Abstract

Purpose

This paper aims to describe the development and testing of an employer’s information requirements (EIR) template and guidance document designed to meet client and facility management (FM) needs in the building information modelling (BIM) process.

Design/methodology/approach

A qualitative design approach was used and triangulation of methods which included a focus group with the British Institute of Facilities Management (BIFM), semi-structured interviews with the case study Glasgow Life Burrell Renaissance Project who trialled the EIR and peer-reviews and interviews with BIM/CAFM experts from the BIM Academy and FM180.

Findings

Specific guidance to help clients and facility managers prepare key BIM documents like the EIR are needed. They are aware of industry BIM standards and guidance but often not in detail. The Glasgow Life case study illustrated the EIR as a useful collaboration-tool to bring together stakeholders in early planning stages to understand client information needs.

Social implications

Assets and buildings account for most of the energy and material use in society. A well-structured EIR will help ensure the right information is available to enable optimisation of running costs and utility-use over their whole life, thus contributing to long-term sustainability.

Originality/value

This paper provides a new EIR template and guidance document ideal for practitioners in industry as a practical starting point to plan the client information requirements for BIM projects. It can be downloaded at www.bifm.org.uk/bifm/knowledge.

Abstract

Purpose

The purpose of this study is to outline the problems associated with asset information management using the Construction Operations Building Information Exchange (COBie) standard and to analyse the causes of industry failure to successfully adopt the standard. Based on this analysis, the paper will propose a process model, namely, Lifecycle Exchange of Asset Data (LEAD) to manage asset dataflow between all building stakeholders from design to construction and ultimately to the facility management team. This model aims to help the construction supply chain to produce complete and high-quality asset data that supports the operation phase of the built environment.

Design/methodology/approach

A review of relevant studies provided a theoretical background for this study. The authors then collected and analysed COBie data from five live construction projects using building information modelling (BIM) projects from different design and construction companies. The process model is based on an industry placement within Bouygues UK construction company, which was a Tier 1 building contractor in London in the period from December 2016 to December 2018. The researcher used an inductive approach observing current practises in two construction projects to produce “LEAD” model. Then a focus group was conducted with industry experts to discuss and refine the process model.

Findings

Analysis of literature and data collected in the course of this study revealed that although COBie is a BIM Level 2 standard in the UK, there is currently a low success rate in producing complete and accurate COBie data in the UK construction industry. This low rate is because of COBie’s rigid data syntax/structure, complexity and ambiguity of its data exchange process, which suggests that COBie may not be the future of the industry. Based on these findings, the study proposed a process model, namely, “LEAD,” to improve COBie output and also to be used with project-specific information requirements.

Practical implications

To the best of the authors’ knowledge, this paper is one of the first to focus solely on asset data exchange process using COBie standard and highlights the problems the industry faces in this remit. The study is based on industry placement for two years, so the analysis is based on actual and current industry problems. Current industry practices also informed the “LEAD” model, and the model provides a step-by-step guidance in producing and exchanging BIM asset data in all stages of the building lifecycle.

Originality/value

This paper provides a detailed analysis of the most common problems associated with COBie as an asset data exchange standard. Understanding these problems is of high value for industry practitioners to avoid them in projects. The paper also proposed a novel process model that can be used either to improve COBie quality or can be used with any project-specific data requirements.

Abstract

Purpose

This paper aims to describe the development of guidance to help clients and operational teams to clearly define information requirements for projects using building information modelling (BIM). ISO 19650 standards highlight this as a critical first step to ensure adequate information is available to optimise built assets over their whole life cycle.

Design/methodology/approach

A document analysis of existing BIM guidance supported by literature was undertaken to answer the research questions: “What guidance already exists specific to clients? and Would additional guidance help clients to better fulfil their role as the ‘appointing party’ in line with ISO 19650?”

Findings

A research gap was established highlighting a lack of guidance specifically aimed to help clients formulate information requirements as the appointing party. This research makes recommendations for an approach to define the requirements and support successful outcomes for BIM projects.

Practical implications

This paper provides a standardised approach and a starting point for an appointing party to gather and structure information requirements in line with ISO 19650.

Originality/value

This paper considers BIM information requirements specifically from an operations perspective with a focus on the client and facility management team.

Abstract

Purpose

The era of digital construction, including building information modelling (BIM), has placed a high demand for a seamless collaboration of people, technology and processes in meeting a project delivery. The project actors involved in a BIM process must ensure compliance with all regulations and contractual requirements from inception. While many studies have disclosed the various contractual implications arising from BIM implementation, little has been examined on the current state of BIM in contract administration practice, particularly in the Malaysian construction industry. This study aims to explore the current state of BIM implementation with specific reference to a design-and-build construction project.

