Abstract

Purpose

An understanding about the criteria determining the successful application of green features, and the barriers to implementation is essential in order to promote and enhance green building development. The purpose of this paper is twofold: first, the criteria determining the success of GBFs; and second, the barriers to implementing GBFs in Hong Kong.

Design/methodology/approach

A multi-method approach comprising a comprehensive questionnaire survey and a semi-structured group discussion with construction professionals, along with three case studies was adopted to address these two issues.

Findings

Findings suggest that although environmental performance is the most significant criterion, the living quality of occupants and the costs of green features play a crucial role in determining the success of their application. However, the environmental aspects of buildings are not sufficient for rating or determining the greenness level of a building. As for barriers, the green cost implications; the structural unsuitability of the current stock of old buildings; and the lack of financial incentives were found to be crucial barriers preventing the application of green features in the Hong Kong building sector.

Originality/value

GBFs have received extensive attentions by the academia and industry. This paper used a mix method approach by exploring success criteria and barriers to implementing green features in the building sector in Hong Kong. As green building development is still a contemporary subject of discussion, this study would be beneficial to decision makers as it identifies the criteria determining the success of green building adoption and barriers to implementation of such features. Hence, relevant stakeholders will have better understanding of the factors affecting the adoption of GBFs.

Abstract

Purpose

Green Star is becoming a broadly accepted mark of design quality and environmental sustainability. Compared to other green tools, Green Star is considered as one of main streams green assessment tools, which cover almost sustainable criteria. Simultaneously, building information modelling (BIM) has also been introduced into the industry. BIM is expected to aid designers to shift the construction industry towards more environmentally and economically sustainable construction practice. Whilst the aspirations of Green Star rating and BIM implementation are broadly aligned, in the context of New Zealand this has led to some disconnects in design strategy and process. The purpose of this paper is to improve the practicality of BIM implementations for delivering Green Star certification in New Zealand.

Design/methodology/approach

The extensive literature review is conducted through a series of incremental steps. A conceptual framework focussing on the relationship between benefits and challenges of BIM and Green Star is then developed.

Findings

BIM supports practitioners to achieve the majority of Green Star criteria (75 per cent). Energy efficiency criterion is the key factor affecting the assessment process of Green Star and National Australian Built Environment Rating System in New Zealand. Research questions about lessening the challenges which can be encountered during the BIM and Green Star implementation are developed.

Research limitations/implications

This paper is limited to a conceptual research. Further empirical research should be conducted to validate and modify the conceptual framework and the propositions presented in this paper to provide an initial insight into BIM and Green Star connectivity within the context of New Zealand.

Originality/value

This paper provided a clear picture for investors, developers, practitioners about benefits and challenges of BIM and Green Star implementation. The outcomes are anticipated to deliver visions for shifting the country further towards development of sustainable future cities.

Abstract

Purpose

With the impending development of green buildings in Kuala Lumpur, the capital city of Malaysia, managing the criteria within the requirements of the rating tool’s certification shall be the responsibility of the respective parties when these buildings are in operations. In tenanted buildings, a lease agreement spells out the responsibilities of the owner/landlord and the tenants. The paper aims to discuss these issues.

Design/methodology/approach

The main aim of this study is to gauge the implementation of green lease among office buildings in Kuala Lumpur. This is made through an initial review of the adoption of green building criteria as well as the determination of the drivers and barriers perceived by office building managers in implementing green lease.

Findings

A survey amongst the managers of top grade office buildings in Kuala Lumpur revealed that the majority practiced some of the green criteria outlined in the Green Building Index. It also revealed that the most significant green lease terms commonly acknowledged by the respondents were energy and water-saving consumption as well as recycled material usage.

Originality/value

Through the identification of the barriers to implement green lease, the most significant barriers identified were related to cost and financing. Having identified these obstacles, appropriate action can be taken to bring forward green lease awareness amongst the various stakeholders in the office building sector in ensuring the successful operation of green buildings.

Abstract

Purpose

The purpose of this paper is to investigate the extent to which green building features are evident in office properties in Lagos, Nigeria; and consequently determine the degree of compliance with green standards in the country.

Design/methodology/approach

The study purposively sampled two (2) office properties from the management portfolio of 88 registered Estate firms in Lagos. Data were collected using physical observation on the properties and interview with two users purposively selected from each of the properties. The data were analysed with the use of frequency distribution, percentages and measures of green features availability index.

