Abstract

Purpose

The purpose of this paper is to fill an existing gap in the field. A transaction-based hotel price index for Europe is constructed to provide a true measure for hotel real estate performance. The index will enable investors enhance investment decisions in many ways: to assess individual property performance; to make an objective decision about where to invest and in which property type; to assess the relative performance of hotel assets to all other sectors and consequently reach optimal funds allocation decisions. This will allow investors to time their acquisitions/disposals according to the hotel property cycle.

Design/methodology/approach

Data include 495 hotel property transactions in Europe during the period between 2004 and 2013. Transaction prices and property characteristics were collected from a variety sources published by hotel agents and consultants, property magazines, newspapers, tourist board, individual property and hotel association registers and web sites. Data include property name, sale price, size, time of sale, location, buyers and sellers. A hedonic pricing model is developed where the transaction price is regressed on the different characteristics. The index is calculated by taking the anti-logs of regression coefficients of the year index.

Findings

This paper claims that the hotel property price index (HPPI) portrays a more realistic picture of what happened to hotel property prices in 2008 showing a single digit negative growth vs the hotel valuation index which reports a double digit negative growth rate in European hotel prices during the same year. The real impact of recession showed on hotel property prices in 2009. HPPI shows a crash in hotel property prices by -23.7 per cent in 2009. The year 2011 was marked by more sales transacted through administrators and a looming double-dip recession. Unlike appraisal-based indices, HPPI does not suffer from sticky valuation issues and is not desensitise from distressed properties. Therefore, it was more volatile to distressed situations throughout the period between 2011 and 2013.

Research limitations/implications

Results of this study should be considered with caution. There are limitations associated with transaction data including incompleteness or inaccuracies regarding price data, financing information for each deal, property tenure, and property characteristics.

Practical implications

This work has successfully developed an HPPI for hotel property in Europe. This paper paves the way for transaction-based indices that are more volatile than existing appraisal-based indices. This represents a significant development in tracking price movements of hotel properties in Europe. The index has potential to support research and forecasting of the hotel property cycles.

Originality/value

This paper fulfils an identified need to track hotel property prices and timing the hotel property cycle.

Abstract

Purpose

The purpose of this paper is to test for the presence of bubbles in the US lodging/hotel real estate investment trust (REIT) subsector from 1994 to 2016. It also compares the profitability of a buy-and-hold strategy with several technical trading rules when applied to lodging REITs.

Design/methodology/approach

To investigate speculative bubbles, the sequential right-sided unit root tests of Phillips, Shi and Yu (2015a, b) are used.

Findings

The results confirm the possibility of the existence of multiple bubbles and explosive behavior in prices and the price-dividend ratio. One of the detected bubbles coincides with the financial economic crisis of 2008 using both measures. In addition, several technical rules are found to be superior to a naïve buy-and-hold strategy even after adjusting for risk.

Practical implications

These findings will be of interest to policy makers, who can use such models as an early alert to take anticipative action to avoid bursting of bubbles and consequent negative effects on the economy. The findings also provide important information to investors attempting to devise trading rules that utilize the signals from bubble detection, as well as to hotel executives devising policies aimed at reducing risk and creating more firm value to maximize shareholder wealth. Moreover, valuation and bubbles are important to lenders and creditors who use assets as collaterals for financing hotel REITs.

Originality/value

Hotels are a unique hybrid of retail and housing that combine operating business with real estate. This paper is the first to investigate speculative bubbles in lodging REITs.

The development of the tourism and hospitality industry in Belarus has a long-term positive trend. This process is uneven and the growth rate is below the global average. To stimulate the development of the tourism and hospitality industry, measures are being taken in the form of creating visa-free zones, stimulating business activity, holding major sport events. The potential for growth in this industry has not yet been exhausted. The assessment of the competitiveness of Belarus in comparison with the neighboring countries showed that the development of the tourism and hospitality industry requires improvement of the business environment, increase of openness for tourists, strengthening of country marketing in the world tourism market.

Abstract

Purpose

The purpose of this paper is to analyse whether hotels that use a revenue management system (RMS) outperform non-RMS-users in a context of decreasing demand.

Design/methodology/approach

A database of chain hotels with a rating of three or more stars was used to estimate MANOVA and ANOVA models to analyse the role of RMSs in hotel performance.