Design/methodology/approach

The exploratory case study involved the construction of a public complex. Semi-structured interviews were carried out with the project actors, and document analysis was performed on the project’s contractual guidelines to derive the findings.

Findings

Findings from the thematic analysis revealed the following five sequences of activities that guided the contract administration practices, particularly during the pre-contract and post-contract stages of a BIM-based construction project: project inception, tendering phase, detailed design, construction and preparation for the handing over phase. Most of the activities were conducted to deliver the final BIM outputs successfully. Nevertheless, some shortcomings were noted in the project monitoring, the validation process of the BIM deliverables and the BIM players’ competency level in fulfilling the specified BIM contractual requirements.

Practical implications

The study contributes to a practical understanding of how BIM can affect project administration and how a public client can improve contractual risk allocation in future BIM implementation.

Originality/value

This paper discloses the current practices of contract administration to better understand the impacts of BIM management during the pre-contract and post-contract stages of a BIM-based construction project.

Abstract

Purpose

There has been a mounting interest in building information modelling (BIM) in the construction industry sector worldwide due to its perceived benefits. However, reliance on information technology is associated with risks. The purpose of this paper is to offer a better understanding of the emerging contractual and legal risks, which might influence the successful adoption of BIM, in order to facilitate the successful implementation of BIM in the construction industry.

Design/methodology/approach

The risks used in the study were documented from the literature, and primary data were collected by a questionnaire survey. The analysis of the results was driven by univariate and inferential statistics (Analysis of Variance) to identify the emerging contractual and legal risks.

Findings

The findings showed that there were little significant differences in the mean rating of the occurrence of contractual and legal risks between the respondents. The study confirmed that emerging risks are likely to be related to BIM documentations, intellectual rights and liability, missing data and misplaced assumptions among project stakeholders. The results showed that BIM success depends on close collaboration, at the outset of the project, with the client, designers, contractors and consultants.

Practical implications

The findings suggest that contract documents and contract agreements may need to be created in accordance with the identified risks, so that the questions of contractual and legal responsibilities are appropriately defined and allocated among the participants.

Originality/value

Important legal and contractual risks have been identified in the application of BIM. It renders a new understanding of the risks that might influence the successful adoption of BIM.

Abstract

Purpose

Master information delivery plan (MIDP) is a key requirement for building information modelling (BIM) execution plan (BEP) that enlists all information deliverables in BIM-based project, containing information about what would be prepared, when, by who, as well as the procedures and protocols to be used. In a well-conceived BEP, the MIDP facilitates collaboration among stakeholders. However, current approaches to generating MIDP are manual, making it tedious, error-prone and inconsistent, thereby limiting some expected benefits of BIM implementation. The purpose of this study is to automate the MIDP and demonstrate a collaborative BIM system that overcomes the problems associated with the traditional approach.

Design/methodology/approach

A BIM cloud-based system (named Auto-BIMApp) involving naming that automated MIDP generation is presented. A participatory action research methodology involving academia and industry stakeholders is followed to design and validate the Auto-BIMApp.

Findings

A mixed-method experiment is conducted to compare the proposed automated generation of MIDP using Auto-BIMApp with the traditional practice of using spreadsheets. The quantitative results show over 500% increased work efficiency, with improved and error-free collaboration among team members through Auto-BIMApp. Moreover, the responses from the participants using Auto-BIMApp during the experiment shows positive feedback in term of ease of use and automated functionalities of the Auto-BIMApp.

Originality/value

The replacement of traditional practices to a complete automated collaborative system for the generation of MIDP, with substantial productivity improvement, brings novelty to the present research. The Auto-BIMApp involve multidimensional information, multiple platforms, multiple types and levels of users, and generates three different representations of MIDP.

Abstract

Purpose

This paper aims to explore the various sociotechnical dimensions of building information modelling (BIM)-induced changes associated with stakeholder management of projects.

Design/methodology/approach

This paper relies on grounded theory and data collection from two case studies – one in the public sector and one in the private sector – and is underpinned by Leavitt’s (1964) sociotechnical model.

Findings

Findings reveal four new dimensions of stakeholder management as being affected through BIM-induced changes: commitment; transparency; learning and experience; and stakeholder satisfaction, with these extending beyond the dimensions recognised in the existing literature. Another novelty lies in bringing to light the highly context-specific nature of BIM-induced changes pertinent to stakeholder management, with the two case studies demonstrating differences in these changes. Furthermore, a theoretical model of the causal impacts of various identified dimensions is presented, in which the sequence of changes and the causal associations between the identified dimensions are conceptualised.

