Abstract

Purpose

This study examines occupants' satisfaction with the indoor environmental quality (IEQ) of a green-certified building [The Green Star South Africa (SA) Building] in Ghana.

Design/methodology/approach

Views of 300 respondents are solicited on 15 IEQ (obtained through a critical review of the literature and complemented with a pilot interview on the subject) parameters. Data obtained are analysed using both descriptive and inferential statistics.

Findings

Findings suggest that occupants are generally satisfied with five critical aspects of IEQ. The results also indicate that the occupants perceive five key IEQ parameters to have high levels of importance. Further inferential analysis of the parameters revealed that two core IEQs require the highest levels of improvement actions.

Research limitations/implications

The study was conducted in Ghana and analysed occupants' perceptions of working within one green-certified building. Again, the collection of the occupants' responses was not linked with the direct measurement of physical characteristics of the IEQ parameters of the building. Hence, the findings cannot be generalised.

Practical implications

Practically, the study contributes to providing all stakeholders involved in the Green Star SA Ghana certification system with the relevant feedback for their decision-making on current and future projects to be certified under this certification system.

Originality/value

This study provides valuable information on the performance of IEQ parameters of the building and points out potential IEQ areas that need improvement efforts, especially concerning current and future facilities certified under this certification system.

Abstract

Purpose

Sustainability has become a topical issue in many countries, with emphasis on green buildings. Though Ghana has recently adopted green buildings, there is lack of its speedy implementation. There is little literature on the adoption of green certification of buildings, especially in a developing country like Ghana. The purpose of this paper is to identify the factors that drive the adoption of green certification of buildings in Ghana.

Design/methodology/approach

The study adopts face-to-face and telephone interviews, using a semi-structured interview guide among ten built environment professionals. Qualitative responses to the interview are thematically analysed using Nvivo 11 Pro analysis application software.

Findings

The findings suggest that “observability of the benefits of green certified buildings”, “commitment of Government to green building initiatives”, “incorporating green certification of buildings into the code of practice of professional bodies”, “green building certification incentives”, “public acknowledgement of the green building concept”, “policies and regulations to enforce the adoption of the concept” and “effective communication and source of information on the concept” are the factors that drive the adoption of green certification of buildings in Ghana.

Originality/value

The paper contributes to the understanding of the factors that drive the adoption of green building certification in Ghana. With these findings, stakeholders and industry practitioners can make informed decisions regarding how they can put in place strategies to ensure the effective adoption of green certification of buildings. Though this study was conducted within the context of Ghana, its findings and implications can be useful to policy makers, stakeholders and practitioners in other developing countries.

Abstract

Purpose

The excellence in design and greater efficiencies (EDGE) certification system has seen a gradual adoption worldwide, with Ghana having six out of its eight certified green buildings bearing an EDGE certification. However, little is known about occupants’ satisfaction with the indoor environmental quality (IEQ) of EDGE-certified buildings. Therefore, the purpose of this study is to examine the satisfaction of occupants with the IEQ of an EDGE-certified building in Ghana by identifying their perceived performance of the indoor environment relative to their perceived importance.

Design/methodology/approach

A survey was conducted to evaluate the performance of 12 IEQ parameters with the occupants of an EDGE-certified office building. The survey results were evaluated using a gap analysis and both traditional and alternative Importance-Performance Analysis (IPA) matrices.

Findings

The findings revealed that noise level, temperature, cleanliness, sound privacy, air quality and humidity were IEQs that required the highest priority for improvement. Daylight and artificial lighting showed no appreciable performance gap. Space layout was adequately satisfied, whereas space size was overly satisfied. Visual privacy and outdoor view were found to require low priority of improvement.

Originality/value

This study contributes to the state-of-the-art of the IEQ of green buildings. It pioneers the research that seeks to examine the IEQ of EDGE-certified buildings. The gap analysis and the IPA were effective in prioritizing the IEQs for improvement action and provided a practical research framework that helped researchers examine the performance of green buildings, thereby giving valuable feedback to policymakers and building owners.

