Abstract

Purpose

The purpose of this paper is to analyse the impact of schedule compression under alternative project delivery methods (APDMs) on the design information release (DIR). The objectives are to understand the dynamics and the respective implications of the DIR under alternative design-construction (DC) modes (e.g. fast-track).

Design/methodology/approach

The methodology of work includes: (1) identifying the relevant factors that may impact the release of design deliverables under APDMs, (2) representing the selected APDMs with corresponding DC sequencing modes and (3) conceptualizing the possible alternative dynamics of the released deliverables.

Findings

The findings reveal that in contrast to the traditional one-time packaging of design deliverables, multiple DIR – with less certainty on their scope, timing, frequency and coordination quality – are released under alternative DC modes. This uncertainty mainly emanates from the deduced impact of the identified factors (e.g. DC overlapping intensity and degree of pressure by the builder) on the design deliverables dynamics.

Practical implications

This study can be of benefit to Architecture/Engineering (A/E) professionals as well as to project owners in better planning for their roles and responsibilities under each of the identified modes, as it helps raising their awareness on new issues brought about by APDMs. For instance, the presented analysis indirectly informs designers, design review professionals and project owners about a potentially increased liability exposure emanating from the reduced certainty on the DIR's coordination quality. Moreover, it informs design managers about the need for a design team's re-formation and/or re-structuring (i.e. of the involved staff) in order to accommodate for the hypothesized DIR dynamics.

Originality/value

This work offers a novel study that theorizes the impact of time-reduction-related factors, under alternative DC modes, on the release of design deliverables.

Abstract

Purpose

Although researchers have long recognized the importance of participating organizations’ (POs) relational behavior for mega construction projects (MCPs) performance, relational behavior may not be executed by POs without effective leadership from project owners. However, little is known about the mechanisms linking owners’ leadership styles to POs’ relational behavior. This study draws on full range leadership theory and role theory to examine the relationships between owners’ leadership styles (i.e. transformational and transactional) and relational behavior. POs’ role orientations (i.e. normative and economic) are considered as potential mediators.

Design/methodology/approach

Data were collected from 175 managers deeply involved in MCPs. Hierarchical regression model and bootstrapping methods were performed on the data to examine the direct effects of owners’ leadership on POs’ relational behavior and the mediating effects of POs’ role orientations.

Findings

The results revealed that both owners’ transformational and transactional leadership positively affect POs’ relational behavior, despite the former being higher than the latter, and indirectly influence relational behavior via POs’ normative and economic role orientation, respectively.

Practical implications

This study provides a clear picture of how owners’ leadership can motivate POs’ relational behavior to achieve high-quality inter-organizational relationships in MCPs. The findings can guide owners’ top manager selection by prioritizing those with transformational leadership, which is beneficial to achieving high-level relational behavior of POs. The results also imply that owners should pay greater attention to cultivating POs’ normative role orientation by encouraging teamwork and open communication to enhance their implementation of relational behavior.

Originality/value

Unlike previous research focusing more on intra-organizational leader–follower relationship within one PO, this study is one of the first to empirically confirm owners’ leadership as a critical antecedent of POs’ relational behavior, thus enhancing the theoretical understanding of inter-organizational relationship management in MCPs. Based on role theory, this study considers a novel organizational psychology mechanism, i.e. POs’ role orientations, as the mediator to unravel how owners’ leadership affects POs’ relational behavior, which was rarely invoked in MCP leadership literature.

Abstract

Purpose

To meet the rapidly increasing demand for medical treatment during the outbreak of COVID-19, Huoshengshan and Leishenshan Hospital are rapidly built (9–12 days) in Wuhan. These two urgent emergency projects are unprecedented. In general, substantial literature suggests that the possibility of shortening a schedule by more than a quarter of its original duration is implausible. By contrast, the two projects had successfully compressed the schedules from months and years to about ten days. This study aims to investigate how this was done and provide references for future projects.

