Abstract
Purpose
The purpose of this paper is to compare the different preferences between property practitioners and residential consumers on housing prices in the Jakarta Metropolitan Region.
Design/methodology/approach
The Jakarta Metropolitan Region as the largest metropolitan city in Indonesia was selected as the main sample city for this study. This study comprises 134 respondents from property practitioners and 277 respondents from residential consumers. Data were collected from all regions in Jakarta Metropolitan Region and their respective satellite cities. Descriptive analysis, the correlation study, Wilcoxon t-test and principal component analysis were used to compare the findings between each group’s preferences on housing attributes.
Findings
The results of this research provide an analysis on the different decisive attributes for each group, disparities on the correlation between attributes in housing consumers and property practitioners and disagreements among each group on the attribute preferences influencing housing prices in the Jakarta Metropolitan Region.
Research limitations/implications
In conclusion, the study provides valid and dependable evidence on different consumers and property practitioners attribute preferences for housing products in the Jakarta Metropolitan Region.
Originality/value
This research is the first to compare the attribute preferences for housing products between housing consumers and property practitioners in Indonesia. In addition, this study is one of the first to reaffirm preference attributes influencing housing product prices in Indonesia.

Abstract
Purpose
The purpose of this paper is to unveil how Johor Bahru resident’s conceptions are affected by various structural housing attributes. The determination of an appropriate combination of housing preferences requires a great deal of involvement to balance a complex interplay of factors. This is attributable to this fact that housing preferences involve multiple-criteria decision-making, as each element has its own perceived relative importance. Accordingly, this study examines the resident housing preferences of Johor Bahru located in southern Malaysia with specific emphasis on the priority of structural attributes of housing preferences.
Design/methodology/approach
Using data collected through the theoretical and conceptual framework of non-structural fuzzy decision support system (NSFDSS) applied to facilitate the priority setting process.
Findings
Priority lists of preferences for structural housing attributes showing the contribution of each factor within their respective level and not the contribution of that factor toward the overall housing preferences were established.
Practical implications
By providing primary information about how potential buyers of a new house prioritize the different elements of a house design, the obtained results can make a useful contribution to the knowledge of individuals engaged in the housing development industry.
Originality/value
While in examining consumers’ housing choice and preferences, most studies use the hedonic price framework studying the issue from several aspects, this is first study dedicated to establish a priority of housing attribute using NSFDSS.

Abstract
Purpose
While interior public space can be one of the most important criteria in designing high-rise residential buildings in urban environments in practitioners’ opinion, this study aims at investigating the importance of this criterion from consumers’ lifestyle standpoint. In particular, this study aims to examine the effects of different lifestyle orientations on consumers’ preference for this housing feature. Three relevant lifestyles are investigated including independence, family-orientation and homebody.
Design/methodology/approach
Survey data were collected from 331 owners of high-rise apartments in three residential buildings in urban areas.
Findings
The research results revealed significant and positive effects of independence and homebody lifestyle orientations on consumers’ preference for interior public spaces. Interestingly, a family-oriented lifestyle was found to negatively moderate the effect of a homebody lifestyle on the preference, providing evidence for possible exclusive impacts of different lifestyle orientations on the preference.
Originality/value
This study emphasizes the exclusive impacts of different lifestyles on consumers’ preference for housing features that need to be considered by developers and marketers when designing consumer positions and marketing strategies.

