Abstract
Purpose
This study aims to examine the impact of “space-as-a-service” (SAAS) provision on office rents in the UK and quantify premia to office rents.
Design/methodology/approach
Using hedonic modelling techniques the authors are able to quantify the impact of a number of SAAS features on office rents in the City of London using CoStar data. The authors control for the quality of the buildings by focussing on five-star buildings, rated by CoStar, as these buildings are more likely to incorporate SAAS features.
Findings
Using data on 317 transactions in 37 City of London Office buildings over the period 1 November 2004–15 July 2020, the authors find that tenant exclusive mobile applications (MAPPS) and a public terrace or rooftop command a rent premium of around £13 and £6.5 per sq. ft per annum, respectively. However, other SAAS features such as conferencing facilities, on-site fitness centre and touch down space have no significant impact on office rents. The impact of exclusive MAPPS varies with size of net lettable area.
Research limitations/implications
The SAAS real estate model is an emerging trend in the office market. As it grows in importance more research questions will have to be investigated. The present study raises awareness of the need to specify SAAS features and form a rating system that will facilitate future research on the subject.
Practical implications
The conclusion from the present investigation is that only two SAAS features have a positive impact on office (tenant exclusive mobile apps and a public terrace or rooftop), which suggest that these two features may form the basis of any future SAAS rating system. These two SAAS components should carry more weight in valuations and pricing.
Originality/value
To the best of the authors’ knowledge, this is the first study that attempts to quantify the impact of SAAS features on office rents.

Abstract
Purpose
This study aims to adapt analytical hierarchy process (AHP) for choosing the optimal location for sport facilities. The location of a sports facility contributes significantly to its potential success or failure. Therefore, factors affecting such location-related decisions must be carefully studied and prioritized in a systematic fashion.
Design/methodology/approach
This study develops a seven-step framework which may be used to decide on a location from among several alternatives. Through an extensive literature review, this study first determines the factors affecting sports facility location selection and then applies AHP steps by asking several sports facility owners and managers to assess importance of the criteria.
Findings
This study determined the sport facility location selection factors as “ease of access,” “facility features,” “financial issues,” “neighborhood” and “market,” and further divided each factor into its subfactors. To illustrate the framework of using AHP as a tool to select the right location for sport facilities, we chose three candidate locations and scored them according to the calculated weight scores of the criteria, identifying the strengths and weaknesses of each location.
Practical implications
This study provides several managerial implications that may guide sport facility investors in choosing the right location.
Social implications
This study presents a method to evaluate different factors for different actors of sport industry in a systematic way. Private investors can use the method for securing sufficient number of potential customers in a well-selected location. Government institutions and public policymakers can use the method, possibly with different sets of factors, to decide on the location of public sports facilities to maximize the number of visitors or to reach disadvantaged or underserved populations.
Originality/value
This framework of AHP method can help private and public investors and policymakers evaluate and make the optimal decision for choosing sports facility locations. This study contributes both to sport management theory and practice as well as to operation management literature. This study also refined the scattered factors in the literature of selecting a sport facility site in a more understandable and adaptable way.

Events that are designed around the needs of children are particularly challenging to plan and thus choosing the right venue to stage such an event is a substantial task. Venue considerations for such events includes location, access and nearby amenities, capacity and flow, facilities, catering, decor as well as safeguarding. Given that event managers can now choose from purpose-built event spaces, hotels, academic, sporting and unique venues, the decision is even more complex. This chapter provides a comprehensive assessment of key venue considerations for event managers when planning child-centric events and outlines the typical characteristics of a range of venues, as relevant to organising events for family audiences.

Abstract
Purpose
This paper aims to develop a dynamic civil facility degradation prediction model to forecast the reliability performance tendency and remaining useful life under imperfect maintenance based on the inspection records and the maintenance actions.
Design/methodology/approach
A real-time hidden Markov chain (HMM) model is proposed in this paper to predict the reliability performance tendency and remaining useful life under imperfect maintenance based on rare failure events. The model assumes a Poisson arrival pattern for facility failure events occurrence. HMM is further adopted to establish the transmission probabilities among stages. Finally, the simulation inference is conducted using Particle filter (PF) to estimate the most probable model parameters. Water seals at the spillway hydraulic gate in a Taiwan's reservoir are used to examine the appropriateness of the approach.
Findings
The results of defect probabilities tendency from the real-time HMM model are highly consistent with the real defect trend pattern of civil facilities. The proposed facility degradation prediction model can provide the maintenance division with early warning of potential failure to establish a proper proactive maintenance plan, even under the condition of rare defects.
Originality/value
This model is a new method of civil facility degradation prediction under imperfect maintenance, even with rare failure events. It overcomes several limitations of classical failure pattern prediction approaches and can reliably simulate the occurrence of rare defects under imperfect maintenance and the effect of inspection reliability caused by human error. Based on the degradation trend pattern prediction, effective maintenance management plans can be practically implemented to minimize the frequency of the occurrence and the consequence of civil facility failures.

