Abstract

Purpose

Successful implementation of a building information modeling (BIM) for building operation and maintenance (O&M) requires purposeful, early-design identification of end-user-specific model exchange requirements. This paper aims to provide a semantic data-rich classification system for model objects to convey facilities management (FM) requirements in BIM guidelines in support of efficient FM-BIM data workflows.

Design/methodology/approach

A modularized, repeatable and technical solution for semantic requirements of BIM exchange objects was developed through ontology-based data mapping of the industry foundation classes. The proposed solution further contextualizes syntax per the buildingSMART Data Dictionary schema and provides an implementation agreement to address the quality issues of discipline BIMs and establish consistent modeling and naming conventions to facilitate automated BIM data workflow.

Findings

The level of semantics (LOS) development framework and the results of LOS implementation focusing on a building mechanical system case project are presented and discussed to showcase the increased efficiency resulting from its implementation throughout the BIM data management workflows.

Originality/value

This study represents a pioneering effort to create and implement the LOS schema as a modularized solution in support of automatic BIM data creation, adjustment, verification and transition across the design, construction and O&M workflows of a large owner organization in the Midwest USA.

Abstract

Purpose

Although the handover stage is the key transition stage between the construction and operation, there is no critical overview of issues and research at the handover stage, hindering the achievement of sustainable development of buildings. Therefore, the purpose of this paper is to review the building handover-related issues and research in construction and facility management (FM) journals. The specific objectives of this study include: analyze the research trends and overview the handover-related publications; identify the major research topics on the handover of buildings; identify research gaps and propose future research directions.

Design/methodology/approach

This study opted for a four-step systematic review of papers from the well-known academic journals in the construction and FM respects.

Findings

The results first revealed the increasing research interest in the handover of buildings from the researchers. Moreover, the post-construction defects, poor information fidelity, poor interoperability between building information modeling (BIM) and FM technologies, and insufficient consideration of end users were identified as the most concerned challenges for a building handover. Furthermore, identifying and formalizing information requirements for handover, improving the handover process, and improving the interoperability between BIM and FM were solutions mostly emphasized by researchers.

Research limitations/implications

As the first systematic review of building handover-related issues and research, this study is the building block for future research on this topic. The findings provide guidance for researchers in the construction and FM research community, and help them form useful collaboration for future research opportunities and find future research directions.

Practical implications

The identified significant challenges and potential solutions for a building handover could assist practitioners in making rational decisions on developing or adopting relevant technologies, and reshaping their management patterns and working processes. Moreover, the findings could be severed as evidence for policymakers to initiate policies, such as documents e-submission and timely updating BIMs, to achieve the vision of model-based project delivery.

Originality/value

This study contributed to the body of knowledge of sustainable development by providing a new insight to tackle the hindrance to the smooth transition from the construction to the operation.

Abstract

Purpose

This paper aims to represent the results of a case study to establish a building information model (BIM)-enabled workflow to capture and retrieve facility information to deliver integrated handover deliverables.

Design/methodology/approach

The Building Handover Information Model (BHIM) framework proposed herein is contextualized given the Construction Operation Information Exchange (COBie) and the level of development schema. The process uses Autodesk Revit as the primary BIM-authoring tool and Dynamo as an add-in for extending Revit’s parametric functionality, BHIM validation, information retrieval and documentation in generating operation and maintenance (O&M) deliverables in the end-user requested format.

Findings

Given the criticality of semantics for model elements in the BHIM and for appropriate interoperability in BIM collaboration, each discipline should establish model development and exchange protocols that define the elements, geometrical and non-geometrical information requirements and acceptable software applications early in the design phase. In this case study, five information categories (location, specifications, warranty, maintenance instructions and Construction Specifications Institute MasterFormat division) were identified as critical for model elements in the BHIM for handover purposes.

Originality/value

Design- and construction-purposed BIM is a standard platform in collaborative architecture, engineering and construction practice, and the models are available for many recently constructed facilities. However, interoperability issues drastically restrict implementation of these models in building information handover and O&M. This study provides essential input regarding BIM exchange protocols and collaborative BIM libraries for handover purposes in collaborative BIM development.

Abstract

Purpose

The purpose of this study is to address challenges in the current information exchange process between building information modelling (BIM) and facilities management (FM) systems and to propose a workable solution. This study’s objective is to identify the information exchange requirements and to develop methods for seamless information flow between building information models and FM systems.

