Abstract

Purpose

The purpose of this paper is to understand if and how industrialized house building (IHB) could support productivity developments for housebuilding on project and industry levels. The take is that fragmentation of construction is one explanation for the lack of productivity growth, and that IHB could be an integrating method of overcoming horizontal and vertical fragmentation.

Design/methodology/approach

Singe-factor productivity measures are calculated based on data reported by IHB companies and compared to official produced and published research data. The survey covers the years 2013–2020 for IHB companies building multi-storey houses in timber. Generalization is sought through descriptive statistics by contrasting the data samples to the used means to control vertical and horizontal fragmentation formulated as three theoretical propositions.

Findings

According to the results, IHB in timber is on average more productive than conventional housebuilding at the company level, project level, in absolute and in growth terms over the eight-year period. On the company level, the labour productivity was on average 10% higher for IHB compared to general construction and positioned between general construction and general manufacturing. On the project level, IHB displayed an average cost productivity growth of 19% for an employed prefabrication degree of about 45%.

Originality/value

Empirical evidence is presented quantifying so far perceived advantages of IHB. By providing analysis of actual cost and project data derived from IHB companies, the article quantifies previous research that IHB is not only about prefabrication. The observed positive productivity growth in relation to the employed prefabrication degree indicates that off-site production is not a sufficient mean for reaching high productivity and productivity growth. Instead, the capabilities to integrate the operative logic of conventional housebuilding together with logic of IHB platform development and use is a probable explanation of the observed positive productivity growth.

Abstract

Purpose

Construction material management plays a significant role in achieving successful project delivery of a construction project. However, ineffective material management is a critical issue in the construction industry, especially in developing economies, of which Sri Lanka is not an exception. Therefore, this study aims to focus on exploring the causes of ineffective material management practices in civil engineering construction projects in Sri Lanka and their impact on successful project delivery.

Design/methodology/approach

Furthermore, the literature findings were validated through the preliminary survey. Subsequently, a quantitative research approach was adopted to pursue the research aim. Questionnaire responses were obtained from 215 construction professionals in civil engineering projects who were selected using the judgemental and snowball sampling techniques. Collected data were analysed through Statistical Package for the Social Sciences (SPSS) V26 and Microsoft Excel 2016.

Findings

Moreover, the study revealed that material price fluctuation, shortage of material in the market, delay in material procurement, inadequate planning and delays in material delivery are the most frequent causes of ineffective material management in civil engineering projects. In addition, it was evidenced that most ineffective material management practices cause both time and cost overruns in civil engineering construction projects. Most respondents emphasized inadequate planning, inadequate qualified and experienced staff, lack of supervision and lack of leadership as the causes for both time and cost overruns.

Originality/value

The study was concluded by proposing strategies for effective material management. Education/training/enlightenment of staff in charge of materials management, use of software like Microsoft Project, Primavera and similar software to eliminate manual errors in material management, and providing clear specifications to suppliers were the most agreed strategies for effective material management in civil engineering construction projects.

Abstract

Purpose

The emergence of Covid-19 and its epidemic features have affected many people around the world. Regardless of the physical and psychological problems caused by it, people must isolate themselves from their surroundings. This problem is more intense in urban areas where people live in crowded apartments and high-rise buildings. During the lockdown, residents of such buildings suffered from disconnection from nature, in addition to the lack of communication with others. As most multi-story apartments and residential complexes do not have separate green spaces and do not provide a safe connection to nature for occupants, it is very tough for the residents of these buildings to endure the disease, and occupants are more vulnerable to disease. Accordingly, this study proposes the biophilic design as an effective approach to provide a secure connection with nature in residential complexes and high-rise apartments.

Design/methodology/approach

The questionnaire method was used in this study to analyze the raised hypotheses. Two types of residential zones were selected for the survey and comparing the results. One is apartment units without dedicated green space, and the other is villa houses with private green space. Size of the sample population include 300 people (150 residents of an apartment block and 150 residents of villa homes).

Findings

Strict restrictions during the pandemic have prevented people from connecting with nature, especially in urban areas, owing to the lack of separated and dedicated green spaces, whereas connection with nature can be healing and lead to relieving anxiety and stress in this era based on the approved research. Accordingly, applying a biophilic approach to the design process would be helpful.

Research limitations/implications

The lack of a biophilic project to observe was one of the limitations of this study. Being an available biophilic project in the surroundings could be very helpful to observe and acquire comprehensive knowledge and experiences from the handlers and users of biophilic buildings.

Practical implications

This study can be beneficial for patients, individuals and occupants of apartments and residential complexes in urban areas who suffer from distance from nature and green spaces during the restrictions of pandemics such as Covid-19.

Originality/value

This study proposes the use of biophilic architecture in the design process of residential complexes and high-rise apartments to provide isolated and dedicated green spaces for occupants, especially during the lockdown when people have been deprived of parks and public green spaces.

Abstract

Purpose

The facility management (FM) sector, which is developing rapidly, is making slower progress in Turkey compared to Europe and the USA. This paper aims to research the underlying issues leading to FM practices and offer insights into the implications of FM-related policies, especially for large urban transformation projects.

