales transactions and public green spaces across the Belfast housing market gathered from Land and Property Services throughout the year 2011 showing the percentage effect on property value with respect to distance to public green spaces.

Findings

The results show that, ceteris paribus, urban green space has a significant positive impact on proximate residential properties sale price for the terrace and apartment sectors and that terrace and apartment property located closer to public green spaces achieved increases in sale price of up to 49 per cent. Adjacency to green open space produced significant property value premiums in only two of the four housing types analysed, with limited statistically significant proximate effects evident for the detached and semi-detached sectors, a finding which has important social and public policy implications.

Originality/value

A number of empirical studies have demonstrated that public green space, such as urban parks, have a positive impact on property values. However, there is a paucity of empirical research on this relationship in the UK. This study serves to address this gap by examining the effect of public green spaces on house price within the medium-sized regional city in the UK.

Purpose

This paper aims to assess the marginal value of several types of open space in a single family residential market. It also aims to test the hypothesis that locating closer to open spaces might be a substitute for the size of a homeowner's own yard.

Design/methodology/approach

Using data from Wake County, North Carolina in the US hedonic modeling is used to estimate the house price as a function of the quantities of a property's characteristics, including the property's access to different types of open spaces, property structural features, public services, disamenity features, neighborhood socio‐economic characteristics, and accessibility measures.

Findings

The findings were that housing prices increase with a property's proximity to certain types of open land uses, and that the size of those nearby open spaces also impacts home price. More importantly, the findings concluded that the value of being adjacent to public open spaces, having more public open spaces within walking distance of the property, and being closer to the nearest open space is greater for properties with smaller private yards.

Originality/value

This paper explicitly tests the relationship between yard size and the proximity value of various types of open spaces. The paper also discusses the implications of the research findings for land use planning and smart growth development.

Abstract

Purpose

The urban development within the Ottoman Empire saw two major zones distinguished in the city – the residential area (mahala) and the public core (carsija). The same model was applied to Bosnia and Herzegovina during the Ottoman period (15–19th centuries). This paper focuses on the historic core of Sarajevo, known as Bascarsija, developed during the Ottoman period in Bosnia. This article aims to define the qualities of open spaces in Bascarsija, particularly its physical attributes, sensory experience and activities.

Design/methodology/approach

Firstly, it is important to understand the development of historic urban tissue. A transect walk across Bascarsija was used to identify several categories of public space. Following this, draws on theories of the qualities of space, open spaces in Bascarsija were systematically analyzed.

Findings

Types of open space were distinguished according to their purposes and relationships with their surroundings. For each type, it was possible to define physical attributes, as a reflection of the applied form, scale, relationship to nature, hierarchy (dominance) and local texture; activities, which depend on the current function and attractiveness; and sensory experience derived from the subjective experience of users which rely on current functions and physical forms.

Originality/value

The qualities of open space in Bascarsija are distinguished, highlighting the importance of such places. This paper contributes to a comprehensive understanding of the image of the place and values of the historic core of Bascarsija, laying the groundwork for further research and urban interventions.

Abstract

In order to study the importance of climate comfortable conditions of urban public open spaces in marginal season of winter cities for people's outdoor activities, first, the paper ascertained the specific times of Harbin's outdoor and marginal seasons based on meteorological data from 1984 to 2013. Second, this paper conducted field survey, which includes in situ measurement and structured interview, in three typical urban public open spaces in marginal season. The calculated results show that Harbin has an outdoor season from Apr 25th to Oct 1st, and the spring marginal season is from Apr 4th to Apr 24th, the fall marginal season is from Oct 2nd to Oct 24th. At the same time, the results of in situ measurement show that there is great room for the improvement of climatic conditions of urban public open spaces in the marginal season of winter cities, especially the public open spaces near to the high-rise buildings and waterfront, and the apparent temperature in these two open spaces is about 3°C lower than the air temperature simultaneously. The results of structured interview show that people would like to do some outdoor activities when it is nice weather outside in marginal season, and the regression analysis results show that people's outdoor activities time are severely affected by climate comfortable conditions in marginal season. They feel that fine microclimate is much more important for a person than enough facilities and green landscape of urban public open spaces in marginal season. The paper suggested that the specific times of outdoor and marginal seasons should be added to some urban design guidance as a specification in urban planning practice, and this paper advanced some urban planning strategies related to urban design to improve climatic conditions of urban public open spaces in the marginal seasons of winter cities.

