Abstract

Purpose

The purpose of this paper is to assess the nature of gated communities in the Kingdom of Saudi Arabia (KSA) focusing on the experiences of residents from different gated communities in the Dammam Metropolitan Area (DMA). It seeks to assess the socio-economic background of such communities and find out why people choose to live in gated communities and their perceptions of such housing patterns.

Design/methodology/approach

The questionnaire survey technique was used in this study to achieve the main purpose. The study used the triangulation method, which includes both qualitative and quantitative techniques as the most appropriate approach to be adopted. Qualitative data was analyzed using content analysis, while statistical analysis was performed to analyze quantitative data.

Findings

The findings of the study highlight that although gated communities are physically closed by walls and gates, it is distinguished by good social relations not only among their residents but even with the external surroundings, which makes these communities more attractive. Of course, this contrasts to some extent with the prevailing thinking that such communities live in a state of social isolation.

Research limitations/implications

The ideas of people who live outside gated communities are very important, however, it was not explored in this study due to time limitations. So, future research could focus on citizens’ perceptions of this type of urban settlement.

Originality/value

To the best of the author’s knowledge, this is the first study assessing the nature of gated communities in KSA by focusing on the experiences of residents of different gated communities in DMA. Only a few studies have been done in this regard, so this research paper was conducted to bridge this research gap and build upon the literature.

Abstract

Purpose

The purpose of this paper is to formulate a number of housing policies to address these two issues and meet the needs of Saudi families, in accordance with their social and economic characteristics.

Design/methodology/approach

The paper first provides a review of the housing policies in Saudi Arabia, highlights some of the global experiences in the field of housing and reviews the best lessons learned from those experiences. Then, the paper analyses the reality of the housing sector in Dammam Metropolitan Area (DMA) and discusses the most important results reached.

Findings

Finally, and based on the main findings, the paper puts forward a set of policies and actions recommended to improve housing sector in DMA.

Originality/value

The paper analyses the reality of the housing in DMA.

Abstract

Purpose

This study aims to examine the determinants that influence housing prices in Dammam metropolitan area (DMA), Saudi Arabia, by using the analytic hierarchy process (AHP) model. The study considers determinants such as building age (BLD AG), building size (BLD SZ), building condition (BLD CN), access to parking (ACC PK), proximity to transport infrastructure (PRX TRS), proximity to green areas (PRX GA) and proximity to amenities (PRX AM).

Design/methodology/approach

The AHP decision model was used to assess the determinants of housing prices in DMA, using a pair-wise comparison matrix to determine the influence of the investigated factors on housing prices.

Findings

The study’s results revealed that building size (BLD SZ) was the most critical determinant affecting housing prices in DMA, with a weight of 0.32, trailed by proximity to transport infrastructure (PRX TRS), with a weight of 0.24 as the second most influential housing price determinant in DMA. The third most important determinant was proximity to amenities (PRX AM), with a weight of 0.18.

Originality/value

This study addresses a research gap by using the AHP model to assess the spatial determinants of housing prices in DMA, Saudi Arabia. Few studies have used this model in examining housing price factors, particularly in the context of Saudi Arabia. Consequently, the findings of this study provide unique insights for policymakers, housing developers and other stakeholders in understanding the importance of building size, proximity to transport infrastructure and proximity to amenities in influencing housing prices in DMA. By considering these determinants, stakeholders can make informed decisions to improve housing quality and prices in the region.

Abstract

Purpose

The Saudi 2030 Housing Program Vision aims to increase the population of Riyadh City, the capital of the Kingdom of Saudi Arabia, to between 15 and 20 million people. This paper aims to predict the demand for residential units in Riyadh City by 2030 in line with this vision.

Design/methodology/approach

This paper adopts a statistical modeling approach to estimate the residential demands for Riyadh City. Several population growth models, including the nonlinear quadratic polynomial spline regression model, the sigmoidal logistic power model and the exponential model, are tested and applied to Riyadh to estimate the expected population in 2030. The growth model closest to the Kingdom’s goal of reaching between 15 and 20 million people in 2030 is selected, and the paper predicts the required number of residential units for the population obtained from the selected model. Desktop database research is conducted to obtain the data required for the modeling and analytical stage.

