Abstract

The first paper, entitled “Crime and the design of residential property: exploring the theoretical background” (Property Management, Vol. 19 No. 2), has argued that “perceptions” and the “image” of housing designs remain a largely untested avenue of investigation in the design‐effects‐crime debate. Presents and discusses exploratory research into the perception of crime/deviancy, fear of crime and “defensible space”, in relation to a range of characteristic UK housing designs. This investigation concerns the perceptions of planning professionals, convicted burglars and other users and provides both qualitative and quantitative analysis of results from a series of interviews which presented slide representations of terraced, semi‐detached and detached housing designs in addition to low‐rise/walk‐up flats and high‐rise flats. Where possible, two contrasting versions of the same design were presented to probe the influence of “image” in the perception of crime and “defensible space”. The results from this exploratory investigation underpin Newman’s theory of “defensible space” in that a “hierarchy of place” appears to exist with regard to housing designs. However, the “image” of each design is perceived to be a significant contributing factor in relation to the criminogenic capacity of each design presented. Wilson and Kelling’s “Broken Windows” theory is also supported by these research findings.

Abstract

Purpose

House fire risk would be minimised if fire safety principles were incorporated at the design stage. This issue is rarely addressed in the literature. The purpose of this study is to propose a multi-criteria decision-making framework to evaluate fire risk of detached house designs in the United Arab Emirates and countries of similar cultural background.

Design/methodology/approach

The framework was developed based on function areas where (detached) house fires start, expert opinion and recommendations derived from the published literature on residential fire safety. This framework was applied to a sample of ten public detached house designs to check the applicability of the framework and to determine how safe these designs are from a fire safety perspective.

Findings

The proposed framework is proven to be an effective preliminary fire risk evaluation tool of detached house designs, and more research is needed in this area.

Research limitations/implications

The proposed framework is an encouraging first step in incorporating fire risk minimisation at the design stage of detached houses based on determining the preferred location of function areas but requires further development and validation, especially in other design settings.

Practical implications

The proposed framework is an initial endeavour in helping designers of detached houses to minimise fire risk and its potential effects on residents.

Originality/value

This research proposes a way to minimise fire risk at the design stage of detached houses.

Abstract

Purpose

The proposed definitional framework can be used to define housing typologies of cities in developing countries. It aims to define housing typologies in the capital city of Albania, Tirana, using the proposed hierarchical framework within the dynamics of four political periods: Ottoman, establishment, socialist and postsocialist.

Design/methodology/approach

This study proposes a new definitional approach for the housing typologies through a hierarchical framework that defines the typologies based on their political period and legality statuses departing from the case of Tirana, which is featured by a heterogeneous context. Such context is characterized by uncontrollable urban development, making typology definition problematic. Furthermore, beyond the form, spatial and functional features, it presents their exterior distinctiveness as an innovative element. The methodology used in the study includes archival research, image documentation, spatial, functional and exterior distinctiveness analysis of housing typologies and exploration of housing form features in different political periods.

Findings

The study identifies urban formal housing typologies in Tirana detached houses, apartments, mass housing, social housing, gated communities, informal detached houses and housing with in/formal additions.

Originality/value

This definitional approach can be used to define housing typologies for cities featured by heterogeneous urban context.

Abstract

Due to discontent arising from the application of Modernism's totalitarian and homogenising logic to house design, recent research has concentrated on differences between cultures, societies and ethnic groups to the extent that today's students of architecture have difficulty finding sources which point to any universally valid values and preferences adopted by contemporary populations. In this study seventeen major design principles stemming from man-environment relationships, such as privacy, territoriality, personal space, backstage behaviour, orientation, and so on, as deduced from Turkish traditional houses, are investigated in terms of similarities among cultures. Samples of contemporary houses are selected from Turkey and elsewhere. Between local and international house designs full matches are depicted and verified by way of statistical analyses across fourteen items, such as living space subdivisions for guests and family, indirect access to the house (modulation), multi-purpose living space subdivisions (hierarchical living space), individualized bathrooms in bedrooms, independent family rooms, semi-closed spaces on the first floor, larger fenestration on upper floors as opposed to opacity of ground floors, segregated garden space, powerful demarcation of the garden space, orientation toward the house's own territory, bathrooms being situated in night time domains, differentiated status of spaces, multiple uses for stair landings (such as for hiding places for goods). Only three items showed some variance: closed balconies on upper floors were local, and semi-open spaces on ground floors were international tendencies. The practice of allowing direct access from the main entrance to a vertical circulation area was also predominantly a local choice.