Design/methodology/approach

Data collection and analysis was based on an extensive literature review of similar studies followed by a questionnaire survey with a total of 112 participants and 2 focus groups with a total of 12 participants to validate the conceptual framework. The outputs of the survey analysis formed the background of the proposed framework to streamline information exchange process between building information models and FM systems.

Findings

The study findings form a foundation for enabling the integration of various data sources including building information models. Such integrated platforms will enable automated information exchange between the various data sources and FM systems. The study also provides key information requirements sources to complement the existing construction operations building information exchange information and to support standardization for information exchange process.

Originality/value

The contribution of this study is the identification of information exchange requirements and sources to enable seamless information flow between BIM and FM systems. The study findings will also lay the basis for research studies using the developed framework context to enable the identification of specific data outputs for FM systems inputs.

Abstract

Purpose

The usability aspect of the construction operations building information exchange (COBie) datasheet has been largely overlooked. Users find it difficult to find relevant data inside COBie and understand the dependencies of information. This research study is a part of a more comprehensive research study to identify the usability issues associated with COBie and propose solutions to deal with them. This paper aims to discuss the challenges associated with the visualization aspect of COBie and proposes a solution to mitigate them.

Design/methodology/approach

This paper is based on design thinking and waterfall methodology. While the design thinking methodology is used to explore the issues associated with the visualization aspect of COBie, the waterfall methodology is used to develop a working prototype of the visualizer for the COBie datasheet using a spreadsheet format.

Findings

The paper demonstrates that the property graph model based on a node-link diagram can be effectively used to represent the COBie datasheet. This will help in storing data in a visually connected manner and looking at links more dynamically. Moreover, converting and storing data into an appropriate database will help reach data directly rather than navigate multiple workbooks. This database can also help get the history of data inside the COBie datasheet as it develops throughout the project.

Originality/value

This research proposes a novel approach to visualize the COBie datasheet interactively using the property graph model, a type of node-link diagram. Using the property graph model will help users see data in a connected way, which is currently missing in the spreadsheet representation of COBie data. Moreover, this research also highlights that storing historical changes in COBie data can help understand how data has evolved throughout the construction. Additionally, structured storage of data in relationship format can help users to access the end of connected data directly through the efficient search.

Abstract

Purpose

As the use of building information modeling (BIM) for facilities management (FM) continues to grow, questions remain around the quality and completeness of digital assets to support FM practices. This paper aims to examine the current gap between digital and physical assets in the absence of formal information requirements and its impact on the handover process.

Design/methodology/approach

An action-research was carried out with a large public organization to understand the challenges of their current FM processes and the steps required in developing an asset information model (AIM) from a project information model (PIM). A mixed method approach was employed with interviews, document analysis and an exploratory pilot case study.

Findings

This paper investigates the process, the challenges and the level of effort of the information commissioning process to create a fit-for-use AIM. Four distinct steps were identified in the process as follows: analyzing the handover PIM and documents, extracting FM-specific information, populating the model with the information and attaching operations and maintenance (O&M) documents. The research highlights the significant amount of effort that is required when no specific asset information requirements are formulated at the project onset.

Practical implications

The paper presents an information commissioning process that helps to develop an AIM from a PIM. Understanding the impact of the lack of requirements on the information commissioning process can help asset owners understand the importance of defining and articulating their information requirements up front.

Originality/value

This paper provides empirical evidence of the impact of the absence of formal information requirements on the development of a fit-for-use AIM.

Abstract

Purpose

Building information modelling (BIM) in facilities management (FM) applications is an emerging area of research based on the theoretical proposition that BIM information, generated and captured during the lifecycle of a facility, can improve its management. Using this proposition as a starting point, the purpose of this paper is to investigate the value of BIM and the challenges affecting its adoption in FM applications.

Design/methodology/approach

Two inter-related research methods are utilised. The literature is utilised to identify the application areas, value and challenges of BIM in FM. Due to the lack of case studies identified in the literature review, and to provide empirical evidence of the value and challenges of BIM in FM, a case study of Northumbria University’s city campus, is used to empirically explore the value and challenges of BIM in FM.

Findings

The results demonstrated that BIM value in FM stems from improvement to current manual processes of information handover; improvement to the accuracy of FM data, improvement to the accessibility of FM data and efficiency increase in work order execution. The main challenges were the lack of methodologies that demonstrate the tangible benefits of BIM in FM, the limited knowledge of implementation requirement including BIM for FM modelling requirements, the interoperability between BIM and FM technologies, the presence of disparate operational systems managing the same building and finally, the shortage of BIM skills in the FM industry.

