Abstract

Purpose

The purpose of this paper is to examine the factor persuading the acceptance of Islamic pawn broking (Ar-Rahnu) among Islamic bank customers.

Design/methodology/approach

The authors collected the data using a self-administered questionnaire design and analysed using SPSS Statistics and smart partial least square. The study is restricted to only respondents who are based in the area of Klang Valley (Selangor and Kuala Lumpur), as these two areas have a larger number of Islamic banks and a decent number of Islamic banks’ clients. A total of 381 respondents’ responses are used for this study, and the constructs involved for analysis purpose are affect, social factor, facilitating conditions, perceived financial benefits and perceived risk constructs.

Findings

The finding suggests a significant positive association for social factor and perceived risk, while negative association learnt for affect on acceptance of Ar-Rahnu financing. On the same note, the facilitating condition and perceived financial benefit are found insignificantly related.

Practical implications

The findings generated from this study are expected to enrich the literature on the body of knowledge, as it has served to broaden the understanding of the Ar-Rahnu acceptance level in Malaysia. As mentioned, there is limited literature available using this type of financing. Existing studies focus too much on conventional financing products such as personal financing, credit card, short-term loan and many others. Less attention is given to Ar-Rahnu financing. Thus, this study expected to add value to the literature available in the context of Islamic pawn broking business. Moreover, the findings of this study will be very helpful for the Islamic financial institutions to find the best way to retain Ar-Rahnu clients and encourage more client to choose Ar-Rahnu as a mode of financing.

Originality/value

This study owns greater potential to assist Islamic financial institutions to discover the best techniques to retain and encourage the grander number of clients for Ar-Rahnu as a mode of financing.

Abstract

Purpose

The growth of Islamic banking seems to be tremendous and significant in the context of Malaysia. Moreover, together with Muslim loyalty towards Islamic banking, non-Muslims are also showing positive acceptance towards Islamic banking in Malaysia. Thus, this paper aims to examine the drivers of loyalty among non-Muslim in their adoption of Islamic banking products in Malaysia.

Design/methodology/approach

The primary data are collected from the survey administered to non-Muslim clients in Kuala Lumpur and Selangor. The total number of respondents involved are n = 300. The analysis of data is conducted by using a partial least square analysis.

Findings

This study documented that loyalty among non-Muslim Islamic banking customers in Malaysia was mainly driven by convenience, product pricing, reliability and responsiveness, operational risk and security and value added services. Only one variable was found to be insignificant, which was accessibility.

Practical implications

The results from this research is expected to provide important inputs on the critical factors for consideration by Islamic banks in maintaining further loyalty among their non-Muslim customers, thus enhancing the development of Islamic banking in Malaysia.

Originality/value

This paper provides further literature evidence on the factors contributes to loyalty by considering non-Muslims patronization of Islamic banking in Malaysia.

Abstract

Purpose

This study aims to explicitly explore the criteria or attributes that would influence buyer decision on purchasing residential property in Malaysia.

Design/methodology/approach

Generally, a total of 80 respondents participated in this study, and they hail from two states in Malaysia, namely, Kuala Lumpur and Selangor. This study has structured the respondents’ demographic profiles into different categories such as gender, age, marital status, race, education, type of buyer and income level. For the purpose of analysis, this study has incorporated a versatile fuzzy approach known as the analytic hierarchy process to fulfil the objective of study. From the previous literatures, the extracted variables consist of home amenities, location, pricing, developer, financing, structural factor and community amenities.

Findings

The results from priority vector indicate that buyers give higher rank to the pricing (0.2330) criteria as the most influencing factor in buying residential property, followed by other criteria such as community amenities (0.1450), location (0.1430), financing (0.1420), structural factor (0.1260), home amenities (0.1060) and developer (0.1040) in Kuala Lumpur and Selangor. In addition, the consistency index of 0.00384, which is lower than 0.10 (rule of thumb), postulates that the respondents clearly understood the question requirements and there is no inconsistency involved in the result.

Research limitations/implications

This study attempts to discover how all those seven elements influence buyer decision on purchasing residential property. The results indicate that the outcome seems to be reliable and justifiable with the current period in the context of Malaysia housing sector.

