Abstract

Purpose

The purpose of this paper is to investigate the challenges faced by occupants and fire fighters during evacuation and rescue operations in high‐rise buildings.

Design/methodology/approach

The paper has analysed the published literature for the purpose of identifying and examining the factors that make high‐rise buildings a high‐risk type of facility to fire and the common avenues of fire spread in high‐rise buildings. The paper then investigates a number of evacuation strategies in high‐rise buildings and the set of human factors affecting high‐rise evacuations. It also discusses the challenges that building occupants and fire departments face during a fire emergency.

Findings

The paper has established that high‐rise buildings are a high‐risk type of facility in fire emergencies due to a combination of three risk factors. The characteristics of the occupants to consider when designing the means of escape were identified, and the challenges faced by fire fighters during rescue operation in high‐rise fires were classified under five main categories.

Originality/value

The paper provides for an exchange of knowledge, thus facilitating a better comprehension of the roles of designers, building services engineers, facility managers and professionals in safety in the provision and maintenance of safety systems in high‐rise buildings.

Abstract

Purpose

The aims and objectives of this research are to establish whether or not the transition into green building in high-rise construction is practical. This is after considering several perspectives including financial, economic, environmental, and social. This subsequently leads to an evaluation on whether or not the continuation with a standard conventional build of high-rise buildings remains to be the most feasible option. Such objectives, therefore, aim to allow for validation of how and why high-rise construction designs are impacted through green buildings effects.

Design/methodology/approach

Through six defined steps, the methodology commences with an introductory section of what it means to build green. This section is further broken down to evaluate what factors are involved in constructing a green building. Furthermore, the life cycle energy (LCE) is used as a framework to evaluate the knock-on effects of green buildings and subsequent high-rise construction design implications.

Findings

Through defining the ongoing relationship of green materials and sustainable design, various implications for high-rise constructions were discovered. First and foremost, it was determined that the LCE is the central consideration for any high-rise building design. In evaluating the LCE, and overall operating energy of the 50-year cycle of a building was carried out. As the results showed, the operating energy represents around 85% of the total energy that is consumed at the end of the 50 years cycle of the building. Precise LCE calculation can lead to a more efficient design for high-rise buildings. As a result, an increased understanding of the current status of green buildings within the construction industry is paramount. This understanding leads to a better insight into the contributing factors to green building in high-rise construction and the construction industry in general.

Originality/value

The potential contribution that can be gained from this research is the awareness that is raised in the research and development of green buildings in high-rise construction. This can be achieved by using certain materials such as new energy-efficient building materials, recycled materials and so on. This research will contribute to defining a new way of sustainable buildings, particularly for high-rise construction. The outcome of the research will be beneficial for practitioners such as design engineers and other related professions.

Abstract

This study provides insight into using ecological design principles in designing high-rise buildings for increasing the ecological capacity of a region. It is a descriptive-analytical survey, which starts with the literacy of the subject, and continues by analyzing successful ecologically designed case studies around the world and notes that by using ecological design principles in designing high-rise buildings, can increase the ecological capacity of a region in order to meet its occupant needs. It indicates that by the industrialization of cities, due to population growth, the value of the land and lack of it for growing population to be settled in, designing high-rise buildings may be the best solution to solve the problem. Moreover, the importance of designing high-rise buildings based on ecological principles has been highlighted by environmental pollution, natural hazards and endangered ecosystems. The ecological design for high-rise buildings is becoming more and more important considering environmental issues. This approach is routed in remaking the natural relationships in ecosystems. The most important feature of nature which can be used in ecological design is its power of reconstruction and rehabilitation. So we can reach an ecosystem in scale of a high-rise building which imitates nature in all its aspects.

Abstract

Most of the native citizens in the UAE live in public or private single-family houses. Given the tremendous cost of developing this type of housing and the inability of providing single-family houses to cover all the current and future needs for public housing, high-rise residential buildings seem to offer an alternative. But the question is; does this type of housing suit the local communities in the UAE, especially in light of the failure of the previous western experiences?. Through addressing this question, the research proposes an approach towards a community-oriented design for high-rise residential buildings in the UAE.