Abstract
Purpose
This paper aims to investigate the housing preference and housing affordability in Malaysian housing markets. There is a lack of research on the gap between supply and demand of houses in this market. Urbanization has increased the demand of houses in urban areas. However, the high demand in residential units increases the housing price which causes the affordability level dropped. Besides, the residences that provided by developers do not meet the expectation of the home buyers. There are three attributes that examined in this research to understand the home buyers’ preference.
Design/methodology/approach
This paper provides quantitative analysis on the housing affordability and the home buyers’ preference. This paper presents the results on the home buyers’ housing affordability and buying preference on houses. In addition, the study further confirmed the significant relationship between monthly income and type of preferred house, as well as monthly income and range of housing affordability using cross-tabulation analysis.
Findings
The findings indicated that the housing price in the current market is not affordable by most of the homebuyers and there are certain attributes that important to home buyers which should not be neglected.
Research limitations/implications
This paper helps to shed light on the planning of Malaysian housing policy especially on the issue of providing affordable housing in urban areas.
Practical implications
Policymakers shall consider the elements of economics, social acceptance and feasibility of Malaysian housing policies to achieve sustainability in Malaysian housing markets. With the current government’s move to promote housing affordability amongst B40 income groups, local government and housing developers should work together in addressing housing demand in accordance to states and ensure that there is a more targeted housing policy.
Social implications
With the detailed analysis on the home buyers’ preference, it helps to promote sustainable housing developments in meeting basic housing needs and preference.
Originality/value
This is the first study to examine relationship between Malaysian housing affordability with monthly income and type of preferred house. In the meantime, the housing affordability is compared with mean housing price and type of perceived affordable house. The paper presented homebuyer’s preference in housing for the consideration of government and housing developers in providing affordable housing.

Abstract
Providing operational approach to end-users' motivational tendencies in housing facilitates user-centered approach enhancing person-environment congruence. The operational approach is highly critical in case of inaccessibility of end-users in decision making, i.e. mass housing. Therefore, this study aims at explaining end-users' housing motivations from their housing attributes preferences, through a theoretical framework developed based on Maslow's theory. The investigation was carried out by using a self-administered questionnaire conducted on 127 Iranian postgraduate students of Universiti Teknologi Malaysia, and their spouse who lived alongside them. They were selected from those who lived more than one year in mass housing apartments in Malaysia. Using exploratory factor analysis, the housing attributes preferences were analyzed to underlie the latent structure and relations among them; the extracted factors were also labeled based on the different level of needs. Then, conducting one sample t-test hierarchical tendencies among the different motivational factors were identified. Referring to Maslow's theory to explain the concept and characteristics of housing needs results in identification of two different categories of housing attributes in association with the different level of needs. Accordingly, primary levels of needs that associate with relatively tangible and concrete attributes are more likely to be content-specific and predictable. The higher levels of needs that associate with relatively complicated and abstract attributes are more likely to be problematical, confusing, and non-predictable.

Abstract
Purpose
The purpose of this paper is to describe the principles of a conceptual model to help developers and housing users achieve their expectations regarding quality, affordability and reasonable profits. Based on the identification of housing user’s preferences extracted from the survey, data are incorporated into model simulations considering budget restrictions for developers as well as for housing users.
Design/methodology/approach
The models’ development was based on fieldwork in Guayaquil, Ecuador, using a method that includes housing users’ preferences. Developed through a “methodological pluralism”, this study identifies people-oriented variables and assumptions. Thus, a more integrated approach is proposed, crossing and covering the fields of different disciplines.
Findings
The study concludes with findings regarding the identification of the most preferred attributes of housing users and the proposal of an alternative method to incorporate quality into model simulations for estimating housing market prices. Through optimizations, it is found that the optimal number of housing units per housing types in urban projects, which translates into more reasonable profits for the developers and the provision of better and more affordable houses for the users.
Research limitations/implications
A more complete assessment of the principles described in this paper will require a larger timeframe and location of application.
Practical implications
The identification of the most preferred attributes of housing users and the inclusion in a conceptual simulation model would help private and public developers to provide better and more affordable houses for users as well as to attain reasonable profits. Further, housing national policy could also be influenced by model’s results.
Social implications
The consideration of housing user’s preferences will entail an improvement of quality of life for social housing projects.
Originality/value
The study’s main original and novel contribution is the development of an approach for the inclusion of housing preferences into model simulations by using quality points and housing demand curves.

