Abstract

The expected operational lifespan of modern buildings has become disturbingly short as buildings are replaced for reasons of changing cultural expectations, style, serviceability, locational obsolescence and economic viability. The same buildings, however, are not always physically or structurally obsolete; the materials and components within them are very often still serviceable. While there is some recycling of selected construction materials, such as steel and concrete, this is almost always in the form of down cycling or reprocessing. One significant impediment to reuse is that buildings are not designed in a way that facilitates easy recovery of materials and components. This chapter explores the potential for the recovery of materials and components if buildings were designed for such future recovery, utilizing the strategy of design for disassembly. As well as assessing material waste, this chapter presents research into the analysis of the embodied energy in buildings, highlighting its significance in comparison with operational energy. Analysis at material, component and whole-of-building levels shows the potential benefits of strategically designing buildings for future disassembly to recover this embodied energy. Careful consideration at the early design stage can result in the deconstruction of significant portions of buildings and the recovery of their potential through higher order reuse and upcycling.

Abstract

The circular economy (CE) requires that ‘used’ materials continue to be in circulation after their initial use has finished. Materials are typically sourced in the building industry as new materials in bulk that carry guarantees of safety, quality and delivery. The distributed and diverse origins of used materials mean that they do not normally carry these guarantees. Furthermore, existing potential procurement systems for reused materials such as eBay allow users to present their auctions in a loosely structured form that can make it difficult to manage and procure multiple items to satisfy the quantities, condition and type required by the contractor. Therefore, this chapter proposes an information system to support the agile procurement of used materials at a scale that is appropriate for construction projects to support the CE. It describes the development of a tool called ‘JunkUp’ that would allow multiple auctions of similar items from diverse sellers to be managed as a single item. Based on this system, in future work, it should be possible to use this tool to test strategies to address the risk to safety, quality and delivery of reused materials in construction. This should ultimately lead to the opportunity to increase material reuse (and reduce waste) in the building and construction sector and support an agile CE for the building industry.

Microfoundations of institutions are central to constructing place – the interplay of location, meaning, and material form. Since only a few institutional studies bring materiality to the fore to examine the processes of place-making, how material forms interact with people to institutionalize or de-institutionalize the meaning of place remains a black box. Through an inductive and historical study of Boston’s North End neighborhood, the authors show how material practices shaped place-making and institutionalized, or de-institutionalized, the meaning of the North End. When material practices symbolically encoded meanings of diverse audiences into the church, it created resonance and enabled the building’s meanings to withstand environmental change and become institutionalized as part of the North End’s meaning as a place. In contrast, when the material practices restricted meaning to a specific audience, it limited resonance when the environment changed, was more likely to be demolished and, thus, erased rather than institutionalized into the meaning of the North End as a place.

Abstract

Due to the increasing size and complexity of construction projects, construction engineering and management involves the coordination of many complex and dynamic processes and relies on the analysis of uncertain, imprecise and incomplete information, including subjective and linguistically expressed information. Various modelling and computing techniques have been used by construction researchers and applied to practical construction problems in order to overcome these challenges, including fuzzy hybrid techniques. Fuzzy hybrid techniques combine the human-like reasoning capabilities of fuzzy logic with the capabilities of other techniques, such as optimization, machine learning, multi-criteria decision-making (MCDM) and simulation, to capitalise on their strengths and overcome their limitations. Based on a review of construction literature, this chapter identifies the most common types of fuzzy hybrid techniques applied to construction problems and reviews selected papers in each category of fuzzy hybrid technique to illustrate their capabilities for addressing construction challenges. Finally, this chapter discusses areas for future development of fuzzy hybrid techniques that will increase their capabilities for solving construction-related problems. The contributions of this chapter are threefold: (1) the limitations of some standard techniques for solving construction problems are discussed, as are the ways that fuzzy methods have been hybridized with these techniques in order to address their limitations; (2) a review of existing applications of fuzzy hybrid techniques in construction is provided in order to illustrate the capabilities of these techniques for solving a variety of construction problems and (3) potential improvements in each category of fuzzy hybrid technique in construction are provided, as areas for future research.

Abstract

This empirical chapter contributes to international business (IB) research on the United Nations’ sustainable development goals (SDGs) by opening a new research trajectory on sustainable headquarters (HQ) buildings. This multidisciplinary study conceptualizes the notion of a sustainable HQ based on a case study and three streams of literature – research on HQs, sustainable office design and the SDGs in IB. It offers a novel angle to prior research on HQs that has largely focused on their functional roles. While IB scholars are increasingly embracing the SDGs, limited attention has been devoted to SDG 11, “sustainable cities and communities.” This chapter draws on a real-time, longitudinal, single case study of a Nordic multinational in renewable products. The authors adopt a future-facing, phenomenon-based approach to envision and reimagine the modern wooden corporate HQ building on a culturally sensitive site in the heart of Helsinki, Finland. The findings emphasize the environmental, social, economic and cultural considerations of HQ buildings. By combining HQ premises with commercial spaces, and by opening the building to citizens, sustainable HQ buildings create a lively city space and increase urban social cohesion. The use of wood as a construction material and the application of design principles that promote human–nature relationships, have a positive impact on climate and human health. By focusing on the physical building, the authors aim to change the way IB scholars understand and study the role of HQ as a part of sustainable cities.

