Abstract

Purpose

The purpose of this paper is to explore how comprehensive the management of common repairs in the nineteenth-century urban housing in Edinburgh is in the European context. The city experienced a variety of approaches since the 1970s to repairs of exposed decorative elements and the envelope, whose condition is exacerbated by inappropriate interventions and climate change.

Design/methodology/approach

The debate is framed in practice in Western Europe where economy, administration and conservation cultures have been similar since the 1970s: property manager (Glasgow), role of housing agency (Venice), Monumentenwacht’s periodical inspections for subscribers (Flanders), tax incentives (France, Italy, Spain), linking management and procurement (Libretto Casa, Rome) and the emerging concept of preventive conservation.

Findings

Edinburgh has a holistic and technically rich management experience, with a strong educational focus, which shows the immense volume of work required, hampered by the fragmentation of ownership and the small size of the repair industry. Practice can improve in Edinburgh and Europe through increased awareness, tax incentives, regular inspections, legal recognition of the need for maintenance and stepping-up the debate at national, European and political level, towards preventive conservation approaches.

Research limitations/implications

The study profited from direct knowledge of the approach in Edinburgh and other areas, but little has been published on each area outside the local level, so appraisal depended on language knowledge.

Originality/value

This first reading of practice at the European level may be of value to the national agencies referred to, for policy development or European initiatives.

Abstract

Purpose

The purpose of this paper to present a practical and systematic approach to estimate the availability of a process plant using generalized stochastic Petri nets (GSPNs). The actual live problem at a fluid catalytic cracking unit (FCCU) of a refinery is used to demonstrate this approach.

Design/methodology/approach

A majority of models used for estimation of availability of a complex system are based on the assumptions that the failure of the system is associated with only a few states, and the system does not face different operating conditions, repair actions and common-cause failures. In reality, this is often not the case. Therefore, it is necessary to construct more sophisticated models without such assumptions. In this paper, an attempt has been made to model interaction of component failures, partial failures of components and common-cause failures.

Findings

The superiority of this approach over other modeling approaches such as fault tree and Markov analysis is demonstrated. The proposed GSPN is a promising tool that can be conveniently used to model and analyze any complex systems.

Practical implications

GSPN was used to model the reactor-regenerator section of FCCU, which is quite a large system, which shows the strength of modeling capability. The use of Petri nets (PNs) for modeling complex systems for the purpose of availability assessment is demonstrated in this paper. Sensitivity analysis was also carried out for various subsystem/components.

Originality/value

No similar work has been conducted for FCCU using GSPN as per literature incorporating different operating conditions and common-cause failures. The understanding and usage of PNs require a steep learning curve for the practitioners, and this paper provides an approach to estimate availability measures for the complex system.

Abstract

Purpose

The purpose of this paper is to compare different apartment ownership systems and analyze how to enhance the regular maintenance and repair of owner‐occupied apartment buildings. The dwellings themselves are often in fairly good condition, but the common parts (e.g. walls, roofs, stairwells, and technical installations) are often poorly maintained.

Design/methodology/approach

Apartment ownership systems in ten European countries (Austria, England, Finland, France, Germany, The Netherlands, Norway, Spain, Sweden and Switzerland) are analyzed, along with Canada, China, Russia, and the USA, and some of the main findings from each country are presented. The material studied is primary legal sources together with the relevant literature.

Findings

It seems that there are severe obstacles in the legislation of many countries. Some of these obstacles are: the non‐existence of a proper decision‐making body (e.g. homeowners' association); the wide use of a qualified majority, or even the use of consensus, which makes it difficult to reach decisions; serious difficulties in getting loan financing for major repairs because of a lack of collateral and means to enforce the collection of payments; a lack of transparency and insufficient auditing procedures. Overall, it can be concluded that there are great variations between different countries. At the same time, many legal solutions are similar across certain groups of countries.

Social implications

Weaknesses in the legislation is one of the main reasons for the continuous deterioration of an important part of the housing stock in many countries. If this deterioration continues, the quality of life of millions of occupants will gradually worsen.

Originality/value

The paper provides a theoretical well‐based analysis, combined with concrete suggestions.