Abstract

Climate change means that buildings must greatly reduce their energy consumption. It is however paradoxical that climate mitigation in Denmark has created negative energy and indoor climate problems in housing that may be made worse by climate change. A literature review has been carried out of housing schemes where climate mitigation was sought through reduced space heating demand, and it is shown that extensive problems with overheating exist. A theoretical study of regulative and design strategies for climate mitigation in new build housing has therefore been carried out, and it is shown that reducing space heating with high levels of thermal insulation and passive solar energy results in overheating and a growing demand for cooling.

Climate change is expected to reduce space heating and increase cooling demand in housing. An analysis of new build housing using passive solar energy as a climate mitigation strategy has therefore been carried out in relation to future climate change scenarios. It is shown that severe indoor comfort problems can occur, questioning the relevance of passive solar energy as a climate mitigation strategy. In conclusion, a theoretical study of the interplay between climate adaptation and mitigation strategies is carried out, with a cross-disciplinary focus on users, passive design and active technologies. It is shown that the cumulative use of these strategies can create an adaptation buffer, thus eliminating problems with overheating and reducing energy consumption. New build housing should therefore be designed in relation to both current and future climate scenarios to show that the climate mitigation strategies ensure climate adaptation.

Abstract

Purpose

This research aims to examine three housing projects implemented by local non-governmental organizations (NGOs) and planned by local architects after the Indian Ocean tsunami of 2004 in rural South India. The key to the acceptance of post-disaster houses lies in meeting the peoples’ wishes and needs, and in integrating local know-how into the course of the project process (a premise intensively discussed in theory). After the tsunami of 2004, many (NGOs) appointed architects, assuming that these professionals would be qualified to facilitate the implementation of people-oriented houses (and villages). However, the architects’ roles vary significantly, which had, as will be shown here, a considerable impact on the degree of success of the project.

Design/methodology/approach

Primary data for this study were gathered through household questionnaires (110); informal interaction; participant-observation (work assignment: 2.5 years; field survey: 4 months); semi-structured interviews (NGO representatives, architects and engineers). Secondary literature was studied on post-disaster housing, building cultures and cultures of knowledge.

Findings

This study reveals that, in the course of rural post-disaster reconstruction, there is a crying need to appoint the “right” personnel having, first of all, the capacity to comply with the social dynamics at project level, and, second, being able to address those aspects critical for the realization of people-oriented housing. Architects can be a valuable resource for both the NGO and the villagers. However, this paper shows that key to this is, among other considerations, a thorough understanding of the rural (building) culture, its abilities and requirements, the strategic interplay of various roles and abilities during the course of an intricate building process and the design of appropriate roles for adequately-skilled architects.

Originality/value

To this date, the debate on the role of architects in the context of post-disaster housing has neglected to examine empirically the implications of appointing these professionals in rural post-disaster contexts. This paper addresses this imbalance and complements the existing corpus of work by examining the impact of different roles of architects on the degree of success of the project at village level.

Abstract

South Asian communities have lived in Scotland since the late nineteenth century, experiencing a substantial growth in the post-war period. This paper contributes a new understanding of the spatial practices of South Asian communities in the city of Glasgow based on statistics and surveys. The authors aim to address the gap in literature by analysing patterns of location and trends across the city region over the census period of 2011. The study furthermore integrates a walking tour assessment generated by checklists and a recording scheme. The attributes of cultural identity, economic diversity and socio-spatial practice of six urban spaces within three selected neighbourhoods are examined. Two urban spaces were chosen from each neighbourhood to interpret the diversity of land uses along each case study and the social interaction as well as economic activities of South Asian residents. This suggests that the idea of a coherent 'Asian community' obscures differences and generates assumptions regarding residential behaviour and 'in-group' identities. The research, therefore, provides an enhanced understanding of how these distinctive communities interact with a built environment, which has not been designed to cater certain spatial practices.