Findings

In a context of strong competition in prices and surplus capacity, the findings suggest that RMSs have been more effective in improving occupancy than in achieving higher rates. Also, the use of RMSs did not have a significant impact on hotel labour productivity.

Research limitations/implications

Managers may believe that they have adopted an RMS when, in fact, they have not fully done so. In addition, establishment-level unobserved heterogeneity, such as the quality of management or unobserved quality of service, cannot be fully controlled because of the nature of the data used. The main implication of this paper is that the potential of RMSs as revenue enhancer might be influenced by unstable market and economic conditions. However, the absence of significant effects on RevPAR performance might be also the result of firms’ adopting inadequate RM strategies. Further research could investigate whether the findings are context-specific or whether firms are failing to implement effective RMSs for other reasons.

Originality/value

The approach used in this paper is new to the literature, given that it uses statistical methods to analyse the impact of implementing an RMS on hotel performance under specific economic conditions and using alternative indicators.

Abstract

This paper reports on a study about applying regression techniques to identify the determinants and functional forms of tourism hotel expenditure in Hong Kong. Annual time series data from 1983 to 1997 of average room rate, the number of visitor arrivals, the service price index, and hotel accommodation rates were hypothesised to affect tourism hotel expenditure. Seven exogenous variables were selected for regression model development in both linear and log‐linear forms. In view of the potential problems of multicollinearity between the independent variables, and therefore the associated instability of the regression coefficients, stepwise regression analyses were employed to improve the initial model. Final empirical results showed that the hotel expenditure in Hong Kong could be explained by four of the seven exogenous variables. A log‐linear form of the regression model appeared to slightly outperform the linear form.

Abstract

Purpose

The purpose of this paper is to examine the extent to which price competitiveness accounts for the observed precipitated decline in the number of meetings taking place in Macau from 2009 to 2012, in spite of the rapid growth in overall tourism, diversification in its tourism offering, and the sizable expansion of its capacity and facilities for hosting business tourism over the same period.

Design/methodology/approach

Analyzing historical as well as comparative data in a cross-section analytic design, the study suggests an implied competitive price range (using comparative accommodation prices as a proxy) beyond which financial incentives may be ineffectual in attracting meetings

Findings

Examination of price levels as a proxy of competitiveness in attracting meeting events in the single case of Macau proved inconclusive. Other factors beyond mere price competitiveness likely account for the declining number of meetings in Macau from 2009 to the end of 2012.

Originality/value

Overall, the above findings pose a challenge for the continued general development of MICE industry in Macau and its meetings industry in particular. Despite the noble and generous efforts of its government agencies to arrest the decline in the number of meetings and maintain Macau’s position as a meetings industry hub through monetary incentives and subvention packages for organizers, it would benefit them and the private sector to explore channeling more resources toward addressing the fundamental and structural factors that can improve long-term competitiveness in attracting more meeting events.

Abstract

Building on a TripAdvisor data for five Mediterranean destinations, namely, Greece, Croatia, Italy, France and Spain, this study analyses the constituents of restaurants' online reputation and their interrelation with destination competitiveness, in particular two Travel and Tourism Competitiveness Index (TTCI) pillars, namely, Prioritisation of Travel and Tourism and Price Competitiveness.

The analysis has revealed that restaurants' online reputation is positively influenced by two factors, namely, Core elements, i.e. cooking, service and price-quality ratio, and Price. Furthermore, the restaurants' online reputation does not influence destination competitiveness (TTCI) directly, but indirectly throughout its main constituents, i.e. service and price. Price is the only variable with significant influence on overall TTCI. Within the sample of these destinations, Balkan countries, i.e. Greece and Croatia, perform very well in terms of their restaurants' online reputation. On the other hand, considering the overall TTCI rating, their competitive positions are substantially lower than those of Italy, France and Spain.

The study provides new insights into the relationship between gastronomic offer and destination competitiveness, and valuable practical implications for destination and hospitality management. Moreover, this study addresses various gaps in existing research on this topic. Specifically, it validates the reputation elements presented online using TripAdvisor data and analyses the impact of electronic Word of Mouth (eWOM) not only as the outcome variable of other constructs, as is the case in the literature, but also as a central construct of the analysis. In doing so, it extends current research on this topic and fills the gap regarding the inclusion of the supply-side stakeholder perspective, which has long been recognised as necessary in any attempts to measure competitiveness.