Abstract

Purpose

The purpose of this paper is to evaluate various reliability metrics such as transition state probabilities, availability, reliability, mean time to failure and expected profit of two non-identical unit parallel system incorporating waiting time.

Design/methodology/approach

The present paper investigates the reliability of two non-identical unit parallel system with two types of failures: common cause failure and partial failure. Moreover, waiting time to repair, a significant aspect of reliability analysis, has also been incorporated. The considered system is assumed to function properly if at least one of the units is in operative mode. The present system is examined by using the supplementary variable technique and Laplace transformation.

Findings

Numerical calculation shows that the availability and the reliability of the system is minimum when the system is without partial failure and is maximum when the system is free from common cause failure. Finally, the cost analysis of the system reveals that the expected profit decreases with increase in service cost.

Originality/value

This paper presents a mathematical model of two dissimilar unit parallel system, through which the performance of the considered system can be improved.

Abstract

Purpose

The purpose of this paper aims to evaluate field repair within product-service system (PSS) models operated by multinational manufacturers in the Egyptian emerging market to better understand the unique characteristics of this evolving market and to identify differences compared to established markets.

Design/methodology/approach

Case research was conducted on multinational manufacturers providing field repair services in Egypt. The sample is made up of 12 companies across different industries using convenience and purposive sampling. Data were collected using structured interviews.

Findings

There is no common model for field repair PSSs provision in the Egyptian emerging market even within the same industry, which is influenced by several factors. One of these factors is the market type being emerging or established. However, some commonalities have been found between some industries such as computer, telecommunications and document processing. Yet, there is no structural difference in the supply networks used to provide field repair service offerings in the Egyptian emerging market compared to established markets with the trend of outsourcing evident as a main attribute of a PSS in emerging markets. The main differences between established and emerging markets are related to country, culture and customer factors, which are market-based. Among the main challenges and risks that internationalized manufacturers face in Egypt, is the low level of customer awareness.

Research limitations/implications

Findings are limited to the studied cases and industries; yet, internationalized firms must deal with some unique challenges and difficulties in emerging markets.

Practical implications

This paper assesses PSS requirements and provides deeper insights for companies looking to provide or expand manufacturing-based offerings into the Egyptian emerging market.

Originality/value

This paper contributes to the evolving research on PSSs, particularly in emerging markets through identifying and describing different field repair PSS models in the Egyptian emerging market.

Abstract

Purpose

Sustainability encapsulates economic, environmental and societal domains. In order to conform to these domains, the efficiency of maintenance and repair of heritage buildings is no exception. Emergently, environmental considerations for sustainable heritage buildings repair have become increasingly important. The purpose of this paper is to present a decision-making process based on “Green Maintenance Model” – an appraisal approach based on life cycle assessment (LCA) of paint repair options for heritage buildings.

Design/methodology/approach

Calculation procedures of Green Maintenance model within selected boundaries of LCA enable evaluation of carbon emissions, in terms of embodied carbon expenditure, expended from paint repair for heritage buildings during maintenance phase.

Findings

“Green Maintenance” model could be understood as a carbon LCA of paint repair and has been recognized in reducing carbon emissions. Significantly, the model underpins decision-making for repair options for heritage buildings.

Practical implications

It must be emphasized that the calculation procedures of Green Maintenance model is not limited to heritage buildings and can be applied to any repair types, materials used and building forms. More importantly, this model practically supports environmentally focused conservation and promotes sustainable repair approach.

Social implications

The implementation of Green Maintenance model highlights the efficiency of repairs options that may be adopted.

Originality/value

Green Maintenance shows that generated environmental maintenance impact from repair options relays the “true” embodied carbon expenditure contextualized within the longevity of repair and its embodied carbon. This will consequently allow rationale in appraisal of repair options.

Abstract

Purpose

With the increasing demand for high-quality economical and sustainable historic building repair and maintenance (R&M) allied with the perennial problem of skills shortages (project management (PM) and on-site practice) investment in new technologies becomes paramount for modernising training and practice. Yet, the historic R&M industry, in particular small- and medium-sized enterprises have yet to benefit from digital technologies (such as laser scanning, virtual reality and cloud computing) which have the potential to enhance performance and productivity. The paper aims to discuss these issues.

