Abstract

Purpose

Using building information modelling (BIM) technology, a conventional structure in this study was converted into a green building to measure its energy usage and CO2 emissions.

Design/methodology/approach

Digital images of the existing building conditions were captured using unmanned aerial vehicle (UAV), and were fed into Meshroom to generate the building’s geometry for 3D parametric model development. The model for the existing conventional building was created and converted to an energy model and exported to gbXML in Autodesk Revit for a whole building analysis which was carried out in the Green Building Studio (GBS). In the GBS, the conventional building was retrofitted into a green building to explore their energy consumption and CO2 emission.

Findings

By comparing the green building model to the conventional building model, the research found that the green building model saved 25% more energy while emitting 46.8% less CO2.

Practical implications

The study concluded that green building reduces energy consumption, thereby reducing the emission of CO2 into the environment. It is recommended that buildings should be simulated at the design stage to know their energy consumption and carbon emission performance before construction.

Social implications

Occupant satisfaction, operation cost and environmental safety are essential for sustainable or green buildings. Green buildings increase the standard of living and enhance indoor air quality.

Originality/value

This investigation aided in a pool of information on how to use BIM methodology to retrofit existing conventional buildings into green buildings, showing how green buildings save the environment as compared to conventional buildings.

Abstract

Purpose

This study aims to examine the awareness of the inhabitants regarding energy consumption in relation to comfort in Tlemcen and analyze the paths of influence and the effects of individual objective and subjective characteristic factors. This determines the factors' level of perception of the importance of energy retrofitting.

Design/methodology/approach

As part of an exploratory empirical study, this paper further discusses accompanied survey data from a sample of 208 properties, through a triangulation of in-depth qualitative studies and quantitative studies developed and analyzed by SPSS software (the Statistical Package for the Social Sciences).

Findings

Analysis of the results of the survey shows that the respondents have a level of awareness on comfort linked to energy savings but they lack guidance and recourse to specialists. The conclusion is that resident awareness is crucial and beneficial and that the key socio-demographic characteristics to determine the perception factors are related to age, occupation, household size and time lived in the house.

Originality/value

By exploring some of the key insights from the survey, this research improves residents' perception of the importance of energy retrofitting in the residential sector, highlighting the importance of priorities. This influences public attitudes and contributes to raising awareness in order to provide useful results for developing, in future studies, motivational strategies for these inhabitants. The present research is expected to add value to existing studies academically and methodologically and provide policy guidance to policy makers and other energy efficiency (EE) practitioners in the Maghreb region and beyond.

Abstract

Purpose

The Recast Energy Efficiency Directive 2023 has defined the concept of “split incentive,” also known as “tenant-owner dilemma.” This dilemma refers to the situation where neither landlords nor tenants have incentives to invest in energy efficiency upgrades. Although the Energy Efficiency Directive calls Member States to overcome legal barriers to remove split incentives and to encourage retrofits, the list of possible measures is too vague. This paper aims to discuss tenancy law measures designed to increase the energy efficiency of residential housing and to detect which Member States have already addressed this phenomenon.

Design/methodology/approach

This paper analyses, from a civil legal perspective, the possible private law barriers arising from the tenant-owner dilemma when performing energy efficiency works in selected countries and proposes legal reforms in tenancy law and related policies to overcome them. To do so, this paper follows a legal-dogmatic and comparative law methodology.

Findings

This paper concludes that some tenancy law provisions, such as the possibility to increase the rent after energy efficiency renovations and long-term leases, may challenge the tenant-owner dilemma in private rented markets, thus promoting renovations and retrofitting for energy efficiency purposes. It also proposes other policies intended to increase parties’ willingness to undertake works.

Research limitations/implications

More research on the economic and legal efficiency to regulate some of the civil law measures to challenge the tenant-owner dilemma should be necessary.

Practical implications

The civil law measures included in this paper may help national policymakers meet the energy efficiency targets, according to what is established in the Recast Energy Efficiency Directive 2023.

Originality/value

Based on the economic theory of the tenant-owner dilemma, this paper investigates the elements of tenancy law that may contribute to less energy-efficient homes, proposing policies for those countries interested in addressing the energy-efficiency challenge from a private law point of view.

Abstract

Purpose

The concept of aging-in-place has gained notable significance in the last decade due to a dramatic demographic shift in global population dynamics that have considerably affected the ability of societies to adequately cater for their aging population. This paper examines some of the barriers to aging-in-place in the context of health needs, housing design and the role of retrofitting/smart home technologies in overcoming these barriers.

Design/methodology/approach

Using a narrative literature review approach, the authors undertook a comprehensive search of recent relevant literature focusing on five core thematic areas: health and aging, aging in place, barriers to aging in place, retrofitting and smart home technologies for successful aging in place. The authors entered appropriate keywords into interdisciplinary research databases and synthesized a coherent narrative discussing the thematic areas using the data extracted from the literature search.

