Abstract

Purpose

This paper aims to propose a theoretical framework for workplace research based on sociomateriality. Sociomateriality is a theory to explain the effects of social practice and materiality in an organization. Workplace studies in facility management (FM) can adopt this theory to understand the complex relationships between physical work environments and human factors.

Design/methodology/approach

Review of sociomateriality was conducted to understand the connection to existing workplace studies in FM. This study addresses the components of the workplace through the sociomateriality perspective.

Findings

The main focuses in sociomateriality theory are materiality and social practice. For workplace concepts specifically in FM, workplaces and their components are a material agency, and work and workers are a social practice agency. By considering both materiality and sociality in workplace environments, researchers can understand office dynamics and interrelationships. Lastly, two statistical analysis methods are suggested to analyze the framework: structural equation modeling and multilevel analysis.

Originality/value

To understand the human–environment relationship, it is essential to consider both materiality and social practice perspectives simultaneously. The proposed framework can be a foundation to explain the complex interactions between the physical environment and human factors of workers in individual organizations.

Abstract

Purpose

This study aims to investigate the performance of open-plan office layouts and to identify occupants’ concerns in existing open-plan office layouts.

Design/methodology/approach

Workplace activity questionnaire (WAQ) was administered in the form of an online survey in March 2019, as part of a design briefing process for the expansion of the office facilities located in Bangalore, India, for a Fortune 100 software technology company. A total of 4,810 questionnaires were distributed and 3,877 responses were received (80.6% response rate). After that, 849 incomplete responses were eliminated from the analysis, resulting in a final sample size of 3,028. The questionnaire included 11 key activities conducted by the office workers and established the gap between the workers’ perceived importance and support from their existing facilities using a five-point Likert scale.

Findings

The findings of this study provide strong evidence that different physical environments influence the satisfaction of occupants. An improvement of the facilities, especially by enabling areas for quiet working, should be prioritized in relation to the other activities surveyed. Also, office workers perceived significantly different support levels for quiet working depending on their department, while there was no significant difference between the workers of different buildings.

Research limitations/implications

Individual demographic information was not collected because of the possibility of personal identification. There was also a lack of objective environmental measures, such as temperature and noise level. Thus, the quality of indoor environments was unknown. In this study, some respondents mentioned dissatisfaction with indoor environmental quality, including noise, temperature and air quality in their comments.

Originality/value

In the programming stage of a workplace design process, the WAQ survey tool has value because it renders important insight into the perception of a live workplace, which can then be used to determine priorities for a design effort. It clearly identifies the areas to focus on, ask questions about and develop improvements. Validating its reliability will enhance its credibility and confidence in its use. In addition, the large sample size provides statistical advantages in the data analysis, providing a higher likelihood to find a true positive of the findings of the study. Also, having a relatively high response rate provides an advantage of mitigating the risk of having non-response bias in the analysis.

Abstract

Purpose

This paper aims to primarily analyzing the state and pattern of current energy benchmarking progress on commercial buildings since the New York City’s energy disclosure law, Local Law 84: Benchmarking has been implemented. It then compares the yearly benchmarking progress of Leadership in Energy and Environmental Design (LEED)-certified and non-LEED-certified buildings as well as ENERGY STAR-certified and non-ENERGY STAR-certified.

Design/methodology/approach

For thorough analytics, the authors combined and examined four sources of data: New York City Local Law 84: Benchmarking, Primary Land Use Tax Lot Output, US Green Building Council and US Environmental Protection Agency. The data sets were combined using two primary keys: the Borough, Block, Lot (BBL) number and the building address. Four years of energy use intensity values were obtained and normalized by shrinking the range of deviance in weather.

Findings

The findings indicate a significant improvement in the benchmarking progress when controlling building size, building type, year of construction or the most recent renovation and the presence of renovation. Interestingly, there is no significant difference in the energy benchmarking progress between LEED- and non-LEED-certified buildings. Possible reasons are explored and discussed.

Originality/value

From a methodological perspective, the study benefited from data disclosure as well as open data sources and used secondary data with a relatively large sample size. Many studies in the construction industry are based on the case-study approach, which may affect generalizability and causality of research findings. This unique approach illustrates the potential of secondary data analysis in the industry.

Abstract

Purpose

This paper aims to provide organizations with a new tool to make decisions related to a facility (building) selection process. Traditionally, value engineering (VE) applies the Value = Function/Cost formula to evaluate the worth of a product. In this paper, the VE-based facility-selection approach is proposed, where the cost of a facility is expressed in net present value (NPV) as it contains the net expense of purchasing or leasing a building as well as the time value of money. Also, a method of quantifying functions and involved risks of different facility choices is proposed.

Design/methodology/approach

The framework of the VE-based facility-selection process is broken down into three steps: preparation, calculation/analysis and assessment. In the latter part of this paper, the authors share a sample analysis by illustrating the analysis and decision-making process when three hypothetical facility-selection options are available.