Design/methodology/approach

The study uses qualitative case study techniques to analyze the project practices in two urgent emergency projects. Data were gathered through semi-structured interviews and archival research. During interviews, interviewees were asked to describe the project practices adopted to overcome the challenges and freely share their experiences and knowledge.

Findings

The results illustrate that a high degree of schedule compression is achievable through tactful crashing, substitution and overlapping applications. The successful practices heavily rely on the high capacity of participants and necessary organization, management and technology innovations, such as three-level matrix organizational structure, reverse design method, site partition, mock-up room first strategies and prefabricated construction technology. For instance, the reverse design method is one of the most significant innovations to project simplification and accelerate and worthy of promotion for future emergency projects.

Practical implications

The empirical findings are significant as they evoke new thinking and direction for addressing the main challenges of sharp schedule compression and provide valuable references for future emergency projects, including selecting high-capacity contractors and replacing the conventional design methods with reverse design.

Originality/value

Substantial studies indicate that the maximum degree of schedule compression is highly unlikely to exceed 25%, but this study suggests that sharp compression is possible. Although with flaws in its beauty (i.e. compressing schedule at the expense of construction cost and quality), it is also a breakthrough. It provides the building block for future research in this fertile and unexplored area.

Abstract

Prior to implementing computerised pattern alterations for figuration on a commercial CAD system, a large database with reference to the standard graded patterns, the alteration movements and relevant information needs to be generated. There are many difficulties in creating grade rules and alteration movements, especially for the bust suppression and the shaped sleeve. In order to obtain sophisticated patterns with a good fit for MTM (made‐to‐measure) clothing, the authors' pattern alteration technique is a combination of pattern design construction and grading. The procedure is divided into ten stages and the practical verification was carried out in the form of seven case studies. In addition, drafting rules on the MicroFit system for automatic pattern generation are demonstrated by converting the numerical grade rules created on the GGT AccuMark system into body‐related formulae.

Abstract

Model Maker (MM) is a commercial rapid prototyping (RP) system using tiny jets to deposit thermoplastic materials onto a platform to build physical models and the associated support structures. Also, a cutter is employed to plane off the deposited surface in order to maintain smaller layer thickness and hence, model accuracy. The model’s accuracy is mainly affected by the profile layer thickness. The interior filling does not affect the model accuracy or layer thickness very much, but it significantly affects the building time. Hence, a new interior fast filling of MM using a spraying nozzle is proposed in this paper. The detail design, construction, and evaluation of the new proposed fast interior‐spraying process are presented. The results show that the building time using spaying nozzle is only 15 per cent of the time used by the original process.

Abstract

Purpose

This paper aims to explore the potential capabilities of the application of computing features (CFs) in resolving the most common issues that adversely affect performance in architecture, engineering and construction (AEC) projects.

Design/methodology/approach

Through a comprehensive review of the literature, 10 most significant CFs were identified. Also, the 15 most prevalent issues in AEC projects (AECIs), for which computers can provide remedial solutions, were determined and categorized into three phases of design, construction and operation. Potential impacts of each CF on handling AECIs in each of the three stages were assessed based on experts’ perceptions.

Findings

CFs are ranked based on their potential on solving the identified AECIs. So too, the order of the most common AECIs is provided in terms of their disposition for being solved by CFs. In this regard, findings reveal that the most effective CF in addressing AECIs is “artificial intelligence” and the most solvable AECI by using CFs is “increased costs and poor budgeting.” Furthermore, the most appropriate CF to handle each AECI is specified, as a result of which, it is inferred CFs are more effective in handling operation-related issues, compared to design, construction phases.

Practical implications

The results can provide a profound insight into software/tool selection based on features that enable technological tools and programs to handle AECIs in the three major phases of projects. Moreover, technology providers and vendors are provided with a benchmark to supply products according to the demands of the AEC industry. The study provides a readily available point of reference for practitioners in selecting various CFs for handling common AECIs that affect their projects.