Abstract
Purpose
Community centers play a socio-economic and urban role of combining different communal necessities, that serve inhabitants, at different neighborhoods in cities. Their role emerged in importance as being a hub for improving and customizing quality of life experiences of the public. This research presents a code-based risk assessment tool for evaluating fire safety measures that can be adapted in the context of community centers. It also provides an exemplary case study to demonstrate its application.
Design/methodology/approach
The study identified the factors that render community centers as a high-risk type of facilities in fire events. Various fire codes and standards were reviewed to describe the relevant fire safety measures. A code-based fire risk assessment tool was developed and implemented, through a case study. A set of recommendations were developed to improve the fire safety conditions of the case study facility.
Findings
Several violations to fire safety were identified in the case study building. The findings led to identifying a set of recommendations to improve its fire safety conditions.
Practical implications
This research introduced a systematic approach to raise awareness about fire incidences and consequences in community centers, and provides facilities managers with a tool, to assess compliance based on international fire code requirements.
Originality/value
In fire events, community centers are considered as high-risk facilities that may lead to significant losses of human lives and damages to assets. It is significant to study the causes of fire, for ensuring effective prevention and safe operations.

Abstract
Purpose
The desire to spectate at traditional events and festivals in different countries is dying. From a marketing perspective, researchers and practitioners need to understand why people spectate at these conventional events and festivals. Data-driven marketing approaches can help event and festival marketing policymakers in attracting potential spectators. Drawing on attachment theory, the current study fills this void and explores fans' motivation and intentions to follow Kushti (i.e. traditional wrestling) events while developing a new event attachment scale (EAS).
Design/methodology/approach
Three comprehensive studies were conducted. First, an exploratory study where 12 retired wrestlers, considered hardcore fans of Kushti were interviewed. The collected data was analyzed using thematic analysis. Second, a pilot study (n = 204) was performed leading to a main survey (n = 365). The survey data was analyzed using exploratory and confirmatory factor analysis techniques.
Findings
Results revealed five types of attachments (i.e., ground attachment, game attachment, emotional attachment, cultural attachment and player attachment). An important intervention is the unique elements within each of these attachments, which may motivate fans to follow traditional gaming events. The new scale offers excellent psychometric properties.
Practical implications
Event and festival marketers should consider the role of tradition while marketing such events. The retired wrestlers can be used as influences/reference points to attract visitors to spectate at Kushti events. Furthermore, facilities such as smooth roads, approachable grounds and excellent service operations during these events can help policymakers to attract more spectators.
Originality/value
The study is unique in contextualizing Kushti and presenting a unique scale to measure fans' motivations and intentions to follow traditional gaming events.

Abstract
Purpose
Throughout human history, the occurrence of disasters has been inevitable, leading to significant human, financial and emotional consequences. Therefore, it is crucial to establish a well-designed plan to efficiently manage such situations when disaster strikes. The purpose of this study is to develop a comprehensive program that encompasses multiple aspects of postdisaster relief.
Design/methodology/approach
A multiobjective model has been developed for postdisaster relief, with the aim of minimizing social dissatisfaction, economic costs and environmental damage. The model has been solved using exact methods for different scenarios. The objective is to achieve the most optimal outcomes in the context of postdisaster relief operations.
Findings
A real case study of an earthquake in Haiti has been conducted. The acquired results and subsequent management analysis have effectively assessed the logic of the model. As a result, the model’s performance has been validated and deemed reliable based on the findings and insights obtained.
Originality/value
Ultimately, the model provides the optimal quantities of each product to be shipped and determines the appropriate mode of transportation. Additionally, the application of the epsilon constraint method results in a set of Pareto optimal solutions. Through a comprehensive examination of the presented solutions, valuable insights and analyses can be obtained, contributing to a better understanding of the model’s effectiveness.

Abstract
Purpose
This study explores how small- and medium-sized enterprises (SMEs) in the food industry in Puerto Rico can enhance resilience to cope with critical infrastructure (CI) collapse due to natural disasters. This study aims to validate the food supply chain (FSC) resilience model for SMEs in rural areas.
Design/methodology/approach
This study used qualitative in-depth interviews to gather data and a coding process for the analysis. The participants were members of the FSC located in the municipality of Adjuntas and nearby towns in Puerto Rico. For this study, the sample participants selected to conduct the interviews were the farmers, producers and retailers.
Findings
The results show the importance of local CI backup, networks and flexibility among FSC members in alternating supply chain logistics and distribution. Other transportation modes include drone pilots, aerial and land, facilities to transport and deliver merchandise and positioning farmers and producers as important players in the FSC.
Originality/value
A modified FSC resilience model from previous research is presented to include SMEs located in highly vulnerable remote zones, where access to resources is limited after a disruptive event, and a typology of enterprises with local CI backup according to their level of adoption of resilient practices. This study contributes to enhancing resilience and mitigating the vulnerabilities of SMEs after the CI collapses.
