Abstract

Purpose

Literature on organizational analysis identified that project participants have a certain impact on the project outcome. However, there is no study that identifies the impact of project teams and individual project participants on a green building project. The purpose of this paper is to analyze the impact of green building project teams on green building certification.

Design/methodology/approach

Project information, project team information, and green building certification grade were collected using the Canadian green building database. Project team data were analyzed and organizations were ranked based on their green building project experience and collaborations with experienced green building organizations. The page rank algorithm is used to calculate the rank of organizations in order to identify the impact of organizational rank on the final green building certification grade of a project.

Findings

The results show a positive relationship between the green building certification grade and the number of organizations with more green building experience in a project team. The results also show that not having experienced key organizations such as owners, designers, and contractors will likely lead to a lower green building certification grade.

Originality/value

Impact of project teams on green building projects has not been studied before. This study used an innovative method to analyze green building project teams and to investigate the importance of green building project experience. The findings of this study provided evidence to support the influence of project team compositions in green building projects. The results presented in this paper can help project owners and managers during project team formation for successful execution of green building projects.

Abstract

Purpose

This paper aims to present a generic lifecycle framework model for guiding architects, engineers, contractors and facilities managers (AEC/FM) practitioners on the effective implementation of adaptive reuse projects.

Design/methodology/approach

A mixed approach of qualitative and quantitative techniques was followed in the development of the framework model. A literature review was conducted to comprehend the processes involved in adaptive reuse projects. In total, 90 AEC/FM practitioners were surveyed to identify the current practices in these projects. A generic framework model was then developed to standardize the processes involved, using integration definition for function modeling process modeling methodology. Face-to-face interviews with a targeted group of 30 AEC/FM practitioners were conducted, to validate the developed framework model, by assessing the importance and the frequency of implementing each function in the developed framework model.

Findings

The framework model consisted of four sequential processes, namely, assess the feasibility of the adaptive reuse project, design the adaptive reuse project, construct the adaptive reuse project and operate and maintain the adaptive reuse project. The validation confirmed the importance of all the framework functions and the frequency of their implementation.

Originality/value

This research contributes to the literature and the AEC/FM professions, through developing a lifecycle and knowledge-oriented framework model for building adaptive reuse. The framework presents clear documentation of adaptive reuse processes. Thus, it holds the potential of endeavoring on adaptive reuse projects to be more efficient.

Abstract

Building on the empirical work of a doctoral dissertation on change management in the Norwegian building industry, this paper provides the outline of a generic innovation model for creating innovation and increased productivity in building projects. Central to this innovation model is the necessity for participative visualization of a common frame of reference. This is a shared understanding visualized as a joint enterprise image of the whole of the parts and the relationships of actual collective work practice integrating the planning and construction part of the building process as a whole. The model consists of three necessary arenas for knowledge development, being identified as “collective knowing”: “relational knowledge”, and “knowing how”. The paper concludes that the knowledge content of each arena continuously relates to one another in a dynamic and interdependent way constituting an actionable and generic model for innovation and productivity in the building process.

Abstract

Purpose

The objectives of this paper are to: find out whether design‐bid‐build (DBB) or design‐build (DB) procurement method gives better quality building; identify variables that significantly affect quality scores of DBB and DB projects; and construct models to predict quality scores of DB and DBB projects.

Design/methodology/approach

The research design was based on a structured questionnaire and data on quality performance and factors that may affect quality of a building project were collected by postal survey and face‐to‐face interviews.

Findings

There was no significant difference between the quality scores of DB and DBB projects. To ensure that buildings procured through DBB have high quality, owners should adopt the following practices: engage experienced consultants; short‐list bidders and select contractors based on a combination of price and ability. To obtain high quality DB buildings, owners should engage architects to prepare the scheme design and not to set the budget too early. For both types of projects, owners should allow contractors to propose changes to the contract with a view to improving its quality.

Research limitations/implications

As there is no significant difference in quality of DBB and DB projects, the argument that DB projects produce lower quality buildings is demolished.

Practical implications

The practical implication is that owners play an important part in ensuring that they obtain buildings of high quality.

Originality/value

Building owners and consultants can use the two models to predict quality scores of DBB and DB projects and take specific actions to improve the quality of their projects if necessary.

Abstract

Purpose

A comprehensive literature review was conducted to identify the lean principles and the challenges of building refurbishment. To have an in-depth investigation of the application of lean principles to address the challenges of refurbishment projects, ten expert interviews following a qualitative research approach were utilised in this research. Data were analysed using manual content analysis to derive the framework.

Design/methodology/approach

The refurbishment of buildings has attracted the attention of the present construction industry. However, uncertain project characteristics, information deficiency, limited space for construction activities and less stakeholder involvement make it complex. Since the lean concept effectively deals with complex and uncertain projects, this study focusses to investigate the application of lean principles to overcome the challenges of refurbishment projects in Sri Lanka by developing a framework.

Findings

It was found that the five main lean principles of customer value, value stream, value flow, pull and perfection are appropriate for building refurbishment projects in Sri Lanka. Precise identification of clients and end-users, value adding and non-value adding activities, interruptions and stakeholder communication chains, setting scope, examining the possible technologies and taking measures to deliver the exact product to ensure the successful application of lean principles for refurbishment projects. Further, 27 benefits of five lean principles were identified which can be used to address the 13 identified challenges of building refurbishment of projects. Finally, a framework has developed portraying the application of lean principles in building refurbishment.

Practical implications

The framework developed is beneficial for the building refurbishment project team to address the barriers of refurbishment projects by applying lean principles.

Originality/value

This framework can be used as a guideline for the implementation of building refurbishment projects by addressing their challenges with lean principles.