Originality/value

A large body of research is available on the evaluation of various computer-based technologies and tools. Nevertheless, little, if any, study exists that explores the potential of underlying CFs of these technologies in addressing endemic problems across various stages of AEC projects. This study is one of the first in its kind that shifts to exploring various CFs, as the main enablers of computer technologies, establish links between these CFs and common issues of projects and assesses the potential of various CFs in addressing common problems of construction projects.

Abstract

Purpose

This research presents a review and assessment of the factors affecting the implementation of remodeling projects, during their lifecycle.

Design/methodology/approach

A mixed design approach comprising of qualitative and quantitative methods was utilized. The research commenced with a literature review to identify the factors affecting remodeling projects over their lifecycle phases, namely re-programing, design, construction, and operation and maintenance. A survey was administered, to solicit experts' evaluation of importance, on a sample of 90 professionals, including 30 architects, 30 contractors and 30 real estate developers, to obtain a diversified assessment of the factors. Based on the values of their relative importance indices, a set of 27 factors were ranked and correlated, among all areas, to expose the differentiation of their views.

Findings

The research has empirically determined that data availability of the remodeling project, contractor competency for carrying out the remodeling project, and safety during the disassembly and demolition (D&D) activities are the most important lifecycle factors leading to a successful delivery of the remodeling projects. These factors provide a practical guide for professionals endeavoring on delivering a successful and effective remodeling of built facilities.

Originality/value

This research explores professional practice in comparison to the literature and the legislative discourses, to ensure an effective delivery of remodeling projects over their lifecycle. This research provides practitioners, and regulators with a lacked area of research, while introducing a thorough investigation upon the factors affecting remodeling projects, their importance and ranking, from a project's lifecycle perception.

Abstract

Purpose

This paper aims to provide architecture, engineering, construction and facilities management (AEC/FM) practitioners with a guiding tool for overcoming the challenges affecting their performance in adaptive reuse project.

Design/methodology/approach

Literature review was conducted to comprehend the challenges affecting the AEC/FM performance during the implementation of adaptive reuse projects. A case study was conducted on an adaptively reused building, located in Saudi Arabia. The case study building was converted from a bookstore into an amusement center. Document review of the as-built drawings, and a structured interview with the project manager were conducted. The study concluded with the development of AEC/FM practical guidelines, pertaining to the different involved domains.

Findings

This study indicated that the potential challenges are interrelated among the three domains. These challenges pertained to the spatial, legislative, technical, administrative and operational aspects. The findings emphasized the vital role of the integration among the AEC/FM domains, at the early project planning phases. Based on the findings, three sets of AEC/FM guidelines were developed.

Research limitations/implications

Theoretically, to the best of the authors’ knowledge, this is the first study that provides a case-specific investigation of the challenges affecting the AEC/FM performance in adaptive reuse projects.

Practical implications

The developed practical guidelines could potentially enhance the AEC/FM performance in future adaptive reuse projects.

Originality/value

This study contributes to the practice of adaptive reuse projects through providing practical guidelines for mitigating the challenges that affect the AEC/FM performance in these projects.

Abstract

Growing emphasis on meeting client needs and improving project performance within the construction industry has led to increasing use of fully integrated “design and build” (D&B) construction project teams. Advocates of the D&B system contend that integrating design and construction this way leads to a seamless procurement process, improved team relationships, and a more efficiently delivered product. This article reports on research which explored the operational efficiency of such integrated project teams. The findings suggest that despite the benefits of integration, cultural and professional interfaces remain which impair team performance and undermine structural change management protocols. This effectively leaves the team operating as work‐groups in a similar way as they would under a traditionally procured contract, with the construction team excluded from the change management process. A methodology is proposed for exploring these discontinuities in detail, and addressing intra‐work‐group conflicts which threaten the continued development of D&B within the sector.