Originality/value

Through Leavitt’s (1964) Diamond lens, the procedure of change and its evolutionary procedure for various components of the sociotechnical system of stakeholder management are theorised. The tentative conceptualisations presented offer a springboard from which to further investigate the episode of change pertinent to various dimensions of stakeholder management in BIM-enabled projects.

Abstract

Purpose

The purpose of this paper is to propose a continuous improvement approach for clients to improve their performance and to maximise the benefits gained from building information modelling (BIM) over time. The role of client organisations is considered to be very important to accelerate the implementation of BIM. To do this, they need to clearly understand the implementation mechanisms; determine the level of change required within their organisations; and evaluate how best they can achieve this change. The paper’s concept is based on identifying BIM requirements and documenting them in an Employer Information Requirements (EIR) document based on their capability and maturity to deliver and manage BIM.

Design/methodology/approach

The continuous improvement approach is based on introducing gradual details to the client’s EIR, depending on the capability and maturity of the client organisation and their supply chain. The approach uses BSI B/555 maturity levels as a baseline for improvement.

Findings

A structured approach for client organisations is presented. This helps them to gradually improve their performance towards BIM implementation, taking into consideration their capability and maturity level.

Originality/value

The proposed approach is new to industry and could contribute to the efforts of the industry in reaching higher BSI B/555 maturity levels with minimal risks.

Abstract

Purpose

The purpose of this paper is to report on primary research findings that sought to investigate and analyse salient issues on the implementation of 5D building information modelling (BIM) from the UK contractors’ perspective. Previous research and efforts have predominantly focussed on the use of technologies for cost estimation and quantity takeoff within a more traditional-led procurement, with a paucity of research focussing on how 5D BIM could facilitate costing within contractor-led procurement. This study fills this current knowledge gap and enhances the understanding of the specific costing challenges faced by contractors in contractor-led projects, leading to the development of 5D framework for use in future projects.

Design/methodology/approach

To develop a fully detailed understanding of the challenges and issues being faced in this regard, a phenomenological, qualitative-based study was undertaken through interviews involving 21 participants from UK-wide construction organisations. A thematic data analytical process was applied to the data to derive key issues, and this was then used to inform the development of a 5D-BIM costing framework.

Findings

Multi-disciplinary findings reveal a range of issues faced by contractors when implementing 5D BIM. These exist at strategic, operational and technological levels which require addressing successful implementation of 5D BIM on contractor-led projects adhering to Level 2 BIM standards. These findings cut across the range of stakeholders on contractor-led projects. Ultimately, the findings suggest strong commitment and leadership from organisational management are required to facilitate cost savings and generate accurate cost information.

Practical implications

This study highlights key issues for any party seeking to effectively deploy 5D BIM on a contractor-led construction project. A considerable cultural shift towards automating and digitising cost functions virtually, stronger collaborative working relationship relative to costing in design development, construction practice, maintenance and operation is required.

Originality/value

By analysing findings from primary research data, the work concludes with the development of a 5D BIM costing framework to support contractor-led projects which can be implemented to ensure that 5D BIM is successfully implemented.

Abstract

Purpose

To foster effective implementation of building information modelling (BIM), it is guided by standards and protocols that require files naming in a format, containing a string of letters and digits in a tightly defined manner, which is perceived to be time-consuming, error-prone and serves as a barrier to BIM adoption. This paper aims to present a BIM-based plug-in solution (Auto-BIMName) that facilitates automated naming in compliance with BIM standards.

Design/methodology/approach

The Auto-BIMName portal has an information management system (IMS) for generating a master information delivery plan (MIDP), which serves as pre-requisites to effective file naming. Once the naming schema is implemented through text input controls for a project name, volume, level and number, the Revit plugin communicates with its IMS to fetch the name string or concatenate the string in line with the ISO 19650 convention, where the IMS is unused. The system was validated through a simulated collaborative project.

Findings

System testing and evaluation confirmed that the Auto-BIMName will ease the process of file naming, thereby facilitating collaboration efficiency, naming consistency across project teams and lifecycle stages, ease of file naming, time-saving and inducement for BIM implementation, etc. By linking information from MIDP in the BIM execution plan, the platform enhanced information management processes and improved coordination across project teams and lifecycle stages.

Originality/value

Apart from demonstrating how the automated naming platform enhances project performance, information management and coordination, the paper provides a practical demonstration of how the construction industry will benefit from enhanced digitalisation and process automation.
