Abstract

Purpose

This research aims to develop conceptual phase building project cost forecasting models by exploring the relationship of existing plan shape complexity indices and general design morphology parameters with total construction cost.

Design/methodology/approach

Plan shape indices proposed to date by the literature for measuring building design complexity are critically reviewed. Building morphology is also dictated by town planning restrictions such as plot coverage ratio or number of storeys. This study analyses historical data collected from 49 residential building projects to develop multiple linear regression (MLR) and artificial neural network (ANN) models for forecasting construction cost. Existing plan shape coefficients are calculated to evaluate the geometrical complexity of sampled projects. Ten regression-based cost estimating equations are totally derived from stepwise backward and forward methods, and their predictive accuracy is contrasted: to performance levels reported in past studies and to ANN models developed in this research with multilayer perceptron architecture.

Findings

Analysis of plan shape indices revealed that 85.7% of examined past projects possess a high degree of design complexity, hence resulting in expensive initial decisions. This highlights the need for more effective early design stage decision-making by developing new building economic tools. The most accurate regression model, with a mean absolute percentage error (MAPE) of 19.2%, predicts the log of total cost from wall to floor index and total building envelope surface. Other explanatory variables resulting in MAPE values in the order of 20%–22% are total volume, volume above ground level, gross floor area below ground level, gross floor area per storey and total number of storeys. The overall MAPE of regression-based equations is 24.3% whilst ANN models are slightly more accurate with MAPE scores of 21.8% and 21.6% for one hidden and two hidden layers, respectively. The most accurate forecasting model in the research is the ANN with two hidden layers and the sigmoid activation function which predicts total building cost from total building volume (19.1%).

Originality/value

This paper introduces MLR-based and ANN-based conceptual construction cost forecasting models which are founded solely on building morphology design parameters and compare favourably with previous studies with an average predictive accuracy less than 25%. This paper is expected to be beneficial to both practitioners and academics in the built environment towards more effective cost planning of building projects. The methodology suggested can further be implemented in other countries provided that accurate and relevant data from historical projects are used.

Abstract

The development of modern building planning has become inseparable from the concept of green energy saving, which has gradually become an important method for energy-saving design of building planning and has become the research direction of planners. Based on this, the status quo of research on green building at home and abroad was investigated and the principle of energy saving for green building planning was put forward; then the building shape coefficient, eco-strategy design of green building energy, building energy-saving layout and other aspects were analyzed in detail; finally, the Amsterdam large CBD complex Valley green building was analyzed. The results show that the building has fully considered the energy-saving design in the process of planning and design, which not only ensures the commercial demand, but also reflects the residential use and finally achieves the goal of green energy saving.

Abstract

Purpose

Since the appearance of COVID-19 social distancing and staying home have been recommended repeatedly by the governments for disease prevention. As the challenge continues to remain the current study seeks to examine the factors affecting social distancing through space planning and management. More specifically the current study aims to examine the appropriateness of the spatial organization and space configuration of a clubhouse with a linear plan layout in the mitigation of the spread of infections due to serious pandemic COVID-19.

Design/methodology/approach

For an enhanced understanding of the impact of spatial arrangements of public spaces plan on the effective implementation of social distancing this study has used the space syntax analysis method. The MPSP clubhouse building in Penang, Malaysia was selected as the case study. The level of permeability and wayfinding were determined in the building plan and were illustrated using photoshop software to depict the interrelation between the indoor spaces and building circulation. Graphs of the depth of space were used to analyze the level of permeability and wayfinding to illustrate the possibility of social distancing in the plan.

Findings

The result of the study shows the significant role of proper plan layout design on social distancing. While clear and direct wayfinding can positively be associated with more effective social distancing, the inefficient design of user access, inappropriate locations of multiple entry and exit and indefinite directions of users' inside buildings can impose slight limitations. The average level of permeability might suggest ineffective spatial arrangement, ignoring the needs of spatial segregation. The study further found that the linear plan layouts with proper zoning and effective management strategies can be considered a proper layout to facilitate social distancing and the spread of COVID-19.

