This study aims at introducing a claim management model based on building information modeling (BIM) for claims that can be visualized in BIM models.

Abstract

Purpose

This study aims at introducing a claim management model based on building information modeling (BIM) for claims that can be visualized in BIM models.

Design/methodology/approach

Based on the results of a questionnaire survey, 10 claims were identified as claims that can be visualized in BIM models (named hard claims in this study). Then, a BIM-based claim management model was developed and used in a case study.

Findings

A BIM-based claim management model is represented. The claim management process through this model consists of four steps: (1) extracting project information, identifying conditions prone to claim and storing them into a relational database, (2) automatically connecting the database to building information model, (3) simulation of the claims in building information model and (4) final calculations and report.

Practical implications

The proposed model can provide benefits to parties involved in a claim, such as early identification of potential claims, large space for data storage, facilitated claim management processes, information consistency and improved collaboration.

Originality/value

There are a few studies on providing solutions to claim management based on BIM process. Hence, the original contribution of this paper is the attempt to set a link between BIM and claim management processes.

Abstract

Purpose

The purpose of this research is to identify the effective criteria and determine the required infrastructure for the repair of drilling rigs.

Design/methodology/approach

The research was carried out through questionnaires and interviews with experts, including consultants, contractors and operators. A long list of the required infrastructure, dividing into three groups of vital, necessary and support, was prepared and compared with the productivity criteria.

Findings

The results show that it is better to prepare and upgrade the vital, necessary and supportive equipment in the shipyards, including refrigeration workshop, cofferdam for repairing spudcans and residential and educational places.

Practical implications

These results are helpful for the industries working on jack-ups and the countries having similar conditions to enable them to use their assets in an optimum way.

Originality/value

Oil drilling rigs' repair and maintenance (R&M) services are essential because of affecting the economy. Furthermore, about 25% of Iran’s oil drilling rigs are jack-up, needing overhauls every five years. Other research has investigated how to repair jack-ups, their incidents, their R&M industry market and, only in some cases mentioned, cost and time criteria. Therefore, it is necessary to identify the criteria and study the infrastructures in the shipyards.

Abstract

Purpose

The purpose of this study is to introduce and evaluate the effect of critical success factors (CSF) in rescue operations in burning buildings by calculating the partial least squares structural equation modeling of PLS-SEM.

Design/methodology/approach

To do this, success criteria (SC) and CSF in the literature, which are related to the topic, articles, standards and relevant books, will be identified and then evaluated through the extended PLS-SEM model.

Findings

The results show that technological factors, awareness, resources and safety play an effective role in successful performance management in fire accidents.

Research limitations/implications

Appropriate use of these factors will promote incident management and decrease casualties and financial loss in the event of accidents.

Originality/value

Fire-fighting is of great importance, especially in tall and complex buildings. In recent years, extended studies have been carried out regarding fire accident management in terms of CSFs in the category of rescue and firefighting. However, attention has not been paid to the relation and severity of impact between SC and CSF by researchers in addition to the identification of the most important criteria during rescue operations.

Abstract

Purpose

Merging and updating project information and recording changes can give dynamic risk identification at all stages of the project. The main purpose of this research is to create an integration in construction information.

Design/methodology/approach

In this research, the 5D model was prepared and then all model information was entered into the database designed in SQL Server, the project report tables were coded, and finally, a database with four groups of information was ready for risk identification.

Findings

Creating an integrated risk identification platform reduced rework and time and cost control and change management, which were positive effects of risk identification at the right time.

Research limitations/implications

In order to identify risks, creating multilateral databases whose information integration enables timely completion of the project and compliance with the planning.

Practical implications

This research is the basis for identifying project risks within the framework of building information modeling and can be an effective contribution to increasing the risk-taking efficiency of the project.

Originality/value

As a matter of fact, marked time and cost are terrific motivating forces for the building industry, materializing with identify risk well-time. In any case, identifying risk engaged with all of the dimensions depend on this industry.

Abstract

Purpose

This paper aims to increase the integrity of the planning process with the executive process by simulating the Last Planner System (LPS) technique using building information modeling.

Design/methodology/approach

A five-dimensional model was prepared, and after specifying the number of physical conflicts on the plans, all the scenarios of the starting points in the expert contractors’ plans were analyzed. Accordingly, the best scenario was determined by LPS technique. To assess the performance of the study, it was implemented on several tasks of a construction project.

Findings

The results of this research indicate that if this method is used in the planning process, the time conflicts between the expert contractors who are in the critical path are reduced, and the total delay of the scheduled time reaches zero. In addition, the conflicts between contractors whose suspension will cause no incentive and increase the daily cost overruns will reduce to the lowest point.

Originality/value

By simulating LPS in the planning process, time-physical conflicts are considered at the lowest point. Using this approach, conflicts are detected before the execution process, resulting in a significant reduction in the delays and cost overruns in construction projects.

Abstract

Purpose

As the population grows, one of the major global crises is the management of human settlement. A proper solution to deal with this issue is mass housing. Given the variable needs in these projects, two constraints of height and volume of construction play an essential role in fulfilling success criteria. Hence, this paper aims to choose the most appropriate building method to satisfy time, cost, quality and safety factors considering the volume and height of construction.

