Abstract
In response to the growing demand for zero-energy housing, today's home needs not only to be energy-efficient, but also to provide part of its own energy requirements. The energy efficiency may be improved by applying high thermal performance building envelope and passive energy and environmental systems to housing. Micro-power can be generated through the use of renewable energy technologies. This paper is aimed at providing a comprehensive guideline on the design techniques and approaches to the delivery of net zero-energy healthy housing in view of the ÉcoTerra house, which won the Canadian federal government's EQuilibrium sustainable housing competition. The house was built in Eastman in the province of Quebec and it is currently open to the general public in order to sharpen the consumers' awareness of commercially available net zero-energy healthy housing today.

Abstract
Purpose
This paper aims to explore residents' perceptions of a refurbishment programme to sheltered housing schemes and its impact on their well-being.
Design/methodology/approach
The methodology draws upon a realist evaluation framework. Four participatory appraisals (PAs) and 19 interviews with residents were conducted in the sheltered housing schemes. Ages of participants ranged from 50 to 99 years.
Findings
Two categories of residents were identified: healthy active older adults and older frail adults (or over 85+). Residents said their social and emotional well-being improved from the provision of indoor and outdoor communal areas. Older frail residents only accessed the new communal spaces when staff took them in their wheelchairs. The physical changes increased opportunities for social connections for residents. Conservatories and sensory gardens were most popular. Residents felt that structured activities in the new spaces and digital training would improve their social activities.
Research limitations/implications
The participatory methods spanned over an hour, and some residents felt too tired to complete the full session.
Practical implications
A practical limitation was that some sensory rooms were not fully completed at the time of the evaluation.
Originality/value
This paper adds the following: Perceptions of residents of a refurbishment programme in sheltered housing and the impact on their well-being. Perceptions of residents about social activities after a refurbishment programme. Perceptions of residents about the impact of physical changes to their sheltered housing schemes and impact on their internal accessibility to the improvements.

Abstract
Purpose
The aim of the research presented in this paper is to provide information on the common problems of healthy homes in the context of architectural design deficiencies. Especially because determining the status of a healthy house is particularly challenging if the design is poor.
Design/methodology/approach
Qualitative methods, i.e. interviews, site visits and graphic elicitation diagramming were used in two different stages of data collection. They were then analysed using thematic analysis.
Findings
The findings show that the architectural elements can have positive or negative effects on the health and safe environments. The quantity of doors and the use of transparent glass have largely contributed to the thermal transmission and increased indoor temperatures. The roof aluminium sheets and absence of vents inhibited indoor heat loss. This has led to discomfort and overuse of air-conditioning units, particularly during the COVID-19 pandemic where most households stayed/worked from home. The inappropriate height of the ceiling and roof made it challenging for maintenance purpose, reducing safety levels, which could result in physical injuries.
Originality/value
The concept of healthy homes is not new. Studies have been conducted in Western countries and in the field of healthcare. However, there is lack of study in built environment particularly in developing countries and inadequate inter-disciplinary and empirical research to connect the healthcare field. The pervasive and recurring design deficiencies in the construction industry remain a source of unhealthy homes, which must be addressed. Future investigations are necessary to expand the conclusions that can be drawn from this paper for health equity within the society and nation.

Abstract
Purpose
The ageing and disabled population is fast growing, which emphasises the need to effectively modify current homes and environments to support healthy ageing and increasingly diverse health needs. This paper aims to bring together findings and analyses from three adaptations-focussed projects, drawing on perspectives from key stakeholders alongside the lived experiences of service users acquiring adaptations.
Design/methodology/approach
Following an Adaptations Framework developed from interviews and focus groups with older people and key stakeholders, the paper discusses barriers experienced by older people and front-line workers in receiving and delivering adaptations through all stages of the process.
Findings
This paper reveals how experiences around adaptations might diverge with unseen, hidden investment and need amongst individuals, and how conceptual and cost-focussed evidence gaps impact wider understandings of adaptations delivery. In so doing, this paper highlights how the adaptations process is perceived as a “fight” that does not work smoothly for either those delivering or receiving adaptations services.
Research limitations/implications
The paper suggests a systematic failure such that the adaptations process needs to be rehauled, reset and prioritised within social and public policy if the housing, health and social care sectors are to support healthy ageing and prepare for the future ageing population.
Originality/value
The paper brings together insights from key stakeholders alongside service users' experiences of adaptations to highlight key policy drivers and barriers to accessing and delivering adaptations.

Abstract
The purpose of this study is to understand what health and safety hazards low-income households are subject to by surveying the real conditions of the defective housing of low-income households, and to find improvement strategies. For this purpose, we visited the concentrated areas of the multi-dwelling unit (MDU) (also known as multi-family residential) housing in Jungwon-gu and Sujeong-gu in Seongnam City, Kyunggi-do, one of the representative areas in Korea with a massive distribution of the low-income class. Based on the survey data, the level of housing defects were comparison analyzed per income decile (decile 1, decile 2, deciles 3–4), and per housing location, in the categories of subsidence, cracks in the wall, delamination, water leakage/infiltration, condensation, and contamination. The housing condition per income class was more defective in the decile 2 households rather than in the decile 2 households, and in the substructure more than in the superstructure. Among the six defects, contamination problems, caused by sub-standard living conditions, were the most frequent cases. Structural defects, subsidence and cracks in the wall, were found in the main living areas—the bedrooms and the living rooms. It was confirmed in this study that the conditions of low-income housing are serious, and that it is necessary to explore specific countermeasures in the near future.

