Abstract

Purpose

This paper aims to synthesize and categorize the published literatures related to maintenance strategies formulation, selection and implementation in various industries. The purpose of this paper is to develop a conceptual framework based on literature review for formulation of maintenance strategies, selection and the implementation of selected strategies. Further, to study on impact of maintenance strategies implementation in maintenance function.

Design/methodology/approach

A literature review has been carried out to identify the existing frameworks related to maintenance strategies formulation, selection of maintenance strategy and implementation of maintenance strategy in the industry. Literature support for all the conceptual constructs referred in the framework has been discussed to establish a logical sequence.

Findings

A conceptual framework for maintenance strategies formulation, selection and implementation and its impact in maintenance function has been developed. Further, constructs and sub-constructs which form the basis for maintenance strategies formulation, selection and implementation have been identified from the literatures. In addition, propositions have also been formulated to support the conceptual framework and these propositions provide the logical relationship among the maintenance strategies formulation, selection among the formulated strategies and the implementation of these strategies.

Research limitations/implications

The conceptual framework developed in this paper for maintenance strategy formulation and selection is yet to be empirically tested. The proposed framework can be tested in various industries.

Practical implications

Literature study on maintenance strategy formulation and selection has so far been very limited. Maintenance strategy selection is a critical decision-making problem for the maintenance managers working in the process plant, manufacturing companies, etc. The conceptual framework proposed in this paper will help maintenance managers to asses, formulate, select suitable maintenance strategy and implement for their organization.

Originality/value

The paper provides comprehensive study on maintenance strategy problem which will be useful to researchers, maintenance managers and other professionals in various industries such as process industry, manufacturing industry, etc., to understand maintenance strategy selection problem and implementation of maintenance strategy.

Abstract

Purpose

The purpose of this paper is to show that the increase in competitiveness in relation to requirements regarding quality, availability, safety and service has contributed to demonstrating the need to change the concept of maintenance from a tactical issue to a strategic subject in companies. In order to evaluate the efficiency and effectiveness of the maintenance area, it is essential to carry out an audit that detects and diagnoses the problems that could develop, provides solutions to these dysfunctions and adapts the function of maintenance to the specifications of the standard ISO 9001.

Design/methodology/approach

A maintenance audit is applied to a service company. The methodology applied to design the audit is based on the integration of the weighting technique Simple Multiple Attribute Rating Technique (SMART), the value analysis technique (applied generally to new product design) and an expert system based on rules. The SMART technique provides the weighting between the functions related to sections of the bank entity and through value analysis the limit values for states of functions for each section and the current value for functions of the bank entity can be obtained. By means of decision rules the previous values are interconnected using different first and second level variables to establish the state of the maintenance activities by sections.

Findings

The expert system simulates the behaviour of a human expert specializing in the area, by means of numerous rules and relations between different variables associated with the specific maintenance functions, in order to obtain the maintenance state by sections and the general maintenance state of the bank.

Originality/value

The development of a maintenance audit in a service company, where the number of contributions is very limited, in comparison with manufacturing companies, is presented. Also presented is the integration of decision‐making tools such as the weighting technique SMART with the value analysis technique and rule‐based expert system to create a maintenance audit. The maintenance audit developed can be applied in the context of a continuous improvement environment.

Abstract

Purpose

The purpose of this paper is to develop a strategic maintenance performance measurement system.

Design/methodology/approach

In response to this purpose, a balanced scorecard framework was adopted to assess the contribution of support functions (such as maintenance) to strategic business objectives. A case study approach was used to test the suggested framework at a Swedish paper mill.

Findings

It was found that by using the suggested framework it was possible to measure and identify the cause‐and‐effect relationship of using an effective maintenance strategy, and assess its impact on the company's competitive advantages. For example, it was found that there is potential to, ideally, improve the company's return on investment (ROI) by 9 per cent. This figure represents a projected US$8.4 million in lost profits, which are caused by planned inoperative time and overall equipment effectiveness (OEE) elements. At least 14 per cent of the ROI potential improvements are directly related to the maintenance function as lost profit, which is due to unplanned stoppages and bad quality caused by maintenance‐related problems.