Design/methodology/approach

In this research, the proper construction methods in mass housing projects in two volumes of up to 1000 (small) and 1000-3000 (medium) residential units in three ranges of the height of 5, 5-10, and higher than ten floors were determined with a focus on the success criteria based on real experiences through questionnaires and interviews.

Findings

The results show that steel bolt and nut and tunnel framework systems in higher than five-floor building projects act better than other methods, while in up to five-floor building projects, LSF saves time and cost and steel bolt and nut provides higher quality and safety.

Originality/value

Given the extent of work, the results of this research can be considered as a benchmark in the mass housing industry.

Abstract

Purpose

Successful risk management is influential in different phases of construction projects. It can play a critical role in reducing the possibility of claims as well as related disputes. The risk management knowledge area in large capital projects such as oil and gas is considered a questionable problem in the construction industry. The present study makes an effort to identify the importance of process groups in improving risk management performance.

Design/methodology/approach

This study is selected and ranked 36 factors leading to the claim in Iran's oil and gas industry through the Delphi method and a questionnaire. Factors categorized into a risk breakdown structure (RBS) include eight groups. Factors are linked to one of the process groups by a Delphi method. Finally, the relationship between RBS and the five process groups is analyzed using partial least squares structural equation modeling (PLS-SEM).

Findings

Findings showed that the planning process group had more confirmed factors than others. Most of the supported communications belonged to the contractor and the owner parties. Also, the cause of delay in the implementation phase due to the contractor performance had a higher relative importance index.

Originality/value

This article, from a project life-cycle perspective, considers the new structure between the risks leading to claims and the key parties to the project. It can be a good criterion for identifying risks and a timelier response to them before the risks turn into disagreements.

Abstract

Purpose

The inappropriate lighting methods can have irreversible effects on artworks available in museums and exhibitions. Several factors affect the choice of the lighting system in the museums. By surveying all possible elements, this paper aims to propose a sustainability-based solution, as it relates to the development of artwork conservation, visual perception and energy efficiency during operation and maintenance (O&M).

Design/methodology/approach

The paper elicits optimal solutions out of the method presented based on functions and expert opinion to improve lighting quality in existing museums. To study the optimization, the energy consumption and life cycle cost (LCC) in both the proposed lighting and the existing lighting system are compared using HoneyBee and LadyBug plugins in GrassHopper, as well as BLCC5 energy cost estimation software.

Findings

The results indicated a practical method to select the most suitable solution for museum lighting. By applying the proposed solutions obtained from the case study, a significant reduction in energy consumption and LCC were achieved. Besides, greenhouse gases were remarkably decreased.

Practical implications

Providing the proper lighting systems for each museum is the issue that is given special attention during the facilities management. The quality of the lighting, energy consumption and costs are analyzed by the simulation software. It is recommended that the validity considerations of the practice are examined.

Originality/value

The present study tried to present an optimal method to choose the best lighting system by the simultaneous utilization of theoretical and practical aspects. The functional model is also introduced for performing the most effective method to enhance the lighting techniques in the art museums.

Abstract

Purpose

Prompt and effective responses to incompatibilities between as-designed and as-built drawings prevent cost and time overruns and material waste. This paper aims to provide an efficient framework to handle mismatches between these two models with the least negative impact on the whole project.

Design/methodology/approach

First, 11 most frequent mismatches were identified through questionnaires. Also, the respondents were asked to determine the mismatches’ roots and solutions and the impact of applying solutions on the whole project. Afterward, the process to present the optimum solution to one of these mismatches was modeled. After running the application programming interface developed in Navisworks software, decision-makers access a form, showing mismatches, their causes and solutions, as well as the solutions’ effect. To finalize the optimal solution, a platform was provided on whether to accept the system solution or to propose an alternative.

Findings

To empirically validate the reliability of the proposed framework, two projects were investigated. Two different approaches to dealing with the same mismatch occurred in these projects were compared in terms of time, cost and material required. The results showed that addressing the mismatches through the proposed framework can efficiently enhance time, cost and material consumption, in comparison with the traditional approach.

Originality/value

There is currently no building information modeling-based holistic framework for managing mismatches between as-designed and as-built drawings. The results of this research can help contractors to make the best decision, saving project resources, when setting about a mismatch during construction.

Abstract

Purpose

Commercial building facility systems are costly, and due to the complexity of operation and maintenance (O&M), some failures can cause irreversible expensive damage. Currently, few capabilities of building information modeling (BIM) have been used in the facility maintenance operation. The purpose of this paper is to use a tool for making it easier to predict preventable defects in commercial building facility systems by examining a complete BIM.

Design/methodology/approach

To this end, a list of frequent defects in the facility system was achieved by a review of commercial building literature. Then, by examining a complete BIM model, the available methods and tools for O&M facilities during the operation period are identified and analyzed.

Findings

The results of the paper show that the solution presented based on total productive maintenance (TPM) subsets can effectively prevent facility system defects during the operation and maintenance period. An expert team assesses the validation of results.

Originality/value

The findings can help facility managers to adopt measures using TPM methods to prevent defects through an integrated BIM platform. The examination is based on case studies, surveys, expert experience and a thorough literature review.