Originality/value

This study is expected to provide more insights into the consistency of attributes that influence the purchase of residential property in the context of Malaysia. The points highlighted in this study are expected to benefit various parties such as potential home buyers, housing developers, marketers and government policy regulators, as well as academic institutions, to design a better policy or blueprint that can enhance the development of the housing sector in Malaysia.

Abstract

Purpose

This study aims to investigate the role of psychological factor affecting Malaysian consumers’ purchase intention towards green residential buildings and to examine whether the purchase intention affects their willingness to pay for such buildings.

Design/methodology/approach

In general, a total of 304 respondents participated in the survey of this study and they are from three states in Malaysia, namely, Penang, Selangor and Johor. The Statistical Package for the Social Sciences (SPSS) and partial least square structural equation modelling (PLS-SEM) analyses were performed on the latent variables.

Findings

This study concludes that the main factors influencing consumer purchase intention towards green residential buildings include the attitude towards green residential buildings, the perceived moral obligation, the environmental concern, the perceived value, the perceived self-identity and the financial risk. These do not include subjective norms, perceived behavioural control, performance risk and psychological risk. Subsequently, the purchase intention was found to be an essential predictor of consumers’ willingness to pay for a green home in a green residential building.

Research limitations/implications

Psychological factors are noteworthy determinants in assessing consumer purchase intention toward green residential building in Malaysia.

Originality/value

Going green has become prevalent among Malaysian households, and it should be embraced for promoting green living such as purchasing a green home. This study is expected to provide insights to property developers in designing their marketing and promotion strategies. As for the government sector, the findings are important in view of the recent government blueprint focused on building a sustainable city in near future.

Abstract

Purpose

The purpose of this paper is to illustrate the maintenance prioritising for facilities services in high-rise residential buildings in Peninsular Malaysia. Maintenance prioritisation is becoming more prominent in the building maintenance industry due to budget constraints, poor maintenance management and to yield better maintenance performance.

Design/methodology/approach

Two main categories with eleven facilities services that require maintenance were identified through extensive literature review. A total of 321 returned questionnaires were analysed to distinguish the relationship between the maintenance priority and cost variance. Semi-structured interviews were then conducted to validate the findings.

Findings

The findings revealed that five essential facilities services were significantly correlated to cost variance and a regression model which examines the probability of over-budget was developed. Meanwhile, the interviews recognised that maintenance prioritisation has impact towards maintenance cost.

Research limitations/implications

This research focusses on the maintenance priorities of facilities services and their effects to maintenance cost. However, it is undeniable that the maintenance cost can be affected by other factors, contributing to a lower percentage of the total variance in the regression model. Thus, it creates research opportunity to study the factors (i.e. manpower, materials, wear and tear, etc.) affecting the variance of maintenance cost.

Practical implications

This study is useful to property managers in efforts to enhance the cost performance via appropriate maintenance prioritisation. The essential facilities services should be highly prioritised compared to the value-added facilities services.

Originality/value

The paper signifies the importance of maintenance prioritisation. It serves as a guide to plan and execute maintenance planning in a more logical way within budget and time constraints.

Abstract

Purpose

This study aims to develop a database of existing academic information in house purchase decision (HPD) using systematic literature review (SLR), to facilitate worldwide advancement of research under HPD domain.

Design/methodology/approach

This research examined papers from two reputable databases – Scopus and Google Scholar – from 1992 to 2022 using a scoping review technique (Arksey and O’Malley, 2005) and a theme analysis method. Out of 374, 181 articles fit the inclusion parameters and were evaluated using the theme analysis approach.

Findings

Data from 181 articles was evaluated thematically to create a thematic map of HPD research. Five main themes and their sub-themes were identified: consumer behaviour, housing attributes, factors influencing purchasing decisions, investment analysis and demographics, which proved essential in understanding HPD and customer preferences for house purchase.