Abstract

With the increasing number of universities in the country, research on urban form and architecture—with a focus on historic settlements—has accelerated in Cyprus in the last fifteen years. Lefke, a small traditional medieval town located on north-west Cyprus, warrants a detailed urban morphological study, as its traditional urban pattern has been shaped by a medieval character. Within its overall organic urban pattern, there are well-scaled narrow streets, a number of public buildings and irregularly shaped public spaces at the intersection of streets and/or in front of public buildings. Lefke's morphological characteristics, which have developed throughout many years, have been significantly impacted by British influences, as the Cyprus Mines Corporation (CMC), established in 1916, turned Lefke into an industrial town. The CMC district, which is the first industrial mass housing district in Cyprus, has uniquely impacted Lefke's urban patterns and still defines the morphological characteristics of the town today. Accordingly, this paper first explores urban morphology based on two pioneering morphological studies: Gianfranco Cannigia's theories of typo-morphological understanding, and the evolutionary insights of M.R.G. Conzen. The ultimate goal is to set up a typo-morphological basis for the CMC industrial mass housing district, which will drive future interventions, design and planning policies towards its conservation and sustainability.

Amidst growing concern about the sustainability of human society, architecture studies are focusing increasingly on the means to achieve sustainable buildings. While various forward-looking studies are ongoing in this field, it is also important to realize that critical lessons may be learned from historical buildings that have withstood the test of time. Many traditional wooden buildings in Japan provide excellent examples of sustainable building design and production practices that are inherently flexible and therefore highly resistant to obsolescence. This paper first summarizes a recent lecture by Utida outlining his research into the flexibility and durability of modern buildings, which is based on comparisons with Japan's traditional wooden buildings.

It is based on the results of Open Building researches in Japan, especially works in Utida laboratory of Tokyo University (1970-1986) and in AIJ Open Building Sub Committee. This is followed by an overview of the flexibility and material/social lifespan of buildings, and of the developmental trends seen in builders' organizations. And lastly, the future direction of the Japanese detached housing industry is explored. Specifically, the paper traces the changes in the Japanese detached housing industry between 1970 and 2010, and shows how the industry has been shifting toward a sustainable business model. Problems arising from these changes and possible solutions are discussed with concrete examples, and one specific business model is singled out and defined as a promising solution.

Abstract

Purpose

This study aims to introduce the results of a research carried out to develop a prototype of a highly energy-efficient modular detached house, called CASA+ CASA means HOUSE in spanish, adapted to the climatic features of central-southern Chile. The project enables a sustainable alternative to facilitate the reconstruction of the residential areas after the impact of the 2010 earthquake.

Design/methodology/approach

The methodology is based on an “integrated design process” of a case study that proposes a constructive response that quantitatively and qualitatively improves the initial data of traditional dwellings. The characteristics of the new system have been simulated with specific software to validate the final decisions, considering the cost–benefit ratio.

Findings

Simulation tools were used to assess and improve the system’s energy performance with respect to present options and to analyse its economic and construction viability. We obtained several economically competitive housing prototypes that substantially reduced energy consumption and the CO2 footprint by between 20% and 80%.

Research limitations/implications

The prototype has not been developed, as we are waiting for funding, but all its energy features have been simulated.

Practical implications

Furthermore, this experience also identified similar modifications made to the design of the houses, which revealed general possibilities for improving energy performance.

Social implications

The origin of this research is a public call for international researchers to improve the quality of the new homes to be built in Chile after the strong earthquake of 2010. The result of the research has been put at the direct service of Chilean society and in other international projects for the construction of low-energy social housing.

Originality/value

These are the result of a long research aimed at establishing a new architectural model that, in addition to improving the architectural quality of the product, obtains significant improvements in energy consumption and CO2 emissions. The most particular aspect is the practical vocation and its implementation with real construction with the support of construction companies.