Findings

There is a bidirectional relationship between aging and the home environment. Barriers to aging-in-place are mainly related to progressive decline in health, which alters the environmental needs of individuals. Appropriate building designs can significantly facilitate aging-in-place. The authors, therefore, highlight the role of retrofitting and smart home technologies as practical solutions to the challenges of the aging-in-place.

Practical implications

Forward planning in building design is essential to guarantee that the home environment is well adapted for the challenges of aging-in-place while also promoting healthy aging.

Originality/value

The paper shows the relationship between aging and the home environment and how building design considerations could enhance healthy aging-in-place.

Abstract

Purpose

Proper performance assessment of residential building renovation is crucial to sustainable urban development. However, a comprehensive review of the literature in this research domain is lacking. This study aims to uncover the study trend, research hotspots, prominent contributors, research gaps and directions in this field.

Design/methodology/approach

With a hybrid review approach adopted, relevant literature was examined in three stages. In Stage 1, literature retrieved from Scopus was screened for their relevance to the study topic. In Stage 2, bibliographic data of the shortlisted literature underwent scientometric analyses by the VOSviewer software. Finally, an in-depth qualitative review was made on the key literature.

Findings

The research hotspots in performance assessment of residential building renovation were found: energy efficiency, sustainability, thermal comfort and life cycle assessment. After the qualitative review, the following research gaps and future directions were unveiled: (1) assessments of retrofits incorporating renewable energy and energy storage systems; (2) evaluation of policy options and financial incentives to overcome financial constraints; (3) establishment of reliable embodied energy and carbon datasets; (4) indoor environment assessment concerning requirements of COVID-19 prevention and involvement of water quality, acoustic insulation and daylighting indicators; and (5) holistic decision-making model concerning residents' intentions and safety, health, well-being and social indicators.

Originality/value

Pioneered in providing the first comprehensive picture of the assessment studies on residential building renovations, this study contributes to offering directions for future studies and insights conducive to making rational decisions for residential building renovations.

Abstract

Purpose

The aim of this research is to investigate the impact of thermal, acoustic and HVAC upgrades on the perception of the quality of life among residential building occupants.

Design/methodology/approach

The present study used a quantitative research approach, utilizing a questionnaire as the research instrument. A survey was conducted with 1,119 residential apartment building occupants in Prishtina, Kosovo, using a stratified random sampling method for selection of participants.

Findings

The present study used quantitative research with a questionnaire as the research instrument. The survey was conducted with 1,119 residential apartment building occupants in Prishtina, Kosovo, using stratified random sampling. The study found that thermal retrofits, acoustic retrofits and HVAC upgrades as a whole model affect the perception of the quality of life of residential building occupants in Prishtina, Kosovo. However, the study found that not all dimensions of the constructed research model (thermal, acoustic and HVAC) affect the perception of the quality of life of residential building occupants. Specifically, thermal retrofitting seems to strongly influence the perception of quality of life, while HVAC upgrades do not seem to have an impact on the quality of life of occupants. Finally, acoustic retrofits also influence the perception of the quality of life, although not to the same degree as thermal retrofitting.

Research limitations/implications

The present study contributes to understanding the role that thermal retrofits, acoustic retrofits and HVAC upgrades play in the perception of quality of life by building occupants in an understudied region with a booming real estate sector such as Kosovo. The study also highlights the need for further analysis to understand why HVAC upgrades do not seem to influence the perception of quality of life by residential building occupants in Kosovo.

Originality/value

The present study is the first to quantify the impact of thermal, acoustic and HVAC upgrades on the perception of the quality of life of residential building occupants in Prishtina, Kosovo.

Abstract

Purpose

The building sector contributes one-third of the energy-related carbon dioxide globally. Therefore, framing appropriate energy-related policies for the next decades becomes essential in this scenario to realize the global net-zero goals. The purpose of the proposed study is to evaluate the impact of the widespread adoption of such guidelines in a building community in the context of mixed-mode buildings.

Design/methodology/approach

This study decentralizes the theme of improving the energy efficiency of the national building stock in parcels by proposing a community-based hybrid bottom-up modelling approach using urban building energy modelling (UBEM) techniques to analyze the effectiveness of the community-wide implementation of energy conservation guidelines.

Findings

In this study, the UBEM is developed and validated for the 14-building residential community in Mumbai, India, adopting the framework. Employing Energy Conservation Building Code (ECBC) compliance on the UBEM shows an energy use reduction potential of up to 15%. The results also reveal that ECBC compliance is more advantageous considering the effects of climate change.