Practical implications

Data from 181 articles were evaluated thematically to create a thematic map of HPD research. This SLR intends to provide useful new insights on consumer concerns about home purchases in the rapidly developing residential real estate market and the issues that marketers, housing sector stakeholders, real estate industry and existing and future researchers should prioritize.

Originality/value

This research is unique such that it is the only 30-year-long SLR on the subject matter of HPD. This paper makes a significant contribution to residential real estate domain signifying the present state of research in HPD.

Abstract

Purpose

The purpose of this study is to incorporate a broader set of influencing factors. It is aimed at providing practical insights for policymakers and urban planners to help create equitable and resilient urban areas that improve the quality of life for low-income residents.

Design/methodology/approach

This study uses a modeling approach that integrates metropolitan open data to quantify housing expenses. This model evaluates housing affordability by incorporating 30 different criteria that impact household affordability, allowing for a more comprehensive analysis. It adopts a multidisciplinary approach, considering economic, social and environmental factors in assessing urban housing dynamics, thereby providing a holistic understanding of the complex factors that influence affordability.

Findings

The research shows that considering multiple factors, including accessibility costs, gives a more accurate measure of housing affordability. Applying the model to Pune reveals the complexity of affordability issues beyond just income and housing costs. The model provides valuable insights for both academic understanding and practical urban housing strategies.

Originality/value

The study’s originality lies in its multidisciplinary approach to provide a more holistic assessment of housing affordability. The research offers a novel method of analyzing housing affordability, which is often overlooked in traditional models. The findings hold value for urban planners and policymakers, providing them with actionable data to support equitable urban development and improved housing conditions for low-income populations.

Abstract

Purpose

This study aims to assess the satisfaction level of middle-income group (MIG) residents of government group housings of Kolkata, India. Further, a Composite Satisfaction Index (CSI) was also devised for assessing the satisfaction level.

Design/methodology/approach

The satisfaction level was assessed in three domains – “within premises”, “at neighbourhood” and “with cost” – incurred and questionnaires were designed to conduct primary survey. Question on overall level of satisfaction “with location” was also included. All satisfaction responses were recorded on a five-point Likert scale. Subsequently, a CSI – a weighted average of satisfaction for attribute “with location” and “with cost” – was devised. The weights were assigned through expert opinion survey using Delphi technique. Data being ordinal in nature, a two-step approach was adopted – initially through exploratory factor analysis, contributing attributes were identified and later a Generalised Ordered Logit Model was fitted in STATA. “Monetary benefits” were calculated as a difference of actual expenditure incurred from recommended expenditure towards regular transportation and housing. Mean satisfaction scores for attributes “with cost” were validated with “monetary benefits”.

Findings

Attribute “with cost” contributed significantly towards the overall level of satisfaction “with location”. The computed CSI values also comply with the findings, indicating the reliability of the index in similar contexts. The government group housing model was successful in its outreach towards the intended beneficiaries.

Practical implications

The CSI devised will help the MIG in identifying appropriate residential housing locations and enable policymakers in reviewing group housings.

Originality/value

Residential satisfaction studies were not specific to MIG residents considering attribute “with cost”. Hence, this study contributed to the existing knowledge in this specific context.

Purpose

This study aims to enlighten the effects of Islamic religiosity, Islamic altruism and Islamic debt collection policy (IDCP) on millennials’ acceptability of tawarruq-based ar-rahnu in Malaysia.

Design/methodology/approach

This study applies the factors drawn from the Islamic theory of consumer behaviour (ITCB) and uses data obtained from a survey of 267 respondents to examine the impact of these factors on millennials’ acceptability of tawarruq-based ar-rahnu.

Findings

The findings indicate that Islamic religiosity, Islamic altruism and IDCP are all important factors influencing millennials’ acceptability of tawarruq-based ar-rahnu.

Research limitations/implications

The study is narrowed down in scope in terms of the broader context of tawarruq-based ar-rahnu and the variables retrieved from the ITCB, which may explain its limited impact.

Practical implications

Considering the effects of the variables investigated in this study might assist enhance product acceptance among consumers.

Originality/value

This study is focussed on tawarruq-based ar-rahnu in the context of the ITCB, taking a different approach than past research on the subject.