Originality/value

The current study is unique in terms of examination of the spatial configuration of linear public spaces plan layout for possible temporary adaptability to curb disease spread during the unexpected advent of a pandemic. Based on researchers' best of knowledge it is the first time that the impact of recreational space design on social distancing has been examined. The study also originally sheds light on the fact that the commonly used guideline for the social distancing of 1–2 m between 2 persons, in reality, is practically inadequate given the nature of the sports activities.

Abstract

Purpose

This study aims to explore the need for space (demand) and the provision thereof (supply) in the Faculty of Architecture building at Thammasat University Rangsit campus using variables from the designing an accommodation strategy (DAS) framework; these variables are incorporated to test and improve the framework. Another purpose is to examine the planning and development of the faculty building to understand its strategy, which serves as a means to contribute to the planning and development theory.

Design/methodology/approach

A case study of the Faculty of Architecture building was conducted at Thammasat University in Thailand. The DAS framework was used to reconstruct and examine the development process of the building to determine the gaps between supply and demand in terms of building space, to reflect on the building plan and process and to make suggestions as to how the DAS framework might be improved. Research methods included interviews and document analysis concerning space requirements and provision in the Faculty of Architecture building.

Findings

The gaps between supply and demand in terms of the faculty building space are affected by the condition of the building (i.e. building obsolescence), the number of building users and the changing environmental context. This study shows that both pre-design and post-occupancy evaluation are essential to collect data concerning the match or mismatch between supply and demand of space and to assess users’ needs and preferences concerning the faculty building. Regarding the building development process, factors impacting the step-by-step planning of the real estate interventions include the organisational context (public/private sector) and the management of the construction project (time, cost, quality). The DAS framework is found to be useful for structuring the information-generating processes necessary to determine gaps between demand and supply in terms of space and for making decisions regarding real estate interventions.

Research limitations/implications

Additional case studies in different environmental and organisational contexts are required to test the DAS framework and improve data validity. This study was conducted during the COVID-19 pandemic period, which affected data accessibility.

Practical implications

The results provide insight into the influence of various factors on the decision of corporate real estate. The DAS framework can be used to explore the range of demand for and supply of space and to find an optimal match.

Originality/value

This paper shows valuable steps in planning and development of educational real estate and a first application of the DAS framework in Thailand. The findings confirm the importance of the physical learning environment of architecture schools, particularly the studio spaces required in architecture education.

Abstract

Public Works and Government Services Canada (PWGSC) is the federal department responsible for housing over 190,000 Canadian federal public servants. During Y2K preparations, it became apparent that a single source or form of integrated, emergency response information at the infrastructure level did not exist. A process had to be created and developed that would serve as a single vehicle and source for building‐based emergency response. These preparations for Y2K saw the creation of the Infrastructure Continuity Unit (ICU) and a system for the creation, validation, and maintenance of Infrastructure Continuity Plans (ICPs). An ICP is an event‐management document that contains a series of procedures and protocols to be used during a building‐based incident or disruption of services. The ICU is supported nationally by a network of Regional Coordinators who oversee the gathering of information needed to create ICPs for their own parts of the country. This paper demonstrates how this system, along with the ICU’s recent certification by the Canadian General Standards Board (CGSB) to the ISO 9000 standard, have contributed to the ICU’s success. This paper takes the reader through an in‐depth exploration of the ICU’s processes, methodologies and procedures and demonstrates why, in a post‐September 11th world, the ICU has begun to attract international attention.

Abstract

Purpose

The purpose of the study, upon which this paper is based, was to contribute an improved understanding of the vertical extension of buildings, by presenting a development process for its implementation in which the key aspects to consider when planning such extensions are highlighted.