Findings

The exponential model predicts a population of 16,476,470 in Riyadh City by 2030, and as a result, 2,636,235 household units are needed. This number of housing units required in Riyadh City exceeds the available residential units by almost 1,370,000, representing 108% of the available residential units in Riyadh in 2020.

Originality/value

This study provides valuable insights into the demand for residential units in Riyadh City by 2030 in line with the Saudi 2030 Housing Program Vision, filling the gap in prior research. The findings suggest that significant efforts are required to meet the housing demand in Riyadh City by 2030, and policymakers and stakeholders need to take appropriate measures to address this issue.

Abstract

Purpose

It is noted that cities in the region of the Gulf Cooperation Council (GCC) have a very poor Walkability Index. It is typically the forgotten mode of transport. Moreover, walking has become impossible. This is not just due to the scorching weather conditions but also due to the excessive dependence of the residents on the private automobile. The purpose of this paper is to explore walkability urban problems and to propose smart urban solutions so as to encourage walking in GCC cities.

Design/methodology/approach

This present paper defines walkability and portrays its advantages and benefits. It adapts the criteria of walkability to meet GCC cities’ planning needs. Furthermore, it analyzes Masdar City in Abu Dhabi as an example of encouraging walkability using smart solutions. The pilot case study for this present paper, King Abdullah national park in Dammam, Saudi Arabia, will be the application pool of those criteria. However, a questionnaire has been formulated in order to solicit some facts about attaining pedestrian comfort in that park.

Findings

The paper provides various smart urban solutions so as to encourage walkability in GCC cities.

Originality/value

Through presenting an overview of walkability in GCC cities and suggesting smart urban solutions, an additional study would be required to encourage walkability in other environments using various intelligent urban features.

Abstract

Purpose

The purpose of this study is to identify the preferred characteristics of buyers of single-family homes in Saudi Arabia with an emphasis on the city of Dammam.

Design/methodology/approach

Data were collected using face-to-face structured interviews conducted from November 2016 to May 2017 with 177 owners of single-family homes that were purchased between 2010 and the first quarter of 2017.

Findings

The findings indicate that homes can be divided into three types: villas, detached duplexes and semi-detached duplexes. Also, more than three-quarters of the respondents purchased their homes through mortgages from either lenders or the government. It seems we find that the advantages of the detached duplex, particularly its privacy level, over other types of single-family homes induce homebuyers to choose this home type.

Originality/value

In this study, the authors analyze housing preferences among various segments of the Saudi society, in the city of Dammam, to understand the housing supply in Saudi Arabia. Only a few studies have investigated the preferences of homebuyers in Saudi Arabia. Below the authors provide a literature review, discuss data and methods and results, as well as provide concluding remarks.

Abstract

Purpose

This paper seeks to test the applicability of lean principles to simple construction processes using discrete‐event simulation.

Design/methodology/approach

Quantitative construction data and process mapping of plastering and block‐laying processes were first gathered and established from construction project through field observation and interviews with those involved in the selected projects. Then a simulation model was built to mimic the aforementioned processes to study the impact of certain lean principles. The simulation models became like an experimentation tool where lean principles (e.g. focus on actual objects and map the value stream) were introduced to evaluate their impact on such processes.

Findings

Lean principles are effective not only in complicated processes, as proved in previous studies, but also in simple processes. Enhancing the flow of construction materials means the less time they will spend in the value stream and as a result the leaner a process will be. In fact, simple processes are good candidate for lean improvements.

Research limitations/implications

Simulating lean principles did not bring different construction processes to the leanest level of performance. There are other factors that govern each process. Rework, uncertainty, labor skills, site conditions and location are some examples of such factors that need further analyses for leaner construction processes.