Purpose
The advent of the COVID-19 pandemic brought various and radical changes at the worldwide level. Globally, severe preventive measures were imposed to respond to the crisis such as lockdowns which forced the people to quarantine themselves inside their houses for longer periods. This issue stressed the crucial role of healthy houses in providing the various needs of residents during crises.
Design/methodology/approach
This study methodology adopted both inductive approach and a Study Application Model to define the Healthy House Criteria and fulfill the study objectives. Under the inductive approach a holistic literature review was undertaken while the Study Application Model implied defining the conception of the overall Criteria of the Healthy House's interior design under the COVID-19.
Findings
The finding of the study showed some areas needed to improve current healthy house's criteria in terms of its interior design that may be used to cope with potential crises such as the COVID-19. Based on the revealed findings, the researcher suggested a conceptual framework for healthy house's criteria and further research areas.
Originality/value
The current research may provide applicable framework for both interior designers and households in terms of how to design and implement a healthy house, which is valid to accommodate residents during potential crises such as the COVID-19.

Abstract
Purpose
This study aims to develop an architectural prototype of a Cyber-Physical System (CPS), as well as lay a technological foundation for future smart housing with improved health and well-being outcomes for its occupants.
Design/methodology/approach
This study deploys smart sensors to monitor the key environmental parameters of a house. Using Internet of Things technology, a prototype of a CPS has been developed for capturing the environmental conditions over time. A case study involving a property in New Zealand was undertaken to validate the prototype.
Findings
The study proposes a monitoring platform, enabled by the CPS and smart sensing devices, that collects, shares, stores, analyses and visualises indoor environment data. The reliability and accuracy of the monitoring system were enhanced by comparing the activity of house occupants with sensor data.
Research limitations/implications
Due to limited time, the prototype was tested in one house for a period of one month. Air quality was not considered in this study. However, the work suggests that such an approach provides an effective solution for government organisations and housing agencies to collect information for the purpose of assessing building thermal performance.
Originality/value
This research proposes a new lens consisting of a home environment monitoring application with health and well-being implications. It could also be used to inform the future design of healthy homes and buildings, both in New Zealand and internationally.

Abstract
Purpose
The study on how macroeconomic factors affect non-performing loans (NPLs) have not been focussed on property loans, which had been amongst the largest contributor of NPLs in many countries. At the same time, whilst there are many studies that focusses on NPLs during the recession and financial crises, not many studies focus on how macroeconomic factors affect property NPLs in a recovering economic environment. The purpose of this study seeks to fill the gap by analysing the relationships between gross domestic product (GDP), interest rates, income, foreign direct investments (FDI), housing prices and taxes on property NPLs with Malaysia as a case study in which NPLs rose for the first time after declining for almost a decade since the 2008–2009 global financial crisis. This study aims to understand the dynamics and direction of causation in relationships.
Design/methodology/approach
The author uses the auto regressive distribution lag analysis between the independent variables of GDP, interest rates, housing prices, service taxes, percapita income and FDI affecting the dependent variable of property NPLs from 2009 to 2017, during a unique period of recovering economic environment where NPLs rose for the first time in almost a decade of decline.
Findings
This study found that interest rates, housing prices, income, GDP and service taxes were found to possess long cause effects and long run elasticity with NPLs. At the same time, interest rates were found to implicate property NPLs significantly in longer periods, followed by GDP, housing prices, service taxes and income. FDIs were found to be insignificantly negative in implicating property NPLs in the long run.
Research limitations/implications
This paper allows policymakers to understand the dynamic implications of crucial macroeconomic factors in affecting NPLs so that appropriate strategic monetary policies could be formulated towards addressing them. More focus shall be given to addressing the long term implications of these factors on NPLs.
Practical implications
Appropriate strategic monetary policy making can be channelled towards addressing these factors via understanding the short and long term implications of macroeconomic variables on property NPLs. Policymakers can take note of the long cause effects and long run elasticity of average interest rates, housing prices, income levels, GDP and service taxes with property NPLs so that appropriate long term policies can be addressed to control the rise of property NPLs in the country. At the same time, priority should be given towards strengthening of the GDP of the country due to its strongest impact in long term effects with reduction of NPLs in the country.
Social implications
The insights from the present study suggest policymakers interested in bringing stability in the real estate finance system need to account for the various macroeconomic variables found in this study.
Originality/value
The paper is novel on at least two dimensions. First, this study involves focussing on a unique period of recovering economic environment where NPLs rose for the first time after a decade of decline since recovering from the 2008–2009 global financial crisis. At the same time, this study focusses on property NPLs, which is unique in nature compared to general NPLs. This study had enabled policymakers to better understand the dynamic implications of several macroeconomic variables affecting property NPLs and assist them in strategic monetary policy making.

The Government's drive to improve the overall health of the population, by tackling health inequalities and measures such as reducing falls and ending fuel poverty, has created a policy framework to address the housing related aspects of health. Opportunities for the NHS and local authorities to work with the voluntary sector to achieve these aims mean that there are new possibilities for wide‐ranging, innovative responses to improving people's health by tackling housing issues.Care & Repair England has undertaken research which examines how home improvement agencies (HIAs) are working with health‐sector partners to bring about health improvement through housing‐related initiatives and services.The resulting report, Healthy Homes, Healthier Lives, brings together key evidence that demonstrates the beneficial impact of improved housing conditions on health and examines the current policy context. A spectrum of joint projects is profiled including schemes providing information and training for health and care sector staff, a range of joint approaches to falls prevention, hospital discharge services and initiatives to address fuel poverty and cold, damp housing.
