Abstract

Purpose

This study examines the relationship between environmental building certification Building Research Establishment Environmental Assessment Method (BREEAM-NL) and office rents in the Dutch office market.

Design/methodology/approach

A hedonic price model was used to assess the impact of BREEAM certification on office rents. The study is based on 4,355 rent transactions in the period 2015 to mid-2022, in which 331 transactions took place in certified office buildings and 4,024 transactions in non-certified office buildings.

Findings

The results provide empirical evidence on quantitative economic benefits of BREEAM-certified offices in the Netherlands. After controlling for all important office rent determinants, the results show a rental premium for certified office buildings of 10.3% on average. The green premiums highly differ across submarkets and vary between 5.1 and 12.6% in the five largest Dutch cities. Additionally, the results show significant positive correlation between BREEAM-NL label score and rents, whereby better performing buildings generally command higher rents.

Originality/value

The study contributes to the current literature on green building economics by providing, as one of the first, empirical evidence on the existence of financial benefits for BREEAM-certified office buildings in the Dutch office market.

Abstract

Purpose

The paper aims to investigate the emergence the Hong Kong Building Environmental Assessment Methods (HK BEAM) certification scheme and starts to explore the impact of BEAMs on the building industry and the potential emergence and stabilisation of a green building field.

Design/Methodology/Approach

The research presented draws upon content analysis of all 19 versions of the HK BEAM scheme(s) as well as 94 policy reports. This is complemented by an investigation and collation of the participating companies in 100 HK BEAM certified projects. The theoretical framework of Strategic Action Fields is applied to explore the emergence of a potential green building field.

Findings

The findings are tentative, but they point out that a green building field is yet to emerge in Hong Kong.

Research Limitations/Implications

The research is still ongoing and parts of the analysis are yet to be finalised. Therefore, only tentative conclusions are drawn.

Practical implications:

From a practical perspective, the findings point towards a correlation between the memberships in the working committees charged with deciding on the content of the BEAMs and their content.

Originality/Value

So far, very little is known about how exactly BEAMs have come into being. Furthermore, their impact on working practices outside of “certified” projects has received little research attention. This research project is an attempt to rectify this.

Abstract

Purpose

The construction sector is increasingly engaged to explore the potential application of building information modelling (BIM) for the sustainability of the buildings. BIM can be applied conjugated to certification methods to evaluate the sustainability of the buildings, and it is known as building sustainability assessment (BSA). This article aims to explore applications of BIM in the sustainability analysis of buildings, including five types of BSA.

Design/methodology/approach

A literature review from 2009 to 2020 considering a combination of search terms related to BIM and BSA complemented the analysis. The bibliometric analysis indicates an increase in the number of publications on this topic of study in the last five years. A peak occurred in 2015 and 2020, with 51 and 66 publications, respectively.

Findings

The results showed that BIM contributes to achieving part of the sustainability requirements from BSA, especially quantitative requirements that are related to material and resources. However, a complete analysis between BIM and BSA is still a challenge since part of BSA's have a lack information in their requirements and BIM softwares present interoperability problems that difficult an integrated analysis to extract information directly from the software to attend BSA's requirements.

Originality/value

The results contribute to analysing the evolution of studies about BIM and to understand the limitation in the applicability with sustainability rating systems. Future directions of research indicate the necessity to improve the use of BIM in the sustainability analysis of the buildings, but with a good perspective regarding the application of BIM in material and resources requirements, and waste management in construction sites.

Abstract

Purpose

The aim of this study is to develop a framework that incorporates social aspects of housing refurbishment when evaluating the sustainability of refurbishment projects. The research examined whether the German Sustainable Building Council (DGNB) certification yields a holistic approach to social sustainability.

Approach

A framework for social sustainability was established from values identified through reviews of certification systems, published literature and from interviews. The target is to better assess and value holistic and soft parameters like social sustainability when assessing the overall value creation of projects.

Findings

The result was a more transparent and systematic structure, which revealed that the DGNB certification had shortcomings in a holistic approach to social sustainability. Counteractions for these shortcomings are discussed.

Research Limitations

Researchers are still discussing how to include more soft aspects like social aspects with the more hard measures like energy consumption and initial cost in the same equation for addressing sustainability in a more holistic framework. This research contributes to this.

Practical Implications

Considering the current climate situation and the amount and the state of existing European building stock, sustainable renovation is inevitable. In Europe, the DGNB certification is one of the most applied certification systems of sustainability. It approaches all parts of sustainability. Yet, social sustainability has been criticised for being neglected.

Originality/Value

A review of literature concerning the concept suggests that it is a concept in chaos. There have been a number of attempts to impose some order to this; however, the attempts have all been made differently and with limited success.

Abstract

Purpose

This paper aims to investigate green buildings and individual productivity, specifically within the context of indoor environmental quality (IEQ) within green certified office buildings. The purpose of the research was to determine how self-assessed productivity levels were influenced by the indoor environment of the office building.

Design/methodology/approach

Qualitative data analysis was conducted via semi-structured interviews in two financial services companies (FSCs), both based in green certified office buildings in South Africa. Thematic analysis was conducted to extract common themes from the data. Furthermore, the data were compared to previous research to identify new potential pathways or provide support for existing pathways.

