Abstract

Purpose

To achieve efficient operation and maintenance (O&M) management, this study seeks to identify critical success factors (CSFs) affecting service delivery factors of O&M services at stratified residential buildings. The purpose of this study is to yield measurable data for developing an effective O&M framework to enhancing its performance. In future research, this study will further investigate the relationship between the CSF and service performance factors.

Design/methodology/approach

This study adopts a combination of qualitative and quantitative techniques that yields conclusive study findings while improving the research’s validity and dependability. Two series of instruments were conducted in an effort to refine the efficient O&M framework variables. Instruments used in addressing the research gap were a questionnaire survey and focus group discussion (FGD). Analysis of data was completed via the Statistical Package for the Social Sciences (SPSS) programme for quantitative data and thematic analysis for qualitative data.

Findings

This study concludes that the CSFs directly affect the performance of O&M. Questionnaire survey and FGD findings have refined the CSF into three main categories, namely, building characteristics, O&M management and community participation. FGD experts further suggested that service performance factors can be measured against SERVQUAL service qualities such as reliability, tangible, responsiveness, assurance and empathy.

Research limitations/implications

Future research may consider the inclusion of financial elements in the O&M service delivery.

Originality/value

This study presents a fresh insight into the CSFs that construct an efficient O&M framework through rigorous steps of data collection and analysis. This study proposes impactful guidance for policymakers, practitioners and residents on the significance of all parties’ involvement to support the management of residential buildings, where the current practice of O&M constantly faces complex issues. This study derives novice strategies that should correspond to the growing issues and challenges in managing residential buildings. The deeper insight into the role of O&M represents a direction for the future development of facilities management progress and stratified residential building sectors.

Abstract

Purpose

This study aims to present a strategic framework aiming to streamline building operation and sustainability issues. To make available a further contribution to respond to Coronavirus Disease 2019 (COVID-19), an operational prevention guideline relying on the level of spread risk has also been developed, primarily intended for users when accessing and circulating within common spaces of buildings in general.

Design/methodology/approach

The research approach involved the development of a whole theory, essentially based on a qualitative design, by means of tree schematic representations and explanatory frames. It presents part of a model already developed (called SIAPME), although, in general, besides integrating the underlying aspects of the individual experience of daily life, it is based on insights and impressions taken from the literature review.

Findings

With an identity of its own, this study offers an overview of an alternative set of well-founded and integrated strategies to improve working processes in a number of fields of the building operation function. A structured vision has thus, been provided with interest in certain key topics of the present time, such as energy management, comfort and sustainability. Still, in this context, based on a frame of knowledge gathered to date, a current, innovative and simple guidance has also been designed to help prevent the contagion of COVID-19.

Research limitations/implications

The draft of procedures is part of an ambitious goal to serve as a well-founded strategic basis for the eventual development of an advanced software solution. As it is mainly limited to qualitative analysis, from which themes and generalisations have been arranged, this research may need more empirical evidence and additional work will be necessary to overcome any gaps that may be found.

Practical implications

An overall assessment of this study seems to corroborate the idea that a significant impact on the developments in building operation can occur if stakeholders seek a more integrated way of management, based on cross-referencing of current issues. At a time when great uncertainties remain and knowledge advances are in full swing, the designed framework aims to be an added input towards already existing research. Furthermore, it can be seen as a valuable contribution to improving related software applications.

Originality/value

The originality lies in trying to better understand how and in which aspects the general day-to-day management of building operation can be handled more effectively, sustainable and framed, following a reasoned scientific line, in addition of trying to figure out greater capacity to deal with users’ contagions, especially in the existing context of the pandemic.

Abstract

Purpose

This paper presents and illustrates the model of a maintenance-focussed conservation plan developed in the thesis. It proposes a framework which puts more emphasis on maintenance in conservation than reconstruction, restorations, repairs or even a “do-nothing” approach.

Design/methodology/approach

The research was conducted in an Australian context, where many major buildings are categorised as being “modern heritage”. However, the main problem with modern heritage is that although it has become more celebrated within the architectural historical sector, maintenance is still only in the background of most facility management (FM) operations, and its critical importance has yet to become accepted as a potential solution to greatly facilitate the proper preservation of the nation's architectural legacy. Challenges and barriers to this approach were evaluated, whilst opportunities were identified to improve a failing current situation that has resulted in the loss of many existing heritage structures. The paper makes a strong case in order to highlight the necessity of embedding a maintenance approach in preserving the historical fabric of buildings in the heritage conservation sector.

Findings

This research examines the key strategies for a maintenance-focussed conservation system.

Originality/value

The paper tackles experiences and issues in Australia about a lack of focus on maintenance as a conservation intervention.