Findings

The sample analysis indicates that companies can get the lowest cost and risk while improving their functions to achieve the highest value by using the modified VE formula to drive an optimal option for company’s business expansion and facility-selection process.

Originality/value

This paper provides organizations with a strategic system and process to select proper facilities or buildings for business expansion. The VE approach suggested in this study can allow facility/real estate portfolio decision-makers to analyze financial and functional aspects of the facility at the same time and obtain the value coefficient when they choose a new facility from different options. Finally, they can select the best option, which has the highest value coefficient, given financial and functional considerations.

Abstract

Purpose

This paper aims to investigate data elements, transfer, gaps and the challenges to implement data analytics in facilities management. The goal is not to search for a definite solution but to gather necessary information, understand the challenges faced and develop a proper foundation for future study.

Design/methodology/approach

This paper used a case study approach with a qualitative method. The case of the Georgia Institute of Technology was investigated by having a semi-structured interview with six relevant personnel. The recorded interview content was analyzed and presented based on six work processes.

Findings

Higher education institutions are taking initiatives but facing challenges in implementing data analytics. There were 36 software tools used to manage different aspects of facilities at Georgia Tech. Identified data elements and data processing indicated that major challenges for data-driven decision-making were inconsistency in data input and structure, the issue of interoperability among different software tools and a lack of software training.

Research limitations/implications

The authors only interviewed individuals who work closely with data gathering, transfer and processing. Thus, the study did not explore the perspective of individuals in the leadership level or the user group level.

Originality/value

Facilities management departments in higher education institutions perform multi-disciplinary functions, including building automation, continuous commissioning and preventative maintenance, all of which are data- and technology-intensive. Managing this overwhelming amount of information is often a challenge, but well-planned data analytics can be used to draw keen insights about any aspect of facilities management and operations and assist in evidence-based decision-making.

Abstract

Purpose

This paper aims to review the concept and characteristics of coworking space, especially physical and operational characteristics and its objectives. The authors propose three models of coworking spaces, such as revenue, synergistic and customer contact, which organizations can use as a part of their corporate real estate strategies to build workplace flexibility and resiliency. This paper also addresses research gaps and a research agenda for future research.

Methodology

This paper is a literature review of academic research focusing on coworking spaces. Because of the relatively limited existing academic literature on the topic, industry sources and white papers are also reviewed.

Findings

The authors categorized common threads of the existing literature on coworking spaces to emergence and growth trends, the types of users, the type of work to be completed in these spaces, characteristics of coworking spaces and the desired outcomes of coworking space models. Coworking spaces are expected to grow worldwide because of the increase in knowledge-based economy, the “digital nomad” lifestyle and mobile technologies, however, there is limited research on the relationship between spatial and operational characteristics of coworking spaces and users’ collaboration, social well-being and creativity. No research identified fully articulated the nuanced differences between the types of coworking spaces now found in the real estate ecosystem.

Research limitations

There is limited academic, empirical research focusing on coworking spaces. Thus, the search for literature itself is limited to a small number of papers. Although the authors extended the search to non-academic sources, the conclusion of this study is tentative because of the prematurity of the topic.

Originality/value

This paper urges the identification of research questions, considering the fast growth of coworking spaces and suggests future research directions based on newly proposed models. Industry practitioners, including building owners, managers, coworking space providers and corporate real estate practitioners, can consider using variations of coworking space concepts and characteristics, as they understand the importance of social needs and connectivity among users. By addressing the history of the coworking space as a concept and business model, and updating the types of models to include new coworking spaces, the authors provide further options to industry practitioners as to how to integrate coworking into their real estate.

Abstract

Purpose

This study aims at a biometric verification based on facial profile images for mobile security. The modern technology of mobile Internet devices and smart phones such as the iPhone series and Galaxy phone series has revealed the development of information technology of input and output devices as high-definition multimedia interface. The development of information technology requires novel biometric verification for personal identification or authentication in mobile security, especially in Internet banking and mobile Internet access. Our study deals with a biometric verification based on facial profile images for mobile security.

Design/methodology/approach

The product of cellphones with built-in cameras gives us the opportunity of the biometric verification to recognize faces, fingerprints and biological features without any other special devices. Our study focuses on recognizing the left and right facial profile images as well as the front facial images as a biometric verification of personal identification and authentication for mobile security, which can be captured by smart phone devices such as iPhone 4 and Galaxy S2.

Findings

As the recognition technique of the facial profile images for a biometric verification in mobile security is a very simple, relatively easy to use and inexpensive, it can be easily applied to personal mobile phone identification and authentication instead of passwords, keys or other methods. The biometric system can also be used as one of multiple verification techniques for personal recognition in a multimodal biometric system. Our experimental data are taken from persons of all ages, ranging from children to senior citizens.

Originality/value