Design/methodology/approach

The study used a mixed-methods research design and collected qualitative data through semi-structured interviews with building/site managers and quantitative data through structured surveys with residents. Forty-nine building/site managers and 660 residents participated in the interview and survey from Turkey’s North Ankara and Dikmen Valley urban transformation projects.

Findings

The FM by residents, performed by the managers selected among homeowners, was preferred to the professional FM in Turkey. Education level, age, homeownership and duration of living in the region were associated with selecting FM practices. Cost also had an important place among the selection criteria, and the standard view from the residents was that professional FM would cause a cost increase. However, interviews with building/site managers in North Ankara and Dikmen Valley Urban Transformation areas revealed that a significant part of the problem resulted from insufficient knowledge and experience in FM.

Research limitations/implications

Within the scope of the research, two urban transformation projects in Ankara Province were selected, and the survey was limited to the North Ankara Entrance Urban Transformation Project and Dikmen Valley Urban Transformation Project areas. Although there is a need to improve the understanding of FM in all facilities, built environments and collective buildings, collective buildings in urban transformation areas due to several constraints, those other identified areas are postponed for future study. In addition, collective buildings located in transformation areas differ from others in discussing the social dimension and the impact of management.

Social implications

This study is unique because it compares different FM practices in Turkey and the criteria for residents to prefer different FM practices.

Abstract

Purpose

Industry 4.0 is exacerbating the need for offsite construction (OSC) adoption, and this rapid transformation is pushing the boundaries of construction skills towards extensive modernisation. The adoption of this modern production strategy by the construction industry would redefine the position of OSC. This study aims to examine whether the existing skills are capable of satisfying the needs of different OSC types.

Design/methodology/approach

A critical literature review evaluated the impact of transformative technology on OSC skills. An existing industry standard OSC skill classification was used as the basis to develop a master list that recognises emerging and diminishing OSC skills. The master list recognises 67 OSC skills under six skill categories: managers, professionals, technicians and trade workers, clerical and administrative workers, machinery operators and drivers and labourers. The skills data was extracted from a series of 13 case studies using document reviews and semi-structured interviews with project stakeholders.

Findings

The multiple case study evaluation recognised 13 redundant skills and 16 emerging OSC skills such as architects with building information modelling and design for manufacture and assembly knowledge, architects specialised in design and logistics integration, advanced OSC technical skills, factory operators, OSC estimators, technicians for three dimensional visualisation and computer numeric control operators. Interview findings assessed the current state and future directions for OSC skills development. Findings indicate that the prevailing skills are not adequate to readily relocate construction activities from onsite to offsite.

Originality/value

To the best of the authors’ knowledge, this research is one of the first studies that recognises the major differences in skill requirements for non-volumetric and volumetric OSC types.

Abstract

Purpose

This paper aims to explore the process of implementing solar photovoltaic (PV) systems in construction to contribute to the understanding of systemic innovation in construction.

Design/methodology/approach

The exploratory research presented is based on qualitative data collected in workshops and interviews with 76 construction- and solar-industry actors experienced in solar PV projects. Actor-specific barriers were identified and analysed using an abductive approach.

Findings

In light of established definitions of systemic innovation, the process of implementing solar PV systems in construction involves challenges regarding technical and material issues, competencies, and informal and formal institutions. The specificities of this case highlight the necessity of paying attention to details in the process and to develop knowledge of systemic innovation in construction since the industry’s involvement in addressing societal challenges related to the energy transition will require implementing such innovations much more in the future.

Practical implications

New knowledge of solar PV systems as an innovation in professional construction is collected, enabling the adaptation of management strategies for its implementation. This knowledge can also be applied generally to other challenges encountered in highly systemic innovation implementation. Solar industry actors can gain an understanding of solar-specific challenges for the construction industry, challenges for which they must adapt their activities.

Originality/value

The exploration of actor-specific experiences of solar PV projects has resulted in a novel understanding of this specific innovation and its implementation. The findings illustrate a case of a high level of systemic innovation and the need to use a finer-grained scale for classification when studying innovation in construction.

Purpose

This study aims to present a state-of-the-art review of building information modelling (BIM) in the Swedish construction practice with a focus on wood construction. It focuses on examining the extent, maturity and actual practices of BIM in the Swedish wood construction industry, by analysing practitioners’ perspectives on the current state of BIM and its perceived benefits.

Design/methodology/approach

A qualitative approach was selected, given the study’s exploratory character. Initially, an extensive review was undertaken to examine the current state of BIM utilisation and its associated advantages within the construction industry. Subsequently, empirical data were acquired through semi-structured interviews featuring open-ended questions, aimed at comprehensively assessing the prevailing extent of BIM integration within the Swedish wood construction sector.

Findings

The research concluded that the wood construction industry in Sweden is shifting towards BIM on different levels, where in some cases, the level of implementation is still modest. It should be emphasised that the wood construction industry in Sweden is not realising the full potential of BIM. The industry is still using a combination of BIM and traditional methods, thus, limiting the benefits that full BIM implementation could offer the industry.