Design/methodology/approach

The approach is based on linking the diffusion of innovation together with case study research to stimulate further development in vertically extending buildings. Four cases of vertically extended buildings in Sweden were selected for the study.

Findings

The development process highlights seven key areas for decisions when planning a vertical extension. These areas are: opportunities for vertical extension; strategies for implementation; detailed planning process; concept development; evaluation; building permit; and procurement. The development processes and lessons learnt from each case are presented, covering both success and failure.

Research limitations/implications

The research is based on four cases of vertically extended buildings. The findings offer valuable insights into the development process which should provide the research community with an improved understanding of the challenges faced.

Practical implications

The findings will help planners, housing owners, housing developers and facility managers better understand the conditions that favour successful implementation of vertical extensions.

Originality/value

The paper provides the reader with an understanding of the challenges faced in the vertical extension of a building and the means of overcoming them to create a simplified development process.

Abstract

Purpose

Sweden, like other countries, has set ambitious national targets for both energy efficiency and conservation of heritage values in the built environment. However, how these policies are implemented on a local level and how they affect each other is not known. This study aims to argue that extensive energy-saving policies can have unintentional impacts not just on the built environment but also on conservation practice.

Design/methodology/approach

By using a longitudinal approach, the aim is to investigate the possibilities of conserving the built environment when policies for increased energy efficiency are implemented in existing urban areas. The methodology used is qualitative, applying a combination of study of public records, policy documents, interviews with public officials and ocular investigation of buildings in three areas located in two different municipalities.

Findings

The study suggests that extensive refurbishments not only have effects on the character of an area, but in extension, affect how urban planners and local authorities approach the development in the same area. Urban areas affected by extensive retrofits in the past seem to be managed in less detail, leaving existing policy measures on both energy and heritage untapped.

Research limitations/implications

This is a study concerning two Swedish municipalities. Furthermore, it is limited to one specific policy measure, energy-saving subsidies provided in the 1970s and 1980s. The generalisability of the findings may, therefore, be limited. Despite this, the findings provide an important indication of the relationship between energy-saving policies in the past and urban planning practice of existing urban areas today, as well as the importance of alignment between policy-making and implementation.

Practical implications

Policy instruments for the building stock and the practice of conservation planning have not worked well together. Due to local practice, energy subsidies provided in the 1970s and 1980s still today have a negative effect on both heritage conservation and energy efficiency in existing areas.

Social implications

There is a discrepancy between expectations and outcome of policy measures. National decision-makers overestimate the possibilities to control the development on a local level, for both energy efficiency and heritage values. By examining an innovative set of sources, acknowledging long-term effects and entanglements of policies and practice, this study contributes to a better understanding of the complexity of different values in the built environment.

Originality/value

By comparing the share of approved applications, as well as completed energy retrofits, this study demonstrates that the effects of the national energy subsidy policy differed significantly between urban areas. Areas with a high degree of approved subsidies also had a high degree of retrofits, suggesting that the policy had intended effects. In these areas, the number of retrofits were also significantly higher than the number of subsidies. This was not the case where energy subsidies were fewer, which indicates that energy retrofits are performative, meaning that they accelerate further retrofits in the same area.

Many of the original buildings have gradually declined because of the development of society and the adjustment of industrial structure. Protecting the classical architecture and restoring the original luster of a building to maintain its own youth has become a hot issue in the current architectural planning. In this paper, the performance of the core idea of building conservation in the specific design and planning was discussed through the in-depth understanding of William Sumner Appleton's architectural concept in building protection planning area. Moreover, the profound influence of the idea of building conservation in building conservation was summarized. The current pace of urbanization development process is rapid, thus, many of the original buildings are severely damaged because of many factors. The concept and thought of William Sumner Appleton were re-interpreted based on the design and planning method of World Expo industrial clusters in Shanghai. This study is of great significance for the promotion of historical building protection and concrete practice in our country.
