Abstract

This study provides insight into using ecological design principles in designing high-rise buildings for increasing the ecological capacity of a region. It is a descriptive-analytical survey, which starts with the literacy of the subject, and continues by analyzing successful ecologically designed case studies around the world and notes that by using ecological design principles in designing high-rise buildings, can increase the ecological capacity of a region in order to meet its occupant needs. It indicates that by the industrialization of cities, due to population growth, the value of the land and lack of it for growing population to be settled in, designing high-rise buildings may be the best solution to solve the problem. Moreover, the importance of designing high-rise buildings based on ecological principles has been highlighted by environmental pollution, natural hazards and endangered ecosystems. The ecological design for high-rise buildings is becoming more and more important considering environmental issues. This approach is routed in remaking the natural relationships in ecosystems. The most important feature of nature which can be used in ecological design is its power of reconstruction and rehabilitation. So we can reach an ecosystem in scale of a high-rise building which imitates nature in all its aspects.

Abstract

This paper focuses on the potential applications of eco-features in Vietnamese traditional folk houses to contemporary high-rise housing. One of the main characteristics of traditional folk houses is that they are designed with a deep understanding of and respect for nature. This type of housing also expresses the way of life of its users, having evolved over generations while adapting to their needs, culture, and environment. Whereas the traditional Vietnamese houses can be an important source in the creation of a Vietnamese architectural identity, the design-with-nature approach and its unique characteristics are, however, scarcely found in the contemporary high-rise housing in Vietnam.

The objective of this research is to investigate the potential applications of eco-features in Vietnamese traditional folk houses to contemporary high-rise urban housing. Initially, this study examines the unique spatial characteristics of the traditional folk houses typical in northern Vietnam. In particular, four houses at the Duong Lam Village in northern Vietnam are reviewed. Some of the ecological design elements are extracted from the spatial composition of the typical Vietnamese folk houses in relation to the local climate conditions and the Vietnamese lifestyle (vernacular culture). Finally, this paper attempts to develop new housing models in urban Vietnam, employing the ecological elements learned from the preceding assessment.

Abstract

Purpose

Green roofs are acknowledged as a method to substitute greenery washed out by the urbanization. They provide many ecological and sustainable benefits of greenery; reduce the adverse effects of high-rise building constructions. Though this concept is more popular across many countries over the past few decades, still, implementation of this technology in Sri Lanka is new and scant. Hence, the purpose of this paper is to identify and analyze the potential of green roofs in high-rise buildings in Sri Lanka.

Design/methodology/approach

The data collection was conducted through expert interviews and questionnaire survey. Expert interviews were carried out to validate the prospects and restraints identified through literature review to the Sri Lankan context and analyzed using content analysis. Questionnaire survey identified the most significant prospects and restraints using descriptive statistics and paired sample t-test. Purposive sampling was used to select participants.

Findings

Reduction of air pollution, aesthetical appearance, thermal benefits and energy savings, reduction of an urban heat island effect, the addition of points in the green rating system are the top most significant prospects that need to be highlighted in promoting green roof systems in Sri Lankan high rises. Less space allocation on rooftops, lack of technical competence and lack of awareness and research are restraints that need most effective elimination strategies to encourage green roof systems.

Originality/value

The first identified and quantified prospects and restraints for green roof system in Sri Lankan high-rise buildings can be utilized by the government, donors, multi-lateral agencies to promote the sustainable development in Sri Lanka and this knowledge could be used in different scale awareness programs. The value of this paper is such that the paper discusses the links of green roofs with the other facets of sustainability. The new legal reforms and amendments in Sri Lanka could potentially be pending with findings of this study.

Abstract

Purpose

Under Malaysian Law, the maintenance and management of common property have traditionally been viewed as insoluble challenges in the self-organisational efforts for high-rise low-cost housing developments. As the population increases, more shared resources become heavily exploited with few willing to contribute towards the sustainability of resources. Many researchers argued a better way would be to convert these shared resources into a private or state-managed entity. Hence, with that assumption, this paper aims to examine how better physical characteristics can result in greater collective action.