Abstract

Purpose

Commercial building facility systems are costly, and due to the complexity of operation and maintenance (O&M), some failures can cause irreversible expensive damage. Currently, few capabilities of building information modeling (BIM) have been used in the facility maintenance operation. The purpose of this paper is to use a tool for making it easier to predict preventable defects in commercial building facility systems by examining a complete BIM.

Design/methodology/approach

To this end, a list of frequent defects in the facility system was achieved by a review of commercial building literature. Then, by examining a complete BIM model, the available methods and tools for O&M facilities during the operation period are identified and analyzed.

Findings

The results of the paper show that the solution presented based on total productive maintenance (TPM) subsets can effectively prevent facility system defects during the operation and maintenance period. An expert team assesses the validation of results.

Originality/value

The findings can help facility managers to adopt measures using TPM methods to prevent defects through an integrated BIM platform. The examination is based on case studies, surveys, expert experience and a thorough literature review.

Abstract

Purpose

The largest share of a building maintenance budget goes towards preventing or repairing building defects. Also, building defects shorten a building’s lifetime, impact the user’s safety and health, prevent the buildings from performing their functions well and repairing building defects generates waste. Therefore, this study aims to specify the factors that affecting the number of building defects and how to reduce their negative impacts.

Design/methodology/approach

A case study was used as a research strategy and convergent parallel mixed methods were used as research design. Quantitative and qualitative data were collected concurrently, followed by independent analyses of the quantitative and qualitative data, and then merged the two sets of results according to the procedure of using the convergent parallel design. Descriptive statistics analysed quantitative data, whilst qualitative data was analysed by the content analysis technique.

Findings

The findings of this study explored the factors that affect the number of defects in buildings, the significant factors were related to the building’s life cycle in terms of design, construction, operation and maintenance phase; relevant attributes were construction teams, building users and maintenance teams. The study also addressed the approaches to minimise the negative impacts of those factors. Their negative impacts mainly contributed to increased building defects that increase maintenance costs, affect users’ safety and health, reduce buildings’ lifespan and cause environmental impact due to resource extraction.

Originality/value

The existing studies have not adequately addressed the significant factors that affect the number of building defects. Also, emerging technologies and environmental sustainability considerations related to building defects have not been linked in previous related work. Therefore, the present study has contributed to filling this gap.

Abstract

Purpose

The purpose of this paper is to discuss the system approaches and their application for managing IBS building in the context of Malaysian maintenance practice. Currently, the maintenance management method has affected the efficiency of the complex and high-rise industrialised building system (IBS) building maintenance management in Malaysia. Many issues such as poor service delivery, limited budgets, less competent staff and defect repetition emerged because of the usage of conventional method applications (paper-based form). The data revealed that the practice of maintenance management for complex and high-rise IBS buildings needs to be digitalised.

Design/methodology/approach

This qualitative research was carried out by conducting literature review and semi-structured interviews. Eight major maintenance organisations were selected based on a conventional method of practice in managing maintenance for complex and high-rise IBS buildings. The computerised system was developed using a data flow diagram and coding. Subsequently, the prototype system was tested.

Findings

By having this prototype system, the defect diagnosis and decision-making process become easier, faster and cost-effective in facilitating the maintenance assessment, defect diagnosis and control in relation to IBS building structure components.

Originality/value

In conclusion, the prototype system may improve the effectiveness of maintenance management practices for IBS building structure components in reducing defect design risks such as design calculation error to provide high-quality IBS building structure components for a safe and healthy environment.

Abstract

Purpose

With the rapid development in the internet technologies, the applications of big data in construction have seen considerable attention. Currently, there are many input/output modes of capturing construction knowledge related to all construction stages. On the other hand, building information modelling (BIM) systems have been developed to help in storing various structured data of buildings. However, these systems cannot fully capture the knowledge and unstructured data used in the operation of building systems in a usable format that uses the intelligent capabilities of BIM systems. Therefore, this research aims to adopt the concept of big data and develop a spoken dialogue BIM system to capture buildings operation knowledge, particularly for building maintenance and refurbishment.

Design/methodology/approach

The proposed system integrates cloud-based spoken dialogue system and case-based reasoning BIM system.

Findings

The system acts as an interactive expert agent that seeks answers from the user for questions specific to building maintenance problems and helps searching for solutions from previously stored knowledge cases. The practices of monitoring and maintaining buildings performance can be more efficient by the retrieval of relevant solutions from the captured knowledge to new problems when maintaining buildings components. The developed system enables easier capture and search for solutions to new problems with a more comprehensive retrieval of information.

Originality/value

Capturing multi-modes data into BIM systems using the cloud-based spoken dialogue systems will help construction teams use the high volume of data generated over building lifecycle and search for the most suitable solutions for maintenance problems. This new area of research also contributes to the current BIM systems by advancing their capabilities to instantly capture and retrieve knowledge of operations instead of only information.