Abstract

Purpose

This study aims to examine the relationships between tourism destination competitiveness (TDC) determinants and tourism performance. This study specifically assessed the soundness of the TDC attributes and evaluated their ability in explaining tourism performance.

Design/methodology/approach

The Dwyer and Kim’s (2003) destination competitiveness integrated model (IM) was used. Secondary data of 115 nations available from the Travel and Tourism Competitiveness Index (TTCI) and other international reports were also used. The hypothesised relationships were tested via partial least square-structural equation modelling (PLS-SEM).

Findings

This study confirms that the core resources, complementary condition, globalisation and tourism price significantly explain tourism performance. Results have shown differences in the competitiveness level and actual performance among nations, highlighting specific limitations of the current TDC model and TTCI report reliability.

Research limitations/implications

Future study could segment the sample base on destinations characteristic and then analyse it based on smaller sub-samples of similar destinations. Moreover, drivers of destination performance in developed and less develop destinations are quite diverse.

Practical implications

The incorrect competitiveness ranking evaluation will affect inward investment decisions. This study framework enables policymakers to arrive at more informed decisions than merely relying on the original competitiveness rankings.

Originality/value

The widespread acknowledgment of the importance of competitiveness for a tourism destination's success suggests that there is a crucial need for sound benchmarking of countries’ competitive capabilities. The proposed competitiveness determinants aid the policymakers in identifying the best competitiveness and tourism performance predictors, as well as how to identify crucial factors affecting the rankings.

Purpose

This paper explores the role of Airbnb listings on hotel revenues in certain popular Greek tourist destinations.

Design/methodology/approach

This paper explores the role of Airbnb listings on hotel revenues in certain popular Greek tourist destinations. The analysis makes use of the panel GMM method, while the findings document that the Airbnb listings exert a negative impact on hotel revenues.

Findings

The results indicate that it is primarily non-business and low-price hotels that are being influenced, while the hotel industry responds to the competition through lower room prices and not through occupancy rates. The paper documents that although the Airbnb is a new factor in the Greek tourism industry, it has turned into a significant competitor against hotels.

Originality/value

This is the first paper which documents that although Airbnb is a new factor in the Greek tourism industry, it has turned into a significant competitor against hotels. The findings are expected to provide further insights into the workings of the sector and the potential regulated policies needed to be adopted.

Abstract

Purpose

This article intends to analyse the explanatory power of the Travel and Tourism Competitiveness Index (TTCI) and some of its constituent factors on national success metrics in managing the initial surge of the COVID-19 pandemic.

Design/methodology/approach

The authors study the outbreak control effectiveness of 132 countries during the first semester of 2020. The authors apply generalized linear regression models and weighted least squares models using 6 COVID-19-related dependent variables, 9 TTCI-related independent variables and 12 control variables.

Findings

The results suggest that countries with superior TTCI values and selected constituent factors have the highest daily averages of coronavirus infections and fatalities per million and the highest speed rates of COVID-19 spread. The authors also find that these countries have the shortest government response time, the lowest daily average of the social restrictions index and the shortest time from the first case reported in China to the first case reported nationally.

Originality/value

To the best of the authors' awareness, no previous study exists analysing the statistical relationship between the TTCIB and some of its constituent factors with the selected metrics of national success at managing the initial surge of the COVID-19 pandemic. This fact represents the primary evidence of this article's unique contribution.

本文擬分析旅行及觀光競爭力指數、以及其部份構成因素,如何影響有關國家在新型冠狀病毒肺炎大爆發初期控制病毒傳播方面的成功指標。

研究設計/方法/理念

我們就132個國家於2020年上半年控制肺炎爆發方面的表現進行研究。我們以廣義線性回歸模型和加權最小平方法進行分析研究,當中使用了六個與新型冠狀病毒肺炎有關的因變數、九個與旅行及觀光競爭力指數有關的自變數、和12個控制變量。

研究結果

研究結果暗示、在擁有優越的旅行及觀光競爭力指數值和選定的構成因素的國家,以百萬人來計算,每日冠狀病毒感染及死亡的平均數字是最高的; 而且,新型冠狀病毒肺炎的傳播速度也是最高的。研究結果亦顯示、在這些國家,政府反應所需的時間是最短的,社會限制指數的日均值是最低的,以及首宗在中國被報導的個案與首宗在有關的國家被全國性地報導的個案之間的時間距是最短的。

研究的原創性/價值
