Abstract

Small architectural firms (those that employ less than six people) account for an estimated 4525 or 74% of the total number of practices in the UK (RIBA, 2000), and market research has shown that there is a poor uptake of existing project specification information technologies in this sector. We present the results of an analysis of the ways that small practices currently create, manage and communicate project specification information and an overview of our research into new models to support these processes. The research has focused on the creation and population of appropriate, re‐usable information models and we describe these in the context of other modelling initiatives in the Architecture, Engineering and Construction (AEC) industry. The research has resulted in the definition of a large pool of domain specific data objects, which have the potential to provide a generic information resource for the industry. The Architectural Informatics Group, in conjunction with the National Building Specification (NBS), have implemented the results of this research through the development of a new commercial software tool for use in small design practices in the UK.

Abstract

There have been major efforts to develop the technology for integrated construction environments and the mechanisms needed to improve the collaboration between construction professionals. Evidently, the development and usage of such an environment is a complicated task. The two issues that can be among the main contributors to this are: the development of the technology and its effective implementation. These two issues are addressed separately in this paper. The paper first explains the approaches of sharing project information, followed by a review of a recent project in this area, the result of which is a distributed integrated construction environment based on the industry foundation class (IFC), capable of supporting a number of construction applications. This environment is capable of supporting a construction team to work collaboratively over the internet. It then discusses the difficulties facing the successful implementation of such environments in construction organisations. This is addressed within the context of two management models for effective implementation of IT: the resource‐based model and the Nolan model.

Abstract

Purpose

Despite the continuous development of Building Information Modeling (BIM) standards, not all of its dimensions are supported to the same extent. This is the case of Building Automation Systems (BAS) in which the features that are limited mostly to physical setup of devices are supported. These are largely insufficient to support modeling automation scenarios. The purpose of this article is to clarify the gap in the state of the art and define the need for further developments.

Design/methodology/approach

This article explores the existing gap in the literature and discusses the hypothesis of extending BIM to a wider support of BA concepts. Based on an assessment of scientific and technical literature, this study elicits the information requirements of BA and performs a gap analysis with current BIM standards, such as Industry Foundation Classes (IFC).

Findings

Our findings lead us to conclude that there is a lack of completeness regarding features from BAS automation and management levels. Furthermore, it is shown that IFC is the most adequate data model to cover BAS without losing its purpose, but there is still a considerable work that needs to be addressed in future research.

Originality/value

BIM standards such as IFC position themselves as natural candidates for modeling and exchanging information regarding BA. However, the extent to which BIM supports automation features has never been rigorously analyzed. Abstract

Purpose

This paper aims to provide a bibliometric analysis of advances in building information modeling (BIM) research globally. It provides a recent state-of-the-art assessment on trends as it relates to the architecture, engineering and construction (AEC) industry. Being a vastly emerging research area, there is a need for the appraisal of research trends.

Design/methodology/approach

A comprehensive bibliometric analysis was conducted using a dual step filtering system on an initial volume of 2347 documents in the first stage between 2010 and 2020, and of 311 publications in the final stage of the analyses which emphasized more on 2015–2020 from the WoS database. Frequency analyses on the sources, affiliations, authors and country/ region of publication were assessed in the first stage of the analyses. Co-authorship and evidence of author collaboration were also examined. The second stage included a co-occurrence keyword network analysis. Further, text mining/mapping of the abstract of the documents was performed.

Findings

Emerging trends in the field of BIM research include but are not limited to historical building information modeling (h-BIM) applications, the use of blockchain technology, digital twin, Construction Operations Building information exchange (COBiE), Industry Foundation Classes (IFC), dynamo-bim, energy plus software and BIM laser scanning innovations. The possibility of these innovations solving some current BIM challenges were also discussed.

Originality/value

The study provides an insight into the BIM research trends globally while identifying existing challenges. The study uses text mining of unstructured abstracts, which has not been reported in BIM research.

Abstract

Purpose

The purpose of this research is to develop a framework of an ontology-based Asset Information Model (AIM) for a Digital Twin (DT) platform and enhance predictive maintenance practices in building facilities that could enable proactive and data-driven decision-making during the Operation and Maintenance (O&M) process.

Design/methodology/approach

A scoping literature review was accomplished to establish the theoretical foundation for the current investigation. A study on developing an ontology-based AIM for predictive maintenance in building facilities was conducted. Semi-structured interviews were conducted with industry professionals to gather qualitative data for ontology-based AIM framework validation and insights.

Findings

The research findings indicate that while the development of ontology faced challenges in defining missing entities and relations in the context of predictive maintenance, insights gained from the interviews enabled the establishment of a comprehensive framework for ontology-based AIM adoption in the Facility Management (FM) sector.

Practical implications

The proposed ontology-based AIM has the potential to enable proactive and data-driven decision-making during the process, optimizing predictive maintenance practices and ultimately enhancing energy efficiency and sustainability in the building industry.

Originality/value

The research contributes to a practical guide for ontology development processes and presents a framework of an Ontology-based AIM for a Digital Twin platform.

Abstract

Purpose

Successful implementation of a building information modeling (BIM) for building operation and maintenance (O&M) requires purposeful, early-design identification of end-user-specific model exchange requirements. This paper aims to provide a semantic data-rich classification system for model objects to convey facilities management (FM) requirements in BIM guidelines in support of efficient FM-BIM data workflows.

Design/methodology/approach

A modularized, repeatable and technical solution for semantic requirements of BIM exchange objects was developed through ontology-based data mapping of the industry foundation classes. The proposed solution further contextualizes syntax per the buildingSMART Data Dictionary schema and provides an implementation agreement to address the quality issues of discipline BIMs and establish consistent modeling and naming conventions to facilitate automated BIM data workflow.