Abstract

Purpose

Developing countries in sub-Saharan Africa are faced with significant challenges as the economies continue to emerge. There is a huge infrastructural demand and various efforts to step up supply. Whilst stepping up the supply, the environmental concerns of these supplies require a lot of attention. With the need to reduce the environmental impact of buildings whilst promoting a green infrastructure, various studies have explored the obstacles to green building technology adoption. This study explores the impediments to the development of the green building market in sub-Saharan Africa.

Design/methodology/approach

Using building consultants as the unit of analysis, this study explores the impediments using a structured survey questionnaire. The study area is Ghana, an emerging country in sub-Saharan Africa.

Findings

Key impediments to the development of the market is lack of awareness, lack of education and lack of fiscal incentives. The analysis shows that all the variables identified are significant in impeding the growth of the market. The results suggest that within the domain of developing countries, environmental issues may not be of immediate concern as economic issues take centre stage. For sustainability of the environment, it is unequivocal that dissemination of knowledge to key stakeholders be done.

Practical implications

Academic institutions and professional bodies have a pivotal role to play in raising awareness of green buildings. Governmental support such as various structures should be put in place to build up the local capacity of firms not only to compete with foreign counterparts but also to ensure innovative delivery of green buildings.

Originality/value

The paper presents contextual realities on the green market restrictions within developing countries in sub-Saharan Africa through a deeper understanding of market barriers and recommends pathways for stakeholders.

Purpose

Several studies have shown that climate change is a threat to sustainable human living and high consumption of energy by buildings is a contributory factor. However, green practices in buildings have been proved as one of the successful technologies to mitigate global warming. Previous studies have shown lax green practices in developing countries’ buildings, but how far concerning green certification of buildings in Nigeria is yet to be explored. Therefore, this paper investigated the barriers to green certification of buildings (GCB). Also, the paper proposed a model for promoting GCB in Nigeria.

Design/methodology/approach

Eighteen experts with green building certification knowledge were engaged across three of Nigeria’s cities (Benin City, Abuja and Lagos) via scheduled WhatsApp video and teams calls. Collated interview data were analysed and presented in themes.

Findings

Findings show that there is an absence of a framework to promote GCB in Nigeria. Hence, GCB is low across the states. Twelve main sub-themes emerged as the barriers to GCB in Nigeria. Also, eight key sub-themes emerged as the possible concepts that can be used to improve GCB in Nigeria and formulated into a proposed framework to promote GCB in Nigeria.

Research limitations/implications

This paper is limited to GCB in Nigeria and only 18 participants were engaged. Thus, this paper suggests that a mixed-methods approach should be conducted in future studies with wider coverage. This may assist to validate the paper’s findings.

Practical implications

Findings from this paper will stir up practitioners in green building and influence the promotion of GCB in the sector. As part of this study’s implications, suggestions through the paper’s proposed framework will benefit Nigeria’s policymakers to make decisions towards achieving GCB. This can be achieved via the proposed framework to promote the concept across Nigeria.

Originality/value

This paper is probably the first that attempted to investigate the barriers and proffer policy solutions via a framework to promote GCB in Nigeria and by extension in other developing countries.

Abstract

Purpose

The urgent need to preserve the ecosystem, which faces a threat from non-environmentally-friendly anthropogenic activities, has led to the study of adaptive capacity implementation. There is an indication that the construction industries in developed countries are relatively better equipped to pursue sustainable construction than those in the developing world. Despite this, sustainable construction is yet to be established in developing countries. This research aims to develop a framework to drive and enable small and medium-sized (SME) firms in Ghana to implement adaptive capacity.

Design/methodology/approach

The study adopted a quantitative approach, and 400 responses were retrieved as a sample size for which a six-factor adaptive capacity implementation framework was arrived at for SMEs in the Ghanaian construction industry. The data gathered from the respondents were analysed using IBM SPSS version 26 and AMOS version 24, and a structural equation modelling was also used to determine the work's validity based on the AMOS software.

