Abstract
Purpose
Starting with the notion that each building has an overall life cycle, the paper uses building-based and investment-based life cycles to identify likely decision points for renovations, including sustainability enhancements, and identifies patterns in sustainability decisions.
Design/methodology/approach
This real estate insights paper considers how commercial real estate and the built environment it creates, owns and manages impacts the sustainability of urban areas and the globe. By combining building-based and investment-based life cycles, it is possible to develop a unique “sustainability enhancement quotient” for individual buildings and the built environment for an urban area over a given time interval.
Findings
Using two life cycles allows the identification and likelihood of sustainability decision points. The same life cycles and decision points are used to consider the likely extent of such renovations. This is in addition to continuous consideration of renovations producing economic benefits in the form of lower operating costs and quick return of capital.
Research limitations/implications
Useful for investment decision-making and policy design and implementation.
Practical implications
This is a useful tool for public and private decision making. It is suggested that the sustainability enhancement quotient may be used to design and implement policies and decisions maximising the likelihood of sustainability enhancement in an urban area's built environment.
Social implications
Provides a framework for more effective sustainability decisions and public policy. The public-private interplay inherent in every building is emphasised throughout.

Abstract
Purpose
The purpose of the paper is to provide a comprehensive overview of the refurbishment of heritage buildings with special emphasis on sustainability and universal design. Findings of the study are the basis for further research and development of enhanced strategies for retrofitting and adaptive reuse of heritage buildings in the framework of sustainability and universal design.
Design/methodology/approach
The present research focusses on literature review analysis of specific elements of the refurbishment of heritage buildings with the aim to discover the characteristics/indicators of sustainability and universal design, which are usually used in refurbishment project and the gaps. In this paper, the latest state-of-art in the mentioned fields has been assessed, and the developments along with research gaps and potential future research focusses have been identified. The literature was collected mainly through Science Direct, World Wide Science and Emerald, especially focussed on publications from 2000 to 2019 written in English and the Web for regulatory and recommendation publications. Other sources, such as actual projects, might shed additional light on the specific issues of the studied topics.
Findings
This review shows that the current research related to heritage building renovation and reuse does not address sustainability and universal design issues comprehensively. Typically, in research, the topics of heritage, sustainability and inclusiveness are considered separately. In real situations, however, they are interconnected and influence each other, forming an indivisible whole. The needs of persons with disabilities (PWD) in correlation to the built heritage are not well studied. This is why it is important to consider these topics not only separately but also in an interrelated way.
Research limitations/implications
The need for cross-disciplinary problem-solving method, based on a holistic approach, to form the base for implementation of universal design principles into refurbishing of heritage buildings is seen.
Practical implications
This paper demonstrates the need for usable procedures for various stakeholders in their everyday practice.
Originality/value
The combined subjects of sustainability, heritage buildings and universal design are not well covered by research. Lack of appropriate literature for this specific area is forming a significant gap that hinders the development of relevant information and methods that could be applied in actual projects. This paper, albeit in a partial way, intends to fill this gap and opts to provide a comprehensive summary of the sustainability factors affecting adaptive reuse of heritage buildings with special emphasis on users, specifically PWD.

Abstract
Purpose
The purpose of this paper is to develop the empirically tested framework about the knowledge and perception about sustainability of building materials in Prishtina, Kosovo from the perspective of users, construction industry and facility managers.
Design/methodology/approach
A survey of representative sections of the population was designed and carried out in the capital city of Kosovo to determine the knowledge and perception of the population about the sustainability of building materials and to determine the main criteria of selection of sustainable building materials. The study may be used as guidelines for sustainable real estate developers in Prishtina during the materials selection process. Qualitative interviews were conducted with architects, consulting engineering companies, construction companies and facility managers from the region of Prishtina with open-ended questions also being used.
Findings
Results of quantitative research find that embodied energy, durability and low energy consumption are used as key criteria that influence the materials selection process on the part of users. The results of the cross-case analysis of qualitative measure the perceptions of construction industry and facility managers, according to which durability to a large degree is the main criterion for selection of sustainable building materials followed by embodied energy and low energy consumption.
Research limitations/implications
The study of measurement of level of knowledge and perception about sustainability of building materials in Kosovo focuses only on one pilot city; hence, further research is needed throughout Kosovo to validate the empirically tested tool within other geographical settings in Kosovo.
Originality/value
This survey represents the first quantification of knowledge and perception regarding the sustainability of building materials among users, construction sector and facility managers.