Abstract

Purpose

The aim of this paper is to develop a framework to enhance building maintainability through facilitating early suppliers’ involvement (ESI) in the design process.

Design/methodology/approach

A research methodology consisting of literature review, case studies and survey questionnaire was designed to achieve the above-mentioned aim. Firstly, literature review was used to examine the concepts of building maintenance, maintainability, the design process and ESI. Secondly, three case studies were presented and analysed to investigate the role of ESI towards enhancing building maintainability during the design process. Thirdly, a survey questionnaire was carried out with a representative sample of architectural design firms (ADFs) in Egypt to investigate their perception and application of ESI towards enhancing building maintainability during the design process. Finally, the research developed a framework to facilitate ESI in the design process in ADFs in Egypt.

Findings

Through literature review, the research highlighted the relationship between ESI and enhancing building maintainability and identified the roles, benefits, challenges and that encounter ESI in ADFs, factors for suppliers selection and levels of involvement. Results of the data analysis showed that “Difficulty of trusting external parties and sharing information with transparency” was ranked the highest challenge of ESI in ADFs in Egypt, followed by “Legal competitive advantage restrictions”. Moreover, “Better estimation for operation and maintenance costs” was ranked the highest contributions of ESI towards enhancing building maintainability, followed by “Reduce the number of operation and maintenance problems or reworks”. Finally, respondents stated that “Innovation, technical expertise, and competence” was ranked the highest supplier’s selection criteria, while “paying consultation fees for offering advice and recommendations to the design team” was ranked the highest form of supplier’s remuneration.

Research limitations/implications

The proposed framework contributes to the body of knowledge through proposing five functions that aimed to facilitate ESI in the design process, a research area that received scant attention in construction research. In addition, because of the conceptual nature of the framework, it has to be validated to ensure its capability to overcome the challenges of ESI as an approach for enhancing building maintainability during the design process.

Practical implications

This research presents a practical solution that bridges the gap between theory and practice through overcoming the challenges that obstruct suppliers from being involved in the design process as an approach for enhancing building maintainability.

Originality/value

This research discussed the relationship between ESI and enhancing building maintainability as well as the roles, benefits and challenges that encounter ESI in ADFs. In addition, the research investigated the levels of suppliers’ involvement, selection criteria and forms of payment. Moreover, it investigated the perception and application of ESI in ADFs in Egypt towards improving building maintainability. The research proposed a framework to facilitate the integration of suppliers in the early stages of the project life cycle. It represents a synthesis that is novel and creative in thought and adds value to the knowledge in a manner that has not previously occurred.

Purpose

In general, maintenance management is considered as part of the construction sector for the larger service of post-construction activity and process. However, as green building (GB) construction projects grow in scale and complexity, interconnections between the mentioned activities and processes can be noticed in a problematic planning performance management to monitor the GB components for the corrective and preventive maintenance action. Issues often arise during construction activity and pose a problem for the society due to the poor and improper maintenance execution, such as the recent fire in the Grenfell Tower (14 June 2017, about 80 fatalities).

Design/methodology/approach

The concept of maintenance management practices of GB and main features of Information and Communication Technology (ICT) tools and techniques were based on analysis of number of literature reviews in GB scenarios.

Findings

The research results described are concerned with an integrated system to analyse information and building a decision-making support in maintenance planning in GB based on robust data collection about concrete failures and causes, provide appropriate planning decision and reduce risks of GB failure throughout the lifetime.

Originality/value

The paper concludes that implementing a research framework for developing such a system can help improve the performance of maintenance planning of GB design, construction and maintenance operations.

Abstract

Purpose

The purpose of this paper is to identify, assess, rank, and compare the most influencing factors in three-, four-, and five-star hotels in the Eastern Province in Saudi Arabia.

Design/methodology/approach

A combination of literature and interviewing of ten local experts have resulted in the identification of 46 factors. Through a web-based questionnaire survey, the identified factors were ranked. A total of 23 responses were gathered from the full population of the 47 hotels (14 five-star, 15 four-star and 18 three-star hotels) in the Eastern Province of Saudi Arabia. A reliable overall response rate of 50 percent was achieved.

Findings

The most important factors affecting the operating and maintenance cost of five-star hotels are “climatic conditions” followed by “availability of the materials,” “annual energy consumption rate,” and “efficient energy consuming equipment.” Regarding four-star hotels, those factors are “star rating of the hotel” followed by “customer satisfaction,” “occupancy rate,” and “efficient energy consuming equipment.” Finally, the top-ranked factors for three-star hotels are “climatic conditions” followed by “floor area,” “glass and non-glass façade,” and “occupancy rate.”

Research limitations/implications

This paper is original in the sense that the areas of knowledge and practice covered in the identified factors were distributed and not available in one source. The factors are derived from personal interviews with the selected operation and maintenance/engineering managers of all three classes of hotels, and from the relevant literature.
