Abstract
Purpose
The reuse of timber building parts, when designing new buildings, has become a topic of increasing discussion as a proposed circular solution in support of sustainable development goals. Designers face the difficulty of identifying and applying different design strategies for reuse due to multiple definitions, which are used interchangeably. The purpose of this study is to propose a taxonomy to define the relationships between various concepts and practices that comprise the relevant strategies for reuse, notably design for disassembly (DfD) and design for adaptability (DfA).
Design/methodology/approach
Literature reviews were conducted based on research publications over the previous 12 years and located through the Web of Science and Scopus.
Findings
A taxonomy for the design process grounded on two strategies for reuse is presented: DfD and DfA. Based on previous work, the taxonomy aims to build a vocabulary of definitions in DfD and DfA to support other researchers and practitioners working in the field.
Research limitations/implications
The research is limited to the design phase of timber-based buildings. It does not take into account the other phases of the construction process, neither other kind of construction methods.
Practical implications
The application of the taxonomy can facilitate communication between different actors and provide a way for building product manufacturers to demonstrate their reuse credentials, enabling them to produce and promote compliant products and thereby support design for reuse strategies.
Social implications
This paper could contribute to a closer collaboration of all stakeholders involved in the building process since the very early phases of the conceptual design.
Originality/value
This paper contributes a comprehensive taxonomy to support the deployment of circular reuse strategies and assist designers and other stakeholders from the earliest of phases in the building’s life cycle. The proposed definition framework provided by the taxonomy resolves the longstanding lack of a supporting vocabulary for reuse and can be used as a reference for researchers and practitioners working with the DfD and DfA.

Abstract
Purpose
This paper aims to fulfil a need to identify assembly interfaces from existing products based on their Assembly Process Planning (APP). It proposes a tool to identify assembly interfaces responsible for reused components integration. It is integrated into a design for mixed model final assembly line approach by focusing on the identification of assembly interfaces as a generic tool. It aims to answer the problem of interfaces’ identification from the APP.
Design/methodology/approach
A tool is developed to identify assembly interfaces responsible for reused component integration. It is based on the use of a rule-based algorithm that analyses an APP and then submits the results to prohibition lists to check their relevance. The tool is then tested using a case study. Finally, the resulting list is subjected to a visual validation step to validate whether the identified interface is a real interface.
Findings
The results of this study are a tool named ICARRE which identify assembly interfaces using three steps. The tool has been validated by a case study from the helicopter industry.
Research limitations/implications
As some interfaces are not contained in the same assembly operations and therefore, may not have been identified by the rule-based algorithm. More research should be done by testing and improving the algorithm with other case studies.
Practical implications
The paper includes implications for new product development teams to address the difficulties of integrating reused components into different products.
Originality/value
This paper presents a tool for identifying interfaces when sources of knowledge do not allow the use of current methods.

Purpose
Fixture design is a complicated task requiring both intensive knowledge and experience. This paper aims to present a computer-aided fixture design (CAFD) system framework based on design reuse technology.
Design/methodology/approach
Fixture design domain ontology is constructed by analyzing fixture design document corpus. A design reuse engine is proposed to realize fixture design knowledge retrieval and fixture model retrieval based on ontology and find fixture design cases similar to fixture design problem, and then use evolutionary methods to modify the retrieved model to meet the design requirements and then generate a new fixture.
Findings
The paper finds that the proposed framework is an efficient tool to improve efficiency of fixture design.
Practical implications
Fixture design existing experience and cases can be used efficiently reused and to advance new fixture design processes.
Originality/value
This paper presents a CAFD system framework capable of carrying out fixture design through full using of the existing fixture design resource and experienced knowledge.