Design/methodology/approach

This research paper adopted a quantitative method approach to determine how the standard of physical characteristics influenced the quality of collective action in high-rise low-cost housing. The method included a questionnaire survey of 519 parcel holders chosen via stratified purposeful random sampling from four high-rise low-cost housing areas.

Findings

The paper found a positive correlation between the quality of physical characteristics and the collective action gained. The findings highlighted that the standard of workmanship of high-rise low-cost units (including the common properties), the crime rate in the neighbourhood and the condition of lift systems – when improved – were significant positive predictors of collective action.

Practical implications

Housing developers should pay attention to the quality of both low-cost units and related common properties, as this endeavour will assist greatly in future collective action management.

Originality/value

The study was justified in terms of its originality as few research studies adopted the social-ecological system framework that focused on the correlation between the quality of physical characteristics and the collective action of parcel holders.

The landscape of European cities is by no means homogeneous. Nonetheless, the same type of conflict has repeatedly occurred in different places in the last few years: From Seville to Vienna, from Cologne to St. Petersburg, planned high-rise buildings for inner city districts have provoked fervent arguments and debates. Whether and how European cities should integrate more high-rise buildings is a highly controversial question. This chapter focuses on strategies of vertical construction and related debates about the cityscape in both Paris and Vienna. By studying the urban constellations of Paris and Vienna, it can be shown that what may look comparable at first glance is the outcome of highly different strategies and histories.

Although both cities define themselves to a wide degree with reference to historic structures, the image of tall buildings varies drastically in these cities, which correlates with these cities’ diverse histories and hence experiences with high-rise buildings. Path dependencies and the ways individual cities receive international trends are crucial to understanding processes of urbanization. Based on in-depth interviews with various urban actors and other relevant qualitative data, this chapter aims to demonstrate that a city’s high-rise strategy cannot be attributed to any single factor; rather, it is the result of a complex interplay between various aspects and actors, which crucially includes present and past struggles over cityscapes and therefore over urban spaces.

Abstract

Most of the native citizens in the UAE live in public or private single-family houses. Given the tremendous cost of developing this type of housing and the inability of providing single-family houses to cover all the current and future needs for public housing, high-rise residential buildings seem to offer an alternative. But the question is; does this type of housing suit the local communities in the UAE, especially in light of the failure of the previous western experiences?. Through addressing this question, the research proposes an approach towards a community-oriented design for high-rise residential buildings in the UAE.

The research first investigated the reasons behind the community-relevant shortcomings of the traditional high-rise residential developments in the West. Afterwards, it briefly reviewed the status quo of the community-relevant considerations in the design of the recently built high-rise residential buildings in the UAE, where it has been found that little concern has been devoted to the community needs. In an effort to find an answer to this problem, the research examined four recent design experiences as examples for the current universal efforts to design community-responsive high-rise residential developments. Some conceptual approaches were derived from these experiences that are envisaged to help reach an approach for the case of the UAE. Nonetheless, because of the unique social and cultural traits of the UAE native society one cannot rely on these global conceptual approaches alone. Instead, the research proposes an approach that, while benefiting from the relevant global experiences, is chiefly pivoted on the vertical reconfiguration of the idea of the ‘fareej’ as the smallest unit in the residential urban context both traditionally and in the future official urban plans in the UAE.

Abstract

Purpose

Vertical greenery systems (VGS) have been a widely accepted design strategy that contributes to creating sustainable built environments. However, green building technologies (e.g. VGS) have grown in complexity which poses maintainability challenges. Designing with maintainability in mind is crucial in delivering efficient and sustainable buildings. This paper aims to assist designers and allied professionals in terms of integrating maintainability and sustainable design in developing high-rise VGS directly from its design inception.

Design/methodology/approach

The study is grounded on the “Green Maintainability” concept which link maintainability, sustainability and facility management right at the outset. The Green Maintainability factors are translated into critical design criteria which are used to analyze the selected instrumental case studies to evaluate the high-rise VGS performance and maintainability potential. A qualitative approach via the triangulation of data collected from relevant literatures, field surveys and walkthrough interviews is undertaken.