Abstract
Purpose
This study aimed to design a user-participatory methodology to investigate the post-occupancy sustainability of reused historical buildings and to apply it to a case study.
Design/methodology/approach
This study was designed in four stages. In the first stage, the sustainability parameters and sub-parameters were determined in the reused historical buildings based on the literature. The second stage included a field study in which the current situation of the study area was analysed, and the users were reached using the survey technique. In the third stage, the data obtained from the user participation were analysed with importance performance analysis (IPA) and an IPA matrix was created. The fourth stage included an evaluation of the results of the analysis and the development of recommendations.
Findings
IPA is a supportive method for ensuring the sustainable use of historic buildings. According to the data obtained from the IPA, it was seen that the functional sustainability of the building was achieved to a great extent. At the same time, there were deficiencies in technical and environmental sustainability. In terms of aesthetic sustainability, it was observed that the importance and performance values given by the users were generally consistent with each other.
Originality/value
The originality of this study is that the performance of the reused historical buildings in the process of use was monitored with appropriate parameters, and a user-participated method was proposed that allows improvement suggestions to be developed in line with the results obtained.

Abstract
Purpose
Housing provision and the neighbourhood's safety are significant social sustainability concerns. If structural issues are not well checked, housing provision and the neighbourhood's safety may become threatened, especially in Lagos State, Nigeria. Thus, this study aims to investigate the perceived root cause of collapsed buildings at the construction stage using two case studies, its effect on social sustainability aspects and suggested measures to mitigate future happening and enhance achieving social sustainability aspects goals.
Design/methodology/approach
The researchers collected data from Nigeria's built environment experts and eyewitnesses/employees of selected cases of collapsed buildings. The study adopted a phenomenology type of qualitative research design and analysed collated data via thematic analysis and achieved saturation. The analysed data created three themes.
Findings
Results reveal that inadequate heavy equipment and personnel incapacitated relevant government agencies are responsible for handling emergency and rescue during building projects collapse. Preliminary findings show developers' greed and systematic failures as the root cause of Nigeria's building project collapse (BPC). It categorised the root causes into three groups (developer's related-cause, design team related-cause and government entities related-cause). The study suggested measures to mitigate future happening. The emerged measures were grouped into a penalty, regulatory, byelaw act, technical and safety measures.
Originality/value
This study contributes to curbing the threat to social sustainability of housing provision in cities. It reveals the underlying perceived root cause of collapsed buildings in Nigeria's building industry. Also, it suggested feasible measures to mitigate BPC. These measures may be modified and adopted by other developing countries facing similar challenges.

Abstract
Purpose
The purpose of this paper is to explain the rationale for integrating sustainability issues into property valuation theory and practice and to provide initial suggestions for valuers on how to account for sustainability issues within valuation reports.
Design/methodology/approach
The authors emphasise the key role of valuation professionals and of the valuation process itself in achieving a broader market penetration of sustainable construction. It is explained that, on the one hand, property valuation represents the major mechanism to align economic return with environmental and social performance of property assets, and thus to express and communicate the advantages and benefits of sustainable buildings. On the other hand, it is explained that gradual changes in market participants' perceptions in favour of sustainable buildings must be reflected within the property valuation and associated risk assessment process (otherwise valuers would produce misleading price estimates). The authors identify both the financial benefits and risk reduction potential of sustainable design as well as valuation input parameters that would allow these benefits to be reflected in property price estimates.
Findings
The authors show that the main reasons for immediately and rigorously integrating sustainability issues into property valuation are as follows: more sustainable patterns of behaviour are urgently necessary to sustain the viability of the Earth's ecosystems; a huge untapped market potential exists for sustainable property investment products and consulting services; sustainable buildings clearly outperform their conventional competitors in all relevant areas (i.e. environmentally, socially and financially); neglecting the benefits of sustainable design leads to distorted price estimates; and reflecting sustainability issues in property price estimates is already possible and the validity of this decision depends solely on the valuer's capability and sophistication to explain and justify his/her assumptions within the valuation report. However, it is also shown that efforts need to be undertaken to improve the description of property assets in transaction databases in order to provide the informational databases necessary to empirically underpin a valuer's decision to assign a “valuation bonus” to a sustainable building or a “valuation reduction” to an unsustainable/conventional one.
Originality/value
The paper postulates that valuation reports should be extended to include the following additional elements: a clear description of the availability of certain sustainability‐related property characteristics and attributes; a statement of the valuer's opinion about the benefits of these characteristics and attributes; and a statement of the valuer's opinion about the impact of these benefits and/or risks on property value.

Purpose
Sustainability in the built environment is rapidly gaining attention worldwide, although many developing countries have not accomplished much on the ground as many sustainability aspects still remain untreated. Despite their low greenhouse gas contributions to the globe, the high rate of construction activities that do not embrace sustainable practices in these countries pose challenges to the environment. Using the case of Tanzania, this study assesses the level of sustainability awareness among key stakeholders in the built environment.
Design/methodology/approach
The study uses a mixed-method research approach where primary data was collected using a questionnaire and semi-structured interviews with key informants comprising engineers, architects, property managers, property owners, property users and academicians from institutions of higher learning.
Findings
Results show that despite the potential for a sustainable built environment, there is a low level of awareness among key stakeholders. Whereas few architects, who were aware, admitted to have not incorporated sustainability aspects in their building design, other stakeholders did not have active roles in decision-making involving building construction projects. Compared to the rest, the awareness level of property users was the lowest. Lack of a specific policy or policy statement on sustainable building, high initial costs of sustainable building, few skilled professionals and lack of a broad choice of building materials are some of the factors accounting for the low level of sustainability adoption in the built environment.
Originality/value
The significance of this study lies within the objective of showing awareness levels of sustainability aspects among key built environment stakeholders and policymakers, which is important in devising strategies for promoting sustainable construction practices.