Abstract

Purpose

This study undertakes to examine the perceived barriers to effective management of live city‐centre building refurbishment projects in the UK. Currently a school of thought posits that refurbishment projects are more unpredictable than new builds. The aim of the study is to identify how, against myriad logistical constraints of city‐centre refurbishment projects, managers endeavour to complete their projects on time.

Design/methodology/approach

A total of 38 project managers responsible for large and medium‐scale city‐centre refurbishment projects in Manchester, Preston, Liverpool, Leeds, Sheffield and Nottingham were targeted as participants for the study. The projects were selected on the basis of location. Only live and active projects within a busy shopping centre of a city were targeted.

Findings

The study identified, using SPSS and non‐parametric statistical techniques, that the chance of success of planning for live city‐centre projects (LCCP) is impacted by economics, micro traffic flow, the experience of project managers, the share scale of the building form, the availability of specialist refurbishment trades, and how the project itself is linked to the feeder routes to and from the main active shopping areas (MASA). The study concludes that auxiliary skills remain critical to successful project completion; among these is the relationship between local authority agencies and the project team.

Originality/value

The study is unique as it seeks to identify which refurbishment dimensions and challenges are relevant and exclusive to live city‐centre refurbishment projects.

Abstract

Purpose

Variations due to errors and mistakes have caused cost overruns in building projects. Therefore, it is undeniable that the gravity of such variations will be a critical factor in deciding the success of any building project. In addition, the design stage of a building project is considered the most suitable stage to identify and mitigate the causes of potential variations. However, there are no proper mechanisms to minimise the frequency or gravity of variations. Many researchers experienced the promising essence of Poka-Yoke, a mistake-proofing method aimed at increasing efficiency by early detection and eradication of the causes of potential errors. However, less attention has been paid so far to implement Poka-Yoke principles to minimise variations in the building project. Therefore, this study aims to develop a framework to minimise variations in building projects through the integration of the Poka-Yoke principles.

Design/methodology/approach

An interpretivism stance is adopted, and a qualitative research approach is used. The data collection technique adopted is semi-structured interviews with ten experts, and the data is analysed using code-based content analysis through NVivo12.

Findings

Research findings revealed 23 causes of variations, categorised under client-originated, consultant-originated, contractor-originated and other variations. The identified causes were then mapped with the Poka-Yoke principles to develop the framework. The research findings could prove useful to researchers, academics, government agencies and construction professionals in developing nations that have demographic/cultural and socioeconomic characteristics such as Sri Lanka.

Originality/value

The findings benefitted the Sri Lankan construction sector by minimising the causes of variations. To the best of the authors’ knowledge, this study will be the first of its kind in the Sri Lankan construction industry, leading to a better understanding of the “Poka-Yoke” principle within the building construction context.

Abstract

Purpose

This paper aims to develop a practical tool to evaluate the outcomes of innovative practices in the building and construction industry.

Design/methodology/approach

A practical tool was proposed. It is an online tool programmed in a JavaScript environment. A previously developed and tested framework was the basis for this tool. Six case projects were used to test and validate the reliability of the tool. The outcomes of the building projects were categorized into six categories of economic, quality, social, environmental, satisfaction and soft and organizational impacts.

Findings

The most important finding of this research was that the evaluation of innovation in building and construction would be possible only if the subjective assessment is tolerated to include the non-monetary outcomes in the evaluation, as well as the monetary outcomes.

Research limitations/implications

The findings of this research are limited to the domestic and medium density building projects; thus, the outcomes might be generalized with appropriate care. The developed tool would assist practitioners in the field of building and construction to realize the impacts of innovation introduced into their projects. The project owners and developers could be the main audience of this tool.

Practical implications

The main contribution of the current study into the literature is the consideration of tangible and intangible outcomes of innovation together. In other words, this tool not only evaluates monetary outcomes but also takes into account non-monetary outcomes. It has been stated in the literature that 80 per cent of firms choose “non-numeric” project selection models (Meredith and Mantel, 2006). To provide a full representation of the reality, this model considers both numeric and non-numeric measures by applying both quantitative and qualitative evaluation methods. The project owners and developers could be the main audience of this tool. It is worth mentioning that this tool is the first attempt of its kind for building and construction projects, and it is applicable and fully practical.

Originality/value

This tool is the first attempt of its kind to evaluate practically the outcomes of innovation in the building and construction industry. The tool practicality and applicability in the real-world project is a privilege which gives more reliability and credibility to the proposed approach of innovation evaluation.

Abstract

Purpose

The continuous failure of construction projects notwithstanding appreciable increase in project management knowledge has necessitated a proactive approach of assessing early warning signs (EWS) of building projects failure. Building projects are expected to show warning signs before experiencing crises, comparable to a patient displaying symptoms of a disease. Thus, this study aims to examine the EWS that predisposed building projects to failure in Nigeria to provide empirical data for enhancing projects delivery.

Design/methodology/approach

Primary data were used for the study. Structured questionnaire was administered to consultants and contractors’ personnel within Lagos State, Nigeria. A total of 180 copies of questionnaire were administered and 134 copies (combined response rate of 74.44 per cent) were retrieved. Frequency distribution, percentages, mean item score and Mann–Whitney test were used to analyse the data.

Findings

Most construction professionals applied the EWS approach from project planning and early construction phase. The most significant EWS predisposing building projects to failure were “Management inability and incompetence to proactively detect and manage problems at early project stages”, “Actual expenditure is constantly shooting beyond cost estimates” and “Incurred costs already getting higher than the anticipated benefits”. Project/construction management-related symptoms are most significant to predisposing building projects to failure.

Practical implications

The study provided implications for effective project management of building projects through proactive approach which is very paramount to improving the delivery of building projects in Nigeria.

Originality/value

The study provides implications for proactive management of building projects, thereby enhancing the delivery of building projects.
