Abstract
Purpose
The main purpose of this paper is to systematically identify important factors that are considered in decision making of maintenance cost and discuss how these factors affect maintenance performance.
Design/methodology/approach
This paper employs triangulation technique, which combines quantitative and qualitative approaches. The paper starts with the identification of dominant factors through literature reviews followed by semi‐structured interviews with ten building managers and questionnaire survey. A set of questionnaires are distributed to 200 selected buildings managers in Malaysia. The results from 62 completed questionnaires form a database for the quantitative analysis.
Findings
This paper concludes that the maintenance performance suffers from the insufficient allocation of maintenance cost. The main factors that are usually considered by the building managers in allocation of maintenance costs are availability of funding, client's preference, and economic situation. Associative test results reveal that variance in maintenance cost could be improved by considering condition of building and complaint about building performance during decision making of maintenance cost.
Practical implications
This paper provides information for building manager on important factors that need to be considered during decision making of maintenance cost allocation. This would help the manager improve effectiveness and accuracy in preparing a maintenance budget.
Originality/value
With the building maintenance sector in Malaysia being conditionally driven and usually carried out only when there is money, it is critical that organization make effective decisions on priority. This paper determines the most important factors in decision making of maintenance budget.

Purpose
The complexity and criticality of healthcare services highlight the importance of maintenance management function in healthcare facilities. The purpose of this paper is to review the literature on maintenance management of healthcare facilities and hospital buildings to provide an organized literature review and identify gaps from the perspective of research and practice.
Design/methodology/approach
The paper categorizes the literature and adopts a review hierarchy according to maintenance management functions in hospital buildings. It explores the impact of those functions on the performance of maintenance activities in hospitals. Furthermore, it examines the role of information technology and automated decision support systems in facilitating hospital maintenance management functions and performance.
Findings
Literature on maintenance management in healthcare facilities and hospital buildings has so far been very limited. Recently published literature focusing on healthcare facilities management and its maintenance management functions is classified into various areas and sub-areas. The paper highlights gaps in the literature and suggests avenues for future research and improvements.
Originality/value
The paper contains a comprehensive listing of publications and their classifications according to various attributes. It will be useful for researchers, maintenance managers, practitioners and stakeholders concerned with facility management of hospital buildings.

Purpose
Increasing demand for healthcare services world‐wide creates continuous requirements to reduce expenditures on “non‐core” activities, such as maintenance and operations. At the same time, owners, users, and clients of healthcare expect a high level of built‐facilities performance and minimized risks. The objective of this research is to develop an integrated facilities management (FM) model for healthcare facilities.
Design/methodology/approach
The paper presents a case study analysis of an Israeli acute care hospital, in which the integrated healthcare facilities management model (IHFMM) was implemented, and the findings were examined and evaluated three years later. The case studies investigated the effectiveness of the developed model in terms of maintenance and performance management. The robustness of the model was also examined by applying sensitivity analyses to its parameters.
Findings
Both of the case studies show significant results in predicting FM‐related aspects, such as the level of performance and the required maintenance budgets. The findings reveal a high correlation between the two phases of the case studies in terms of financial outcomes and performance predictions.
Originality/value
The core of the model is based on the strength of identified effects of certain parameters, such as maintenance expenditure and actual service life, on the performance and maintenance of healthcare facilities. The proposed IHFMM addresses two core topics of FM: maintenance and performance, for strategic FM decision making.

Abstract
Purpose
With every passing day, the center of gravity for air traffic for the Middle East and Turkey is shifting toward becoming a center for airway transport, maintenance, repair, overhaul (MRO) and transfer. The MRO sector is gaining importance because of this increase in Turkey. The purpose of this study is to examine the future employability of the graduates receiving civil aviation maintenance training in Turkey.
Design/methodology/approach
The paper uses past seven years’ data about maintenance personnel of Turkey. It includes all-level students, recently working personnel and retired personnel of each year. Regression analysis and Markov analysis were used to show the prediction of aviation maintenance personnel.
Findings
The paper provides quantitative results about employability of maintenance personnel under the real numbers of alumni and working and retired personnel in Turkey. The results show that the number of graduates will be greater than the number of staff members in certifying categories in 2018. Presently, Turkey meets the employment expected, but in the future, aviation maintenance personnel number is rising, and there will be an excess number of graduates left over in Turkey.
Research limitations/implications
Because of the chosen region, Turkey, the research results may lack generalizability. Therefore, researchers are encouraged to conduct analysis for other countries which have an important role in aviation.
Practical implications
The paper includes implications for the government maintenance personnel policy and educational policy for managing all types of maintenance personnel in Turkey.
Originality/value
This kind of personnel needs analysis has not been done before, and this is the originality of this paper. It will in turn lead to an analysis of planning for allocation of maintenance staff and alumni. The authors collected all official numbers about maintenance personnel from Turkish Student Selection and Placement Center of Turkey, Turkish Technic and Turkish Civil Aviation Reports.