Originality/value

In developing countries where the availability of existing building stock information is minimal, the proposed study formulates a holistic framework for developing a detailed UBEM for the residential building stock from scratch. A unique method of assessing the actual cooling load of the developed UBEM is presented. A thorough sensitivity analysis approach to investigate the effect of cooling space fraction on the energy consumption of the building stock is presented, which would assist in choosing the appropriate retrofit strategies. The proposed study's outcomes can significantly transform the formulation and validation of appropriate energy policies.

Abstract

Purpose

Exposure to poor indoor air in refurbished buildings is a matter of health concern due to the growing concentrations of various contaminants as a result of building airtightness without amendment of ventilation, or the use of building materials such as glue, paint, thinner and varnishes. Recent studies have been conducted to measure indoor air pollutants and assess the health risks affecting the quality of life, productivity and well-being of human beings. However, limited review studies have been recently conducted to provide an overview of the state of knowledge. This study aims to conduct a scoping review of indoor air quality (IAQ) in the context of refurbished or energy-retrofitted buildings.

Design/methodology/approach

A systematic screening process based on the PRISMA protocol was followed to extract relevant articles. Web of Science, Scopus, Google Scholar and PubMed were searched using customised search formulas. Among 276 potentially relevant records, 38 studies were included in the final review covering a period from 2015 to 2022.

Findings

Researchers mapped out the measured compounds in the selected studies and found that carbon dioxide (CO2) (11%) and total volatile organic compounds (11%) were among the most commonly measured contaminants. Two trends of research were found including (1) the impact of ventilative properties on IAQ and (2) the impact of introducing building materials on IAQ.

Originality/value

The contribution of this study lies in summarising evidence on IAQ measurements in refurbished buildings, discussing recent advancements, revealing significant gaps and limitations, identifying the trends of research and drawing conclusions regarding future research directions on the topic.

Abstract

Purpose

As climate change has become a growing concern, sustainable development has become increasingly important. Emissions reduction is a key step for more efficient energy use. In the last few years, the residential building sector in Croatia has received financial support for multi-dwelling building energy efficiency retrofits (EERs). However, some of these projects encountered difficulties due to information asymmetry between the key participants. This study aims to address the problem from the perspective of the principal-agent theory, which is concerned with information asymmetry and the asymmetry's repercussions.

Design/methodology/approach

A social network analysis is conducted to reflect the operation and management (OM) details of Croatian multi-dwelling buildings. The key stakeholders of EER are mapped, along with the contractual and communication ties between them. Using the Gephi software, relationship data are visually represented and statistically evaluated.

Findings

The analysis indicated two different clusters or groups of stakeholders in EERs in Croatia and enabled the mapping of key relationships between stakeholders. The findings stress the importance of the key relationship between owner representatives (ORs) and property managers (PMs).

Originality/value

The contribution of this study is the development of framework for blockchain implementation in EERs, which can be adapted for use in different markets and/or projects. Blockchain is proposed for minimization of information asymmetry between different stakeholders. Blockchain enables communication and cooperation during project development and enhances trust among stakeholders.

Purpose

The COVID-19 pandemic has caused a dramatic impact on energy supply and demand. It is vital to understand households’ behaviour with regard to energy, particularly during the pandemic, to deploy future sustainable energy systems. This study aims to investigate the nexus of Malaysian households’ energy consumption behaviour in relation to various electrical appliances, their energy-saving appliance purchasing behaviour and their current possession of energy-saving appliances during the pandemic, especially during the lockdown period, from the perspective of the energy cultures framework.

Design/methodology/approach

The partial least squares structural equation modelling technique was used to test hypothesised relationships based on the 1,485 pieces of household data collected using an online and physical survey during the lockdown period in Malaysia.

Findings

The energy-saving behaviour cultivated due to the impact of the COVID-19 pandemic led to residential customers’ intentions to purchase energy-saving appliances which subsequently led to their current possession of energy-saving appliances. Indeed, energy-saving behaviours in the kitchen, entertainment, office, home lighting and cooling appliances have more than 77.4% influence on their purchasing behaviour. The consumer’s purchase behaviour for energy-saving appliances has a significant, partially mediating influence on the energy-saving behaviour of various electrical appliances and the consumers’ current possession of energy-saving appliances.

Research limitations/implications

This study could be enhanced by improving the sample using a higher-income group and involving other parts of Malaysia such as the southern region. The findings do extend the energy cultures framework by demonstrating the mediating role of households’ energy-saving appliance purchasing behaviour on the relationship between their energy consumption behaviour in relation to various electrical appliances and their current possession of energy-saving appliances.

Practical implications

The results of this study will help develop future action plans for transitioning to energy-saving appliance practices.

Originality/value

This paper examines the effects of the COVID-19 pandemic on future energy efficiency practices in developing countries from the perspective of the energy cultures framework.