Findings

The result revealed a low extent of green features incorporation in existing office properties with the value of availability indices on most features falling below 2.5 on a five-point scale. Feature relating to material use and conservation is the most incorporated green feature (mean score of 2.62) while those relating to owner and occupant education were least in incorporation (mean score of 1.895).

Practical implications

From the findings, it is apparent that green retrofitting may be necessary in Nigeria due to the low extent of green practices in existing office properties. Also, reinforcement of existing government policies and increased sensitisation of stakeholders on impact of current building practices are pertinent to green building success in Nigeria.

Originality/value

Most existing studies of similar focus are based in the developed economies where stronger implementation framework exists for green building. Besides, they are mostly based on evaluation of green certified buildings using few criteria. This study differs in that it presents the existing building sustainability practices in a less pronounced green property market, with varying architectural styles using more robust criteria. Information provided is applicable in Nigeria and other emerging economies.

Abstract

Purpose

The aim of this study is to identify and understand the role of facility services in the environmental performance of existing office buildings.

Design/methodology/approach

The study observes how a facilities management (FM) service provider develops its service processes to meet environmental efficiency objectives. The environmental objectives are adopted from a commonly used green building rating system. The developed processes and services are then analysed and tested against a case facility.

Findings

The results indicate that FM service processes have both direct and indirect influence on the building environmental performance metrics. The results show that, by relatively light changes and modifications to the FM service processes, quite extensive environmental benefits can be achieved.

Research limitations/implications

The study is preliminary and the results are based on the single case study. Only one service provider was assessed. Moreover, the case study represents a situation where all FM services are provided by one service provider.

Practical implications

FM providers readily hold a great portion of the data required for green management. It can be argued that FM services play a central role in the environmental performance of an office building and FM organizations can significantly support client organizations in their efforts to minimize their total environmental impact.

Social implications

The majority of carbon dioxide emissions caused by buildings are created during the operating phase of existing buildings. In other words, the way a building is managed and maintained has a major impact on the environmental performance of the building.

Originality/value

The study contributes to the discussion on the role of FM in climate change.

Abstract

Purpose

This paper explores the patterns of the current needs of users' social characteristics in post occupancy evaluation (POE) associated with the environmental performance of green buildings using systematic literature review (SLR). This paper aims to establish a conceptual nexus between environmental performance mandates and the current needs of the users' social characteristics.

Design/methodology/Approach

This paper adopts a SLR approach designed using Preferred Reporting Items for Systematic Reviews and Meta-Analyses for 21 articles that were selected as qualitative synthesis in this study. The search parameter for the selected articles in this review was limited to publications in three databases, Scopus, Web of Science and Emerald, between January 2016 and January 2023, with the help of qualitative software ATLAS.ti 9© in the presentation of the network codes. The initial literature search has retrieved 99 papers which sequentially excluded 42 papers due to exclusion criteria, and the researcher was left with 57 papers. Out of 57, 14 papers were then removed due to duplication of records found in the Scopus and Web of Science databases, and 43 articles were further screened for qualitative synthesis. A thorough critical appraisal was applied to ensure that only selected papers were included, consensus was achieved among the authors and 22 papers were excluded. The qualitative synthesis has finalized 21 studies, and they are selected as confirmative findings.

Findings

Using network codes presentation of ATLAS.ti 9©, the result shows that the social characteristics are influenced by the evaluated building category and the users' category – the stakeholders (owners, designers) and the occupants. New-fangled elements in environmental performance mandates are legitimacy and accessibility. The users’ social characteristics are derived from the category of users, where the stakeholders (designers, owners) are relatively a novel benchmark in meeting the POE objectives towards environmental performance. The least attention on the users’ social characteristics based on the findings shows that image, experiential (conjoint), happiness, interactive behaviour, morale and values are depicted as the social current needs in the environmental performance using POE. However, all stakeholders and the building occupants’ social characteristics must have a confirmative relation to the performance mandates, especially for newly performance mandates elements: legitimacy and accessibility.

Research limitations/implications

The research limits the literature search between the recent January 2016 and January 2023 in Scopus, Web of Science and Emerald databases. Limiting the year of publication to the recent years is important to select and rank relevant scientific papers which encompass the reviewed subject. Other limitations include the selection of papers focusing on the POE approach and environmental performance as the main subject of evaluation. Other evaluation purposes that are not related to environmental objectives are excluded in this study.

Originality/value

The characteristics of the social elements become a challenging subject in meeting the environmental performance needs as they lean more towards intangible elements. The novelty of the findings is drawn from the new pattern and current needs of users' social characteristics in POE for environmental performance.