Abstract
Purpose
Many heritage-listed gaols in Australia have become obsolete in terms of their original function and were decommissioned decades ago. As a default management practice, decommissioned gaols are usually transformed into museums which are mostly empty and underused without considering other viable alternatives. This research challenges this mainstream thinking and demonstrates that among the entire stock of heritage-listed gaols in Australia, even the least ranked gaol in terms of its potential for reuse can be turned into a thriving and vibrant new function.
Design/methodology/approach
Hypothetically, if the least ranked Australian heritage-listed gaol in terms of its potential for reuse is in fact “reusable”, then the remaining heritage gaols have more chance of being successfully reused to accommodate a vibrant new function. To be able to test this hypothesis, first, the Adaptive Reuse Potential (ARP) model is applied to rank Australia's decommissioned heritage gaols which are spatially and structurally sound to accommodate new uses. Second, an architectural design concept was designed to adaptively reuse the lowest scored gaol (Richmond Gaol) to a boutique hotel. The conceptual design proposal was then assessed by three local heritage architecture firms to validate its applicability and viability.
Findings
The research showed that Richmond Gaol can be reused successfully to at least one function, and accordingly, the whole stock of heritage gaols can be expected to also be reused to more sustainable purposes. The research identifies several considerations for the reuse of heritage gaols in Australia: the careful intervention to their significant fabric; maintaining sufficient evidence of the gaol's original components, the importance of the new use being compatible to the gaol's morphology to ensure minimum alterations or demolitions in the significant fabric of the site; and evaluating the new use and its components to achieve financial viability.
Research limitations/implications
Due to the continuing closure of Tasmania's state borders amid the spread of the COVID-19 virus, the researchers were not able to travel to Tasmania to conduct a site visit and to run the in-depth interviews with the architects in person. Most of the data of the current status of the site, its current layout, museum elements, historical data and photos were provided by Heritage Authorities in Tasmania and the Tasmanian State Library and Archive Service. Supplementary information and photos were acquired in March 2020 from visitors of the gaol who uploaded their trip images to Google maps or to their travel blogs. Topographical data of the site was gathered from Topographic Base-map of Land Information System Richmond Tasmania (2020). Due to travel restrictions, in-depth interviews with the local architects were done virtually, or over the phone in one case.
Practical implications
Challenges discussed in this research encourage creating nationally designed support programs to better vitalise and help preserve Australia's carceral heritage.
Originality/value
This research utilises architectural design in an empirical research paradigm.

Abstract
Purpose
This paper investigates the current practices of adaptive reuse projects, within the context of architecture, engineering, construction and facilities management (ACE/FM) industries.
Design/methodology/approach
A mixed research methodology, combining qualitative and quantitative techniques, was followed. Literature review was performed to comprehend various aspects pertaining to building adaptive reuse. Three questionnaire surveys were administered on 90 AEC/FM practitioners, to investigate the current practices of adaptive reuse projects in Saudi Arabia. The questionnaire surveys were directed to 30 architects/engineers (A/Es), 30 contractors and 30 facilities managers, respectively, through face-to-face interviews. The qualitative and quantitative findings of each questionnaire survey were analyzed. Recommendations were proposed for each of the professional domains, to enhance the overall AEC/FM performance in future adaptive reuse projects.
Findings
The findings pointed out the necessity of accurately planning and designing the adaptive reuse in accordance with the spatial, technical, legislative, economic and functional considerations. The findings revealed the significance of contractors' role in conducting effective supervision over the managerial and technical processes during the implementation of the change of use. It also indicated the importance of the facilities managers' role in performing all daily operational activities, to maintain satisfactory performance of the adaptively reused buildings.
Originality/value
This paper contributes to the relevant literature to the building adaptation, through investigating the perspectives of AEC/FM practitioners on adaptive reuse projects. The findings would enable AEC/FM practitioners to improve their professional practices in future adaptive reuse projects, in an integrated manner.

Abstract
Purpose
This paper aims to present a generic lifecycle framework model for guiding architects, engineers, contractors and facilities managers (AEC/FM) practitioners on the effective implementation of adaptive reuse projects.
Design/methodology/approach
A mixed approach of qualitative and quantitative techniques was followed in the development of the framework model. A literature review was conducted to comprehend the processes involved in adaptive reuse projects. In total, 90 AEC/FM practitioners were surveyed to identify the current practices in these projects. A generic framework model was then developed to standardize the processes involved, using integration definition for function modeling process modeling methodology. Face-to-face interviews with a targeted group of 30 AEC/FM practitioners were conducted, to validate the developed framework model, by assessing the importance and the frequency of implementing each function in the developed framework model.
Findings
The framework model consisted of four sequential processes, namely, assess the feasibility of the adaptive reuse project, design the adaptive reuse project, construct the adaptive reuse project and operate and maintain the adaptive reuse project. The validation confirmed the importance of all the framework functions and the frequency of their implementation.
Originality/value
This research contributes to the literature and the AEC/FM professions, through developing a lifecycle and knowledge-oriented framework model for building adaptive reuse. The framework presents clear documentation of adaptive reuse processes. Thus, it holds the potential of endeavoring on adaptive reuse projects to be more efficient.