Design/methodology/approach

A qualitative participatory action research approach was adopted. One demonstration project (Project A) exhibiting critical disrepair, showcasing the piloting of a five phased digitised “process-wheel” intended to provide a common framework for facilitating collaboration of project stakeholders thereby aiding successful project delivery is reported. Five semi-structured interviews were conducted with industry employers to facilitate the process-wheel concept development.

Findings

Implementing only Phase 1 of the digitised “process-wheel” (e-Condition surveying incorporating laser scanning) resulted in an estimated 25-30 per cent cost and time savings, when compared to conventional methods. The accrued benefits are twofold: provide a structured standardised data capturing approach that is shared in a common project repository amongst relevant stakeholders; inform the application of digital technologies to attain efficiencies across various phases of the process-wheel.

Originality/value

This paper has provided original and valuable information on the benefits of modernising R&M practice, highlighting the importance of continued investment in innovative processes and new technologies for historic building R&M to enhance existing practice and in form current training provision. Future work will focus on further piloting and validation of the process-wheel in its entirety on selected demonstration projects with a view of supporting the industry to digitise its workflows and going fully digital to realise optimum process efficiencies.

Abstract

Purpose

This paper is an appraisal using the life cycle assessment (LCA) of paint repair for heritage buildings based on the green maintenance model.

Design/methodology/approach

Calculation procedures of green maintenance model within cradle-to-site boundaries of LCA approach were undertaken. The calculations evaluate embodied carbon expended from paint repair of Gunongan, Banda Aceh and Melaka Stamp Museum, Melaka.

Findings

The findings show that the type and number of coats applied will determine the lifespan of the paint. The lifespan of paint influences the frequency of its repair, thus affecting environmental maintenance impact (EMI).

Practical implications

Green maintenance model is not confined to heritage buildings and can be applied to any repair types, materials used and building forms. The model supports and stimulates research dedicated to the sustainable development of cultural heritage. This results in the attainment of environmentally focused conservation, promoting sustainable repair approach and inculcating sustainable development of the historic environment.

Social implications

Green maintenance model highlights the efficiency of repair options that may be adopted for heritage buildings, thus cultivating skills and knowledge in cultural heritage and sustainable development.

Originality/value

The paint repair appraisal of heritage buildings in different countries and localities, which share similar tropical climate, can be undertaken. It demonstrates how different approaches by relevant agencies to the paint repair of heritage buildings impact on embodied carbon expenditure.

Abstract

Purpose

The article addresses the optimization of safety stock service levels for parts in a repair kit. The work was undertaken to assist a public transit entity that stores thousands of parts used to repair equipment acquired over many decades. Demand is intermittent, procurement lead times are long, and the total inventory investment is significant.

Design/methodology/approach

Demand exists for repair kits, and a repair cannot start until all required parts are available. The cost model includes holding cost to carry the part being modeled as well as shortage cost that consists of the holding cost to carry all other repair kit parts for the duration of the part’s lead time. The model combines deterministic and stochastic approaches by assuming a fixed ordering cycle with Poisson demand.

Findings

The results show that optimal service levels vary as a function of repair demand rate, part lead time, and cost of the part as a percentage of the total part cost for the repair kit. Optimal service levels are higher for inexpensive parts and lower for expensive parts, although the precise levels are impacted by repair demand and part lead time.

Social implications

The proposed model can impact society by improving the operational performance and efficiency of public transit systems, by ensuring that home repair technicians will be prepared for repair tasks, and by reducing the environmental impact of electronic waste consistent with the right-to-repair movement.

Originality/value

The optimization model is unique because (1) it quantifies shortage cost as the cost of unnecessary holding other parts in the repair kit during the shortage time, and (2) it determines a unique service level for each part in a repair kit bases on its lead time, its unit cost, and the total cost of all parts in the repair kit. Results will be counter-intuitive for many inventory managers who would assume that more critical parts should have higher service levels.