Findings

The main findings were that physical components, such as temperature, lighting, ventilation and noise, contribute depending on the respondent to individual productivity, engagement, organisational commitment and psychological wellbeing. Safety, underpinned by location and amenities, was a new component not previously considered that subtly contributed to individual productivity.

Originality/value

The research provides valuable insight into the contributing factors that impact individual productivity within a green certified office building, as previous researchers have yet to reach a consensus on the relationship between individual productivity and IEQ in green certified office buildings.

Abstract

Purpose

The research investigates valuers' understanding of the value of sustainability in property and its consideration in valuation practice. The paper explores the extant research that has examined valuers' perceptions of the relationships between sustainability and market values, sustainability measurement, value relationships and the standards and guidelines released industry bodies.

Design/methodology/approach

This paper, part 1 of 2, reports the current state of play of valuation research in the consideration of sustainability in valuation practice and the role of industry bodies in the guidance regarding sustainability consideration in valuation. The second paper provides the next rendition of a longitudinal study examining valuation practice in Australia.

Findings

The paper provides an overview of the evolution of the consideration of sustainability in property over the past two decades. Providing insights of how the property sector, its markets and valuation professionals have responded to answering the questions of: what is the value of sustainability? Whilst earlier publications both industry and academic publications alike focussed on the normative aspects of how sustainability should affect value, more recent research starts to ascertain the implications of sustainability on property values. Despite industry bodies providing information, education, guidelines and standards, it would seem that valuers in their practice are still grappling with the challenges of understanding the rapidly evolving area of sustainability, environmental, social and governance and climate risks in valuations.

Research limitations/implications

The paper does not present as an authority on all research that has been conducted to date, it provides an overview of the evolving nature of both academic research and industry consideration of sustainability, particularly in a valuation context. This provides the background for Part 2.

Practical implications

The broader agenda of net zero, climate change, mitigation and carbon requirements, whether driven by market forces or government legislation, are generating substantial changes in property markets, as investors reconsider their positions and model the implications of carbon emissions on their bottom lines. Government policies appear to have a considerable influence over market behaviours, which filters through to stakeholder decision-making. However, despite government policies, clear market signalling and industry body guidance on valuing sustainability, the content and depth of sustainability consideration in valuation are still limited.

Originality/value

The paper provides an overview of the last decade of research into the value of sustainability and the evolving nature of information and guidance for valuers to identify, evaluate and consider sustainability in valuation.

Abstract

Purpose

Contrary to the traditional technology project perspective, real estate investors see building-specific renewable energy (on-site energy) investments as part of the property and as something affecting the property’s ability to produce a (net) cash flow. This paper aims to show the value-influencing mechanism of on-site energy production from a professional property investors’ perspective.

Design/methodology/approach

The value-influencing mechanism is presented with a case study of a prime logistics property located in the Helsinki metropolitan area, Finland. The case study results are compared with the results of a survey answered by over 70 property valuation professionals in the Finnish real estate market.

Findings

Current valuation practice supports the presented value-creation mechanism based on the capitalisation of the savings generated by a building’s own energy production. Valuation professionals see benefits beyond decreased operating expenses such as enhanced image and better saleability. However, valuers acted more conservatively than expected when transferring these additional benefits to the cash flows of the case property.

Practical implications

Because the savings in operating expenses can be capitalised into the property value, property investors should consider on-site energy production when the return of on-site energy exceeds the return of the property. This enhances the profitability of on-site energy, especially in urban areas with low initial yields.

Originality/value

This is the first research paper to open the value-influencing mechanism of on-site energy production from a professional property investors’ perspective in commercial properties and to confirm it from a market study.

Abstract

Purpose

Service members of the US Department of Defense (DoD) have alarmingly high rates of depression, anxiety, probable stress disorders and suicidality, all of which are negative health conditions exacerbated by various external stressors. High-stress work conditions – to include shift work, hazardous territories, high-stakes mission sets and generally disconnected sites – require a work environment that facilitates, rather than inhibits, stress reduction and mental well-being. This paper aims to present “salutogenic design” as an innovative approach: Salutogenic design offers demonstrated architectural solutions that improve health and well-being.

Design/methodology/approach

This paper describes salutogenic design strategies beginning with the need for such an approach, the call to action to implement strategic and tactical solutions and the challenges and financial impacts of such a broad and innovative strategy to improve workplace health, well-being and performance in the DoD and beyond. Examples of these strategies, via biophilic design solutions, are presented in the central Table 1 as an easy-to-reference tool and supported by the voluminous literature as referenced, in part, through this research paper.

Findings

Salutogenic design strategies offer innovative, financially viable solutions to help mitigate stress and improve workforce well-being while maintaining the highest level of building security requirements in access-controlled spaces and disconnected sites, such as military installations and government compounds.

Research limitations/implications

Issues of mental and physical health are complex and multi-faceted, and they require complex and multi-faceted solutions. Salutogenic design is presented as one facet of that solution: a tangible solution to an often-intangible issue. Further, as a novel approach to address a critical DoD issue, Table 1 bridges the common gap between high-concept design theory and practical construction-application solutions, with positive value to the health, performance, quality-of-life and well-being of service members.

Originality/value

To the best of the author’s knowledge, this paper is the first to approach the DoD’s imperative to reduce service members’ mental stress with “salutogenic design.”
