Abstract

Purpose

Scheduled building maintenance requires appropriate and adequate spare parts to replace existing parts on a regular basis. Management of spare parts is seen as an important criterion to ensure the efficiency of scheduled maintenance. The purpose of this paper is to identify the contributors of spare parts management and investigate the relationship between these contributors and maintenance cost performance.

Design/methodology/approach

This research adopted a quantitative approach, which utilised questionnaire surveys to study the relationship between the contributors of spare parts management and maintenance cost performance. The data were analysed through descriptive analysis, correlation, and regression analysis. Additionally, a case study was examined to validate the results obtained from the survey.

Findings

The results of this research demonstrated that the quality of spare parts (QSP), budget allocation for acquisition of spare parts, and level of stocks were significantly correlated to the maintenance cost variance (MCV). Moreover, the results of the regression analysis indicated that the QSP was the significant predictor of MCV.

Originality/value

This research highlights the importance of spare parts management in building maintenance. It recommends that maintenance management set up a spare parts management department for updating stocks frequently. Meanwhile, the management should avoid ad-hoc acquisition of spare parts, as this is always more expensive. The management should also select spare parts based on quality instead of lowest cost. In addition, building managers should also apply the developed regression model in practice to predict and improve maintenance performance.

Abstract

Purpose

It has been found that the cost for housing maintenance is relatively high due to poor maintenance practices. This paper aims to determine and identify the factors contributing to rising maintenance costs.

Design/methodology/approach

A quantitative approach was adopted that sought to gather factual data using the approach taken by El‐Haram and Horner. The research first identified the critical factors through a literature review. A total of Eighty questionnaires were then distributed to relevant respondents such as building managers or supervisors, maintenance management staff and others. In total, 31 completed questionnaires formed a database for descriptive and ranking analysis.

Findings

The research concluded that five of the most dominant factors were expectation of tenants, building materials, building services, building age and failure to execute maintenance at the right time. Meanwhile, it was found that two of the most influential impacts were outstanding maintenance charges and over‐budget.

Originality/value

Measures to minimise the housing maintenance cost were obtained, such as participation of tenants and residents in housing management works and allows their acceptance of a lower standard expectation.

Abstract

Purpose

The state of public buildings in Tanzania exhibits evidence of a lack of maintenance and repair. Despite efforts to raise the performance of public buildings, little emphasis is placed on maintenance works and related factors affecting maintenance costs of public buildings, which are often high. This study aims to examine factors affecting maintenance costs of public buildings.

Design/methodology/approach

This was a case study involving two government building agencies – Tanzania Buildings Agency (TBA) and National Housing Corporation (NHC). A total of 387 tenants and 29 experts participated in the study. Data were collected using questionnaires and analyzed using Stata version 16 – descriptive statistics feature reporting absolute numbers and frequencies.

Findings

Both tenants and experts ranked building age, poor quality control, building material used, execution of work when it is urgent and inadequate financial resources as major factors affecting maintenance costs of public buildings. In the distinctive rating, tenants ranked resource management as a major factor, while experts ranked ignorance about the property of materials, misuse of buildings and faulty maintenance as major factors.

Research limitations/implications

The study has some limitations such as geographical coverage which is limited to Dar es Salaam and Dodoma regions, hence missing information from other regions may have different experiences. Additionally, data were collected in a self-reported manner which could bring about information bias.

Practical implications

Findings of this study provide an insight on recent developments on the factors affecting maintenance cost of buildings using two cases of NHC and TBA which are single entities owning a substantial amount of housing units in Tanzania. Factors affecting the maintenance cost of public buildings identified in this study is a threshold for experts to devise strategies for minimizing maintenance costs.

Originality/value

To the best of the authors’ knowledge, this is the first study that assessed factors affecting maintenance cost in public buildings run by TBA and NHC from the tenant and expert perspectives.

Abstract

Purpose

The purpose of this paper is to provide a picture of the maintenance management status in a sample of Moroccan industries through highlighting the most impacting factors. A preliminary framework of a maintenance management model is proposed on the basis of the study findings.

Design/methodology/approach

A mixed methods research (MMR), including qualitative and quantitative independent studies, was conducted in a sample of Moroccan industries. The process of collecting data involved submission of questionnaires to industrial managers and on-site visits. Analyzing case studies and correlations between maintenance factors were used to define the status of maintenance management. The preliminary framework of a maintenance management model was presented through a basic graph.

Findings

The surveyed companies have three levels of maintenance management: inner, medium and good. The most impacting maintenance factors include the top management policy and maintenance department approach. Most of the companies surveyed do not have an overall maintenance model, as most of decisions are based on random factors rather than the data analysis approach. The preliminary framework of maintenance management model involves the main factors with recommendations to improve maintenance management performance.

Research limitations/implications

The sample in this study is limited to seven companies in the qualitative study and thirty-one companies in the quantitative study. The informants are the industrial managers of those companies. In order to apply this maintenance model in industry, an advanced version of this model is to be developed through providing key performance indicators (KPI) and an implementation process for each factor, including other participants in the companies from top management and operational levels.

Practical implications

The study may contribute to assess maintenance management and to develop a framework of maintenance management models in industries, especially when no previous basic study was conducted in a specific context.

Originality/value

The original contribution of this paper is using MMR to develop a preliminary framework of a maintenance management model. This methodology aims to narrow the gap between academic studies and maintenance management in industries.

Abstract

Purpose

The purpose of this paper is to review the literature on Total Productive Maintenance (TPM) and to present an overview of TPM implementation practices adopted by the manufacturing organizations. It also seeks to highlight appropriate enablers and success factors for eliminating barriers in successful TPM implementation.