Practical implications

Using the modified BSC provides a framework whereby the contribution of support functions (for example, maintenance) to the strategic business objectives can be assessed. The modified BSC makes it easier for the maintenance and production staff who are technically oriented to communicate with top management in terms that managers understand, i.e. in terms of money. Furthermore, this approach facilitates the making of cost‐effective decisions.

Originality/value

The present study contributes to our knowledge of this process by changing the status of the “maintenance function”. This is done by showing that maintenance is no longer a cost centre, but should be regarded as a profit generating function.

Abstract

Purpose

The purpose of this paper is to provide an overview of research and development in the measurement of maintenance performance. It considers the problems of various measuring parameters and comments on the lack of structure in and references for the measurement of maintenance performance. The main focus is to determine how value can be created for organizations by measuring maintenance performance, examining such maintenance strategies as condition‐based maintenance, reliability‐centred maintenance, e‐maintenance, etc. In other words, the objectives are to find frameworks or models that can be used to evaluate different maintenance strategies and determine the value of these frameworks for an organization.

Design/methodology/approach

A state‐of‐the‐art literature review has been carried out to answer the following two research questions. First, what approaches and techniques are used for maintenance performance measurement (MPM) and which MPM techniques are optimal for evaluating maintenance strategies? Second, in general, how can MPM create value for organizations and, more specifically, which system of measurement is best for which maintenance strategy?

Findings

The body of knowledge on maintenance performance is both quantitatively and qualitatively based. Quantitative approaches include economic and technical ratios, value‐based and balanced scorecards, system audits, composite formulations, and statistical and partial maintenance productivity indices. Qualitative approaches include human factors, amongst other aspects. Qualitatively based approaches are adopted because of the inherent limitations of effectively measuring a complex function such as maintenance through quantitative models. Maintenance decision makers often come to the best conclusion using heuristics, backed up by qualitative assessment, supported by quantitative measures. Both maintenance performance perspectives are included in this overview.

Originality/value

A comprehensive review of maintenance performance metrics is offered, aiming to give, in a condensed form, an extensive introduction to MPM and a presentation of the state of the art in this field.

Abstract

Purpose

The purpose of this paper is to review the literature on Total Productive Maintenance (TPM) and to present an overview of TPM implementation practices adopted by the manufacturing organizations. It also seeks to highlight appropriate enablers and success factors for eliminating barriers in successful TPM implementation.

Design/methodology/approach

The paper systematically categorizes the published literature and then analyzes and reviews it methodically.

Findings

The paper reveals the important issues in Total Productive Maintenance ranging from maintenance techniques, framework of TPM, overall equipment effectiveness (OEE), TPM implementation practices, barriers and success factors in TPM implementation, etc. The contributions of strategic TPM programmes towards improving manufacturing competencies of the organizations have also been highlighted here.

Practical implications

The literature on classification of Total Productive Maintenance has so far been very limited. The paper reviews a large number of papers in this field and presents the overview of various TPM implementation practices demonstrated by manufacturing organizations globally. It also highlights the approaches suggested by various researchers and practitioners and critically evaluates the reasons behind failure of TPM programmes in the organizations. Further, the enablers and success factors for TPM implementation have also been highlighted for ensuring smooth and effective TPM implementation in the organizations.

Originality/value

The paper contains a comprehensive listing of publications on the field in question and their classification according to various attributes. It will be useful to researchers, maintenance professionals and others concerned with maintenance to understand the significance of TPM.

Abstract

Purpose

Although the wind power industry has been booming in China during the last decade, the development of wind turbine aftermarket service is still lagging behind, which seriously affects the operational efficiency of wind farms. If wind turbine manufacturers get involved in the aftermarket, the service pricing policy will impact the profits of both the manufacturer and the wind farm. Therefore, it is necessary to discuss an optimal service pricing strategy in the wind turbine aftermarket and design a method to improve electricity generation efficiency through service contract design. The paper aims to discuss these issues.

Design/methodology/approach

In order to decide the maintenance quantity and channel effort level, the authors design a normal Stackelberg game and an efficiency value-added revenue-sharing contract and discuss two kinds of revenue increment sharing models under situations, in which the supply chain’s leaders are the wind farm and the wind turbine manufacturer, respectively.