Findings

The findings revealed that education and training, government support and a centralised information hub significantly influence adaptive capacity outcomes in Ghana.

Practical implications

It is recommended that the government, corporate and professional institutions that desire to preserve the country's ecosystem be guided by this study's adaptive capacity implementation framework.

Originality/value

This study's novelty also lies in the integrated framework for adaptive capacity implementation developed to aid small- and medium- sized enterprises in Ghana's construction industry to ensure environmentally-friendly construction activities.

Abstract

The United Nations (UN) sustainable development goals (SDGs) that became effective at the commencement of January 2016 constitute a global community agreement calling for action to end poverty, protect the planet and ensure that all people enjoy peace and prosperity. This chapter looks at the nexus between real estate (RE) and SDGs by investigating the extent to which Ghana's RE sector incorporates, especially, environmental sustainability principles from the design and construction stages to occupation, operation and activities aimed at helping to solve the problem of climate change, thereby, contributing to achieving the SDGs. The chapter is theoretical and, therefore, heavily reliant on critical review of relevant extant literature. The chapter has shown that RE cuts across virtually all the sectors that contribute greenhouse gas (GHG) emissions, which over the years have generally been increasing. Only a few buildings in both the private and public sectors (six located in three of the 16 administrative regions in the country) are officially classified as green based on three sustainability-rating systems currently used in the country, which suggests that the uptake of green building technologies (GBTs) is rather low leading to the conclusion that at the moment, the RE sector is not contributing much towards the attainment of the SDGs. However, it may be the case that there are buildings, which are sustainable in one form or the other, but because they have not been officially certified, they are not regarded as green – employing the services of the sustainability-rating agencies to certify buildings involve significant costs that might serve as a barrier in accessing their services. Thus, there is the need for country-wide, large-scale studies that systematically investigate the uptake of GBTs in the private and public RE sectors (not necessarily based on using the rating systems) as that may reveal the actual uptake of GBTs and what can be done policy-wise based on the outcomes of such studies.

Abstract

Purpose

Accra, the capital city of Ghana, is seeing high-rise buildings springing up with extensive glazing. Given the challenges of the country concerning energy provision, guaranteeing comfort in buildings and sustainability aspects, this trend is questionable and worrying in this pandemic era. Therefore, the purpose of this paper is to evaluate how glazing types and their properties could reduce cooling loads and provide comfort by following the recommendations set by the Ghana Green Building Council (GHGBC) after the Green Star of South Africa, as well as other references found in literature.

Design/methodology/approach

Indoor thermal conditions were monitored to evaluate prevailing indoor conditions. Using a simulation application, various options were probed based on the Green recommendations and others found in literature to improve thermal comfort within the structure. Moreover, a questionnaire survey with observation was undertaken with 250 architects to understand the basis of decisions taken when specifying glazing for buildings.

Findings

The results indicate that cooling loads increased by 2% when the GHGBC after the Green Star of South Africa recommendations were applied. However, the use of the recommendations of previous research conducted in Ghana could reduce cooling loads by 38% to save energy. Suggested strategies of air velocity up to 1.0 m/s as well as thermal mass, comfort ventilation, conventional dehumidification and air-conditioning were found to be means to improve indoor comfort. Furthermore, the architects revealed that around 40% of multi-storey buildings are 70%–100% glazed. Of all the buildings, 62.4% was found to be glazed with single pane windows, making them use so much energy in cooling. Additionally, the survey underlined the client’s preference, cost and functionality as the three main bases for the choice of glazing in multi-storey office buildings.

Originality/value

A significant contribution of this study to the body of knowledge is the provision of empirical evidence to support the fact that due to climate difference, each country needs to undertake more experimental research works to be able to come out with standards that work. Thus, the GHGBC after the Green Star of South Africa does not necessarily work within the climatic context of Ghana.