Abstract
Purpose
This study investigates the integration of Industry 4.0 (I4.0) technologies with condition-based maintenance (CBM) in upstream oil and gas (O&G) operations, focussing on developing countries like Nigeria. The research identifies barriers to this integration and suggests solutions, intending to provide practical insights for improving operational efficiency in the O&G sector.
Design/methodology/approach
The study commenced with an exhaustive review of extant literature to identify existing barriers to I4.0 implementation and contextualise the study. Subsequent to this foundational step, primary data are gathered through the administration of carefully constructed questionnaires targeted at professionals specialised in maintenance within the upstream O&G sector. A semi-structured interview was also conducted to elicit more nuanced, contextual insights from these professionals. Analytically, the collected data were subjected to descriptive statistical methods for summarisation and interpretation with a measurement model to define the relationships between observed variables and latent construct. Moreover, the Relative Importance Index was utilised to systematically prioritise and rank the key barriers to I4.0 integration to CBM within the upstream O&G upstream sector.
Findings
The most ranked obstacles in integrating I4.0 technologies to the CBM strategy in the O&G industry are lack of budget and finance, limited engineering and technological resources, lack of support from executives and leaders of the organisations and lack of competence. Even though the journey of digitalisation has commenced in the O&G industry, there are limited studies in this area.
Originality/value
The study serves as both an academic cornerstone and a practical guide for the operational integration of I4.0 technologies within Nigeria's O&G upstream sector. Specifically, it provides an exhaustive analysis of the obstacles impeding effective incorporation into CBM practices. Additionally, the study contributes actionable insights for industry stakeholders to enhance overall performance and achieve key performance indices (KPIs).

Purpose
This paper aims to determine the stage of the life cycle where the trucks of a waste collection fleet from a Colombian city are located through a reliability approach. The reliability analysis and the evaluation of curve of operational costs allow to know the moment in which it is necessary to make decisions regarding an asset, its maintenance or possible replacement.
Design/methodology/approach
For a dataset presented as maintenance work orders, the time to failures (TTFs) for each vehicle in the fleet were calculated. Then, a probability density function for those TTFs was fitted to locate each vehicle in a region of the bathtub curve and to calculate the reliability of the whole fleet. A general functional analysis was also developed to understand the function of the vehicles.
Findings
It was possible to determine that the largest proportion of the fleet was in the final stage of the life cycle, in this sense, the entire fleet represent critical assets which in most of cases could be worth replacement or overhaul.
Originality/value
In this study, an address is exposed for the identification of critical equipment by reliability and statistical analysis. This analysis is also integrated with the maintenance management process. This is a broadly interested topic since it allows to support the maintenance and operational decision-making process, indicating the focus of resource allocation all over the entire asset life cycle.

Abstract
Total productive maintenance, or TPM, represents a major shift in the way an organization approaches the maintenance function and implementation typically requires a significant change in organizational culture. Most references on TPM suggest a variety of ways to promote this cultural change, including top management support, training and changes in reward systems. Despite these efforts, many organizations still find it difficult to create the necessary change in culture. This paper proposes an additional means to help bring about the cultural change necessary to make TPM work: mathematical modeling. Using examples of four mathematical models in the maintenance field, the paper describes how such models might be used to promote this cultural change by making the potential benefits of TPM more tangible and objective to employees and by improving employees’ understanding of how their involvement in TPM can affect the organization and its customers.

Purpose
Value driven maintenance (VDM) is a fairly new maintenance management methodology based on four maintenance value drivers and the formula of net present value (NPV) to calculate the value of different maintenance strategies. However, the dependability of the engineering assets needs to be assessed in order to make an estimation of the NPV. Therefore, the purpose of this paper is to critically analyse standardised indicators to find the most essential indicators for the four value drivers and for estimation of the NPV. Terminology containing performance drivers and killers are common in the field of asset management, but not many publications can be found for their detailed descriptions. One section in this paper is therefore dedicated to review these terms. A comprehensive description and classification of performance killers and drivers, and of indicators for VDM are presented in this paper.

Review of literature for technical terminology and review of standards for identification of indicators for maintenance performance measurement and NPV of maintenance.
Findings
Common description of technical terminology, as used by researchers, and identification of the most important indicators for maintenance performance measurement and the NPV of maintenance. Indicators classified under economic, technical, organizational and health, safety and environment (HSE) perspectives from EN 15341 standards are discussed and identified.
Originality/value
Description of emerging terminology in maintenance performance measurement adds to the consistency in communication of researchers and business stakeholders. Also, the identified maintenance performance indicators can facilitate performance measurement of organisations new to the process of measuring and analysing their performance.

Purpose
The purpose of this paper is to propose a methodology to evaluate the annual maintenance budget (AMB) for a plant system as a percentage of its asset replacement value (ARV).
Design/methodology/approach
Variables influencing the budget for the plant system are identified and modeled in terms of a plant maintenance Budget digraph. The nodes in the digraph represent the function of budget influencing variables and edges represent the degree of influence among these. The plant maintenance budget function is derived from the equivalent matrix of the plant maintenance budget digraph and is used to evaluate the AMB for the plant system as a percentage of its ARV. The presented model is illustrated with an example.
Findings
The proposed methodology enables the maintenance managers and practicing engineers to evaluate the AMB for maintenance tasks based on plant specific variables that can vary from one plant to another, without resorting to general rules-of-thumb method of budgeting or to expert judgment.
Research limitations/implications
The methodology suggested does not claim to cover all aspects of budgeting and is confined to direct maintenance costs.
Practical implications
A fair estimation of AMB for a plant system gives an appropriate direction to maintenance actions and ensures that the assets will be kept in healthy and reliable state. This is desirable because it will ensure that maintenance resources are appropriately benchmarked and the resources are utilized judiciously. This ensures maintenance effectiveness.
Originality/value
The paper presents a structural approach to budgeting for maintenance tasks. This approach is valuable for plant managers, with ease in implementation.
