Abstract

A large portion of first-time homebuyers lack adequate means to meet their needs of housing owing to home price inflation in Malaysian cities. One way to address the housing needs of urban household is to provide affordable quality homes. Drawing upon a case study of Greater Kuala Lumpur, Malaysia, this study attempts to discuss the cloud of issues related to different homeownership schemes available for first-time homebuyers. Results suggest that affordable housing should be made available at the price and locations that can be accepted by first-time homeowners. In line with the principle of sustainability, homeownership schemes for first-time homebuyers should be economically viable, socially acceptable and technically feasible.

Abstract

Purpose

Millennials are considered the best group to intervene in terms of homeownership education as they are of working age and can earn monthly income. However, there is a concern about the affordability of millennials to purchase a house that will influence their decision in terms of purchasing a house. Further understanding of the home-buying process allows millennials to avoid dishonest and irresponsible sellers, as purchasing a house involves a large sum of money. The purpose of this study is to suggest a suitable delivery mechanism to increase awareness of the home-buying process among millennials in Kuala Lumpur.

Design/methodology/approach

This study adopts a quantitative method to analyse sets of questionnaire survey that were distributed at purposive random sampling in Kuala Lumpur. This study approached respondents with pre-set criteria, which include the respondents to be between 18 and 38 years old, interested to purchase a house and to have at least an initiatory understanding of the home-buying process.

Findings

The findings suggested that there is considerably low awareness of the home-buying process among millennials. However, it is important to note that among the home-buying process, millennials are most aware in the preliminary phase, which is information gathering. Based on these findings, the best delivery mechanism to increase awareness is through online games and training courses, followed by home counselling at a local housing agency.

Practical implications

This study contributes to government agencies and policymakers to interact with society, as education is one of the best methods. It will further enhance their efforts to ensure that the society is well equipped with useful knowledge to avoid the rueful decision of purchasing their first house.

Originality/value

This paper highlights homeownership education by tackling the issue of extensive knowledge of the home-buying process. This is crucial to the foundation of homeownership education, as it reflects the efforts of government agencies and policymakers to ensure homebuyers’ rights are protected in the housing market. This paper will benefit not only policymakers and decision-makers but also first time homebuyers.

Abstract

Purpose

This paper seeks to investigate the impact of socioeconomic factors of homebuyers such as gender, age, marital status, education, economic status and race on home ownership and loan decisions in urban China.

Design/methodology/approach

This paper employs logistic regression to investigate the socioeconomic factors affecting the consumers' house purchase decision in urban China and the factors affecting the housing loan application.

Findings

Using a structured questionnaire to collect relevant data from household residents (both homeowners and non-home owners) in Nanjing in 2010, the findings document that male respondents who are non-minorities and have higher levels of education are more likely to purchase a house. The results also show that race, educational attainment, size of household and credit card ownership are significantly related to rejection for a housing loan.

Research limitations/implications

The findings in this paper provide homebuyers with a better understanding of factors affecting the housing loans and their decision to purchase a house. Homebuyers can accurately assess their financial ability and improve the use of their credit to purchase a house. In addition, Chinese homebuyers should be encouraged to save since savings serve as a step in building their credit worthiness; therefore, their accessibility to housing loans can be improved and the rate of homeownership will be increased as well.

Originality/value

This research would benefit both lender and borrowers. The research findings provide banks with a better understanding of homebuyers' characteristics that influence their accessibilities to housing loans. Homeownership requires affordable housing financing. Banks should consider repackaging their home loan products to make them more attractive to those with limited means. Such products should focus on making loans more affordable in real terms. First-time homebuyers are almost always young and earn low incomes.

This paper aims to examine the relationship between student loan debt and first-time home buying among college graduates aged 23 to 40 years old in the USA.

Abstract

Purpose

This paper aims to examine the relationship between student loan debt and first-time home buying among college graduates aged 23 to 40 years old in the USA.

Design/methodology/approach

The authors use the Federal Reserve’s 2019 Survey of Consumer Finances data on American households to present descriptive statistics and run logistic regressions that measure the effects of student loan debt on first-time home buying. The authors also present original survey data of mortgage lenders that provides an industry-level perspective.

Findings

The authors find that having student loan debt does not by itself prohibit first-time home buyers. On the contrary, having student loan debt increases the likelihood of homeownership by 15.1%. People with student loan debt, however, buy homes that are 39.2% less expensive and have 58% less home equity compared to first-time home buyers without student loans. In addition, it is found that the amount of student loan debt is important. People with student loan debt above the median amount among people with student loan debt ($35,000) are 27% less likely to be first-time home buyers.

Practical implications

This paper provides public policy analysts and other researchers a different perspective on the correlation between student loan debt and home buying. This study focuses narrowly on first-time home buyers who are college graduates between 23 and 40 years. Thus, capturing the youngest cohort of first-time home buyers and examine the primary factors that influence their home buying decisions.

Originality/value

First-time homebuyers are historically the largest segment of home buyers making them an important subcategory to study. The rise in student loan debt is posited to explain declining homeownership among younger people. The current literature on student loan debt and home buying often studies samples that are too heterogeneous resulting in mixed findings. This paper adds to the existing literature by filtering the sample to study the effects of student loan debt and first-time home buying among people with at least a college degree who are between 23 and 40 years.

Abstract

Purpose

The housing/real estate sector is one of the most important sectors in any country. However, existing marketing literature on the home buying behavior and the decision-making process is still in the early stage of development. The purpose of this study is to examine the home buying behavior from the consumers’ perspective in a high-context culture, namely, Kyrgyzstan and its managerial and/or public policy implications to other countries which are at a similar level of socio-economic development as Kyrgyzstan.

