Abstract

Purpose

Buildings are among the biggest contributors to environmental impacts. To achieve energy-saving and decarbonisation objectives while also improving living conditions, it is imperative to undertake large-scale renovations of existing buildings, which constitute the greater part of building stock and have relatively low energy efficiency. However, building renovation projects poses significant challenges owing to the absence of optimised tools and methods for planning and executing renovation works, coupled with the need for a high degree of interaction with occupants.

Design/methodology/approach

This paper describes the development of an automated process, based on building information modelling (BIM) and the principal component analysis method, for overcoming building renovation challenges. The process involves the assessment and simulation of renovation scenarios in terms of duration, cost, effort needed and disruptive potential. The proposed process was tested in three case studies; multi-residence apartment buildings comprising different construction components and systems, located in Greece, France and Denmark, on which six different renovation strategies were evaluated using sensitivity analysis.

Findings

The developed tool was successfully able to model and simulate the six renovation scenarios across the three demonstration sites. The ability to simulate various renovation scenarios for a given project can help to strategise renovation interventions based on selected key performance indicators as well as their correlation at two different levels: the building level and the renovated surface area level.

Originality/value

The objectives of this paper are twofold: firstly, to present an automated process, using BIM, for evaluating and comparing renovation scenarios in terms of duration, cost, workers needed and disruptive potential; next, to show the subsequent testing of the process and the analysis of its applicability and behaviour when applied on three live demonstration sites located in three different European countries (France, Greece and Denmark), involving six renovation scenarios.

Abstract

Purpose

This paper aims to explore the gradual commercialisation of second homes in non-urban locations and identifie a spectrum that ranges from lending to rentals to home exchange.

Design/methodology/approach

This paper is a conceptual one based on a review of literature relating to the acquisiting and use of secondary residences or “second homes”.

Findings

This paper observes that the secondary residence is often the object of a material over-investment that is symbolic and mental. The owners never quite leave their main place of residence when in the secondary one. The result is not two complementary spaces, but a hybrid space made up of the interlocking of the two. This paper also concludes that digitalization has made it easier to rent a secondary residence for a short period of time, using for instance the Airbnb platform, thus making it more an object of trade than a second home. From a sustainability perspective, the COVID-19 pandemic is likely to bring to the relatively rapid growth of short-term renting a halt. Further, it may encourage owners to be more psychologically and physically invested in their secondary residence, thereby contributing more to the local economy.

Originality/value

Few authors have considered the way digital tools can alter the relation with the secondary place of residence.

Abstract

Purpose

To understand how people using community public mental health services conceptualize community and their place within it within the post-deinstitutionalization era.

Methodology/approach

Two hundred ninety-four service users completed structured interviews in two urban, outpatient, public, and community mental health facilities in the Northeast. Quantitative and qualitative responses to the MacArthur Scale of Subjective Social Status, Community Ladder version, were analyzed to understand perspectives on community.

Findings

Mean subjective community status ladder score among participants was five (SD = 2.56). Participants identified four broad categories of definitions of community: geographic community; community related to social definitions; contributing to society; and mental health service-user communities. Explanations for the location of their placement on the ladder (subjective community status) include comparisons to self and others, contributions to community, and social relationships. There was also a set of explanations that spoke to the intersection of multiple marginalizations and structural constraints. Finally, we explore relationships among understandings of community and perceptions of place within community.

Originality/value

Community integration is a critical concept for community public mental health services, but little research has explored how mental health service users conceptualize their communities and their roles within them. Understandings of community are crucial to appropriately support peoples’ needs within their communities. Furthermore, participants identify mechanisms that facilitate their personal community standing, and these are areas for potential intervention.

Abstract

Purpose

Quality failures in the design and construction process can entail significant delays and costs. Databases of building defects have proven to be useful for drawing conclusions on underlying causes of building defects and for identifying potential improvement actions to reduce the occurrence of building defects.

Design/methodology/approach

The database comprising 27,074 cases from a Belgian insurance company was studied, and it was found that moisture problems account for 48% of all building defects, and stability problems 23%. To better analyse the geographical variability, the data were enriched with demographical, geographical and climatological factors of the municipality the concerned buildings were located in. This combined information was used to determine underlying external factors that impact the probability that specific types of building defects occur.

Findings

The analysis of the data shows that external factors do indeed have a statistically significant impact. The factor with the highest impact is the number of walls the building has in common with its neighbours. The most significant climatological factor is the wind speed.

Originality/value

A better understanding of the frequency of building defects and factors that contribute to the likelihood are important variables to consider in quality control and prevention.