Case Overview

The case highlights the challenges of adopting the green concept by British Council Lahore. The British Council Lahore’s new Library aimed at providing modern twentieth-century library services to the educational community in Lahore was completed in August 2016 and became one of the earliest and highest rated Leadership in Energy and Environmental Design (LEED) for Building Design and Construction (BD + C): new construction-certified building in Pakistan. The library building was a stellar outcome of design and innovation, rating high on water use reduction, energy efficiency, use of wastewater technology, sustainable site design, use of green materials and resources, high indoor environmental quality, and innovation. The architect was Raza Ali Dada, the lead architect and partner of the prestigious architectural firm Nayyar Ali Dada & Associates (NADA). It is January 2016, and he faces the problem of a serious impasse with the client (British Council) because of a difference of understanding safety and design priorities of the green project. This may be due to possible inaccurate assessment of component costs by NADA and be caused by the client’s inflexibility with security features of the building. Operational and stakeholder processes that assist and hinder the adoption of green building design in a country like Pakistan can be seen in play in the context. The impasses can, at worse, result in the loss of the entire business from the British Council, or at best, serious delays in project delivery, which would reflect very badly on NADA’s ability to handle construction projects. How can Raza proceed with the negotiations? How can the client be won over before the impasse turned into schedule delays that the firm could not afford?

In recent years, sustainability considerations in the real estate sector have moved from being a niche market phenomenon to a mainstream trend. The movement has been accompanied by a shift in the industry’s perception of sustainable buildings. Traditional cost-saving goals are now complemented by a growing interest in the potential for sustainable buildings to tackle broader economic and social sustainability challenges as well as issues related to health and well-being. The real estate industry is increasingly expected to adapt its strategies to incorporate new and more stringent environmental and urban development requirements, to cater to shifting demographics, and to utilize new advancements in construction processes and materials. This chapter explores recent research on sustainable real estate and highlights some of the newest trends in the market. The chapter then examines how policy and technological advancements can enable real estate developers to tackle environmental, social, and economic sustainability challenges. This will be exemplified through a focus on carbon taxation and timber construction. Based on these case studies, the chapter illustrates how today’s sustainable real estate sector – marked by its move beyond a focus on cost savings – requires for building practices to be strongly rooted in global, sustainable development policies.

Abstract

The United Nations (UN) sustainable development goals (SDGs) that became effective at the commencement of January 2016 constitute a global community agreement calling for action to end poverty, protect the planet and ensure that all people enjoy peace and prosperity. This chapter looks at the nexus between real estate (RE) and SDGs by investigating the extent to which Ghana's RE sector incorporates, especially, environmental sustainability principles from the design and construction stages to occupation, operation and activities aimed at helping to solve the problem of climate change, thereby, contributing to achieving the SDGs. The chapter is theoretical and, therefore, heavily reliant on critical review of relevant extant literature. The chapter has shown that RE cuts across virtually all the sectors that contribute greenhouse gas (GHG) emissions, which over the years have generally been increasing. Only a few buildings in both the private and public sectors (six located in three of the 16 administrative regions in the country) are officially classified as green based on three sustainability-rating systems currently used in the country, which suggests that the uptake of green building technologies (GBTs) is rather low leading to the conclusion that at the moment, the RE sector is not contributing much towards the attainment of the SDGs. However, it may be the case that there are buildings, which are sustainable in one form or the other, but because they have not been officially certified, they are not regarded as green – employing the services of the sustainability-rating agencies to certify buildings involve significant costs that might serve as a barrier in accessing their services. Thus, there is the need for country-wide, large-scale studies that systematically investigate the uptake of GBTs in the private and public RE sectors (not necessarily based on using the rating systems) as that may reveal the actual uptake of GBTs and what can be done policy-wise based on the outcomes of such studies.

Abstract

This chapter aims to examine the linkages between urbanisation, real estate investments and sustainability in Turkey. To do so, theoretical and conceptual frameworks were discussed based on literature review. Through mixed-methods research, primary data were collected via questionnaires from relevant 248 company executives while secondary data were collected from relevant institutions. Data on two case study green buildings were also collected through documents from building owners and project and construction managers. The results show that many urban development, transformation and real estate projects are executed without considering sustainability principles. Thus, nationally, mixed-use real estate and green building projects are limited even though a majority of the companies surveyed (85%) designed and executed projects based on a green structure approach. Generally, the costs of green buildings are higher compared to traditional buildings. There is the need for strategic spatial plans based on reliable cadastre systems, targeting national and regional development in using existing resources efficiently and paying attention to the importance of environmental quality. For the efficiency of real estate markets, advanced real estate market and financing systems and the integration of sustainability principles into decision-making process in planning, design, construction and operation phases of projects should be considered.