Originality/value

This study provided empirical evidence on the current perceptions and state of practice of the Swedish wood construction industry regarding BIM maturity.

This study explores the current status of risk management (RM) in Sri Lanka and the obstacles in implementing RM in Sri Lankan small construction projects.

Abstract

Purpose

This study explores the current status of risk management (RM) in Sri Lanka and the obstacles in implementing RM in Sri Lankan small construction projects.

Design/methodology/approach

The current research study adopted a quantitative research method. Using a purposeful sampling strategy, 100 construction companies engaged in small construction projects in Sri Lanka were selected and a questionnaire was distributed among top managerial employees of these companies. Employees belonging to 47 companies responded to the survey which provided information relating to 812 construction projects. The collected data were analyzed using the RM implementation index (RMII) and other quantitative measures such as mean, median and percentages.

Findings

The research findings indicated that RM incorporation was at a lower degree in small construction projects in Sri Lanka. The findings further indicated that RM incorporation was relatively high in the public construction projects compared to the private construction projects. The main obstacles identified through the survey for RM implementation were: “lack of funding”, “lack of time”, “low profit margin”, “not economical” and “lack of knowledge”.

Research limitations/implications

The study was limited to exploring RM implementation in small construction projects in Sri Lanka. The study was limited to the building construction companies under the 150-million-rupee (approx. below 450,000 USD) financial limit registered with the construction industry development authority in Sri Lanka.

Originality/value

RM in small construction projects in developing countries is a relatively less explored domain. Sri Lankan construction industry is another relatively less explored domain in terms of new management technique implementation such as RM and value management. The quantitative approach used for the study revealed that RM implementation is at a lower degree in the small construction projects. Moreover, several obstacles pertaining to RM implementation were recognized through this study. These findings will be useful for the construction stakeholders to overcome the recognized barriers and effectively use RM in their respective construction projects.

Purpose

This study aims to identify the primary research areas of modern methods of construction (MMC) along with its current trends and developments.

Design/methodology/approach

A combination of bibliometric and qualitative analysis is adopted to examine 1,957 MMC articles in the Scopus database. With the support of CiteSpace 6.1.R6, the clusters, leading authors, journals, institutions and countries in the field of MMC are examined.

Findings

Offsite construction, inter-modular connections, augmenting output, prefabricated concrete beams and earthquake-resilient prefabricated beam–column steel joints are the top five research areas in MMC. Among them, offsite construction and inter-modular connections are significantly focused, with many research articles. The potential for collaboration, among prominent authors such as Wang, J., Liu, Y. and Wang, Y., explains the recent rapid growth of the MMC field of research. With a total of 225 articles, Engineering Structures is the journal that has published the most articles on MMC. China is the leading country in this field, and the Ministry of Education China is the top institution in MMC.

Originality/value

The findings of this study bear significant implications for stakeholders in academia and industry alike. In academia, these insights allow researchers to identify research gaps and foster collaboration, steering efforts toward innovative and impactful outcomes. For industries using MMC practices, the clarity provided on MMC techniques facilitates the efficient adoption of best practices, thereby promoting collaboration, innovation and global problem-solving within the construction field.

Abstract

Purpose

The purpose of the study is to elicit risk factors that are peculiar to public-private partnership (PPP)-procured mass housing in Nigeria from the expert perspectives in ensuring the success of the scheme thereby reducing housing deficit in the country.

Design/methodology/approach

The risk inherent in construction projects had been established through literature in general. The risk in PPP projects is emerging because of the recent acceptance of the procurement option by governments all over the globe. The Nigerian Government has also adopted the procurement option in bridging the housing deficit in the country. This study, therefore, conducts a Delphi survey on the probability of risk occurrence peculiar to PPP mass housing projects (MHPs) in Nigeria. Pragmatic research approach through the mixed method of both quantitative and qualitative methods was adopted for this study. The quantitative method adopts the administration of questionnaires through the Delphi survey, whereas the qualitative method used interviews with the respondents. A two-stage Delphi questionnaire was administered to construction practitioners that cut across academics, the public and the private sectors by adopting convenient sampling techniques and following the Delphi principles and procedures. A total of 63 risk factors were submitted to the expert to rank on a Likert scale of 7 and any risk factors that the mean item score (MIS) falls below the grading scale of the five-point benchmark is deemed not necessary a risk factor associated with PPP MHPs and thereby expunged from the second round of the Delphi Survey. The interview was subsequently applied to the respondents to substantiate the risk factors that are peculiar to PPP-procured mass housing in the study area.

Findings

The findings show that risk factors such as maintenance frequent than expected, life of facility shorter than anticipated and maintenance cost higher than expected fall below 5.0 benchmark with MIS of 4.64 and 4.55 indicating that the risk factors are not peculiar to PPP mass housing in Nigeria.

Research limitations/implications

The implication for practise of this research is that these risk factors provide the PPP stakeholders with the comprehensive checklists that can aid in developing PPP risk assessment guidelines in the sector though both partners should be aware of the dynamic nature of risk because new ones might be emerging.

Originality/value