The research first investigated the reasons behind the community-relevant shortcomings of the traditional high-rise residential developments in the West. Afterwards, it briefly reviewed the status quo of the community-relevant considerations in the design of the recently built high-rise residential buildings in the UAE, where it has been found that little concern has been devoted to the community needs. In an effort to find an answer to this problem, the research examined four recent design experiences as examples for the current universal efforts to design community-responsive high-rise residential developments. Some conceptual approaches were derived from these experiences that are envisaged to help reach an approach for the case of the UAE. Nonetheless, because of the unique social and cultural traits of the UAE native society one cannot rely on these global conceptual approaches alone. Instead, the research proposes an approach that, while benefiting from the relevant global experiences, is chiefly pivoted on the vertical reconfiguration of the idea of the ‘fareej’ as the smallest unit in the residential urban context both traditionally and in the future official urban plans in the UAE.

Abstract

Purpose

Green building, which is also commonly referred to as sustainable building, is focused on the processes implemented that are environmentally efficient and responsible throughout the life cycle of the building. This accounts for the time of manufacturing of materials, to the erection of these materials, on-site, to the operation of the building and how these efficient materials assist in the operation and running of the building daily, all the way through to the demolition. There are many aspects of the building process that can be switched to green. For the construction industry, the change to green design although the complex is nonetheless necessary. This study thus aims to focus on supporting the knowledge surrounding green buildings in high-rise construction. This research will undertake a comparative analysis and review of one case study in Melbourne, Australia.

Design/methodology/approach

The direction of this study commences with an introductory section on what it means to build green. This section is further brokendown to evaluate what factors are involved in constructing a green building. The work then shifts towards the green building from a sustainability point of view, touching base with the level of awareness that is surrounding the green building and the level of ignorance that goes with this. Furthermore, the research includes specific pointers which are strategically placed to directly grab the attention of those who lack knowledge in the area of green building by offering a brief, yet in-depth, discussion of possible materials that can be incorporated in the construction phase and will, in turn, create for a more efficient building. As such, life cycle energy is then introduced and calculations are carried out. These calculations offer a more logical form of validation to the previous points and issues raised, with the hope to achieve a more in-depth grasp of the process involved with green building.

Findings

Through comprehensive research, this paper has found the following outcomes. (1) A detailed insight into the contributing factors to green building in high-rise construction and the construction industry in general. (2) An increased understanding of the current status of green buildings within the construction industry. (3) The creation of an effective research methodology plan to implement throughout this research. The appropriate steps and measures, that were required to deliver a successful research piece, included all relevant information. (4) The level of involvement required when calculating the energy levels, including how to perform these calculations when given the correct data, and what these calculations mean concerning what they are defining.

Originality/value

The potential contribution that can be gained from this research is the awareness that is raised in the research and development of green buildings in high-rise construction. This can be achieved by the use of certain materials such as new energy-efficient building materials, recycled materials, etc. Through the incorporation of certain green building methods, an opportunity for cost savings becomes an incentive for the client and builder as the chance for a larger profit margin becomes readily available. In addition to these issues that are anticipated for the potential contribution through this research, the sustainability aspects are also expected to prevail as the construction industry is likely to evolve with changing standards and expectations due to the publicity high-rise buildings achieve, it is more than likely that this research discussion will be adopted willingly and positively promoted for all those involved within the construction industry to get involved. The intention remains that this research paper will be able to contribute a new way of thinking and a new approach to the way of building in the 21st century. As this would be the ideal outcome, the aim remains to portray and deliver information surrounding the views that remain for and against the implementation of green buildings in high-rise construction.

Abstract

Purpose

Compared to low-rise and mid-rise buildings, commercial high-rise buildings have severe maintenance management deficiencies due to the complex nature of the structure and building services incorporated. Previous studies have shown that implementing lean in maintenance is a recognised prominent strategy to enhance maintenance performance. Thus, this study aims to investigate how lean maintenance can be applied to improve maintenance management in commercial high-rise buildings in Sri Lanka.

Design/methodology/approach

This study adopted a case study method. Three commercial high-rise buildings were selected to conduct the empirical study. An expert survey is also conducted to validate the findings.

Findings

The findings of the study revealed that out of the eight cardinal types of lean maintenance waste, six are rooted in the selected cases: (i) excessive preventive maintenance, (ii) waiting (maintenance resources, tools, procuring of additional supplies and documentation and permits), (iii) transportation due to centralised maintenance, (iv) poor inventory management, (v) poor information handling and (vi) poor utilisation of labour. Then the study revealed strategies to eradicate identified lean maintenance wastes.

Practical implications

The findings of this study can be used to guide maintenance practitioners in implementing lean maintenance in Sri Lankan commercial high-rise buildings. Furthermore, the proposed strategies can be directly applied to mitigate identified maintenance wastes.