Findings

Findings have shown that the major VGS defects which are mostly occurring in the case studies are issues concerning fallen leaves and dirt accumulation; safety issues during cleaning and repairs; insufficient maintenance access; algae/ mould growth; withering plants; water stagnation/ ponding; poor/faulty irrigation and water dripping and unavailability of natural elements. Best practices and lessons learned revealed few design oversight and technical issues concerning high-rise VGS façade implementation. While maintenance cost, biodiversity and lack of coordination among involved professionals are the additional issues which emerged during the stakeholders’ walkthrough interviews.

Originality/value

Current researches conducted on the maintainability of green building technologies (e.g. high-rise VGS) are still few. This research study is the first comprehensive assessment to determine the green maintainability potential and performance of high-rise VGS in tropical conditions.

Abstract

Purpose

Aligned with the United Nations 2030 agenda of leaving no one behind, a project called The Nest was initiated to create an in-house intentional learning space at two public housings in Klang Valley. In a small unit of public housing, most children in these houses sit on the floor in the living room to do their schoolwork or study with the TV switched on. Poor indoor environmental quality and lack of personal space are among the main reasons that lead to children not being able to study at home comfortably.

Design/methodology/approach

The research employed a quasi-experimental approach as the research field setting was not randomly assigned. Observation on the change in the quality of space and post-evaluation interviews with beneficiaries were conducted.

Findings

The findings show that besides the tangible space that the Nest project has created, it also has created in-tangible space. It has shown that even small spatial changes to existing spaces could improve children's active learning and the participation of parents in their children's learning.

Research limitations/implications

This study focuses on the home learning experience and parental involvement in their children's learning, so perhaps future research can be done to measure the impact of home learning space on academic achievement.

Practical implications

The research outcomes show that a good quality of learning space influences the children's learning experience at home and the parents' involvement. It will also contribute to the development of the building regulation for high-rise affordable housing in Malaysia. Particularly in improving the optimum requirement to achieve better comfort quality for the learning space at the residential unit.

Social implications

The Nest project will contribute to raising the awareness among all residents of public housing on the importance of in-house learning space and encourage them to build their own learning spaces through the Do-It-Yourself Guidelines.

Originality/value

The research outcomes show that both parental involvement and the quality of learning space influence the children's learning experience at home. It will contribute to the development of the building regulation for high-rise affordable housing in Malaysia. Particularly in improving the optimum requirement to achieve better comfort quality for the learning space at the residential unit.

The construction of regional financial center can gather a large amount of financial production elements and capital, which plays an important role in promoting regional economic development. Based on this, the analysis of the planning and design of regional financial center based on the financial structure was studied. Firstly, the research progress of regional financial center and financial structure was expounded. Then, on the basis of the functional demand of the financial center, the planning and design method of the regional financial center was put forward. The regional center building in Nanjing was taken as an example, and the specific planning and design of the traffic, super high-rise landmark buildings, squares and other buildings were analyzed with the advantage of location. The research shows that the design and planning of the regional financial center can provide the new coordinates of globalization for the local finance.

Abstract

This paper explores the various roots and characteristics of current high-rise clusters emerging in new city districts along the coast of Manama and the resulting challenges to urban planning. Like many other Gulf cities Bahrain's capital Manama has witnessed rapid urban growth since local real-estate markets were liberalized in 2003. The recent developments have particularly focused on newly reclaimed areas along the periphery of Manama's city center. These new districts are mainly occupied by residential and commercial high-rises, which have been transforming previous urban morphologies. Today, the public sector is witnessing a wide range of planning challenges to integrate urban consolidation processes and to prevent infrastructural collapse. This paper therefore examines the evolution of urban planning that has led to the construction of high-rise buildings. In addition, the paper is based on GIS calculations and field studies regarding the increase of built densities, particularly between 2003 and 2008, when most developments were launched. In this regard, two case studies, Juffair and Seef District, were selected due to their main roles in recent development tendencies.