Findings

The level of semantics (LOS) development framework and the results of LOS implementation focusing on a building mechanical system case project are presented and discussed to showcase the increased efficiency resulting from its implementation throughout the BIM data management workflows.

Originality/value

This study represents a pioneering effort to create and implement the LOS schema as a modularized solution in support of automatic BIM data creation, adjustment, verification and transition across the design, construction and O&M workflows of a large owner organization in the Midwest USA.

Abstract

Purpose

The purpose of the presented research is to investigate which tasks among the ones performed during a buildings’ operational phase are perceived to be more inefficient and to investigate if the information within a building information model (BIM) can help improve task efficiency.

Design/methodology/approach

The Digital Built Britain (BIM Level 3) aims to extend BIM into operation by promoting a life cycle approach for buildings through an integrated digital environment. Nevertheless, the main focus of both BIM Level 2 and Level 3 is mainly on design, construction and hand over; therefore, the current understanding and use of BIM for a buildings’ occupancy phase is still limited. Current literature and research focusing on BIM and building management show only marginal use of the technology, especially in terms of how BIM can be used beside for maintenance.

Findings

The paper presents the results of an online questionnaire survey aimed to ascertain the level of perceived inefficiencies of operational tasks. Through the analysis of Industry Foundation Classes (IFC) data models, the research identifies the data set needed to improve the efficiency of the tasks and presents a structured implementation plan to identify the information that should be prioritized in the model implementation.

Originality/value

The study presents part of a methodology developed by the author aimed to implement a BIM model for existing buildings including information that would support the management of the single facility/portfolio. While other studies have considered BIM and the operational phase, especially in relation to asset maintenance, this study has focused on understanding how the information included in the model can improve task efficiency.

The circular economy (CE) requires that ‘used’ materials continue to be in circulation after their initial use has finished. Materials are typically sourced in the building industry as new materials in bulk that carry guarantees of safety, quality and delivery. The distributed and diverse origins of used materials mean that they do not normally carry these guarantees. Furthermore, existing potential procurement systems for reused materials such as eBay allow users to present their auctions in a loosely structured form that can make it difficult to manage and procure multiple items to satisfy the quantities, condition and type required by the contractor. Therefore, this chapter proposes an information system to support the agile procurement of used materials at a scale that is appropriate for construction projects to support the CE. It describes the development of a tool called ‘JunkUp’ that would allow multiple auctions of similar items from diverse sellers to be managed as a single item. Based on this system, in future work, it should be possible to use this tool to test strategies to address the risk to safety, quality and delivery of reused materials in construction. This should ultimately lead to the opportunity to increase material reuse (and reduce waste) in the building and construction sector and support an agile CE for the building industry.

Abstract

Purpose

This paper aims to develop a framework to represent semantic web query results as Industry Foundation Class (IFC) building models. The subject of interoperability has received considerable attention in the construction literature in recent years. Given the distributed, semantically heterogeneous data sources, the problem is to retrieve information accurately and with minimal human intervention by considering their semantic descriptions.

Design/methodology/approach

This paper provides a framework to translate semantic web query results into the XML representations of IFC schema and data. Using the concepts and relationships in an IFC schema, the authors first develop an ontology to specify an equivalent IFC entity in the query results. Then, a mapping structure is defined and used to translate and fill all query results into an ifcXML document. For query processing, the proposed framework implements a set of predefined query mappings between the source schema and a corresponding IFC output schema. The resulting ifcXML document is validated with an XML schema validating parser and then loaded into a building information modeling (BIM) authoring tool.

Findings

The research findings indicate that semantic web technology can be used, accurately and with minimal human intervention, to maintain semantic-level information when transforming information between web-based and BIM formats. The developed framework for representing IFC-compatible outputs allows BIM users to query and access building data at any time over the web from data providers.

Originality/value

Currently, the results of semantic web queries are not supported by BIM authoring tools. Thus, the proposed framework utilizes the capabilities of semantic web and query technologies to transform the query results to an XML representation of IFC data.

Abstract

Purpose

Facilitating the information exchange and interoperability between stakeholders during the life-cycle of an asset can be one of the fundamental necessities for developing an enhanced information exchange framework. Such a framework can also improve the successful accomplishment of building projects. This paper aims to use Semantic Web technologies for facilitating information exchange within existing building projects.

Design/methodology/approach

In real-world building projects, the construction industry’s information supply chain may initiate from near scratch when new building projects are started resulting in diverse data structures represented in unstructured data sources, like Excel spreadsheets and documents. Large-scale data generated throughout a building's life-cycle requires exchanging and processing during an asset's Operation and Maintenance (O&M) phase. Building information modelling (BIM) processes and related technologies can address some of the challenges and limitations of information exchange and interoperability within new building projects. However, the use of BIM in existing and retrofit assets has been hampered by the challenges surrounding the limitations of existing technologies.

Findings

The aim of this paper is twofold. Firstly, it briefly outlines the framework previously developed for generating semantically enriched 3D retrofit models. Secondly, a framework is proposed focussing on facilitating the information exchange and interoperability for existing buildings. Semantic Web technologies and standards, such as Web Ontology Language and existing AEC domain ontologies are used to enhance and improve the proposed framework.

Originality/value

The proposed framework is evaluated by implementing an example application and the Resource Description Framework data produced by the previously developed framework. The proposed approach makes a valuable contribution to the asset/facilities management (AM/FM) domain. It should be of interest to various FM practices for existing assets, such as the building information/knowledge management for design, construction and O&M stages of an asset’s life-cycle.