Design/methodology/approach

The paper systematically categorizes the published literature and then analyzes and reviews it methodically.

Findings

The paper reveals the important issues in Total Productive Maintenance ranging from maintenance techniques, framework of TPM, overall equipment effectiveness (OEE), TPM implementation practices, barriers and success factors in TPM implementation, etc. The contributions of strategic TPM programmes towards improving manufacturing competencies of the organizations have also been highlighted here.

Practical implications

The literature on classification of Total Productive Maintenance has so far been very limited. The paper reviews a large number of papers in this field and presents the overview of various TPM implementation practices demonstrated by manufacturing organizations globally. It also highlights the approaches suggested by various researchers and practitioners and critically evaluates the reasons behind failure of TPM programmes in the organizations. Further, the enablers and success factors for TPM implementation have also been highlighted for ensuring smooth and effective TPM implementation in the organizations.

Originality/value

The paper contains a comprehensive listing of publications on the field in question and their classification according to various attributes. It will be useful to researchers, maintenance professionals and others concerned with maintenance to understand the significance of TPM.

Abstract

Purpose

One of the most critical infrastructures is a data center (DC) because of it having many servers, computers and other equipment. DCs provide online services for various companies in the information technology (IT) industry. DC facilities should provide reliable online services while addressing the required quality and performance level considering maximum reliability and availability. The purpose of this study is to represent and classify the main findings in this area and to identify the main research gaps and shortcomings from the perspective of research.

Design/methodology/approach

This paper provides an organized and systematic literature review focusing on topics regarding the operation and maintenance (O&M) management of DCs.

Findings

Although there are several studies on O&M management systems for industrial systems and facilities, a limited number of studies with few methods and models have focused on DCs so far and these facilities require more attention. This paper identifies the issues and challenges for DC buildings and facilities and provides a conclusion of the findings to highlight the main research limitations for discovering new potential methods as future research opportunities.

Research limitations/implications

The paper has highlighted the main practical issues of DCs in terms of maintenance management. Several research works have been discussed specifically for DC’s maintenance, which makes this paper a credible source for researchers, maintenance managers and companies involved in the area of DC. Because several of the reviewed literature were based on real case studies, decision-makers in the DC maintenance sector can take advantage of new research on maintenance scheduling to reduce the costs of maintenance.

Originality/value

The paper has presented a comprehensive list of frequent keywords in recent publications related to O&M management for DCs. It has provided a categorized list of publications based on by their topic, methodology and case study. Because this paper has discussed research works specifically for DC’s maintenance, it is a credible source for researchers, maintenance managers and companies involved in the area of DCs.

Abstract

Purpose

The purpose of this paper is to create a cost model at the general equipment level for industrial maintenance services.

Design/methodology/approach

The study is divided into two main sections. In the first phase the idea is to create a framework for a cost model with a literature review. The second, empirical part of the study is based on costing information from interviews and information given by network companies: a pulp mill, a maintenance company and an equipment provider. The maintenance of three different equipment processes is examined in the network through a case study, to get more specific information from real world situations to develop the model.

Findings

The findings concern the cost items that should be considered in the model, the structure of the model, and how the general cost model is constructed. During the research the model has been extended, and new cost categories included.

Practical implications

The cost model can be used in various performance measurement and decision‐making situations, such as maintenance service pricing, contract negotiations, outsourcing decisions, and life cycle cost management.

Originality/value

The cost model differs from traditional cost models. Earlier models have focused on the perspective of either the service provider or the customer, but not on both perspectives at the same time. However, in order to achieve a win‐win situation in a business network, open books practice is expected from each member of the network.

Abstract

The main objective of this study was to analyse the economics of introducing IT in the maintenance department. The economics in this case was determined by conducting a quantitative analysis on the reduction of operational costs, on increase in productivity and on quality improvement. A comparison was made to analyse company performance in the maintenance before and after the introduction of IT in the maintenance department. The analysis shows that there were reductions of operational and inventory holding costs. Likewise, it was shown that there was also improvement in product quality and productivity.

Abstract

Purpose

The objectives of this paper are to identify and assess the factors that affect the cost of maintenance of hospital facilities.

Design/methodology/approach

The authors conducted a literature review on hospital maintenance cost to identify the factors affecting the cost of maintenance and interviewed a selected group of ten experienced facilities managers of both public and private hospitals. 33 factors were identified, and synthesized in seven groups. A questionnaire survey was developed to assess the factors. Responses were obtained on the developed questionnaire survey by interviewing the facilities managers of the full population of the 40 hospitals in the Eastern Province of Saudi Arabia, 20 of which were public hospitals and the other 20 were private hospitals. The data received were analyzed to identify the level of importance for the factors. The factors were ranked according to their importance index values.

Findings

The most important factors from the perspectives of public hospitals are “transfer of problems from the construction phase to the maintenance phase for resolution”, “lack of coordination between the construction and maintenance group”, and “lack of quality control measures during the installation of systems”. These three factors were all encompassed within the construction group. The most important factors from the perspectives of the private hospitals were encompassed in the statutory requirements and the design phase groups. These factors are “duration of the maintenance contract” and “the method of classifying maintenance contractors”, “errors conducted during the design of the project” and “lack of feedback from the maintenance group to the design team”.

Practical implications

This paper is of practical significance to hospital project managers and facilities managers, as it will prompt the management of hospital facilities to focus on the most important factors affecting the cost of maintenance and thereby reduce that cost.

Originality/value

This paper is original in the sense that the areas of knowledge and practice encompassed in the identified factors were scattered and not available in one source. The factors were derived from personal interviews with selected facilities managers of both private and public hospitals, as well as from the relevant literature.