Originality/value

There is lack of real-life cases on BIM in FM especially for existing assets despite new constructions representing only 1-2 per cent of the total building stock in a typical year. The originality of this paper stems from both adding a real-life case study of BIM in FM and providing empirical evidence of both the value and challenges of BIM in FM applications.

Abstract

Purpose

Building information modelling (BIM) provides a robust platform for information management in built environment facilities. However, one of the consequences of the limited application of BIM in facilities information management (FIM) is that the potential value gain through the integration of as-built information during the operations management process has had limited exploration in current practice. The purpose of this paper is to explore the potential impact of BIM to enhance the value of FIM.

Design/methodology/approach

A detailed literature review was undertaken to identify BIM application in a construction context, and to develop a framework to investigate the value of information. An interpretative approach was adopted for data collection and analysis. A total of 14 semi-structured interviews were conducted with construction industry professionals to identify how value of FIM can be enhanced through BIM integration. The interview data were analysed using open and selective coding.

Findings

The findings confirm that information exchange between the construction and facilities management (FM) phases of a project are important in terms of efficient and effective maintenance of a facility as well as optimising the design task. With these promising benefits, BIM is an efficient mechanism to facilitate construction information exchange. However, there is an uncertainty over the optimum level of information that ought to be on a BIM model for FM purposes. The relationship between different aspects of value is a starting point to filter the required information for each individual project. In contrast, limited awareness of value of information exchange and the potential of BIM enabled FIM during construction is noted.

Research limitations/implications

The information exchange considered within this investigation was limited to two key phases of the facility life cycle, namely, construction and FM (in-use).

Practical implications

The findings bring insight into an unseen aspect of FM information needs that should be given priority in upcoming BIM developments. Also, it draws attention to how value is concerned in a daily basis beyond monetary terms.

Originality/value

The investigation of value enhancement through BIM integration in particular to FIM and ongoing research with new value dimensions.

Abstract

Purpose

This paper aims to identify a generic set of information requirements for facilities management (FM) systems, which should be included in BIM as-built models for efficient information exchange between BIM and FM systems, and to propose a process to identify, verify and collect the required information for use in FM systems during the project’s lifecycle.

Design/methodology/approach

Both qualitative and quantitative approaches were applied at different stages of the study’s sequential design. The collection and analysis of qualitative data was based on an extensive literature review of similar studies, standards, best practices and case study documentation. This was followed by a questionnaire survey of 191 FM practitioners in the UK. This formed the background of the third stage, which was the development of the information management process to streamline information exchange between building information models and FM systems.

Findings

The study identifies a generic list of information requirements of building information models to support FM systems. In addition, the study presents an information management process that generates a specific database for FM systems using an open data format.

Originality/value

The existing literature focuses on specific building types (educational buildings) or specific information requirements related to particular systems (mechanical systems). The existing standards, guidelines and best practices focus on the information requirements to support the operations and maintenance (O&M) phase in general. This study is different from previous studies because it develops a set of specific information requirements for building information models to support FM systems. FM organisations and owners can use the proposed list of information requirements as a base to generate specific data output for their FM systems’ input, to decrease the redundant activity of manual data entry and focus their efforts on key activities.

Abstract

Purpose

The purpose of this study is to investigate factors that impede the integration of facilities management (FM) into building information modeling (BIM) technology. The use of BIM technology in the commercial construction industry has grown enormously in recent years. Its application to FM, however, is still limited. The literature highlights issues that hinder BIM–FM integration, which are studied and discussed in detail in this paper.

Design/methodology/approach

A review of literature is conducted to identify and categorize key issues hampering the application of BIM to FM. This paper has also designed a questionnaire based on a literature review and surveyed FM professionals at two industry events. Using the collected responses, these issues are analyzed and discussed using non-parametric statistical analyses.

Findings

A total of 16 issues are identified through the literature review of 54 studies under the four categories of BIM-execution and information-management, technological, cost-based and legal and contractual issues. The results of the survey of FM professionals (with 57 complete responses) reveal that the single most important issue is the lack of FM involvement in project phases when BIM is evolving.

Originality/value

The findings of this study could assist the construction industry (e.g. building-material and equipment manufacturers, design professionals, general contractors, construction managers, owners and facility managers) with creating guidelines that would help in BIM–FM integration. BIM is a virtual database that contains important design and construction information, which can be used for effective and efficient life cycle management if building data are captured completely and accurately with a facility manager’s involvement.