Originality/value

This paper provides information on how high-rise commercial buildings in Sri Lanka can enhance their maintenance management by mitigating lean maintenance wastes.

Abstract

Purpose

The paper aims to investigate and evaluate the impacts of the voids combination as a passive design feature on wind-driven ventilation performance in high-rise residential building units. It proposes a series of building models and thereon indoor ventilation performance and outlining why and how these building models designed with architectural design features are important. This study aims to provide a comprehensive understanding of how natural ventilation as a passive cooling strategy in living units of high-rise residential buildings can be applied through improving the provision of the architectural design feature of voids configurations.

Design/methodology/approach

The study was carried out through field measurements experiment and the computational fluid dynamics methods. A series of numerical simulations were carried out to calculate the indoor ventilation rate inside the case studies of the generated building models based on various variables such as horizontal voids type, size and wind directions.

Findings

The results indicate that the provision of a single-sided horizontal voids in building models can improve the indoor ventilation rate in units with cross ventilation mode up to 4 times, depending on wind direction and living unit location. The indoor ventilation performance in units located in models with single-sided horizontal voids is 17.54% higher than the units located in models without voids configuration. Furthermore, higher indoor ventilation performance was achieved in the case scenarios located at higher levels compared to the middle and lower levels in both horizontal voids types.

Originality/value

This study explores the application of voids combinations for natural ventilation performance, investigates the numerical simulation results and validates field measurements experiment data using CFD simulation.

Abstract

A field survey on 36 old high‐rise buildings in the Hong Kong Special Administrative Region (HKSAR, formerly Hong Kong) was conducted to study the problems of the retrofit installation of sprinkler systems in those buildings. The floor plan, occupancy type, number of occupants, fire load distribution, hazard class, number of sprinklers to protection area ratio and the number of sprinkler heads were studied along with the characteristics of the buildings identified. A detailed investigation was carried out in an old high‐rise non‐residential building with sprinkler system installed. It was observed that the retrofit sprinkler systems might not perform satisfactorily in case of fire. Further, water discharged might not reach the ground level because the sprinkler sprays pattern was not considered. Technical and financial difficulties of installing sprinkler systems in old high‐rise buildings were studied. In addition, it was ascertained that problems related to structural loading for the system, variation in the occupancy level, allocating spaces for the sprinkler system components such as water tank, pumps and pipes compound the complexity of installing sprinkler systems in old high‐rise buildings. Finally, the cost for retrofit sprinkler installation has been estimated.

Abstract

Purpose

The purpose of this paper is to investigate human behaviour under a situation of fire in high-rise residential buildings and identify the factors that motivate people to evacuate.

Design/methodology/approach

A literature review was conducted to identify different factors of human behaviour during a situation of fire and identify challenges during the evacuation. Through a mixed research method approach, the paper identifies human background, experience and knowledge with fire safety. The paper discusses the challenges occupants face during evacuation based on previous evacuation experience and what occupants were doing during the fire alarm.

Findings

The paper has identified the challenges and the factors that affect occupants’ decision during fire emergency in high-rise residential buildings. It is clear from the findings that occupants have limited knowledge and skills on how to deal with fire emergencies. Occupants tend to depend on other evacuation routes. Occupants tend to ignore the fire alarm and usually they investigate if it is true or false.

Originality/value

The paper provides the knowledge and findings of occupants during fire emergency to fire engineers, facility managers, owners, and other professionals to assist during the design phase, and modify designs based on this findings of this research.

Abstract

During the 1960s, thousands of high‐ and medium‐rise single sided corridor blocks were designed and constructed using prefabricated concrete cladding systems. Most were characterised by inferior quality material and poor workmanship, poor supervision and inadequate environmental services which subsequently deteriorated to a state of disrepair. The main culprits were condensation, water ingress and cold bridging effects owing to low energy efficiency standards and lack of thermal insulation. It was initially contemplated that at the end of their life span these problems would be remedied by adopting “high‐tech” components involving composite cladding methods and highly automated environmental services to improve the operational efficiency and optimise their long‐term durability and life cost cycle. However, the cost has proved to be beyond client affordability. Meeting the requirements of today’s users and the current building regulations necessitated rethinking of the whole process; and alternative cost‐effective maintenance and energy efficient approaches had to be developed. This paper critically evaluates the approach to low‐cost maintenance and refurbishment of high‐rise buildings in parts of Birmingham, UK.