Abstract
Purpose
This paper aims to provide architecture, engineering, construction and facilities management (AEC/FM) practitioners with a guiding tool for overcoming the challenges affecting their performance in adaptive reuse project.
Design/methodology/approach
Literature review was conducted to comprehend the challenges affecting the AEC/FM performance during the implementation of adaptive reuse projects. A case study was conducted on an adaptively reused building, located in Saudi Arabia. The case study building was converted from a bookstore into an amusement center. Document review of the as-built drawings, and a structured interview with the project manager were conducted. The study concluded with the development of AEC/FM practical guidelines, pertaining to the different involved domains.
Findings
This study indicated that the potential challenges are interrelated among the three domains. These challenges pertained to the spatial, legislative, technical, administrative and operational aspects. The findings emphasized the vital role of the integration among the AEC/FM domains, at the early project planning phases. Based on the findings, three sets of AEC/FM guidelines were developed.
Research limitations/implications
Theoretically, to the best of the authors’ knowledge, this is the first study that provides a case-specific investigation of the challenges affecting the AEC/FM performance in adaptive reuse projects.
Practical implications
The developed practical guidelines could potentially enhance the AEC/FM performance in future adaptive reuse projects.
Originality/value
This study contributes to the practice of adaptive reuse projects through providing practical guidelines for mitigating the challenges that affect the AEC/FM performance in these projects.

Abstract
Purpose
This paper intends to review and assess the factors influencing adaptive reuse of commercial projects, throughout their life cycle, in Saudi Arabia.
Design/methodology/approach
A mixed approach of literature review, pilot-testing and questionnaire survey was utilized to identify and assess the factors affecting adaptive reuse of commercial projects. Thirty-eight factors were identified and categorized under four groups, corresponding to the key phases of the project life cycle. The questionnaire survey was administered to a targeted group of 90 architecture/engineering, construction and facilities management (AEC/FM) practitioners of building adaptive reuse, in the Eastern Province of Saudi Arabia. The relative importance index (RII) for each factor was calculated. Three levels of agreement, based on the ranking of the factors, among the respondents were determined.
Findings
The most important factors affecting adaptive reuse of commercial projects are: structural integrity of the building, municipal approval for the land use change, enforcement of safety procedures at the project site, compliance with health and safety measures and accuracy and completeness of the contract documents. A high level of agreement was observed among the three groups of respondents, on the ranking of the factors.
Originality/value
This research expands the body of knowledge, through providing AEC/FM practitioners, with the type, importance and ranking of the influential factors on adaptive reuse of commercial projects, throughout their life cycle.

Abstract
Purpose
The platform strategy adopted by firms in a multi‐project context reduces lead‐time and development cost, enhances reliability, allows mass customization and increases manufacturing flexibility. While the major challenges of this strategy have been highlighted, the evolution of the platform and its management during its lifecycle is under studied. The paper address this missing point by considering the sustainability of the platform during its life cycle.
Design/methodology/approach
For that purpose, the paper has carried out a field methodology research at a car manufacturer six years after the successful setting of the platform strategy. It analyzes at a fine‐grained level the development of a second generation product on this existing platform.
Findings
Using a model that traces the design decisions taken during this development, it has identified that, in order to reuse the platform over two generations, the engineers implicitly apply, besides the design rules that correspond to the very definition of platform strategy as presented in the literature such as the carry‐over and the lean design, a learning routine that challenges these rules. It designates this routine by “smart reuse” because it enables the reuse of the platform from one generation to another. It highlights the interplay between the products and the platform that co‐evolve by pointing out the reciprocal prescription relationships. This co‐evolution operates through two levels: between the product planning and the platform on one hand and the product development and the platform on the other.
Practical implications
The paper has several implications, such as the central role of the platform director in the platform reuse and the platform architecture, mainly its modularity, and its impact on the platform progressive renewal. This research reveals ideas that need to be validated and tested through other methods and in other industrial contexts.
Originality/value
The paper offers insights into platform‐re‐use, focusing on the automotive industry.

Abstract
Purpose
The application of circular building adaptability (CBA) in adaptive reuse becomes an effective action for resource efficiency, long-lasting usability of the built environment and the sped-up transition to a circular economy (CE). This paper aims to explore to which extent CBA-related strategies are applied in adaptive reuse projects, considering enablers and obstacles.
Design/methodology/approach
A stepwise theory-practice-oriented approach was followed. Multiple-case studies of five circular adaptive reuse projects in The Netherlands were investigated, using archival research and in-depth interviews. A cross-case analysis of the findings was deductively conducted, to find and replicate common patterns.
Findings
The study revealed that configuration flexibility, product dismantlability and material reversibility were applied across the case studies, whereas functional convertibility and building maintainability were less applied. Low cost of material reuse, collaboration among team members and organisational motivation were frequently observed enabling factors. Lack of information, technical complexities, lack of circularity expertise and infeasibility of innovative circular solutions were frequently observed obstacles to applying CBA.
Practical implications
This paper provides practitioners with a set of CBA strategies that have been applied in the real world, facilitating the application of CBA in future adaptive reuse projects. Moreover, this set of strategies provides policymakers with tools for developing supportive regulations or amending existing regulations for facilitating CE through adaptive reuse.
Originality/value
This study provides empirical evidence on the application of CBA in different real-life contexts. It provides scholars and practitioners with a starting point for further developing guiding or decision-making tools for CBA in adaptive reuse.