Design/methodology/approach

Using a questionnaire, data for the study (n = 300) is collected from households in Bishkek, Kyrgyzstan. Personal interviews were used to collect data from the four administrative regions of Bishkek.

Findings

Results of this study show that the physical, environmental and financial dimensions of the homes influenced consumers’ home buying intentions. A few statistically significant differences in terms of preferences for the proximity of the property to schools and shopping districts, having public sewer and water connections, and safety characteristics of the neighborhood were found between the first-time homebuyers and the repeat homebuyers.

Research limitations/implications

The most important limitation of the study is the use of convenience sampling. Although the sample size is reasonably large, the selection of the responses was done based on using convenience and connections. Representativeness of the results may be limited.

Practical implications

Along with the physical, environmental and financial dimensions of the homes, home buying is a high-involvement decision; it is not as much of an emotional purchase but rather a main residence and a good long-term value for Kyrgyz households. Both marketing and social stimuli did not have any statistically significant effect on purchase intentions. Therefore, housing and real estate developers should focus on understanding how their offering meets individual customers’ tangible and intangible expectations and assist them in their highly involved decision-making process.

Originality/value

To the best of the authors’ knowledge, this study is the first to conduct an empirical study to analyze the home buying decisions of Kyrgyz households. This study contributes to marketing literature by filling the existing gaps in understanding various facets of the high-context consumers’ home buying decision-making.

Abstract

Affordable housing has become an important issue with the greatest need being in urban centres. Currently, an increase in urban population growth is higher than the supply of affordable housing, and this has resulted in a severe shortage of affordable housing as house builders are unable to construct houses at prices which are low enough for urban middle income households. Despite efforts by the Malaysian government to launch homeownership schemes for first-time homebuyers, most private housing developers might not be motivated to participate in these schemes. One of the major reasons for the disappointing supply affordable house under these schemes is mainly due to institutional and economic issueslinked to the construction of such houses in the country. This paper looks at the challenges facing private housing developers in affordable housing provision and makes recommendations to address housing affordability in the country.

The concept of employing web-based configuration systems towards mass customization of housing has been implemented by some prefabricated housing companies around the globe, and has become a challenging research area in the last few decades as an outcome of advancements in communication and design technologies. Different methodologies have been employed with the aim of efficiently engaging future homebuyers in the design of their homes. The thrust of this paper is to systematically formalize an advanced configuration system for mass customization of prefabricated housing for a company operating in the Canadian market. The focus is on one floor bungalows which are common within the Province of Quebec. Such housing models targets a specific market sector; elderly couples seeking retirement homes, with the aim of improving affordability through maintaining particular design and production qualities.

Abstract

At the height of the recession in the early 1980s, a multitude of state and locally sponsored housing finance agency programs were legislatively introduced in response to populist pressure. Many of these controversial programs utilized lower cost municipal bonds to subsidize private sector housing programs and had remarkable diversity in their stated objectives. This study focuses on one of these programs, the Ohio Housing Finance Program, which purported to address the needs of mainly first‐time home buyers. Housing program evaluations,while rarely done, are very important where publicborrowing is used to support them. Using county‐level demographic data for 1983, the empirical results suggest that the Ohio program’s target clientele, first time homebuyers, were the major beneficiaries of the program.

Abstract

Purpose

This paper aims to investigate the potentials of virtual reality (VR) for residential real estate marketing to influence house purchase intention.

Design/methodology/approach

Based on the relevant literature in consumer behaviour, this study hypothesised the relationships between atmosphere with pleasure and arousal emotions and the subsequent influence of emotions towards house purchase intention in a virtual environment. A within-subjects experimental design was conducted with 60 real potential homebuyers to test the hypotheses. Data were analysed using paired samples t-test and partial least squares-structural equation modelling (PLS-SEM).

Findings

Results revealed that there is a significant difference in the atmosphere and house purchase intention between real and virtual environments. On the other hand, pleasure and arousal emotions evoked in real and virtual environments showed no significant difference. The results show that the atmosphere significantly affects pleasure and arousal, where pleasure, in turn, has a significant effect on purchase intention, and arousal showed an insignificant effect on purchase intention in the virtual environment.

Research limitations/implications

Due to budget limitation, this study was constrained to the use of HTC Vive as the VR equipment and evaluation of only one type of housing design.

Practical implications

This study contributes to facilitating the revitalisation of real estate marketing with the integration of VR by providing notable empirical results and recommendations based on the research findings.

Originality/value

This study extends the current knowledge from the stimulus-organism-response framework for a smart real estate marketing strategy using VR.

Abstract

Purpose

The purpose of this paper is to investigate the determinants of the affordable housing shortage in the Greater Kuala Lumpur from the suppliers’ perspectives.

Design/methodology/approach

Primary data were collected through a cross-sectional survey questionnaire comprising 21 determinants and 111 experts in the housing industry.

Findings

The affordable housing shortages are consequences of regulations and policies on land allocations, building materials and the affordable housing market. The government should provide more lands to the developers or the government should directly build affordable housing on their lands. To lower the cost of construction, the government should reduce the importation tax and procedures, and the housing industry should find alternative building materials.

Originality/value

Theoretically, the research provided fresh insights into the causes of housing shortages and reasons for the increase in housing prices. The results will be useful to policymakers towards affordable housing delivery and to the developers and contractors on measures to increase profit margins and increase housing supply.
