Abstract
Purpose
Urban population growth has increased housing density, which has expanded the construction of low-cost low-rise residential in urban areas. Good building performance and effective low-cost low-rise residential quality lead to higher user satisfaction and improve building sustainability. This study aims to focus on the factors influencing the sustainability of low-cost low-rise residential in the West Malaysia urban area to assess resident satisfaction.
Design/methodology/approach
A mixed-mode approach with both qualitative and quantitative were used in this study. Semi-structured interviews were conducted with 12 stakeholders to identify the common factors influencing sustainability in low-cost low-rise residential. Subsequently, questionnaire surveys were formed and distributed among building users to determine the satisfaction level with low-cost low-rise residential building performance.
Findings
The finding demonstrates that accessibility is the key factor to achieving sustainability of low-cost low-rise residential. The finding also related to the factor that influences both stakeholders and building user satisfaction levels. This study also identifies key areas that require attention to improve user satisfaction with building sustainability and building performance of low-cost low-rise residential.
Originality/value
This study aims to determine stakeholder and building user satisfaction levels in relation to the sustainable building factor. A few indicators have been set up to identify the factors that most influence the sustainability and environment of low-cost low-rise residential buildings. Each subchapter has a few recommendations to improve the performance of low-cost low-rise residential. Each of the factors mentioned is related to social, economic and environmental sustainability. In addition, the study discovered a strong connection between low-cost low-rise residential performance and user satisfaction.

Abstract
Purpose
Prefabricated housing has become a boom industry across the world; however, the uptake of offsite construction (OSC) approaches in Australian low-rise buildings is rather low compared with high-rise buildings in other countries. This study aims to investigate and analyse the adoption of different levels of OSC approaches and the selection of different procurement options in Australian low-rise residential buildings.
Design/methodology/approach
The research objectives were pursued through a mixed research method. An empirical questionnaire survey was carried out with 35 professionals in the Australian building and construction industry. Semi-structured interviews were conducted with 20 interviewees and analysed using thematic analysis method in NVivo software.
Findings
The research results found that the most suitable OSC level for Australian low-rise buildings is components-based prefabrication and identified the barriers to OSC uptake for each OSC level. The study also showed that the best option of procuring prefabricated products is from Australian manufacturers, followed by Australian suppliers/dealers and overseas manufacturers. Panelised prefabrication and components-based prefabrication are ranked as the most suitable OSC approaches for Australian manufacturers. Modular prefabrication is regarded as the most suitable for overseas manufacturer, while components-based prefabrication is the most suitable for Australian suppliers/dealers.
Originality/value
The selection of various OSC approaches and different procurement options in the low-rise residential buildings are scarcely explored topic, and thus, this study provides knowledge of interest for both researchers and practitioners.

Abstract
Purpose
This paper aims to investigate the ways that could enhance residents’ social interaction in low-rise residential building neighbourhoods of Basra city in Iraq. The lack of social interaction among residents of Basra city prompted the authors to frame a strategy for this case study.
Design/methodology/approach
The spatial design characteristics of low-rise residential building neighbourhoods implicated to support the residents in terms of social interactions in comparison to those exhibited by a single home and traditional neighbourhoods. The statistical data demonstrated that by using this strategy, several unique features of secured, collective, responsive and supportive spaces could enhance the residents’ social interaction.
Findings
This study found that all collective space factors have a significant influence on social interaction. “Fostering proper proximity and accessibility” factor was ranked first and the most significant factor with an influence on social interaction. Secured spaces (hierarchical spatial structure, physical security supports and construct) have a significant influence on social interaction. The most interesting finding in this study is that all factors of the supportive spaces construct have a significant influence on social interaction. Finally, this study showed that two factors of the responsive spaces construct, increasing variety and increasing legibility, have an insignificant influence on social interaction.
Originality/value
The design of low-rise residential building neighbourhoods in Basra city may be used to develop social interaction as the contributing factor for maintaining values of traditional neighbourhood communities. This study highlights certain recommendations for architects, especially urban designers, to reinforce residents’ social interaction in low-rise residential building neighbourhoods in Basra city.