The study highlights the attributes important to the customer when purchasing residential property. The Kano model has been used to understand these preferences of consumers. The data are collected across Delhi and the National Capital Region and have been analyzed using the cross-tabulation approach.
Findings
Demographics of the consumers play an important role in deciding purchase of residential real estate. Because of their income level, Indian consumers prefer low-rise residential complexes.
Originality/value
The study helps to understand the diverse behavior of Indian consumers when they invest in the real estate sector, especially residential.

Abstract
A fundamental change in the planning and delivery of new housing projects has taken place in the last years, with the focus shifting towards adding value to projects based on a better understanding of housing preferences. This issue becomes even more critical when it is intended to the provision of affordable houses for low and middle income groups. This paper describes a model designed to help developers and housing users to achieve their expectations regarding quality, affordability and including also reasonable profits. Developed through a “methodological pluralism”, this study identifies people-oriented variables and assumptions. The model was developed based on a case study in the city of Guayaquil-Ecuador, and information obtained from field work research was used to test it. The study examines implications and limitations of the model for inclusion of housing preferences considering local conditions and cultural values. The different parts of the model along with data requirements for each part are described. The paper concludes with findings regarding the identification of most preferred attributes by housing users and the use of alternatives methods to incorporate additional value into projects, translated into more appealing profits for developers and the provision of better and more affordable houses for users.

Purpose
Many of the existing senior living accommodation options in Malaysia are ill-suited to the needs and requirements of seniors as they age further. To establish best practice guidance to meet the housing needs for seniors, the purpose of this paper is to examine the effect of neighbourhood quality, locational and structural attributes on the likelihood of owning a retirement home among the young-old aged 60 to 74 years in Malaysia.
Design/methodology/approach
In this paper, 300 young-old retirees from Greater Kuala Lumpur, Malaysia were interviewed using purposive sampling. Only 240 were used for the analysis.
Findings
The results revealed that respondents are likely to own the retirement home which could support their overall health and well-being within a safe and supportive senior-friendly neighbourhood. Furthermore, respondents are willing to reside in the retirement home that is served with good access to amenities.
Research limitations/implications
The likelihood of young-old seniors adjusting their housing disequilibrium situation is higher as long as the right housing attributes are incorporated into the retirement home.
Practical implications
The results of this paper would be very pertinent for the development of the physical planning guidelines on settlements and facilities for the elderly in Malaysia.
Originality/value
With the change in cultural values, the increasing life expectancy in senior adult population and improved household income in Malaysia, there is great potential for purpose-built senior housing projects for seniors who need help with activities of daily living, but desire to live as independently as possible.

Abstract
Purpose
The purpose of this paper is to examine the apartment preferences of American and Asian college students, the sources of information they use when searching for an apartment and the media that influence their buying decision. This study examines determinant criteria in conjunction with the theory of consumption values and utilitarian versus hedonic attributes.
Design/methodology/approach
Data was collected from multiple apartment complexes in a metropolitan area of approximately 250,000 people with over 70,000 college students. All residents of the apartment complexes were asked to answer an online questionnaire. From those questionnaires, a total of 865 qualified to be in the sample for this research study. Qualification depended on the respondent being a college student and of either American or Asian nationality.
Findings
The apartment attributes that are found to be determinant criteria for college students are categorized according to whether they provide utilitarian or hedonic value. These two values relate to the functional and emotional values within the theory of consumption values. The majority of the apartment attributes identified as determinant criteria provide utilitarian value. Specific apartment attributes are described in the paper. The main apartment attributes for which Asian students differ from Americans center on the Asians’ desire for security and accessibility to where they want to go.
Practical implications
With a rising number of people renting instead of buying a home, apartment complexes continue to multiply. The majority of renters are single persons, thus, the majority of apartments should be designed to appeal to the preferences of singles. College students, both native and international, are part of this coveted consumer market. Hence, developers and marketers would be wise to consider the housing preferences of college students.
Originality/value
This paper contributes original information in two areas pertaining to the development and marketing of apartments: the preferences of American college students and the preferences of Asian college students.