Findings

The results show that in either case, there exist optimal power generation revenue-sharing ratios that can maximize profit. At the same time, the authors outline an optimal service pricing policy, maintenance demand policy and channel service effort-level policy. The results summarize the influences of wind aftermarket services on wind farms’ and wind turbine manufacturers’ profit, which provides managerial insights into the process of manufacturing servitization.

Practical implications

The manufacturer’s channel effort level will influence the power generation increments very much, so the authors have developed a mechanism to stimulate the manufacturer improving the efficiency of aftermarket services.

Originality/value

Taking the power generation increment revenue as the profit increment function, the authors discuss the influence of service price on the profit increment of the wind farm and the wind turbine manufacturer and also consider the influence of service price on the wind farms maintenance quantity and wind turbine manufacturers channel effort level.

Abstract

Purpose

This paper aims to address the capability of reliability‐centered maintenance (RCM), which is a preventive maintenance design tool.

Design/methodology/approach

A model named Plant Function Deployment (PFD) is developed, in which the methodology of quality function deployment (QFD) is added to RCM to improve RCM capability in preserving the functions of the plants.

Findings

The objective of preserving the plant functions with least resources, in RCM, is attained more efficiently if the methodology of QFD is added to RCM.

Practical implications

PFD is a model for designing a preventive maintenance program which uses RCM and QFD methodologies. PFD organizes all the important data and information, gathered by RCM, in a matrix chart named The House of Quality. This chart gives a compact and detailed picture of all the relationships between the failure modes and functions of the plant, with logical numerical measures, for evaluating the degree of importance of the failure modes for receiving preventive maintenance tasks. In PFD the maintenance engineers use the information contained in the House of Quality to select preventive maintenance tasks and their frequencies. This causes the designed preventive maintenance program to approach more closely the optimal program with the objective of preserving the plant functions with least resources.

Originality/value

In comparison with RCM, PFD provides additional valuable information about failure modes, in a compact form, which can be used by the maintenance design engineers when they are trying to select the best preventive maintenance tasks for the plants.

Purpose

The complexity and criticality of healthcare services highlight the importance of maintenance management function in healthcare facilities. The purpose of this paper is to review the literature on maintenance management of healthcare facilities and hospital buildings to provide an organized literature review and identify gaps from the perspective of research and practice.

Design/methodology/approach

The paper categorizes the literature and adopts a review hierarchy according to maintenance management functions in hospital buildings. It explores the impact of those functions on the performance of maintenance activities in hospitals. Furthermore, it examines the role of information technology and automated decision support systems in facilitating hospital maintenance management functions and performance.

Findings

Literature on maintenance management in healthcare facilities and hospital buildings has so far been very limited. Recently published literature focusing on healthcare facilities management and its maintenance management functions is classified into various areas and sub-areas. The paper highlights gaps in the literature and suggests avenues for future research and improvements.

Originality/value

The paper contains a comprehensive listing of publications and their classifications according to various attributes. It will be useful for researchers, maintenance managers, practitioners and stakeholders concerned with facility management of hospital buildings.

Abstract

Purpose

To provide a framework that can identify and evaluate the effectiveness of a given maintenance strategy in a company. This can help in the strategic management of maintenance.

Design/methodology/approach

The framework is developed using Hayes and Wheelwright's four‐stage framework on manufacturing strategy as a guideline. To gain a clearer understanding of the framework and its usefulness the subject topic is elaborated in two phases: definition of maintenance strategy, framework description and operationalization using case examples. The scope of the paper is limited to performance measurement of maintenance strategies.

Findings

It is found that the framework is applicable and useful for the strategic management of the maintenance function. The case example depicting the fourth stage shows that maintenance can also contribute to enhancing the competitive advantage of a company.

Practical implications

Given the current position of maintenance, the framework used in this paper also suggests the strategic direction to progress for long‐term effectiveness. It helps in stimulating practising managers to manage maintenance with a strategic thinking and mindset. It also helps them to visualize the capabilities of maintenance in enhancing the competitive advantage of a company.

Originality/value

Unlike other functions like manufacturing and business, the strategic literature on maintenance is meagre. Many tools and techniques have been developed and applied in other fields. However, the applicability of those tools to maintenance function has never been tried. In that respect this topic is new. It helps in managing maintenance more effectively, given its growing technical and technological complexity.