Originality/value

Many studies focused on complicated processes to investigate the applicability of lean principles to construction. Results of these studies affirmed the great potentiality of such principles in improving construction processes. This study readdressed the issue of lean applicability to construction by focusing on simple processes, which are block‐laying and plastering.

Abstract

Purpose

Environmental degradation is recognized as a serious problem globally, and hence, Saudi Arabia is no exception. This paper aims to focus on the economy of Saudi Arabia to identify the determinants of environmental degradation.

Design/methodology/approach

Time series data spanning from 1971 to 2014 is used and analyzed using the recently developed autoregressive distributed lag modeling approach.

Findings

The obtained results reflected that natural resources, per person income and urbanization, have impacted environmental degradation both positively and significantly in the long run. Similarly, an insignificant negative relationship is established between trade openness and environmental degradation. Moreover, energy consumption has positively but insignificantly affected environmental degradation. In the short run, only per capita income has positively influenced environmental degradation while the rest of the variables have lost either significance levels or their direction of relationship has reversed.

Originality/value

As this is a pioneering study on the economy of Saudi Arabia, therefore, the authors assume that policymakers will find the findings of the current study very useful while formulating and implementing policies to control environmental degradation.

Abstract

Purpose

The purpose of this study is to assess the perceptions of Imam Abdulrahman Bin Faisal University's students and their household members about cultural heritage conservation in selected cities of Saudi Arabia. Cultural heritage conservation is increasingly important for sustainable tourism management, especially in Saudi Arabia that sets out to promote international tourism. However, a lack of awareness of heritage values among the local community could hinder the conservation efforts.

Design/methodology/approach

A structured questionnaire (n = 168) was employed for data collection and analyzed using descriptive and inferential statistics.

Findings

The finding of the t-test analysis indicates significant statistical relationship between occupation and community involvement (P (T ≤ t) one-tail = 0.0047 and two-tail = 0.0093, p < 0.05), and between educational level and community involvement (P (T ≤ t) one-tail = 0.0047 and two-tail = 0.0093, p < 0.05). The findings reveal that although almost more than half (54.2%) of the participants were students, 56.0% and 54.9% did not believe in participating and considering heritage conservation a national duty, respectively, while 57.1% of the public employees, 57.6% of the private employees, and 66.7% of the housewives indicate that they can personally participate in cultural heritage conservation and believed it to be a national duty.

Originality/value

The study concludes that cultural heritage courses should be offered as a core courses for college students in order to instill the importance of cultural heritage conservation in their minds.

Abstract

Purpose

The purpose of this paper is to study the housing delivery in the Kingdom of Saudi Arabia (KSA) and to discuss the most significant government regulations and financial support that have been applied since the beginning of this century and especially during the past ten years, which constituted a qualitative leap in the housing sector in the country.

Design/methodology/approach

In this paper, the desktop study technique was used to review the key related literature, collect the data and analyze secondary data. This study used a mixed approach involving (1) literature search and review, (2) analysis of literature public documents and databases and (3) expert discussions. The content analysis technique was followed for data analysis of gathered documents and secondary data. This study used the three-step iterative process during the use of the content analysis technique.

Findings

The findings reveal that the demand for housing will continue to increase in the coming years with increase in population. The housing supply should not only match the demand but also should develop according to the social and economic characteristics of the population. Besides, the authorities have to both streamline and reinforce regulations pertaining to construction permits and building licenses. Nonetheless, the regulators are suggested to remain vigilant about potential fiscal and financial risks as the housing market develops.

Research limitations/implications

The opinions of policymakers and stakeholders are very important, but because of the time limitation it has not been explicitly addressed. Instead, discussions with select experts were carried out to validate the findings. Future research can assess the housing delivery based on the viewpoints of the policymakers, professionals, academics and stakeholders to have better insights and broaden the boundaries of knowledge in this field.

Originality/value

Similar studies in this field are limited, which makes this paper one of the pioneering attempts to study the current housing situation in the KSA and shed light on the most significant government regulations and financial support for housing delivery in the country.