Purpose
While previous studies have highlighted the importance of incorporating environmental sustainability in building designs, there is a paucity of studies that assess the extent to which design teams in developing countries consider environmental sustainability at the building design stage. Therefore, using Zambia as a case study, this study examined the extent to which infrastructure design teams in a developing country consider environmental sustainability at the design stage.
Design/methodology/approach
The study used a qualitative research approach using structured interviews because there are hardly any studies which have explored the extent to which designers incorporate environmental sustainability in infrastructure designs in developing countries. The data is analysed thematically using the ATLAS.ti software.
Findings
The results show that environmental sustainability is not an important design consideration because it is secondary to functional, technical and aesthetic considerations. Environmental considerations are also made in an ad hoc manner and when it is cost-effective for the project. Regulatory requirements pertaining to environmental protection are adhered to without any cost considerations. It was, therefore, theorised that building design teams in developing countries make technical, functional and aesthetic consideration during the infrastructure design stage ahead of environmental considerations.
Originality/value
There is a paucity of studies that have investigated whether building infrastructure designers consider issues of environmental sustainability at the design stage in developing countries. The findings have practical implications on how developing countries can foster environmental sustainability at the design stage and avoid generating a building infrastructure stock that will require environmental resilience adaptation in the future.

Purpose
Heritage tourism has become increasingly popular, and improving the sustainability of such sites is essential both nationally and internationally. The purpose of this paper is to explore the opportunities and challenges of improving the condition and sustainability of a chapel at a busy international heritage tourist attraction.
Design/methodology/approach
A case study approach was adopted. This utilised interviews with four of the primary building professionals involved with the refurbishment project. Documentary analysis and observations were also used.
Findings
The present case study presents the opportunities and challenges faced by a tourist heritage attraction. Improvements to the condition and sustainability of such assets are essential to ensure their sustained and enhanced use, and the protection of heritage buildings. Such projects create opportunities to increase knowledge and understanding about these assets as well as enhancing opportunities for meaning making for visitors. The paper highlights the importance of a strong leader and a balanced team working towards common objectives. Further, whilst synergies between conservation and sustainability exist, there are also tensions and compromises.
Research limitations/implications
This case study highlights the opportunities and challenges of improving the condition and sustainability of built cultural heritage at a tourist attraction. Opportunities included increased knowledge and understanding about the heritage asset; enhancement of values for present and future generations; improved condition, increased usability; and increased sustainability. Challenges were: team turnover; delays resulting from archaeological findings; previous work resulting in building defects; the existing building condition; and unfamiliarity and the uncertainty regarding particular measures.
Practical implications
The practical implications of this case study include ensuring clear project objectives and a balanced project team are in place. These should be enhanced by a good system of information recording throughout the project to limit the impact of staff absence. Good communication within the team and with external members such as manufacturers will reduce the impact of unfamiliar products and aid in decision making. Future research should explore whether these findings are applicable to other heritage tourist attractions, and whether visitors’ narrative encounters with the asset change following a sustainability improvement project.
Originality/value
Limited research has been previously performed on improving the sustainability of built cultural heritage at tourist attractions. This research investigates the opportunities and challenges facing building professionals in improving such heritage assets. The improvement of heritage tourist attractions requires careful consideration. Whilst they need to be conserved for future generations, increasing the sustainability of such assets is essential to ensure their continued usability.

Purpose
The purpose of this paper is to present an innovative approach for the development of a methodology to systematically assess the economic performance and for the assessment of the economic sustainability of a building, through the calculation of an economic sustainability index, within the sustainability framework according to the rules defined in EN 16627.
Design/methodology/approach
The methodology follows the principle of modularity, where aspects and impacts that influence the economic performance of the building during the phases of its life cycle are assigned to levels. It presents a model based on the construction costs of the building. The methodology in centered in the before use phase and restricted to residential buildings.

Definition of a model for assessing the economic performance and calculation of an economic sustainability index.
Research limitations/implications
The methodology is focused only in the before use phase of the buildings, assuming they have the same functional equivalent. It can be expanded to include the other phases of the building life cycle.

Originality/value
The European framework of EN 15643 and EN 16627 for the assessment of building sustainability is new and, as such, not implemented in most practical tools. Also, economic sustainability is not usually considered in detail in existing models. This paper presents a methodology following the framework and, simultaneously, possible to integrate in existing approaches.