Abstract

Purpose

The residents of Baghdad city has been suffering from various issues, including poor social relations, low quality of life, as well as neglect of many public spaces and small parks. Therefore, there is a need to devise effective alternatives to compensate for the loss of large public open spaces so as to enhance the residents’ social interactions and other social activities. Having that said, this study identified the types and characteristics of public open spaces to enhance residents’ social activities in Baghdad city.

Design/methodology/approach

This study adopted the questionnaire survey method to gather quantitative data from 306 respondents based on the single-stage random procedure. The targeted population of this study refers to the residents of the Karkh district, the western part of Baghdad.

Findings

The study outcomes highlight the need to provide pocket parks with adequate characteristics to promote the residents’ social interactions in Baghdad city.

Practical implications

This study contributes by emphasizing the significance of establishing pocket parks for social interaction in Baghdad City.

Originality/value

The study shows a number of solutions related to pocket parks by studying the critical actionable attributes that can be embedded into new development, land-use policies, or to upgrade existing parks. The study may serve as a useful reference for urban and landscape planners, architects, social psychologists, the Municipal of Baghdad, and other interested researchers in this field.

Abstract

Purpose

The poor outdoor quality of highly populated third-world cities is a consequence of the misuse of public open spaces as refuse dumps and for informal trading activities. This describes the situation of Lagos metropolis before the present political will that has infused great landscaping transition into the cityscape. However, the challenges of maintenance are germane to the sustainability of these landscape products. The purpose of this paper is to assess the quality and characteristics of the landscapes that have undergone transition and to formulate a framework for maintenance strategies.

Design/methodology/approach

The study objectively evaluates the physical qualities of 22 randomly selected sites that have undergone transition through on-site assessment and photographic recording. The management regimes were subjectively studied to appraise the level of their effectiveness and to guide future strategies. This was carried out by collecting the opinions of 130 selected government officials in charge of maintaining the spaces with the aid an interview guide.

Findings

Analyses of the data revealed rich values of the landscapes and management strategies in favour of a public-private partnership. It recommends public open space transformation for recreational activities in cities as a vital means of enhancing urban living and city outlooks.

Practical implications

The study concludes with formulation of sustainable management framework for the landscapes and argues in its favour. It thus has policy implications on the maintenance of urban open spaces that have undergone transition in Lagos and Nigeria at large.

Originality/value

The study was carried out in May 2011. Its significance lies in its capacity of enhancing the quality of urban open spaces through appropriate policy formulation of management regimes.

In the last two decades, Malaysia has embedded good neighborhood principles in its planning plans that promote diversity and accessibility in urban residential areas. However, the emerging trends of the privatization of public streets and open spaces in urban residential areas in Malaysia offer the opportunity to study complex urban governance processes in a democratic and developing country. Using empirical evidence, this article recounts the fascinating saga of how various actors – urban planners, resident associations, residents of open neighborhoods and residents of guarded neighborhoods – responded to the privatization of public streets and open spaces in Malaysia. While planners described Greater Klang Valley as a diverse city in Malaysia, they sometimes tolerated the privatization of public streets and open spaces through neoliberal policies.

Abstract

Purpose

This study aims to fill the lack of quantitative studies of user preferences in quasi-public spaces to observe the use of quasi-public spaces by questioning the contemporary needs of urban communities and to develop design strategies accordingly.

Design/methodology/approach

Within the scope of this study, public space design elements affecting users' preferences in the quasi-public spaces of the Podium Park shopping center in Bursa, Turkey were evaluated. By considering the spatial characteristics of the study area, 4 main and 15 subcriteria were determined and utilized by analytic hierarchy process (AHP). These criteria were evaluated by experts and locals with a participatory approach.

Findings

According to the obtained results, “events” (S2), “sun/shade” (C2), “safety” (P3) and “planting” (U4) subcriteria were determined as the vital elements for quasi-public spaces.

Originality/value

Although the concept of quasi-public space has been discussed for nearly 30 years, it has been observed that there are no quantitative studies to determine the criteria of user preferences in these open spaces in the literature. This study is the first quantitative research for user preferences in quasi-public spaces and there is no previous study on this subject and study area in Turkey.