Abstract

Purpose

This research is oriented to the need for new ideas related to the concept of a green campus that respond to climate change. The concept is simulated with a campus area in Indonesia, a country that requires a lot of school planning for human resource development that requires clean, renewable energy and zero emissions in a humid tropical climate.

Design/methodology/approach

The research was carried out in a mixed qualitative-quantitative method using field observations and literature studies through an approach to developing a pedagogical pattern of cognitive, affective and psychomotor, relevant theoretical studies and comprehensive analysis of all variables and aspects. Analysis through the parameter matrix of green buildings and green campuses to produce a zero emission and energy efficient campus area concept.

Findings

The concept of an integrated campus area model that can holistically save energy optimally and free from emissions and can produce graduates who are aware and have high cognitive, affective and psychomotor competencies toward environmental conservation efforts. Green campus design is not only physical design, but needs to be integrated with green curriculum content.

Research limitations/implications

The limitation of this research is in the scope of architectural and environmental sciences.

Practical implications

The practical implication of this research is a new green campus concept that is environmentally friendly and sustainable in a hot-humid tropical climate.

Social implications

This research revives the cognitive, affective and psychomotor competencies of human individuals at the highest level to equip the ability to repair and maintain the environment. The research resulted in a refinement of the green campus concept that was integrated into the curriculum.

Originality/value

A holistic and integrated green campus concept between the development of campus area design and human development aspects.

Abstract

Purpose

The purpose of this paper is to propose a multi-criteria decision-making model based on the case-based reasoning (CBR) method for interval-valued probabilistic linguistic term set (IVPLTS), which can cluster different categories of building suppliers for targeted management.

Design/methodology/approach

First, a new score function and distance measure for IVPLTS are proposed. Second, a green building supplier evaluation criterion system is constructed from five aspects: operation management, green management, cooperation potential, service level and product information. Finally, the IVPLTS-CBR model is used to evaluate the green building suppliers and groups them into three preset categories.

Findings

The feasibility and validity of the proposed method are verified by comparing with the advanced TOPSIS method and the IVPLTS-based VlseKriterijumska Optimizacija I Kompromisno Resenje (VIKOR) method. The compared results show that the proposed method is more consistent with the actual situation and has strong theoretical significance and practical value.

Research limitations/implications

This paper presents a new method for clustering construction suppliers. Decision makers can use this method to classify construction suppliers into different categories, so that they can be targeted management. In this way, suppliers can be better guided and motivated to accelerate the green transformation and contribute their share to achieve the strategic goal of carbon neutral and carbon peak as soon as possible.

Originality/value

A new score function and distance measure for IVPLTS are proposed. Besides, a novel IVPLTS-CBR method is applied to rank and cluster building suppliers.

Abstract

Purpose

The purpose of this paper is to identify the perception of valuers towards the contribution of green features in residential property valuation. The concept of green housing was designed to reduce the negative impacts on the environment and humans. The cost of green housing is higher than the conventional building and is reflected in the selling price, which is further enhanced by the increasing demand for green buildings in the housing market. Such a scenario could be a challenge to the valuers when they carry out a valuation on housing with green features, as there is a lack of information to guide valuers.

Design/methodology/approach

This study used a quantitative research method. A comprehensive review of the international green rating tools was carried out to ascertain the relative green features in residential buildings. There are 14 green features identified and grouped into four main categories. A total of 147 valid responses were collected by an online platform and face-to-face distribution among licensed valuers in Malaysia.

Findings

The result confirmed that the 14 green features are contributing to the residential property valuation with a reasonable range of adjustment from 2.0% to 6.5%.

Originality/value

The understanding of the range of adjustment for each green feature may provide a guide to the valuer in determining the range of adjustment based on green features associated with residential property in Malaysia. The findings contribute ideas and options to the future development of residential projects by taking into consideration the specific green features that potentially lead to environmental sustainability and building value.

Abstract

The success of the efforts for green building depends largely on integrating such approaches with building design education. However, most of the existing studies on green building have focused on the technical issues, while its socio-cultural and educational aspects have been less examined. In order to alleviate the problem, this paper presents an international workshop that explores how green building design can be taught in a global teamwork project using a green building assessment system, Leadership in Energy and Environmental Design (LEED) checklist as a framework and examples of vernacular architecture as precedents. The results of an empirical survey reveals a gap between students' general learning about green building in a developing and a developed country and suggests that a collaborative project experience may facilitate bridging the gap and exchanging technical and cultural information related to sustainability.