Abstract
Purpose
The purpose of this paper is to identify appropriate concepts of multi-active façades for the renovation of multifamily buildings in Sweden and to determine which, if any, are financially viable.
Design/methodology/approach
A lifecycle profit (LCP) analysis was used to examine financial viability through a ten-step process, which included identifying concepts, assessing costs and prices, calculating the LCP and performing sensitivity analysis. Two existing buildings – one low rise and the other high rise – were used as reference models.
Findings
The findings were contradictory. Implementing any of the multi-active façade concepts on the high-rise building would be financially beneficial. The opposite was, however, the case for the low-rise building. Two factors causing this contradiction have been identified: the façade material before renovation and the size of the building.
Research limitations/implications
The study is limited to two case buildings situated in Sweden; however, similar buildings represent a significant amount of the existing building stock. Part of the purpose of the study is also to investigate the merits of LCP analysis to evaluate energy-efficient retrofitting. The study implicates the benefits and pitfalls of LCP analysis needed to be considered by researchers and practitioners alike.
Originality/value
The research findings contribute to the understanding of energy-efficient retrofitting of existing multifamily buildings based on prefabricated multi-active façade concepts.

Purpose
Transparent insulation materials (TIMs) have been developed for application to building facades to reduce heating energy demands of a building. The purpose of this research is to investigate the feasibility of TI‐applications for high‐rise and low‐rise office buildings in London, UK, to reduce heating energy demands in winter and reduce overheating problems in summer.
Design/methodology/approach
The energy performance of these office building models was simulated using an energy simulation package, Environmental Systems Performance‐research (ESP‐r), for a full calendar year. The simulations were initially performed for the buildings with conventional wall elements, prior to those with TI‐systems (TI‐walls and TI‐glazing) used to replace the conventional wall elements. Surface temperatures of the conventional wall elements and TI‐systems, air temperature inside the 20 mm wide air gaps in the TI‐wall, dry‐bulb zone temperature and energy demands required for the office zones were predicted.
Findings
Peak temperatures of between 50 and 70°C were predicted for the internal surface of the TI‐systems, which clearly demonstrated the large effect of absorption of solar energy flux by the brick wall mass with an absorptivity of 90 percent behind the TIM layer. In the office zones, the magnitude of temperature swings during daytime was reduced, as demonstrated by a 10 to 12 h delay in heat transmission from the external façade to the office zones. Such reduction indicates the overheating problems could be reduced potentially by TI‐applications.
Originality/value
This research presents the scale and scope of design optimisation of TI‐systems with ESP‐r simulations, which is a critical process prior to applications to real buildings.

Abstract
Purpose
Given the climatic context and economic challenge of Ghana in its developmental strides, energy use of office buildings continues to be a task on the economy. Therefore, the study was about finding measures that could reduce cooling loads in 10 office buildings. The paper presents the outcome of a long-term study of the thermal conditions in a selected number of office buildings in Accra and Kumasi, Ghana.
Design/methodology/approach
Through long-term monitoring of environmental data, the buildings were consequently modelled in a simulation application. Thereafter, a validation of the simulation models (using regression coefficients, r2 of 0.53–0.90) was undertaken towards finding measures to reduce cooling loads.
Findings
The results showed various potentials of efficient lighting, thermal mass, night ventilation, insulation to attic floors, efficient glazing, blind deployments, etc. in reducing cooling loads in the range of 2–17.5%. By combining the potential measures to study their synergistic effects on the loads, 35, 39 and 38% improvements were achieved for the low-rise, multi-storey and fully glazed office buildings.
Originality/value
These potential measures ought to be incorporated in the design, specification, construction and operation of Ghanaian office buildings to reduce the burden on the economy and the environment. Now more than ever, there is the need for climatic regions to come up with empirical data that could help relieve the world's economies from the post-pandemic stress.
